House hotel is in a great location with in walking distance to all these places and some bars as well

The people are great and location is fine but the property itself really does flatter to deceive.
As per many other reviews the property is in dire need of a refurbishment. We were allocated a disabled room (no requested). The room was dark with no natural light and didn’t have the most basic of facilities. The sink was low and there was nowhere to hold bathroom consumables . The shower was a trickle and there was no shower screen. The music at night can be heard and the room itself lacked general cleanliness. A disappointing stay from high expectations of what the images portray online. With so many hotel choices in Belfast it’s best to avoid this one.

I had to cancel so didn't stay, to be fair to the hotel I didnt book a flexibke rate but given the racial rioting I thought they may have made an exception since I personally didnt feel safe with that environment. What a shame.

We were due to stay the weekend of the Belfast protests and decided we did not feel comfortable due to our understanding that much of the violence was near the hotel. We expressed our concerns and were told by hotel staff that there was ‘no reason for concern’. I was told by a staff member that the riots were not near them despite a business at number 19 on the same road being set on fire, cars set alight in the area, and some nearby
buildings I understood were being guarded by riot police. This was not the hotels fault - but we asked for the 2 rooms we had booked and paid in full for, to be honoured for another night but the hotel refused to do this so we lost the full payment for 2 rooms. We are returning guests, having stayed at House on a previous visit, and a gesture of understanding and goodwill would have gone a long way.

Stayed at this hotel recently did receive a email that there was a private venue and the noise would be a bit louder that usual. There was a full on party from 1 pm till 7 pm with around 500 people was not what we were expecting the noise was shocking people very drunk music was vibrating our bedroom walls, we went to get food at the bar and we’re turned away for almost 3 hours because of cleaning up from the party ect, would not recommend to stay on the august bank holiday weekend

Let’s start with the positives…staff were lovely. Breakfast was delicious and a great selection on the menu although I would suggest some fresh fruit alternatives at the self service station.
Now the negatives unfortunately…rooms for want of a better word are ‘tired’. Upon entering the room we where assaulted by an awful smell which when reported to reception the reply was ‘it’s possibly the drains’ delight

Perfect location and overall nice hotel with a bar/restaurant downstairs and plenty of seating area outside too.
Plenty of replenishments for tea and water which was a nice touch and the room itself was spacious.
Thought the bed was extremely comfy too!
Rooms were quite old fashioned and dark but that’s the overall style of the hotel I’d say.
Only negative was the shower, as the water smelt funny when you had a shower and the shower knob actually would fall off as you twisted it,
which wasn’t ideal! Think that was only our room though as our friends didn’t have that issue.

Really enjoyed my stay here! The staff were friendly and most helpful and my room was nice and comfy. I was very pleased with the little amenities that came with the room that I normally wouldn't expect from a 3 star UK hotel, such as the tea and coffee maker, bottled water, a electric fan, pretty nice little toiletries and even a toothbrush and toothpaste set. I'd read some complaints about the cleanliness, but my room was very nice and clean. The corridors do have that "small space that has been carpeted for years" smell to them a bit, but as long as the rooms don't, I don't really care much. I was a little sceptical of the bed at first as it wasn't very soft, but ended up having two excellent nights' sleep (which I normally struggle with), so ultimately not a complaint.
Biggest drawback was probably the lift being out of order. Not a problem for me personally, but guests with certain disabilities would have encountered problems. The staff helped anyone who needed it with their baggage, though. I'd happily stay here again.

Lovely, friendly staff. Nice room, comfortable beds and good shower. Bar and restaurant was a nice atmosphere in the early evening and good food. However, whilst we were warned that the underground club had reopened after we booked, we were not informed of the full DJ set that took place on the ground floor until 2am. This was a Saturday night and was incredibly loud (you couldn’t hear the basement club noise), and kept us up for a good while. It’s a shame given how nice the staff and aesthetic are, as well as good location.

This is an awesome hotel! Fun, creative, just steeped in great vibes. Had a blast. (Note: If you don’t like music or bass seeping into your room, you may want to try elsewhere. Though they do offer earplugs for those who need them.)

The staff could NOT have been more lovely and friendly and accommodating. Unfortunately though our room was pretty shabby and the safe, the towel heater and the room telephone didn't work. It was also pretty dark in our room with aggressive overhead light. There was also no fridge and we couldn't control the temperature in the room. While we loved the staff I wouldn't recommend staying here.

Staff were lovely and very helpful. Was able to check in early and had noted request for a quiet room. The room itself was quite tired and needs refreshing - lots of marks and chunks out of the wall. Shower in bathroom was nice but bathroom itself needs updating, fresh towels etc. Room itself was generally quiet but walls very thin, could clearly hear people talking in the corridor and the noise from bar below (even from the third floor). Breakfast was very nice and was lovely and quiet before 10am! Overall just okay, wouldn’t stay again!

The staff on reception are fab and really helpful - the service in the bar/restaurant far less welcoming. Smoking area is on the main street at a public bin. Bedroom was dark and the bed ridiculously uncomfortable. Bar closes at 10pm although theres a night porter service from then on - just really not the best place Ive stayed
