Very good treatment from the staff
The furniture was quite old

Nothing
The hotel smells of mold or mildew. The mattress were hard as a brick.

Great location and gardens.
The reception staff were quite rude when we were shown to a basic room when I had booked an upgrade. Even on showing the confirmation email it took quite a lot of time for them to agree to change our room.
The parking is quite hard to find as the numbers are not in sequence. We booked a table for a romantic dinner for two and were given a round table for ten people.
The most worrying thing and a real security issue is that every room key seems to fit every room. I discovered this when I went to the original room by mistake and the key let me in. I tried this on our friends’ rooms and the same key worked on four different bedrooms. Their keys also all worked on everyone else’s rooms. I mentioned it to reception but they didn’t want to know. We were therefore very careful not to leave anything valuable in the rooms and I was a bit concerned about someone walking in to our bedroom at night if they had got the wrong room by mistake.

Very good located and good access to train station, bus, restaurants and shops.
Pool could be cleaner.
3.5
The garden, the overall structure, the location and the swimming pool
The services (room, restaurant, breakfast) are very poor and the hotel might need more maintenance

It is a nice property and the rooms are big.
It needs renovation. The hotel is not directly in Napoli, but there is a train that goes to the city ca each 15 minutes.
3.5
Nice that it had a garden and a pool and fairly close to Pompeii. Staff were also nice. Bedrooms were big and air conditioned. Beds were comfy. Grand entrance.
Terrible shower, not great breakfast, no tea making facilities in bedroom. Surrounded by quite down at heel buildings

Location and it was quiet

Honestly I'm not sure if I should give this place 10 or 1 out of 10 I've gone for 7, I've never stayed anywhere quite like it and here in lies the charm of this hotel. I can certainly say its worth staying at despite the negative points - it is really fun and an amazing place to be.
Once I suspect this was one of the most grand hotels in the area the gardens are enormous, the rooms (were) like high ceiling-ed palaces, the parking secure and spacious. The buildings are gardens are beautiful with a rustic and almost ruined magnetism.
A top tip on the parking "it is round the back of the hotel on 'Corso Italia 'opposite the Church!" "Ring the bell on the gate!"
The check in and staff are amazing!
One has to face the fact the maintenance on this hotel is poor, from the impromptu waterfall from the corridor ceiling one morning to the broken shower, flaking paint and a portable Air Co unit that didn't really do anything- alas this is some of the charm but.........
The cleaning could have been better (old pizza from last guest in fridge), grubby, etc
The breakfast could do with some fresh fruit etc.

location- charm- spacious- safe parking
shower didn't drain
breakfast very few options, juice was spoiled

The proximity to the Herculaneum was about the only thing going for this stay
The hotel did not look anything like the pictures. At all. Very run down. No curtains in our room. The plaster peeling off the walls. The romantic courtyard pictured at the time of booking turned out to be a storage area for broken umbrellas.and in fact we never did see a hint that the kitchen was even producing food!
The shower door didn't fully close meaning the bathroom flooded with every shower.
The pool was a big draw for us booking but was sadly drained and coated in green slime. I'm general, everything was disappointing. No idea how this ranked the rating it did. Feel greatly mislead!

magnificent building set In gorgeous gardens
sofa bed was uncomfortable

Great energy and with some small improvements it could be a 5 star.
The shower needs an update and the older gentleman shouldn't be sleeping on the job locking me out of the hotel with a chain and padlock on the door

Gorgeous hotel and fabulous gardens in the back. Big room! Had a wonderful dinner and breakfast in their restaurant.

Excellent - everything

Enormous rooms with two bathrooms, large private terrace. Comfy bed. Large garden.
Breakfast was simple, mostly dry cakes, as is common in italy. Pool was dirty, perhaps because it was early october, but it was supposed to be open and weather still hot so we would have liked to use it. The place is worn.

The room was very big, beautiful view on the Vesuvio. The staff was very polite and helpful.
The whole hotel is pretty old… you see some parts of some walls are falling apart. And I don’t know why but there was not toilet seat on the toilet in our bathroom…?

Great garden, nice room ( a bit outdated) great shower. Good breakfast, free parking.

The Hotel was pretty from the inside, with nice decorations and the satff eere very kind too. The breakfast was also good and you have a lot to choose from. It was also nice to walk to Herculaneum for a visit.
The Pool was big although it was always pretty busy there so my partner ans I didn‘t really had the cahance to enjoy it.

Pool was good.
Reception friendly.
No conditioner.
Bed not soft at all.
Morning coffee - the preparation process took too long time and the quality was low.

This is a typical palazzo which holds great potential. The owner does his/her utmost to keep the facility in good condition, but perhaps the focus should be on improving the rooms? The domain has a fantastic garden and swimming pool and this is undoubtedly the hotel's main asset.
The rooms and quality of finishing of the bathroom left a lot to be desired. The airconditioning in our room didn't funtction properly and it was the same story in the three-bed room occupied by the children. This was a shame as one really needs a proper AC in this part of Italy... The quality of the breakfast was mediocre and there were no cooked items (e.g. eggs).
3.5
very nice staff and green area.
the swimming pool is very nice but it was a bit dirty (some fried shrimps head from some guests).

The hotel is every convenient for for the Herculaneum Archeological site and convenient(ish) as a stop over between Naples Airport and the Amalfi coast. The hotel is in an interesting historical building with grand spaces and a beautiful garden, which our room overlooked. The night receptionist was welcoming and helpful. The hotel is a fair price for what it is.
The hotel is a bit tired and the breakfast is poor. It's not that easy to get to the hotel from Naples Airport late at night and we had to use a taxi which was expensive, 70 Euros, and travelling in a Naples Airport Taxi is not something I would ever like to do again, as the driver was rude, drove dangerously and I didn't trust how he worked out our fare.
3.5
The park was lovely and so was the swimming pool. The hotel is showing signs of wear and tear but it is still a lovely building. Breakfast was excellent. Ample parking on site.
Hardly any wifi which wouldn't be a problem if we could get reasonable mobile reception in the room... but we had NO mobile reception (had to go out on the balcony to make a call). The restaurant was closed (they didn't know whether it would reopen or not) and so was the bar. So we couldn't get a drink anywhere in the hotel. Why not at least install a vending machine so we could enjoy a drink on the terraces overlooking the garden? You get the feeling that the hotel is on a big cost cutting exercise and that, unfortunately, does reflect on the quality of the guests experience.
