The hotel as a whole was pretty run down. It has an authentic historic feel and with additional investment it has the potential to be a remarkable destination and stay while in Santa Barbara.

Still one of the best boutique hotels in downtown SB

Very quiet and walkable to State Street with shopping and historical buildings. Lots of options for dining and able to walk to the end on the wharf. Cottages are a little dated and could use some “refresh” but overall an excellent stay. Would return again.

Overall a cute place but the rooms could be updated a little. The bathroom sink did not drain as efficiently as a normal sink would (probably clogged a little). I liked all the windows and the high ceilings. The bed was a bit too bouncy for my liking, but overall good hotel.

I love how quaint and cozy this hotel is. The staff is so nice, pleasant and accommodating. It is ao much better than a big name brand hotel. Feels like home at the Upham!

My husband and I sometimes stay at the Upham. This time around I was offered an upgrade and I happily took it. My room was one of the bungalows and it was so charming. I had a private sitting area outside of my room but opted to sit on the lawn because it is just so pretty. I also had a fireplace in the room and windows all around. I
The grounds are picture perfect and love watching the bluebirds in the morning drinking from the fountain and the bunnies in the afternoon nibbling on the grass. There are shaded areas in which to sit and relax or full sun spots if that is your desire.
Happy hour is nice as they serve wine and cookies. In the morning I usually head over to the reception area for complimentary coffee and fruit.
The staff is always helpful and warm. They truly help to make our stay memorable each and every time. I love entering from the front so that I can take a moment and smell the roses that line the stairs.
The area that surrounds the Upham is lovely and some of the Victorian homes are just gorgeous. There are restaurants, shops, galleries and a museum within walking distance.
My only wish is that they had bicycles for their visitors to rent. Having said that I would recommend the Upham to anyone who loves undeniable charm and staying somewhere with a bit of history surrounding them. There is nothing not to like about the Upham. It is the perfect tucked away spot off of State street and we thoroughly enjoy it.

We LOVE this property! Happy Hour In their garden is so relaxing. Only one complaint: Room 44 needs a NEW queen sized bed. The current one has seen better days. Otherwise, put this property on your Must Stay List!

Such a charming hotel. The room is a little dated but overall comfortable and had everything we needed. The location was perfect as well- so walkable! Very helpful that there was a parking lot and very plentiful street parking as well!

Very disappointed in this hotel. The people above us partied all night until 2 pm. Called the front desk and they did nothing. They offer to move us but it was 1 in the morning and we were leaving at 7. Who changes room at 1 in the morning.

Always one of our favorite places to stay in SB. Old, historic...you even get real keys! Seems to have gotten some subtle upgrades since our last stay, making the rams more comfortable and welcoming. Wine reception is always a plus.

We would absolutely stay there again.
The continental breakfast could be upscale…Particularly the coffee and baked goods
