The location was really wonderful in its proximity to town and the festival
1.0
I stayed here for just over a week with my husband and kids (4 and 9), my parents, and my brother and his two teenage children.
The positives: the location is great, it's spacious, and Sav the owner was very pleasant to deal with.
The negatives:
The place was not clean at all (my daughter's feet were black on the bottom just from walking barefoot in the hallway and our room). There was black mold in all of the bathrooms, there was an awful sewage smell coming from the bathroom attached to our room (the Asian inspired room) and paint peeling off the walls, the bunkbed for my kids was so squeaky we had to put the mattresses on the floor so the kids could sleep and when we moved the bottom mattress we found an old chip container under it and a ton of dirt and dust (yuck!). The dishwasher wasn't attached to the counter properly so it tips onto your feet when you open it and clogged half way through the trip (I had to scoop out gross water and try to unclog it), the whole place is just dirty and they really need to hire professional cleaners to do a deep clean. In the living room the chandeliers and fixtures have dust and debris on them (like they haven't been cleaned in years), and the couch is all lopsided because one or more of the feet have fallen off. In our room there were no drawers at all (except three mini ones in the desk that would literally hold a book or passport) so we had to put our clothes on the windowsills or keep them in the suitcases. The carpet was filthy and unraveling in places. There were oily smudges on the walls above the bunkbed that looked like gooey construction adhesive had been left there (my kids though it was boogers). The radiator in our bathroom to dry the towels never worked and the scratchy small towels stayed damp the whole time since there isn't proper ventilation. There is a washer but no dryer so we couldn't wash and dry them (though Sav did provide us more towels upon request when I explained the radiator issue). The whole place is just horribly run down and poorly maintained. It was like staying in a cheap hostel, which for the price of it was shocking and off putting. I booked it for my whole family so it was pretty embarrassing. We still managed to have a great trip, but if we could have moved out immediately we would have. It felt like camping instead of staying in a nice flat, which is what I had been hoping for. Sav is a nice woman, but this place needs to be upgraded ASAP for the price it's listed at.

Sewer smell & misleading photos
The flat was in a great location, but that’s about all it had going for it. It felt like being in a youth hostel (and not in a good way). There was one long hallway with bedrooms on each side, they had self closing doors and exit signs. One bedroom had a bunk bed stuffed in the hallway that you had to shimmy past to get the other bed. The entire flat smelled musty and sewer smells came from each bathroom and the kitchen. Floors and carpet were not clean and the whole flat felt damp and musty (although the weather was sunny and warm). I feel like the photos and listing are misleading.

Great location, nice staff, bit worn down
Pros:
Location is great. It's a 20 minute walk to the city centre, and a 5 minute walk to the beautiful Carlton Hill with amazing views of the city. Also a short walk to get to the starting point for Arthur's seat hike, which was fantastic.
The staff and owner were very helpful and responsive.
It's big: the rooms are all plenty big as well as the living room.
Cons:
The place feels a bit old and worn down, and cleanliness was not what we'd like it to be. The towels could definitely use replacing, as could some of the living room furniture. The beds however were very comfortable.
All in all a decent place to stay.

Great weekend in Edinburgh - family get together. What a fabulous city! Apartment suited us just great. Very well appointed, lots of space, lovely Georgian terrace and great location for walking into the city. All arrangements in the run up worked very well and accommodating about arrival and departure times. Certainly recommend and will come back to Edinburgh again soon.

Great Edinburgh Getaway Property
Was as advertised. The bedrooms are themed and spacious, each with its own shower. For 3 couples this was the perfect property. Check-in was easy and there were no issues during our stay. Would definitely stay here again!

Beautiful character property in a great location
Apartment is spacious & well equipped. Catherine was there to greet us and show us around. Great having some outside space. The location is perfect. Easy walk into the centre but in a quiet, upmarket residential area. Lovely walk over Carlton Hill into town. I booked the property for a group of 7 friends and all loved it as much as I did. Highly recommended.

Good
I arrived mid afternoon not knowing what to expect from an apart hotel, but found it to be just what it says. I felt as if I was in my apartment. I had the privacy of my own room, as sumptuous as a boutique hotel, and I had the run of the apartment, to make tea and a hearty breakfast in the kitchen. The living room was very big and was good to meet the other quests there, in a more friendly way than in a hotel where everyone keeps to themselves. The garden was accessible, and used as it was a sunny afternoon.
Savita was around in the morning and it was nice to meet her and we had a good chat, with lots of advice on what to do in the town. I will defiantly recommend this place to my friends.

Holiday accomodation review
We decided to go to Edinburgh at quite short notice. Looking online I found hotels far too expensive and cramped for our family of five with two teenage boys, my wife and an elderly mother. Looking on-line we were impressed by the photographs and the apparent space shown on the website so we made an initial enquiry. After a relaxed discussion with the owner Sav I booked the whole apartment for four nights.
The basement apartment is accessed down a short flight of stone stairs. Which my mother managed okay as the steps were broad and reasonably flat. The row of houses in which the apartment is situated is very elegant overlooking a park with views out to sea between the trees.
The accommodation is very spacious especially the Oriental room which has a long connecting private corridor and lovely themed screening. There is a great feel of space with a wide hallway three large bedrooms all with on-suite bathrooms and a separate toilet off the hall.
We were a short walk away from the city centre and taxis cost around £6-7 for five of us which was very reasonable. If you had no mobility issues you could walk in and return easily and safely as the road is well lit and open. We chose to eat in several nights cooking in the large kitchen and eating at the family sized dining table. We found it very comfortable. Having a dish washer was also very welcome.
A great deal of attention has gone into the décor which is new stylish and clean which makes it really warm and welcoming. Externally there is a private garden with a table and chairs at the rear which we did not use due to the weather but again this would provide further space if needed. My family all enjoyed the stay and thought the facilities were very impressive. All rooms have TV/DVDs except the living room which has a larger TV only.
Things to consider...
We took a car for our own convenience and while there are places you can find not to far away to park that do not require a permit be careful as the traffic wardens are very keen and patrol from 8.30am.
We really enjoyed our stay. Having the whole apartment was excellent and even my teenage sons were impressed and took 'selfies' to send to their friends. The location is very handy we had a lovely time. Thank you Sav.
