his condo it is truly a luxurious place to spend your next Orange Beach vacation. There are glass walls throughout the east side for breath taking views of the Perdido Pass, exquisite coastal and custom décor, and fine furnishings throughout this condo.
There is a large open living space in this beautiful BEACH FRONT condo. The living room features an extra-large section sleeper sofa, a two cozy reclining chairs, an extra-large HDTV, and breath-taking views from every angle. There is a formal dining area with seating for eight and a coastal chandelier. There is additional bar seating for four at the kitchen counter bar.
The custom design kitchen completely updated with marble counter tops, stainless steel appliances, grey wood cabinets, and is fully stocked with all pots, pans, cooking utensils, & plates & glassware you'll need to make yourself at home during your Orange Beach vacation. Just off from the kitchen is a wet bar with a standalone ice maker to make your favorite drink.
The Master Bedroom has a King bed with designer headboard, storage, an HDTV, and private access to the balcony. The Master Bathroom vanity has double sinks, marble counter tops, a large tile shower, and large soaking tub for relaxing.
The first right side Guest Bedroom has two Queen beds with custom built two twin bunks with individual lights with controls, built-in plug-in posts and shelves for your devices, shiplap walls, closet, and a mounted HDTV. The private guest bedroom has plenty of storage and a custom tile shower.
The left side third and fourth bedrooms both have two (2) Queen beds, large windows to enjoy the views, and HDTVs hung on the wall. These bedrooms share and Jack & Jill bathroom with a double sink marble vanity, toilet, and shower/tub combo.
Enjoy magnificent beach views and watch the boats come in from either of the two swivel rocker chairs or enjoy a meal at the composite dining table with seating for six on the balcony. The balcony also has a double lounger for reading/relaxing.

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.
• NO SMOKING: All properties are non-smoking.
• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.
• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.
• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.
• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.
• PARKING PASSES: Two (2) vehicles maximum allowed for this unit. $55 each and are to be purchased on site upon arrival. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.
• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.
• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Overall great place. The pool was perfect for our 8 kids under 7. The place was clean and the view from the patio was awesome. Only complaint is the lack of space in the rooms. There are no dressers and little to no closet space.

We stayed here with my family and it fit 16 of us comfortably. Views were gorgeous and the unit was clean. The pool was a hit with the 9 kids. Downside - neither ice maker worked in the refrigerator or the wet bar area. The first night we were the AC and hot water heater went out but it was quickly fixed in the morning. Would recommend this property to anyone.

Beach ball properties were super accommodating to a family emergency we had this summer and we are really grateful. We enjoyed our time in Orange beach. They were responsive on maintenance requests. We did get mixed communications on how to get the parking tickets, go by the email provided on day of arrival, don't call the office we got a run around and waisted 1 hr of arrival time trying to figure it out. The condo could use a refresh on paint and toilets but Otherwise the stay was great.

We really enjoyed our stay in this beautiful condo. The views were great and though it was January and the weather was not great- there were many great amenities and lots of good restaurants and shops nearby (some walkable and some a short drive). Our only complaint was that though the condo was pretty well equipped, there was not enough toilet paper (not a single extra roll was left beside the to that was on the actual tp holder). When I asked if we could get more they said NO- we had to buy or own. I thought that was such an unnecessary problem to have. How much does it cost them to leave a couple of extra tp rolls? Also, we specifically checked the box that we wanted parking and we did get a spot but had to pay almost $60! We were not made aware of this until the day of check-in. We felt they could have been more transparent with that information because it wouldn’t have changed our decision about staying but it threw us off. We were asked to take the garbage out, which was fine but the bags were so thin and tore and spilled. There was not one extra bag for us to use to rebag the ripped bag. Another simple detail that can be fixed. But overall the place was great!

We had 16 stay on the beach and it was wonderful! The parking garage was great and they allowed us more than 2 vehicles. The outdoor pools were closed due to the low temps, but the indoor pool was large and had inner tubes to use. Pool deck was clean. Saw security around the facility regularly which made everyone feel safe. Guests were required to wear wrist bands while on the property, which was a surprise, but they provided them when getting the parking permit.
The unit was large and roomy. Plenty of closet space, beds, and pillows. There were no dressers, so things had to be hung or stored in our luggage.
The bar area had an extra ice maker that was very helpful! Between the breakfast bar, dining area, and outdoor table and chairs, we could seat everyone for meals. There were pots, pans, large pizza pan, cooking utensils, and a blender. We wished there was slow cooker and scissors, but other than that everything was provided.
The beach was right there. A quick walk across the pool deck, down the walkway, and you were in the white sands. No lifeguards on duty, but patrol was seen multiple times a day. We saw dolphins several days. The waters were clear and no seaweed in the water or on the sand. The boardwalk/pier was out of service down the beach from storm damage. The unit has a storage unit with lots of beach chairs and toys!!
Several stores and restaurants within walking distance.
We had a wonderful time and would stay again.

