About this villa rental
*Our minimum stay is 2 nights. Our pricing reflects this access to a truly wonderful estate and the amenities outlined below. Please note that from 2023 our rate nightly rate will be based on an occupancy of 4 persons.
The Vista Suite is located on the South side of the villa and has its own separate entrance (that is the entire left side of the main house as shown in the opening image).
All rooms in the Vista Suite overlook the Pacific Ocean through the lanai, deck and infinity pool. The master bedroom has 2 queen sized beds – when you awake you can see 30 miles of the Kona coastline and ocean from your bed - often along with 55 mile visibility to the horizon. It has an attached private master bath with a large soaking tub as well as a walk-in shower. The second bedroom features one queen-sized bed and one twin bed. It has its own bath down the hall. That bathroom also is where the laundry room it located that features (2)modern full size washer/dryers. The enormous gourmet Kitchen/Living Room/Dining Room has every amenity a chef could want. It also has a couch with a queen size pull out sleeper bed. This pull out has been upgraded to accept a full 8” mattress instead of the customary 4” mattress. The bed is comfortable even for a full size adult. The Vista Suite is about 1,800 sq ft and the deck and pool easily adds another 1,000.
We have a brand new split system AC and heating in every room and living room.

*The pool and hot tub are available 24/7. Endless Pools installed a Fastlane device in our pool and it is now available for guests to use. The hot tub is in a private location that offers the same stunning views as the rest of the estate. The infinity pool is shared with guests of our other property and we use a reservation system to allow guests to privately reserve the pool for a preferred time slot (max reservations 3 hours daily). We will send you the link for the reservation system on the day of your check in.
*The gym is now reopened to vaccinated guests. It features commercial grade Life Fitness cardio machines in a spacious 600 sq ft gym overlooking the incredible view. Contact us in advance if you require the use of the gym. Some restrictions apply.

Was perfect for our family vacation. Pool was awesome. Keep in mind it will take you about 20 minutes to get to town. Also at night it is hard to see. Wish there was a better marker where to turn in. Overall it was a perfect place for our trip.

Gorgeous views. Bedroom 2 has just pocket doors so not ideal for 2 couples. . Kitchen nicely equipped. Owners are on property. Above Kona so pretty central. Overall very nice property.

The views of this rental were incredible. We almost never wanted to leave. The pool was amazing and we used it daily. We loved all of the extras including the samples of their coffee from their estate. Also the sand toys provided were an added bonus. The owners were very helpful and we loved the tour and history of the location.

We stayed here for the Ironman and had a fantastic experience! For starters, Randy and Atsumi were very friendly and communicative from the time we booked the rental (a year out from the race). They were so helpful in providing information before we even arrived, including great information about snorkeling.
When we arrived, they gave us a tour of the property and it was even more beautiful than the pictures. Everything was very clean and well equipped with everything you could need. They had a lot of information with things to do, restaurants, beaches, etc. it was really helpful to have this information from a local.
But really, the views are absolutely amazing. We could and did just sit and stare out at it all day. I highly recommend Randy and Atsumi’s place if you are traveling to Kailua Kona.

Absolutely fantastic property. The views from the lanai, infinity pool and even the bedrooms can't be beat. Owners were very responsive to questions/concerns. We spent 10 days there for our wedding. Couldn't have asked for a better VRBO.

This is an absolutely lovely home on a lovely piece of property with stunning views and climate (perfect altitude on the mountain for temps and sun/cloud mix.)

Our family of 6 stayed in this wonderful home for 8 nights. We used the attached cottage for two of our sons and the rest of us stayed in the main house. Both Randy and Atsumi were so kind, helpful and full of information. The views are fantastic. The house is in a great location and was the perfect fit for our family. We would love to stay here again and again!

We stayed 10 days in May at this great property. The deluxe villa was beautifully furnished and extremely comfortable. Several spaces are provided to enjoy the amazing hilltop view of Kona town and the ocean beyond. We saw amazing sunsets and beautiful daytime and nighttime views. We were located in the famous Kona coffee region, but we’re within an easy drive of the airport and all Kona coast attractions. The house included a beautiful infinity pool, hot tub, and well-equipped gym. We enjoyed them all. Our hosts, Randy and Atsumi, were very unobtrusive but were always available to help when needed. They provided us with complimentary Kona View estate coffee when we checked in, as well as allowing us to watch fresh beans being roasted in their impressive roasting facility. The coffee was wonderful and we ordered some to be shipped home to us.
All in all, a relaxing, fun stay in a beautiful house. We would definitely try to stay there again if we return to Hawaii Island.

