The floor was filthy… like black feet filthy.. we stayed in room 110. The front desk and employees were very nice but the hotel felt mostly neglected. Our pillow had blood on it and so did the leather couch. Dreadful experience with a good view and friendly yet oblivious employees.

Front desk was nice enough but this was like a camping experience. Good location but way overpriced for the low quality. Poor workers need more help to keep place maintained, running, and clean. Also a junk fee at check in of $28.

Location was great but checkin and parking were not as great as hoped. One poor lady seemed to run the whole place and room was not quite ready by check in time. Parking is extremely limited and street parking is allowed for only 90 minutes between 9am and 6pm. Room with balcony was nice though and met our needs.

Lovely place but we were asked for additional fees over and above what I had reserved and paid in full for on Expedia. Was wiped in the end but an unpleasant situation.
Expedia were also more than useless in doing anything to support having spoken to 4 agents and no kind of action or ownership taken.

Usual property, with many artifacts and artistic touches. It’s a perfect spot for ocean breezes and a few spectacular ocean views. The staff is amazingly helpful, thoughtful and fun. Rooms are all very unique and intentionally dated. Breakfast and happy hour treats available at no cost. This hotel is one of a kind.

The hotel does not have on site parking availability necessarily but has other lots nearby they own you can use. The hotel has poor staffing is not a 24/7 desk and cannot deal with appliances in rooms not working quickly as a result. A homeless person was sleeping in the stairway of entrance when I checked out in morning .

This is a fantastic location and is beautiful on the outside. The check in process was easy and the staff was kind. I stayed in room #5. While the dressers and other things are fine as they are old -- the chairs, loveseat, bed and pillows are so old that they smell moldy. These need to be replaced. Additionally, the windows are crank to be opened and miss the handle to open the windows. I understand some of the older things that add charm, but the furniture is not clean. This place needs/deserves a refresh.

I reserved 1 King Bed room, Villa Rosa Inn, nice pictures shown online, shown non-refundable but I received confirmation it was reserved. When in line at reception the guest ahead of me asked to change his double queen room to a King.I was concerned my reserved room was being given away, but was assured it was still available. When alone with reception I was then told there were no more rooms available, a call was made, and he found a couple, both horrible choices, and not at the Villa Rosa Inn,but I was tired after hours of driving searching for vacancies, it was a decision of sleeping in my car versus taking the inferior room that I overpaid for, it was a bait and switch. I didn't think of calling hotels.com as I couldn't at the time find a contact phone number and it showed non-refundable.There are pictures of this room uploaded,it was not at Villa Rosa but a neighboring moteI.Iwas concerned seeing hairs on the sheets when I opened the bedding, sheets covering a dirty mattress cover, an insect on the wall, dirty floors, although I did see the maid mopping, inside of a closet had the back side of fish tank and fish food, that ran all night. A maid opened the door in the morning without knocking accompanied by a man and returned knocking stating I needed to leave as they don't show the room as booked.I learned at check out that I reserved room 15 at the Villa Rosa Inn and they don't know why their night reception didn’t give me the room I reserved.

Absolutely would never reccomend anyone staying here. this place was gross in every way. The only positve was the location to DT and the water. The place smelled like mold, vibes were almost creepy and it was so bad I actually wouldnt even shower in the room. dont stay here

Nice place to stay . Quiet , near shopping . I don’t like the hidden fees there is a deposit and a service fee that totaled $150 for deposit and $28.99 for the service fee but you won’t know til you get there.

Our room wasn’t what we booked. We waited an hour to get into our room because it wasn’t ready and the floors were not cleaned and bed sheets felt like soap wasn’t riinsed out properly and heavily bleached so they irritated skin.

Great room, king suite was as described with nice balcony. Older properties, but nicely maintained. Pool and spa were great. Eveniing reception a nice touch. Breakfast had good waffles, bagels with cream cheese. The coffe was very good but had a high turn over rate (sometimes empty). We had to ask for room service. Not uncommon these days. We would definitely stay again.

