Loved this house & location, however, the bathrooms were not cleaned very well, there is a problem with ants & bugs, not only in the kitchen but in the dresser drawers throughout. We kept our clothes in our suitcases. The wagon/cart is completely rusted out in the bottom and the back side is collapsed, so you cannot use the frame for holding the kayaks & paddle boards, guessing this maybe a victim of Ian. Despite these issues, we hope to definitely stay here again.

Great location on North Captiva with everything you need. Five plus stars! Just steps to the Gulf, and easy to get everywhere else with the golf carts. Viva Captiva is as advertised (very nice and clean!) with lots of little extras, like the water toys, chairs, towels, beach umbrellas, life jackets, plenty of kitchen stuff (plastic bags and wraps, foil, condiments, etc.) Big kitchen, great outdoor spaces for dining and hanging out, and good indoors open space to escape the heat. Good idea to bring something to flavor the water (tea, lemonade, etc.).
Great sunsets, very good shelling, nice to see manatees, tortoises, dolphins (rarely), racoons, snakes. Very quiet and peaceful without cars and retail...Dining is very limited, and you should get to Mango's by 5:30 for dinner to not risk them running out. (We did not try Over the Waterfront - but make reservations early if you want to as times are limited.). Publix at Calusa Cay has a very good grocery selection (and coolers, ice, etc.) - we spent $450 for 5 people for a week), just have them boat pack for the ferry. Leave time for shuttle (or rental car at RSW - took us 45 min in line)...

If potable water is important to guests, we advise finding a property with an RO system.
On the positive side, the house was well-located, beds were comfortable and there was a really nice screened porch for dining. The kayaks looked very nice.
On the negative side, the house seems to have been neglected. The interior is in need of a deep cleaning, from floors and kitchen to bathrooms. Worn items should be replaced around the house, e.g., chair cushions, coffee maker, some kitchen items. The exterior is also in need of maintenance, e.g., no guttering, with screen doors that have a lot of wear and corrosion.
The bikes were not rider ready. They either had flat tires or a lot of rust, or both.
Communication with the hosts was difficult, and information on arrival and departure was not provided. Extensive searching was necessary to find a phone number for the host.
There was not information in the house provided for renters. We waited for almost 30 minutes to be picked up after the ferry dropped us off, after having contacted the host in advance about our arrival time. We had no prior email or text instructions as to the drop off point.
This is our third visit to North Captiva (having visited and valued other properties there) and this was the first time we had such issues. A property manager could be helpful in managing communication and property condition.

North Captiva is a vibe on its own. The Viva Captiva property was a great place to call home base for the week.
The house is situated perfectly, clean and set up pretty well. The house is a short walk to the beach and includes all the amenities you would expect for a beach house on a remote island.
The kitchen was stocked w all Major appliances and standard kitchen stuff. the house also includes a washer & dryer allowing you to pack light for the trip to the island. The tree tops room was our favorite and the view from the porch was phenomenal.
The house also comes equipped with all beach accessories and a handy cart & wagon to get all the stuff down to the beach. There are also two kayaks, and two paddle boards. And the kayaks hook right up to the golf cart for easy transfer to the marina drop point. We used all of the things during our trip.
The owners are very responsive, and took great care to ensure that our arrival and departure to the island was seamless and no hassle. We highly recommend this property to anyone looking to escape the hustle and bustle, and still have access to the basic necessities and accessories for island life.

Another lovely stay on North Captiva. We loved the house which was perfect for 4 adults, in particular the outside decks and great spaces to chill out. Very close to the beach with lots of beach equipment including kayaks which we made good use of. Kim and Ned were both very helpful and welcoming both before hand and when we arrived. Although the island isn’t quite back to normal yet after the hurricane it is getting there and despite all the reconstruction we had a relaxing and enjoyable vacation. Definitely somewhere to return to and recommend.

Both Ned and Kim were awesome to work with throughout the entire process, the place is exactly as the add says it is! Very clean, perfect for island life and just relaxing! My Wife, Daughter and her son (3yrs. old) had one of the best vacations we have ever had.......Would highly recommend and we will be returning next year for sure!!!! Thanks again Ned and Kim!!!!

The property is well situated a short walk from the communal pool for the Safety Harbor club, and the beach to the west of the island. It is very well appointed, the layout is great and is well maintained and is clean. The property owners are great people and very helpful. We had a great time on North Captiva and would not hesitate to book this property again.

My wife and I went here for our honeymoon. To start off with the owners were fantastic to work with, very communicative and great touches in the house to start us off right. The house is amazing, super airy and open. You feel like you are in a nice inside space and it merges with the outdoors nicely so you also feel outside. The loft bedroom at the top with windows all around and patio to view the ocean was our favorite spot to be. It was such a great spot to wake up in the morning. The house has everything one needs, from a well equipped kitchen to all the beach amenities that you would want. Beach access is great, with just a couple mins to walk to, or drive in the golf cart to other areas. The location itself is so relaxing since there are no cars on the island and less people, it makes for the perfect place to get away and truly relax. We would love to go back there again someday!
