I was there for works party. Had a great night staff and food was spot on. Room was tired, mattress very old and lumpy (107) toilet was dirty and the sink didn’t drain. We only spent a few hours in the room and left at 06.30 no opportunity to let staff know as reception was unattended when we left.

A gem for the price in low season - warm, comfortable, good sized rooms

The hotel should be rebranded to B&B at best. Very dated and in need of lots of TLC. Stayed here when it was quite new and was saddened to see how run down the rooms have been allowed to get wasnt i pressed with cleanliness either. Black mold round the bath. Toilet bowl rim awful and rustying sink. Had to pump toilet for it to flush. Breakfast was not up to much. Had better stays in cheaper hotels. Bed wasnt that comfy either old mattress and flat pillows. Wont be choosing to stay here again. It was adequate for families who needed to be near the zoo but not for a relaxing couples break.😔

The hotel looks rundown and out dated. the room was very dusty, the shower barely worked, the room was uncomfortably hot despite turning the radiator off, the bed was 2 beds pushed together with the most uncomfortable mattress on it.
When it comes to the breakfast that was a buffet style set up but on some old fashioned portable serving dishes being kept warm with camping style gas stoves which made the food rubbery. They were serving coffee in a portable flask.

Such a cute hotel, really friendly and ample free parking. Situated next to the zoo, the area is quiet, relaxed and safe. I will definitely stay here again.

Convenient for Southampton docks. Good breakfast. Didn't use the pool.

Our room was quite grotty and not particularly clean! Breakfast was just standard I would said. Nothing at all impressed me with this hotel. Shame, it used to be really lovely

Dirty sheets, unhelpful staff and a terrible breakfast. Won’t be staying here again.

Great breakfast, flexible staff.

The hotel was a plantation style building on stilts built next to a zoo. We were wakened by beautiful exotic bird song ( not lions roaring as we expected). Food and accomodation was well presented and staff friendly. Overall a very unusual hotel tucked away in the Hampshire countryside.

Excessive noise in corridors in the middle of the night, there was a wedding who's guests were less than respectful to those of us not part of the wedding party.
Dinner menu was no better than Weatherspoons.
6.0
Our room had only one hand towel and one bath towel. There were no drinking glasses for water.
The staff were friendly abd helpful.

Got woken up at 8am by fire alarm going off after struggling to sleep due to bed not being very comfortable. Lovely hotel though

We stayed for 1 night for a wedding we didnt use the pool as we didnt know they had one till we got there. No-one explained when it was open etc or what facilities they had on site.
Room was big, but it didnt feel the cleanest. We were greated by a daddy longlegs on one wall and spider on the other.
The bathroom door was in poor condition and so damaged by water it wouldnt shut.
Shower was good and there was a bath tub.
Bed was comfortable
Breakfast was a bit of a waiting game. There were plenty of tables (but several needed clearing) they werent ready for next people.
Hot food option, we had to wait ages with a plate of food for beans as they needed to be heated up. A lady next tonus had asked for a fried egg and it turned up 15mins after she had finished her food.
That said the food was good it was just the service which was very slow and disorganised.
Check in and check out were easy and price was reasonable.
The ground were a mess. Just overgrown with weeds and looked unkempt. Its a woodland environment but there was rubbish in amongst it which was a shame.

Didn’t like anything and very over priced. Worst breakfast I have ever had.

The hotel is run down and needs some updating. The bathroom is tired with lime scale marks all around the back of the sink and down the tiles.
The door didn't lock from the inside which I wasn't ideal either.

Room and bathroom spotless and staff very friendly but I did have a couple of niggles

Our pre-paid booking had not registered on the Marwell system, so check-in took quite a long time. The desk staff were quite pleasant and eventually resolved the issue and said that we had been upgraded to a Bridal Suite because of the problems at check-in. However, had we been newly weds we would have been disappointed by their idea of a bridal suite.
The rooms all seem to have quite narrow, shared balconies, so you would not want to leave the patio doors open at night to get fresh air.
We also had to wait with two other groups at the bar for between 5-10 mins because there were no staff in attendance.

