My stay at 45 Queen st was awesome! They have great service with quick responses whenever I had a question or needed anything. Very clean and welcoming. The property smelt so good right when I walked into the building. Staff is very friendly and helpful. I would totally book again with them !

Very nice property utilizes street parking which if u pay by the meter is 1 pound per 13 minutes. With 1800 to 0800 (overnight ) free .
The one somewhat humorous side note was the duvet was made for a twin bed but used on a double . Hence two people sleep one has their arse exposed .. the room requires a properly fitted duvet. Shower was great. Communication excellent bed comfy except for my exposed arse .

Not for summer or extremely warm weather. We checked in an hour early which was nice but the room was hot and stuffy. The window facing the sun opens about 4” and the room fan was very little help. Bathroom is very tiny. The bed was sunken in the middle. I flipped it around which helped a little bit. We booked 3 nights but left after two because it wasn’t bearable to sleep in. We could live with the other issues but not having a portable a/c that vents out the window was a game changer for us. Staff is very nice but they can’t overcome the heat/humidity.

I knew a room labeled "cosy" would be small, so no surprise there. Location is fantastic, and the room was above our expectations -- new everything. Great bed, awesome shower. A bit pricey; but as is everything in this area.

Positive: good walkable location and very friendly maintenance staff.
Negative: NO HOT WATER FOR OUR STAY, room wasn't ready until 4:30 PM, very noisy building, you hear every toilet flush! Room wasn't cleaned, no air flow in room and was really warm. Under new ownership and they have cut all staff except maintenance. Everything is communicated via email or Whatsapp. Don't look at old reviews, not the same place anymore.

The room was very hot and the only way to open the ceiling windows is by the pole provided. However we had to use a chair to reach the latch in order to open/ close the window. It took time to address our issues. The tv had no connection and that was addressed late in our stay.

inattentive when seeking info regarding late arrival; "hotel" suddenly re-branding as a mere "guest house"; room #7 a dark hole with 2 tiny roof windows; strong nicotine scent with windows closed; mattresses worn out "bath tub like"; whenever somewhere else in the building a bath room vent went on the noise was as if living underneath a rail way station; bath room light and -vent not separate - >5 min noise;

On the face of it a refurbished building should equate to a comfortable stay but the reality was far from the truth. First of all there are no staff on site, basically this is a serviced room. I made contact via the Whatsapp number provided to highlight some issues but no-one bothered to reply.
In addition to the service being sub-standard there were a number of other issues: 1.) My room had large sky lights with no coverings (blinds or curtains) 2.) The door is not fitted snugly so there was light streaming into the room (hallway lights are on all night). 3.) In view of gaps in the door you can hear your neighbours coming home in the early hours and using the key pad to get into their room. 4.) The bed was uncomfortable - I could feel and hear the springs. 5.) The room was not cleaned properly e.g. a previous guest has left shampoo and shower gel. Also the plug hole guard had been removed and I had to replace it. 6.) Using the hot water via the sink generated a lot of noise (from my room and others).
I stay in hotels between 30/45 night per annum and this was one of my worst experiences ever. One to avoid in my view unless they can quickly get their act together and provide a decent level of service rather than trying to operate on the cheap.

There was a problem with our 1st hotel and hotels.com sorted it out and rebooked us in at 45 Queen Street. This is a new place and because we were there within an hour of the booking we did not receive the information on how to get in (it's all key pad codes). Luckily Rebecca arrived after about an hour of waiting around (on street parking is £5.60 an hour) and we finally got into the room. The email with the pass codes needs to be sent out immediately if the booking is made for arrival on the same day. Whilst the room was lovely and spacious it wasn't serviced and supplies were not replenished, luckily one of the other rooms was left open and unoccupied so we had to take the loo paper from there. The location was perfect for us, a 10 min walk to Princes Street and 20 min to the castle. Once they iron out the teething troubles it will be great. Little issues didn't spoil our visit at all