This is an immaculate, very comfortable condo right on the beach. Views from the living room were to die for, just as pictured in the photos. Beds and bedding extremely comfortable and the kids enjoyed the pool and beach toys. Although we had no problems with the amount of paper products and only did one load of laundry, be aware that the kitchen shelves are unexpectedly bare of condiments— oil, salt & pepper, etc. There is a grocery store just up the road so not a real problem, but you may want to bring what you might need. We loved our stay here!

This was a wonderful family vacation. The view was spectacular! The units were very private and nice. We spent a lot of time on the spacious balcony. We could have used some extra dish towels and cloths. We only had one of each of them.

Loved staying at this location and the condo was very comfortable with amazing views. The staff was extremely friendly with every need. The location was excellent for groceries, liquor stores that open early, doughnuts, and evening dinners with the Gulf or Zekes so easy accessible with a quick drive. We had one issue and the condo company tried to correct it quickly, but a part had to be ordered for the fridge ice machine. The bar ice was nice to use but we still bought a few bags of ice during our stay, which is understandable. Not a big deal. My kids loved the pool. The beach is great as well, however it is busy. We rented chairs each day from the service and unfortunately the last day a family of 20 or do decided to camp out in front of us, not good beach etiquette in my opinion. We made the best of it and walked around them.
My only complaint is I do wish there was a location to play pickleball near the condo or info about accessible courts in the area. Unfortunately this unit doesn't have courts. The gym is nice and isn't pictured in the listing but it should be. I used it almost each day.
I would definitely recommend this condo though. The tvs and views are totally worth it!!!

Check-in was seamless and the condo was beautiful. The decorations were modern and beautiful. Plenty of windows the catch the morning sun. Plenty of room for a party of 14. Loved the balcony, the lazy river and the kid friendly pool! Only downsides, had to pay $50 for each parking pass. I would have hoped one to two would have been included. Housekeeping was lacking. Place was not dirty but old coffee grounds in coffee maker and bathrooms needed an additional cleaning.

Upon our arrival the slide (main reason for booking this condo), lazy river and hot tub was closed. We contacted Beachball (property owners) and they said they were not notified of this and that I should talk to Phoenix…After my husband called back again they gave us one night refund…meanwhile other guests were getting back several nights for the inconvenience. This was a huge disappointment to our family. The last day we were there the slide came on and they were able to play. The room was very nice! We were just very disappointed on how Beachball handled this situation.

The location was great, the floors were dirty needed to be mopped. Two of the beds were broken and need some repair, a light in master bathroom needed replacement and the toilet paper holder was missing a screw. Overall these where minor things and we had a great time. Need more towels we were going to 14 people stay there 2 people couldn't come so we only had 12 people but when we got there were only12 towels had to wash them alot.

This condo is so well designed and so comfortable for a large family. The space, the furniture, the balcony, the kitchen, the bathrooms, and the bedrooms were perfect. And the decor was so beautiful and tranquil! We will definitely try to stay here again.

Spent five nights enjoying the week between Christmas and New Year’s. Condo was spacious and nicely decorated. Views of Gulf and to the East were fantastic. Kitchen was large and well stocked. Property is clean and new. Indoor and outdoor pools were great. We’d love to return for another stay.

Very nice unit. A little short on supplies such as kitchen linens. Like none. Had to go buy. I assume because it's a new unit but surprising. Great view, high speed elevators. Had all our family, which are somewhat scattered around the US, there so how can you go wrong. Would stay here again. The whole condo was maintained very nice not just ours. At the end of this review i was asked if reviews helped certain groups such as black, Latinos, LGBT or Asians. I find that actually offensive and racist. I'm just a heterosexual white Christian male.

This condo is perfect for a fun and relaxing family vacation! The condo itself was very clean, spacious, and well-stocked. The kitchen had everything you could possibly need. The views out ALL the windows in the condo are incredible. This condo is exactly like the pictures on the listing and exceeded our expectations. The amenities couldn’t have been better for our family with children ages 6 months to 9-years-old. We were just steps from the beautiful beach, and we took advantage of the pool, water slide, lazy river, and indoor pool every single day of our one-week stay. The property manager was very responsive and helpful, and answered any questions we had. We will definitely stay again!

This place was wonderful! The view was breath taking. It was well stocked with items we needed in the kitchen and bathroom. It was very roomy and felt like gone. We would return in a heartbeat! The only issue was the cleaning crew was running late and the unit wasn’t ready when it was suppose to and then it was not really cleaned. They must have been rushing and numerous things were skipped.