Interesting place - a little tired and in need of some tic. Little things: no drinking glasses in room, only one bath towel and very dirty carpet in dining room. Otherwise ok

The room was close to the hotel entrance but we had a nice quiet stay and slept very well except for the doors banging closed in the morning. Could not make out if this was staff or guests. We did not dine at the hotel so cannot comment about the food or other facilities. Overall a nice hotel.

The staff were friendly. Compliments to the chief, my evening meal was superb, restaurant staff were friendly. The room was very basic as was the furniture The bath had a lot of unsightly marks. There was rubish under the settee, and one of the sinks in the bathroom was dirty.

Convenient for Marwell Zoo and Resort but although bedroom and bed were large and comfortable there was a lack of thorough cleaning and the bed sheet was stained, We had to request a replacement, which was dealt with promptly. Hospitality tray had obviously not been moved to clean surrounding surface as stains and crumbs all around it. Bathroom door and floor need a thorough scrub.

Hotel was very dated, falling apart. No fridge. The connecting room with family fridge decided to turn off. Only connecting room are upstairs (no lift not ideal with baby!). Decor is 70s, need a full refurb! Not worth staying unfortunately. The bed frame was broken and therefore mattress falling in on itself

A strange sort of venue - rare you come away thinking you had a good sleep but left feeling quite disappointed and ripped-off overall. Staff were friendly. Ordered a Guinness which was dreadful. Not the barman’s fault and so did not demand an alternative. Memo to management/owners, don’t allow hard working staff under you take the rap for your collective cutting of corners. Shower was weaker than a broken teabag and toilet flush was stiffer than very stiff things. The bed was very comfy and not much noise in corridors - perhaps because not many people stayed. Maybe for the reasons identified above. For more than 100 notes a night without breakfast, overall a big disappointment. Yes the bed is the most important factor in a hotel but this place really needs to up its game elsewhere.

Booked last minute as a stop over pre Portsmouth ferry. Very reasonable price and despite some reviews was a peaceful little sanctuary surrounded by woodlands Arriving late and leaving early, we didn’t get chance to use the leisure facilities, but would happily go again for a couple of night nights relaxing

Pleasant stay. Clean hotel albeit worn out and in need of renovation in places. Lovely staff. Good food. Not too expensive so good value for money.

Television didn’t work. Internet was restricted to one user at a time and was not secure. No air conditioning throughout property. Room was good and quiet. Would not return to this hotel.

Pool was deserted which was great so we had lots of swims this property has a problem with taxis Uber etc tried both but unable to book properly the taxi was too expensive as had to come far and Uber suddenly dropped our booking even though I’d had to walk for 10 mins to get to main rd as they wouldn’t come to hotel

It's a unique and quirky place to stay. Being in the woods make it almost feel like you are staying in a treehouse.
We had an end room, which was a superior room. There was a door out onto a balcony of sorts, but no chairs and the balcony ran the length of the block, so if you were sat out there you felt you would be disturbing the other occupants.
The place was clean, but attention to detail could be better. There was a hair grip left in our room with hairs still attached. Obviously missed by the cleaners.
Carpets were stained but it's a hotel with a high turnover of families and young children, so keeping it clean must be a nightmare. The breakfast area in particular shows traces of the many many children who have spilled food there.
It could do with new carpets, just a touch up as I feel it's not been redecorated in years. A little TLC would go a long way.
But for all that, it has some 1980s charm which adds to the character of the place. We wanted to stay somewhere different and it certainly provided that. We would consider returning. But would definitely go out of season as I imagine it would be crawling with young families in summer months, all visiting the zoo.

Don't take any notice of negative reviews. If you want a modern type hotel, then you will have to pay more than the rates here. We found ALL the staff helpful and friendly. It was not on a noisy busy main road like most of the big chain hotels. I would pick this hotel instead of one of the National chain type.
