5 Bedroom 3 Bath Renovated Beach Home located only a few houses from the Sand on 41st St. This conveniently located duplex home consists of two separate Apartments and comes with garage parking for 2, indoor fireplace & outdoor balcony/patio with fire-pit and 2 BBQ's
Our home includes a Smart TV, WiFi, In home Washer & Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs/Toys/Umbrella, etc.

This Beautiful Duplex consists of 2 separate homes. (1) 3 Bed 2 Bath Downstairs and (1) 2 Bed 1 Bath Upstairs both being advertised in this listing. Our property is located just steps away from the beach on 41st St and minutes from anything you might want to experience on your beach vacation. Our home has 2 fully equipped kitchens (pots, pans, dishes, silverware etc), a fireplace, outdoor fire-pit, and dining area, with 2 Sets of Washers and Dryers.

BEDROOM 1 - (1) Queen-sized bed with En Suite -Bathroom (bathtub/shower combo)
BEDROOM 2 - (1) Queen-sized bed with Adjacent Hallway Bath (shower shared with Bed 3)
BEDROOM 3 - (1) Bunk Bed - Single on top and Full Bed on the bottom with Adjacent Hallway Bath (shower shared with Bed 2)
UPSTAIRS UNIT
BEDROOM 1 - (1) Queen-sized bed with Adjacent Hallway Bath (shower)

Some added amenities are our 2 sets of full-sized washers and dryers. Our Gas Fireplace downstairs provides a great ambiance for an evening fire while our Fire-pit outside is great for a nightcap on the patio.
HOME LOCATION
Located on 41st St just a quick walk to the Sand, you are never far from the Action. Directly out in front of the Home is the beach where you will find Volleyball Courts. Not far from our home you can rent a bike and enjoy a stroll down the Newport Beach Boardwalk
You can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Paddle-board Lessons all in the area.
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun-Zone is also just across the street making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island has it all located just a 5-minute taxi ride from the Island.
IMPORTANT HOME NOTES:
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
PETS
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.
- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- You are provided (2) Parking Spots. Large Trucks/SUVs are NOT permitted. Parking Stalls are (102w x 80h x 188 deep) & (102w x 80h x 165 deep)
- Noise from other units, neighboring homes, and beachgoers should be expected.
-Fireplace and Fire-pit must not be left unattended while ignited for any reason
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.

The property is located in the heart of the vacation rental area of Newport Beach and a minute walk before you hit the sand. The beach nearby is not crowded due to general lack of public parking nearby. The beach gear provided was adequate including the chairs, boogie boards, and umbrellas. It is about a 15-minute walk down to the Newport Pier and the local night life.
When we arrived the unit was super clean. The kitchen(s) are not well equipped for feeding everyone without using every plate, bowl, and cup in both units for every meal. We ended up buying paper plates and bowls rather than wash every single dish after every meal. The bbq grill worked great and we used it several times. There were spare propane tanks available if we needed them. Outdoor beach shower provided (with warm water!).
There are two garage spots, one for each unit. Getting a large car into the garage is no small feat. If you are bringing a large truck or SUV, plan on parking in the street. Regular crossovers or sedans will fit fine. We had an Infiniti QX60 and needed a parking coach to get the car into the garage every time we parked in it.
The management company was friendly and efficient. Check-in and check-out were a breeze compared to other rentals we've used.
Overall the location is excellent and the accommodations are reasonable. It isn't a luxury rental but the beach is luxurious and right down the street.

Location good, house works for family extended family, kitchen utensils are low, cups, glasses, parking is tight mini van fits by 1/4!inch , Tahoe doesn’t fit due to parking bumpets , good beach chairs , beach toys, bikes . Solid vrbo
