It was nice having a pool and a refrigerator. The air conditioner didn't cool our room to the degree we set it. A gym on the next street plays loud music in the morning. Although the staff is pleasant and most speak English, sometimes no one is around and the water is often empty. Even so, I still would stay there again as the place is in a good location at the edge of town, the price is good, and the grounds are really beautiful.

Small villa but if is just to spend the night is fine, the hot water is not continuous fluent comes and goes, shower head just pour water everywhere, no toilet paper for the first two days, dark street from the villa to the main road, no coffee on the room or on the front desk.

I liked how central it was. Very close to the main strip and lots of shopping and dining options close by. The room had a fridge which worked very well. The pool was nice and the option to refill the free water was a nice touch! Free coffee too.

Perfect place for exploring Tulum and its surrounding. Quiet and peaceful accomodation to chill at the pool after a busy day. Perfect base to explore the town at night. Downtown is in nearby walking-distance.

Stayed here in early October '22. Very nice quiet property. Pool was excellent. We had the standard triple room above the pool and it was perfect for us. There were some good restaurants within walking distance (La Coqueta for tacos, El Cayuco for seafood, Papaya for good 100 peso pizza) as well as a convenience store a minute away and a large grocery. Great cheap bike rentals a few blocks away (corner of Escorpion Sur and Calle Sol Ote.). Easy access to the bike paths going to the beach or to the temple area. Cheap laundromat with beer and food nearby (Bo). Great birdlife and reptiles in the courtyard, green geckos, large iguana. It's an ideal location in Tulum so long as you don't mind riding bikes to the beach. The rooftop bar (Nana) wasn't loud when we were there and they do have great cocktails (a bit spendy but good). Georgina at the front desk was very nice! We'd stay here again!

Amazing pool and garden. Each unit has a private outdoor patio or balcony and we had a full sized refrigerator. No soap or shampoo so bring your own. Surprisingly quiet for a busy area. Would book agaun.

Okay the place is beautiful there’s no noises so you can chill out the pool is amazing the staff it’s beyond nice the only thing I wish they need it’s a tv, the location was perfect less than 10 minutes to get to the hotel zone and couple blocks from the banks restaurants etc

All staff were really friendly and helpful. The room was spacious but needing some improvements/refurbishment. Common areas are really nice, green and well maintained. The hotel is around 10 minutes from the center with is great for the noise. It's a shame they don't provide breakfast in their room rates.

Please do not waist your time at this property; extremely bad condition. Towels were very old and not clean. Small room, dirty bathroom. No TV. Late night party at the near by room and we could not sleep. Water leaking below the sink. Not all lights in the room was working. No pressure in the water.

Villa Akalan is conveniently located near the Super Aki market, the Collectivo and numerous bike and car rentals. You can walk the main downtown strip in minutes and the beach access is @15-20 walk. Rooms were basic but clean. No extra amenities like shampoo, conditioner or lotion. We had issues with no hot water the first two days. We told the staff and they said they would fix it. Second night still no hot water but we had it on the third morning. Property is really small, maybe 10 units and has a security gate so we felt safe. There’s a small pool that is kept clean. Staff was very nice and professional. If you’re on a budget and want a clean no frills place, that is in walking distance to market, town and beach then you can’t go wrong with Villa Akalan.

This is the 5th hotel I've stayed in Quintana Roo area but the first time my bed and pillows smelled like a sweaty man has been on it previously and the smell soaked into the mattress or something. I don't think it was due to the humidity in the area.
My room type was "Superior room with one king bed". It's on the second floor with a very cute balcony and private staircase. The interior of the room is very basic however, with a fridge, air conditioner, ceiling fan, an old couch, a round table, no microwave, and no TV. For me it's fine because I only go back to sleep. The fact that it is really close to a Super Aki supermarket is nice but there is no kitchenette for cooking anyways.
What I really enjoyed is the hot water for shower!! It gets really hot really fast. Half of the hotels I've stayed in the Q.R. area barely have hot water, or takes forever to heat up.
It was a 17 minutes walk from the ADO terminal.

This was a really cute place ideal to relax during the day at night there was a little noise from hostel rooftop next door but I really liked the big balcony and view of the pool

The place was REALLY nice. That being said what we rented onlive wasn't what the property tried to check us into. It was due to a computer error. Expedia and the hotel both expected us to just be okay sith the downgrade or us pay the difference. When we booked online we selected a room with a full kitchen that slept 3. At check in we were took to a 12X12 room with 2 twin beds no kitchen, tv, or anything. About 2 1/2 hours later on the phone with Expedia we were told pay a lot more additional to the hotel and Expedia would make it right. We did this and unfortunately it took the past 10 days and probably 14 hours of phone calls to finally get the refund. We haven't seen it yet. I would stay again but NEVER without knowing exactly what room it was in advance. I would only rent it inperson. The hotel refuses to answer the phone when Expedia called and this is why it took soooo many days. They didn't care about copies of confirmations or the emails it clearly listed a room with a full kitchen. The people who worked the front desk acted like they cared but had no say on anything only the manager who you never would see. Beautiful property just online printing errors with the room amenities made our stay very frustrating. Thankfully the online errors have been fixed.

