158 High Hammock Villa:
Come in and unwind in this perfect vacation villa on Seabrook Island. This terrific 2 bedroom, 2 bath second floor villa has plenty of natural light, vaulted ceiling and expansive deck with wooded views. The coastal inspired living room area has comfortable seating, including a queen size sleeper sofa, HDTV and sliding doors leading to the deck. The dining area is adjacent to the living room with seating for 6. The kitchen is fully stocked and features granite counter tops, stainless appliances. For the java lovers there is a regular brew coffee maker, Keurig and French press. Just inside the entry hall there is a full guest bathroom with walk in shower. The separate laundry room has a full size washer and dryer for your convenience.
The master bedroom has a king size bed, HDTV and en suite bath. The vanity area is separate from the tub/shower and a hair dryer is provided. The guest bedroom features a queen bed and HDTV. Sliding doors lead out to the deck. You will love the lofty feel of the ample deck with lounge chairs and dining table.
Just a short bike ride will take you to the spectacular beaches of Seabrook that wind along the coast for 3.5 miles! Grab your sunscreen and your golf clubs for a day on Ocean Winds or Crooked Oaks course, or just hang out at the beach club all day. This villa is also pet friendly for (1) dog up to 25lbs. Additional pet fees apply.
*Seabrook Island Property Association (SIPOA) has started charging for all gate passes.
Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.
Gate pass car total is due 2 weeks prior to your arrival. Payment of $45/gate pass(es) is due at time of your final payment.
Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.
THIS PROPERTY ALLOWS FOR A MAXIMUM OF 2 GATE PASSES TOTAL
Once the car has a gate pass, any licensed driver can drive.
Amenity cards giving you access to the facilities of the Seabrook Island Club are available for purchase for a daily or weekly fee. These cards give you access to the Beach Club oceanfront pools (seasonal), Pelican's Nest outdoor (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities except outdoor pool usage. The Club Amenity Card also allows access to the Lake House facilities (outdoor pool/no fees; indoor pool/fitness center/fees apply).
Cancellation Policy:
For cancellation made up to 30 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee.
For cancellations made less than 30 days prior to the scheduled arrival date, all monies are forfeited. If we are able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest's under the terms of the Rental Agreement.
For monthly winter rentals the policy is as follows:
For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee.

We had a great visit to Seabrook. The home was just as expected. Beautifully decorated and everything we needed for a relaxing time with family and friends. We will be back.

My husband and I enjoyed our first time at Seabrook Island. This property was clean, convenient, and very spacious. Check in was a breeze and it was even ready 4 hours early! We would definitely stay here again!

Pros:
Coffee maker, French press and pre stocked coffee. Deservedly high marks for this alone.
Lock box checkin process was simple (as opposed to key pick up off site)
Home-y feel. Clearly a family friendly feng shui. Overall elicits cozy feels.
Ceiling fan in master worked very well.
Nice surrounding residential properties.
Cons:
Overkill is understated when used to describe the number of communications and instructions I received after booking. Literally 18 emails.
Along the same lines, the involvement of third parties to secure the booking was off putting and inconvenient.
Internet went out during temperate weather and there was no intuitive resolution.
Everything aside from the laundry machines is quite dated. Of those most noticeable, I’d have to put bathrooms at top of list. The master shower probably hasn’t been updated since installation in 1983.
The sheets on the master bed were thin, and the comforter also dated and scratchy.
Location is basically on an isthmus, so only one way in and one way out. If you’re trying to be beyond walking distance from essentials of life (food, entertainment, etc.) , this is your r spot. Not knocking the rating for this since I probably could’ve drawn this conclusion with a little more research. But this is only walkable insofar as you want to walk around a neighborhood/golf course.

Stayed here for Thanksgiving and through the weekend. Everything was as described. Perfect space for 2 of us. Beach, golf were great as always. Come a few times per yr and Luv Seabrook for Thanksgiving as it is slightly quieter and enjoy the cooler weather.

Thoroughly enjoyed our five nights at this charming coastal inspired condo. It was well appointed, clean, centrally located, and perfect for our needs. Also pet friendly. My only caution would be for those with difficulty climbing stairs, this is a second floor unit with no elevator. Loved having access to the amenity cards as well. October was a perfect time for beautiful weather, no crowds, and dogs can run free on some beaches without a leash. We look forward to returning next year.

I loved the property and the location to the beach, restaurants and shopping. The place was clean and well stocked with everything we needed. It even included a starter pack with trash bags, dish soap etc. I loved having a wagon and beach chairs to haul all of our stuff to the beach. Just be aware that the amenity card does not cover the cost to use the gym and indoor pool. There is an extra charge for those. The amenity card basically just gets you in the door. I didn’t realize that until after I’d purchased the cards.
Anyway, overall a great area and property. The ladies in the amenities office are amazingly helpful and super friendly.

Seabrook is a beautiful place to visit
The community is beautiful and offers lots to do. The golf courses were excellent and we were very comfortable in our accommodation. We were disappointed in the limited availability of restaurants. We could not get a reservation at the golf club in the main dining room and the waterfront restaurant was closed most of the week. We feel we paid almost prime season rates when the resort wasn’t fully up and running.