My husband, mother-in-law, and 10-month-old baby stayed here for 2 weeks in early August, and we loved our experience! Randy and Atsumi have put a huge amount of work into nailing all the details on this rental, and it shows.
Upon arrival, we were greeted by a bag of their freshly roasted coffee, as well as fresh bananas and pineapple. Randy was always available to answer questions and accommodate us, including setting up a Pack n' Play for the baby and giving us a tour of his coffee roaster. We loved the coffee so much that we ordered a years' subscription of it, to be delivered to us back in California every month!
In terms of the property, we loved the pool -- my husband used the Fastlane device everyday to get his exercise in. Randy and Atsumi supplied pool toys, towels, beach chairs, a boogie board and a bucket of beach toys that the baby appreciated. The kitchen was outfitted with top of the line coffee equipment, so we were able to enjoy fine coffee every morning before heading to the beach. Randy also installed a brand new Weber grill during our stay, which we took advantage of several times (we grilled fresh fish from the market). The house itself is quite large, with an expansive open living room and kitchen combo that overlooks the pool and coastline, as well as a large master bedroom with a massive bathroom, and a nice guest bedroom. We used the washer and drier several times, as well.
We found the place to be very baby-friendly. We brought our baby's walker with us, and she cruised around the entire house in it thanks to the hard tile floors. She also got a kick out of watching the geckos roam around the walls.
One of the best parts of our stay was the nature aspect. The property is up in the hills, so you get to be closer to nature. We got to fall asleep to the sounds of Hawaiian birds each night (which the baby loved!), and the views of the coastline and the stars from the deck were breathtaking. We spent one evening drinking cocktails and stargazing, right from the poolside. Geckos also roam the walls -- this is typical for Hawaii, and they're absolutely harmless and beautiful.
We can't find any fault with our stay and would certainly stay at Randy and Atsumi's place again.

My two teenage daughters and I stayed here with my parents for their 50th wedding anniversary and it was everything we were looking for. It’s very close to Kona but feels remote and super relaxing. The hosts are super lovely and quiet, and invited us to watch them roast coffee. Hope to be back!

The house was beautiful and relaxing as our children enjoyed swimming in the pool. Conveniently located, we were able to visit the volcano and also go up north with relative ease with plenty of restaurants and stores nearby.

I brought my family to residence of Randy and Atsumi over the Thanksgiving Holidays. I found his property on VRBO and was quite impressed with the number of 5 star ratings they received on their stay. I totally agree with them all. We stayed in the main quarters and were very impressed with the cleanliness, layout, and beautiful view one has over the Kailua-Kona shoreline from a coffee plantation! They keep the property in excellent condition and if there is a problem they fix it ASAP. We had a microwave go out and it was immediately replaced. Randy and Atsumi are there if you need them but otherwise maintain a low profile. We had access to a very nice swimming pool, hot tub, and gym most anytime right outside the back door. The neighborhood is quiet, relaxing, and quite charming. Most everything you need is provided from kitchen utensils and a Weber grill down to the beach chairs and snorkeling gear. The Kona coffee they roast on premise is with the very best. One is close to about anything in the Kona area and their residence serves as a base of vacation operations if one wants to explore the entire island which we did. My wife and I stayed with our older sons ages 20 and 24 and they loved it as well. The property can work well with younger children as well.
I highly recommend this VRBO listing to anyone. We did not want to stay in a resort close to the ocean. This beat a seaside hotel from our perspective by 5 times. Staying here helped us see the real Hawaii and we did indeed. Also Randy and Atsumi are very interesting people and you'll enjoy getting to know them.

Randy and Atsumi were very nice and welcoming. They left coffee on our door step the first morning and we were provided with coffee from their property during our stay, which is very good by the way. This place has everything you need in a vacation home. The deck and pool were wonderful as was the spa. The kitchen is fully stocked and there is a very nice BBQ on the deck. They have snorkel gear, boogie boards, beach towels, ice chests, etc. for all your beach needs. We were able to watch Randy and Atsumi roast coffee one morning which was fascinating. The house is up around 1500 feet. The views are amazing and it is a bit cooler compared to Kona which is very nice! Overall we had a great stay!

We can't say enough about this place. The accommodations were perfect, clean, bright and cheery, and the beds were very comfortable, the home is very private and the view was breathtaking. After a month we were not ready to leave at all. The location is also perfect, it didn't take long to get into town or to a beach or a golf course. You wake up in the morning to the sound of birds singing, including some roosters and there are beautiful bright green Geckos everywhere. The kitchen has everything you need, we found that we barbequed almost every night. The owners, Randy and Atsumi are wonderful people and we will definitely be returning.