Pros: beautiful colonial architecture by the beach. It’s fairly quiet and private.
Cons: upon arrival they ask to pay $28.50 extra because the fine print online said that’s a “credit card processing fee”; it’s technically illegal under California law. Then they lie they are “figuring it out” with the app even though there’s nothing to figure out: they don’t ask the app to include it so it shows a lower price, then do bait and switch. Understand that it’s illegal and don’t be shy to complain to the authorities.
The so-called breakfast consists of stale bread, tea-colored water, muffin crumbles, you get the idea. There’s decent cold water, but only for the guests that come early enough.
The staff is obviously used to complaints and takes the attitude that “we are small people and we are not deciding anything.”
Not saying to avoid it completely; if there’s no other option, that’ll still do.

They charged another $27.50 per day "property fee" on top of room rate for "amenities". Room wasn't available until 2.5 hours after check-in time. We booked this place (vs other options) due to free parking and breakfast included, but the breakfast was inedible. In fact, they ran out of food & coffee for breakfast, so we went to Starbucks instead. Service was poor, even though the ladies at the front desk tried their best to be helpful. The dryer broke down, so the hotel didn't have fresh towels. This place is run down, dirty and very poorly managed. Worn-out carpets, torn towels, no soap or shampoo in the room upon arrival. It's pretty clear that the owner is just collecting very overpriced rates, not investing in upkeep or quality, and running the place into the ground. Both the customers and staff are being held hostage. The other guests were almost uniformly unhappy and wondering "what's wrong with this place?" A total rip-off!

I got charged more than my contract with Villa Rosa Hotel because Expedia didn’t pay the hotel the full amount. Instead of the hotel asking Expedia to pay the remaining balance they made me pay the remaining balance, so I wound up paying what Expedia should have paid.
DO NOT BOOK THIS HOTEL! IT’S A SCAM!!!

Thank you for an amazing experience we didn’t know this was such a beautiful old times place so rustic made us feel like staying back in the early 1900’s. Will definitely be back here in out next visit.

Amazing place with so much personality. My boyfriend and I came up to Santa Barbara for our anniversary, and we found this little gem last minute. It was beautiful and just so cute! It has the perfect accommodation for families or for couples. Perfectly situated at the end of State Street too. Thanks to the staff for being so friendly--We're already planning to come back!

Good location and very walkable to downtown, restaurants, Funk zone wineries and the pier. Decor was outdated and breakfast room is tiny. We just grabbed stuff and went out - also to escape the waffle maker smell! TV in the room via Roku was terrible.
Coffee, tea facilities were okay and appreciated.
Parking at hotel is limited so you can’t count on it, but relatively easy to find a spot in the surrounding streets in the evening.
All in all it’s what you expect for 2.5 stars and we had a good stay. Staff was very friendly.

Booked this property and ended up in a sister property across the street. They never cleaned our room once. The interior furnishing were packed making it feel super cramped. No microwave or toaster in the kitchen but a 6 person dining room table that was pushed against the wall. The pool was packed with gaudy statues. All around chaotic flow and more or less a storage place of crap collected by the owner over the years. Not relaxing or comfortable

It's a small place, and when we arrived, it was quite busy. We feared we'd have an issue with parking because of how late in the day we arrived, and after a small delay, the person who helped me check in was patient and immediately helped us get a spot. She was busy but knew what she was doing, and even walked outside to show me where to park. She moved quickly which was great since we were already running late for a dinner reservation. It's a perfect location, but you're paying mostly for that so be aware! Not so many frills, and they ran out of coffee around 9:30am because the breakfast is run by one person and it was very full. But she was moving as quickly as she could to refil everything. We would come back!

We had a great time. It was a last minute booking and ended up at this great spot. Fun little place right off state and the beach. Fun little pool. Close to anything you need and helpful staff. Rooms were very spacious.
