The owner was incredibly polite and helpful.
The accommodation itself is "tired" but perfectly clean and served the purpose. For the price it was better than I was expecting and according to other reviews it superseded them. So can't really complain.
There was no dodgy hotel next door that some reviews had raised concerns about (think it might be in the middle of being developed, so was closed down). I felt safe enough walking back to the hotel late at night, the same as anywhere else in the country.
A 10 minute walk to the Quayside area in town which has lots of restaurants and bars and felt /looked like a nice place.
The room was very basic but provided just what was needed.
I could not hear the trains from the train station nearby, but was woken a couple of times by vehicles on the road going past.
There was no hot water in the basin (ensuite) but the shower was hot and there was plenty of hot water for that. So again, not complaints.
Provided with a towel, albeit a little on the small side but the more well know hotels also have that issue as well.
A kettle for tea and coffee making purposes plus a microwave if you needed one.
Plenty of off road parking which was free.
I visited as went to a local rugby festival which was about 10 minutes walk up the road, so all in all a good location.

It was clean and comfortable. Easy to check in. The only thing was the stairs when we had elderly relatives with us. Didn't expect them and there was no lift. It's also not advertised but there is a shared bathroom with the other guests on the same floor but there was no issue. Was cheap and cheerful. A nice enough stay for what it costs.

I was staying over for work reasons. The receptionist was polite and courteous. The room was adequate and clean, with all the requirements, such as tea, coffee, and a microwave. Providing jumbo towels would have been nice.

Stayed here several times now. Friendly welcome, close to town, easy parking and good wifi. Comfy bed. Can't ask for more for budget accommodation.

My room on the second floor was accessed via two very steep & narrow staircases. Whilst the bedding & towels were clean the plumbing was atrocious. A dribble of water came out of the taps in my bedroom & the sink plug did not work. The communal shower was ineffective as virtually all the water came out of the base of the shower unit leaving precious little making it to the shower head. £100 for this, (bed only), was a rip off!

This was a basic hotel located very close to Ipswich railway station.
No breakfast option unfortunately.
The room was big with a nice double bed but not gen-suite.

Islington is not the most impressively clean city I've been in, but it was certainly convenient to West Stow Iron Age Village and Sutton Hoo (and no doubt many other spots in the area).
The biggest problem was checking in. Although the proprietor was eventually able to contact me through WhatsApp (which I only coincidentally had installed on a phone) I was afraid that we wouldn't be able to check in when my repeated attempts (including International Long Distance telephone call) to contact them prior to arrival were unsuccessful.
The property is reasonably clean, although our room received no service during the three nights we stayed — not even clean cups for tea. The bathroom on the top floor was tiny, so I found it worthwhile to go down a flight of stairs to use that one. My daughter, who is less large than I, was satisfied with the one on our floor.
More strange than bad, but not welcome, was the TV turning on by itself at 6:15 and 11pm every evening. We took to keeping a towel over the thing.
While part of our trip was the "English Experience", and therefore trying to stay in small, private hotels, next time I may just book a chain hotel.

Second visit here. Great value guest house with comfy bed and ensuite at a very reasonable cost. Spacious parking and a real bonus being so close to the station. 1st choice whenever I'm near Ipswich.

Need to walk up staircase to rooms on first or second floor, clean and tidy, well maintained. Double glazed window keeps out noise. Good value for price.

The guest house was clean, warm, and quiet, as it is an old house you have some creaking floor boards, and bed, but that aside, I was pleased with my stay, and would stay again.

With its excellent location by the train station, and value for money, staying here last night was perfect! The hotel has everything you will need for your trip. The host was super friendly and accommodating, staying up late to check me in which was greatly appreciated. As a solo female traveler I felt safe and was very happy with my stay.

The staff were lovely and offered a free upgrade for which I was grateful. The room had everything I needed for a one night stay. The bed was two singles connected together and was reasonably comfy. The duvet was a little thin and therefore I was a little cold with it being winter.

Basic but comfortable room was great value for money and was not expensive. Host was welcoming and was able to advise where i could go to eat. Would deffinitly stay again!

It was where I wanted to be. Chap who booked me in was friendly and helpful. A short walk to the football ground, where i wanted to go, and close enough to the rest of Ipswich. I was comfortable enough at a good price. I would stay there again