This a great property. People were very nice and always very accommodating. Beautiful pool. Small number of guests so very peaceful. Excellent location to the town of Tulum and close to the beach. Would definitely return again and recommend it to others. A good value.

property is pretty with lots of trees and greenery and a scenic pool area. there was always a place to park. the night desk clerk at check-in was very very helpful and went above and beyond. there is a complimentary drinking water cooler at the check-in desk but at night it was empty. i was unable to contact the property by phone before check-in, and hotels.com was unable to reach them either, which would have been unfortunate if i had any issues finding the property or checking in.
the room i had (cheapest room, double bed) was extremely bare and sparse, and the bed was hard as a rock (and i normally sleep on a firm mattress). i was only there for 2 nights but i could not have stayed longer. there was a mini fridge provided but it was placed outside the room so it was not secure. there is a small slot window in the bathroom with no screen, looking out into a weird creepy crevice of the building and a wooded area beyond. the room was extremely humid even with the a/c running at 22 degrees C, so it was necessary to have the window open to vent the bathroom. the shower head needed to be replaced (most likely clogged with mineral deposits) because the spray was in all directions and didn't provide enough water pressure despite water pressure at the sink being fine. i also found the temperature to be inconsistent depending upon what i assume is others using water at the same time. the only toiletries provided were a pump container of liquid hand soap at the sink and shower.

the hotel has a big potential with the layout of its property (parking space, great first impression, spaceous rooms, pool, garden-like embellishment); however, its housekeeping and the general management of the property need to seriously be improved.
we were given a room with 1 towel only, despite specifying we are a party of 2; and no toiletries were intially provided in the bathroom/toilet. upon requesting for toiletries, we were given sachets of shampoo, and two bottles of liquid hand soap - one of which we were told to use as a bodywash.
receptionist Swami said there's hot coffee at the reception area during breakfast time; but it was not there the next morning. good thing we at least saw it there the second morning. moreover, no hot drinking water is available for other purposes.
the pool is not cleaned, evident due to a dark green hue (moss starting to grow on the sides).
these lapses were still fine. what was horrible and totally unacceptable were the beddings. we first noticed that the sheets, pillows, and pillow cases smelled like dried sweat - the type that sticks and lingers on your hair, skin, and clothes. this prompted us to pull the outer sheets only to discover that the sheet underneath was with a dried blood stain! it's as if the linens were not changed after someone used them.
proper maintenance and housekeeping should be practised to take this otherwise amazing property to its full potential.

Beautiful garden, quiet and peaceful, private patio adjoining room with easy access to pool. We felt so relaxed staying here. This was more than a suite it was a whole apartment with a full kitchen, two bedrooms and an enclosed porch. The owner and staff were super friendly and helpful and they are always in the process of making small improvements to enhance the property aesthetics. Great location accessible to both town and beach but away from the hustle and bustle, with supermarkets nearby too. Excellent value and met my family’s needs perfectly. Would definitely stay here again.

Fantastic Villas. Great location not far from Downtown Tulum, but far enough away from the hustle and bustle. Close to transport, supermarkets and banks. Great kitchen amenities enabled us to self cater breakfast and lunch. Lovely pool area, and private patio in each Villa. Marcia,Carmen and Rosie? were wonderful hosts and no request was too much trouble. They all made us feel very welcome.

Our family of four loved our stay at Villas Akalan. We would definitely come back! The grounds were beautiful and well maintained. The staff was friendly, knowledgeable, and patient. We were only two blocks from the center of town. Our unit featured two outdoor spaces, air conditioning, ceiling fans, and easy pool access, all of which were important to us. Only thing we didn't know about coming in was construction work nearby, which started early in the morning. However, this is probably the case with many units in town, since much development is happening in the area.

We loved the six days we spent at Villas Akalan. Marcia was an amazing host and greeted us warmly, all of the staff was very helpful and kind. The location is super close to atms, restaurants, bike rental, convenience and grocery store- with an easy straight shot down to the beach. It's just a few blocks away from the center of downtown with an easy backroad to access almost anywhere while avoiding traffic. The beds were comfy and the kitchen had all the things we needed, except for paper towels. The showers were nice and I loved the porches and solarium. We will be back!

The warmest and friendliest staff you will ever meet! Marcia made us feel right at home and gave us some great recommendations for local hot spots as we don't much enjoy touristy theme parks. Villas were easy to find on a side street behind a pharmacy and supermarket. Since it wasn't right in Tulum Center, we found it very convenient to go in and out throughout the day between excursions. Tulum ruins and beach were only a mere 6 minutes drive. Very safe - night guard and gated entrance. Ample parking. Villa was clean with fully equipped kitchen including microwave, coffee pot, toaster, blender and good sized fridge. We wished we had booked more nights! Our villa did not have a TV, but this wasn't an issue for us.

The bed wasn't comfortable. Room was disappointing. Expected a lot more honestly, the room just isn't worth 80$. It was also hard not to hear everything going on in the rooms around you. Feel bad for complaining because the staff was nice, but again, if you're going to pay 80$ I would go somewhere worth it. It's probably worth 30$-40$.

I loved the Villa we were given. Its a perfect place for couples or even family. The plant life and scenery makes it a tranquil place to stay. Georgina was also very accomadating and friendly. She made our stay way easier. If in Tulum this is where yu must stay. Thanks again !
