Our Stay in the gote was okay.. It was quiet except when there’s someow who uses the toilet from shared bathroom that are not careful in closing doors. Our smal room has a small toilet and bath that literally small and can fit 1 person. The twin bed size was alright except that it’s uncomfortable at my back i can feel the spring/metal bedframe and everytime I move or my Mom moved, either of us will be awake due to the sound of the metal frame bed. There was small table and 2 chairs which are both made from wood, kinda old but it’s okay. The downside is that we can’t even ake our hot frink because there wasn’t any electric kettle to use and even a cup. But overall it served my purpose of being near to my exam site and train station and a ot of restaurants nearby.

The room is in the basement and no sort of ventilation, dirty, old smelly carpet and the room is just so disgusting- chipped wall paint and looks like the whole room just needs a proper refurbishment, wont come back again definitely!!

This is absolutely not a suitable place to still be open as a hotel. Genuinely not sure how anyone, anywhere could ever give this more than 1 star, and I'm really only doing that in order to be able to leave this review. If I save one single person from ever booking this place then it will have been worth the typing. You may read things like "The location is great!". Yes, so is sleeping on the street.
It's astonishing that a place in this poor condition is allowed to remain open. My room was in the basement, with a single shared toilet/bathroom between at least 8 rooms (Maybe more, I didn't go around and count). That is once you navigated past the mouse traps in the corners, the general decor, the stains on the walls, the door that barely closed properly. I'm not a small bloke and even I didn't feel safe sleeping here.
I'm fairly sure this place preys on those in a rush as a measure of absolute last resort, as I was. I needed a place to stay near Kings Cross and for the £100 this cost me I should have just slept on a bench at the station.

Quiet room, no noise from outside. Big room, but didn't seem very clean. Carpet in several pieces, and there were whole chestnuts were on the floor. A very old hotel, but area felt safe as a single eoman walking there from leicester square at 3 am. Great location and polite staff.

The positive at this hotel would be the staff - polite, helpful and efficient. They should be commended.
Unfortunately, everything else was very poor. The rooms appear to be ex-student rooms and are badly in need of refurbishment. They are also filthy - I thought the bathroom smelt like a urinal which had never seen a disinfectant. The carpet looked like it had never seen a vacuum and the walls had stains on them which I chose not to investigate.
Other pluses - the bed was comfortable enough and I slept well. It was particularly quiet and I slept with the window open. The towels were also clean.
Would I stay again? No, definitely not. Would I recommend it to someone who is happy with a clean bed and an extremely low cost? Maybe. But I would still offer a very stern caution. You certainly get what you pay for in London, but I would not pay this price again for this room.

It depends what you’re after. The hotel is in a perfect location, just a few minutes walk from Oxford Street and other main attractions. It was also quiet and there was plenty of room. It was also pretty cheap for four of us to stay one night. The staff were very polite.
However, the beds were uncomfortable and the room was very hot without any ventilation (no Air con and you couldn’t open the windows). Therefore, we slept on top of the bed, but couldn’t use, the bedspread as it was stained and filthy. Also the bathroom taps wouldn’t turn of and the general cleanliness of the room was poor.
If you need cheap and cheerful, then stay here. If you’re after something more luxurious, then stay else where.

Nice budget option, room relatively clean, however not very good noise insulation so it’s woken up buy doors slamming often during the night. Communal bathroom was not overly clean but acceptable for the price paid

As you approach all looks very nice for the area of London it's in but once inside it starts to look very tired and under maintained.
Staff member on reception was always very polite so can't fault that but even though I booked this last minute and on a budget I could afford and using some account points for half I was disappointed as the room was very disappointing, out dated and long overdue an actual clean.
Dust, dirty, grime, cobwebs and spiders, a worn out desk with god knows what marks on it that is only fit for the skip, no remote for the tv, shower was terrible and very poorly cleaned and maintained with a hole in the plastic sink.

This place is very well located. You can take taxis and uber to the most important places like Big Ben or Picadilly Circus. The room did not have AC, but their friendly staffs provided some fans to help with the hot weather. Is definitely not a fancy place to stay, but it is very kids and family friendly. At the end, we used just to sleep/ rest, and that was perfect because our plan was to spend a lot of time knowing places!
I traveled with my 8 years old son, and highly recommend this place!

By far the worst hotel i have been to in my life. Without any exaggeration. At our arrival we were greeted with the receptionist arguing with a guest about not being able to provide a kettle for warm up a hot water bottle. We got given a basement room which looked like something from the 1800’s. The door was had holes in it which had been filled up by filler and painted… the carpet was dirty and around 40 yrs old.. the mattress was like laying on a bunch of springs.. the pillows were old and smelly.. the bathroom was old and disgusting. Id have much rather slept at a police cell or out in the street. Honestly speaking i think this hotel should be shut down.

I am not satisfied with the accommodation. EXPECTATIONS VS REALITY!!! The room was not well-ventilated and doesn’t have own toilet inside. The floor was cracking every single steps. The receptionists are not calibrated because the 1st receptionist told us that we can checkout at 12PM but the next day, the 2nd receptionist advised us that the maximum checkout is until 11PM. OVERALL, I really have a bad experience in this hotel. I hope that the owner of this hotel must do something about it to improve the quality of the service.

The room was basic. Had a double bed and two singles. Mattress was thin and could feel the spring. Could smell body odour in bedding.carpet was old and dirty. Curtains were cheap and dirty and not hung properly. No chair to sit on. TV was minuscule and remote control missing. Shower cabinet shared with toilet. Shower curtain cheap and nasty and falling off. Toilet roll holder broken. No plug in basin, no hairdryer no kettle or beverage making facilities
Totally horrible situation.
BUT the gentleman at the desk was courteous and helpful. I would recommend him but not the hotel

Location of this hotel is great since it is very close to the center. The room was in a very poor condition, wires were hanging around close the bathroom, the restroom is very tiny, the window was difficult to close, the carpet was dirty, dirty single couch.
The restroom is super tiny, could barely take a shower and it does not have ventilation.
The customer service was great, the receptionist was friendly.

My partner and I stayed for 1 night in this hotel, a room in the basement floor.
The smell when we opened the door was awful, the room was mouldy, the bathroom was essentially an internal portalou... and to top it off was nearly £150 to stay for 1 night.

Everywhere in the hotel was very dirty. Our rooms floor was stinking, feet were always dirty after walking on it. The bedding had a funny smell. The shower was disgusting. The ‘en-suite’ looked like a part of a caravan had been placed in the room. The taps leaked the whole time. We wouldn’t have showers because of how filthy it was. The room was boiling and we struggled to open the window, I asked for a fan but was told they had nothing. We managed to open the window but only a crack. There was only 1 socket to charge anything so our devices kept dying. There was a very basic lock on the door. The chain had been removed? Didn’t feel safe at all, so had to drag bed closest to the door across it so that no-one could get in. Little holes all over the walls made us feel uncertain of whether there was anything placed in the room. The draws were all broken. No wardrobe to hang anything up. It was THE WORST place I have ever stayed in. We tried to find somewhere else to stay but most places were booked up or much further away or tho we expensive. As we came into the hotel, 2 females were leaving who had only just got there for the weekend. I don’t know the reason and can only speculate it was due to the reasons we didn’t want to stay, so they asked for a refund but were told no. This ‘hotel’ was not up to any sort of hotel standards. It’s very outdated, they need to gut it! I honestly can’t believe the price per night considering the state of it. I would have rathered a hostel

So definitely don't take basement rooms in the Annex part!
First room was damp smelling, dirty (including carpet and sheets), a broken sink in room and a walk through dark creepy corridors to the bathroom! Possibly not meant to have been booked out to guests...?
Fortunately, when I requested, helpful staff moved me to a better room, not in the Annex part of the hotel.
Lowish cost considering last minute and good location (10 min walk to Kings Cross), super no frills stopover for lone traveller without being a backpacker dorm.

I was very disappointed with the room I had which had insects and bugs all over the walls and sink. Walls were peeling off, damp smell and old dirty carpets as well as bed sheets with stains and didn't smell clean at all

For a cheap overnight stay it was satisfactory - the bedding looked clean so we were happy with a place to rest overnight however the room was as basic as it could possibly be and very worn. The room wasn't thoroughly cleaned you could see the floor was filthy and the bathroom still had old dirt. There was damage to the door frame and everything looked and felt so dated and old. The shower was very poor and only basic Tesco own hand soap in the bathroom provided which we feel had been watered down. It was satisfactory for what we needed - a place to sleep for a few hours but I definitely couldn't stay for longer than one night or if you wanted luxury.

The location is great, the staff was also really nice.
However the rooms are really in a bad shape, the florescent lights near the bed are turning on and off creepy, showering/going to the toilet is a challenge.
Before we checked out we saw that the mattresses are dirty with yellow stains on them, the room was breaking a part from any angle almost.
We took the place with the mind off "ok. we just need a place to sleep since we will be exploring the city anyways" it was a mistake, don't do it to yourself.

Even the blanket sheet is not good. Overall, untidy and uncomfortable. The area is quite and peaceful.

Extremely basic budget accommodation. Basically a bed in a room - that's it. If you are looking for someplace really basic (no cups, no tea/coffee no light shades) then this is a good choice.
That said, it's clean and a good location.

Horrendous! Would give zero stars if possible. Absolutely filthy and the shower didn’t work. Window was a death trap, wouldn’t stay open and nearly caused decapitation.
Carpet was ripped up and door didn’t properly shut. TV was hanging off the wall.

it was extremely dirty, no service over 4 days, the bathroom was not cleaned, pubic hair from former visitors in the bathroom , the floor was not cleaned for a long time.

Unfortunately I had a bereavement on the day and had to rush home. Hotels.com were incredibly kind and supportive but the hotel itself showed no compassion. I did not ask for a refund just the opportunity to rearrange given the circumstances but they refused.

We got the last room all the way to the top, it was old and the beds uncomfortable. Too small. Wouldn’t stay there again

I booked a double room but was only given a single. The room was sparse and the closest bathroom had a problem with the lock so I couldn't get out for ages; definitely a fire risk.

The staff was kind and moved me on a different room and floor away from the room were some of the guests were involved in antisocial behaviour

Aweful experience. Dirty room, dirty bathroom, blood stains. The room is smilly, dusty, and looks like it was not taken care of for a very long time. I believe this hotel should not be allowed to operate because of how dirty it is. Strongly discourage people from booking here. Didn't even stay the full duration of my booking because of how aweful the condtion of the room was.
Avoid!!!