This trip was for our 20th wedding anniversary. We are a family of 5, fraternal twin 12 year olds, and a 14 year old daughter. The property was as described in VRBO. The home felt bigger than we were expecting; the walk in closet next to the master bedroom is very large and served as our suitcase stash so we didn't have to unpack but could easily access everything at will. Exceptionally clean and high quality furnishings. The coffee maker and grinder are professional grade. Very new full size washer/dryer away in first bathroom so the noise of laundry doesn't intrude on your sleep. Randy and Atsumi were excellent hosts, never intrusive, and made us feel very comfortable. The view is impossible to over state, unobstructed, and very relaxing in the morning and evening on the beautiful huge lanai running the length of the property. We all enjoyed the infinity pool which Randy kept perfectly clean and warm with a custom cover. Randy gave us a tour of the plantation explaining the intricacies of growing and roasting coffee. We got to watch and video tape Randy and Atsumi roast an order. The coffee from the estate is the best we have ever had and we bought some for ourselves and our family to enjoy. The location is perfect for privacy and getting away from the tourist feel of Kona but all of that is a very short drive away, 15 minutes from Costco, and 15 minutes down the hill to Ali'i drive. There was a cooler we used every day to take iced bottled water/soda with us on our excursions, snorkel gear, boogie boards, beach towels and an umbrella for the beach. Excellent 4G wifi and cable to stay in touch with the world if you want to. Highly recommend Sakura for sushi, Jackie Ray's Ohana and Big Island Grill for fish or american food. Highlights were the coffee tree tour with Randy, going to the top of Mauna Kea (get a 4 wheel drive), Hapuna Beach for Boogie Boarding, Merriman's for haute organic cuisine, Akaka Falls for awesome scenery. Loads of geckos, no dangerous insects, Costco for gas and groceries. This is a super high quality experience staying here. We will always treasure the photo's we took and the memories we made at Kona View Estate.

We spent the last of our two weeks on the Big Island at Kona View Estates, and it was our favorite of the three places we stayed. The Vista Suite is very spacious and comfortable. We ate breakfast by the pool every morning and cooked dinner on the BBQ most nights. The location is excellent - high enough that it cooled off every night, but an easy drive to the activity in Kailua Kona. There are lots of helpful extras to make you feel at home (e.g., beach towels/snorkeling gear/boogie boards, kitchen condiments/foil/plastic wrap). It was also quite a treat to have a gym with an ocean view.
Our hosts were very busy tending their coffee trees during our visit, as they were in the midst of a 7-week drought, but they still took time to invite us to watch coffee roasting in their beautiful, self-designed roasting house.
We would definitely recommend Kona View to our friends and family.

I enjoyed a week stay at Kona View Estate in August 2014 with my wife and two children, ages 12 and 14. The house is lovely, clean, modern, and really had everything we could possibly need during our stay. It is spacious and very relaxing to spend time both inside the house and out by the pool and Lanai. When we weren't traveling around Kona, we enjoyed lounging in the house, where we also made most of our meals in the well stocked and inviting kitchen and outside grill. It was really just a wonderful week on the Big Island!
As for our hosts, Randy and Atsuni were warm and gracious while respectful of our privacy. They answered any questions we had, delighted us with some delicious Cappuccino, and made our stay most enjoyable. Atsuni also does Rolfing and Gyrotonic body work in the downstairs gym. My wife worked with her for a separate but reasonable fee and loved the experience.
In all, we had a wonderful stay at Kona View Estate and would absolutely come back. It is important to note that the house is in Holualoa so beaches are a drive. Kona View is best for visitors who are looking for a relaxing stay that is close by but away from the busier parts of the island. Coming from the bustle of a big city, we were very happy getting away and enjoyed the relative quiet and the stunning views from our Lanai. We would head over to the Beaches, Volcano, or into downtown Kona but really cherished the serene beauty of this home. Our family certainly enjoyed a restorative and lovely week there. We, a family with kids of 10, 13 and 14 years, spent a week around Christmas 2013 at this wonderful place.
The house is perfect with good beds and bedrooms, a nice and living room / kitchen with direct access to the large terrace with swimming pool. The state of the house is perfect and everything works perfectly with a well equipped kitchen and all amenities at hand.
Location is really great. You need a car, but then it is close to everything and at the same time quiet and with the best possible view over the coastline and the ocean.
The owners, Randy and Atsumi, are extremely pleasant and helpful - our only mistake was to book only one week with them!

My wife, two physics students and I stayed at Kona estates for the first two weeks of June. Everything about the place was top-drawer. Randy and Atsumi were pleasant and extremely helpful. They even helped us with our astonomical research project, in addition to suppling us with huge avocados and papayas. The villa was super- clean and well-equipped. The big island has the most diverse climate and geography of anyplace we have been. We would recommend this place to anyone. There is a great variety of activities available. The only negative is that long plane flight from the east coast. Otherwise, we would go back in a heartbeat!!

My family of four (2 adults/2 teen boys) stayed at this property over our Canadian spring break. As per the other 5- star reviews, we can attest to the kindness/ discretion of the owners, wonderful coffee and produce upon arrival, cleanliness and the exceptional view from all rooms. This is our 3rd property rental from vrbo and have been really thrilled with our experience with the web-site. As I usually hate the e-mail back and forth, I was really happy that I saw that the property was available, phoned Randy, gave my credit card number, and was booked pending a faxed agreement. The pictures of the Konav-View Estate are accurate, and as others have suggested, do not do justice to the spectacular view. Spending a week here is a spa-like experience. While my family did spend a lot of time hiking on volcanic structures and visiting beaches, personally I could have spent the entire week lolling around on the front deck viewing the lush vegetation, listening to birdsong and watching wild turkeys strutting about. If you stay here, be prepared for a caccophony of roosters and birds greeting the dawn- we enjoyed this, as being from the Eastern time zone were up at 5:00 a.m. anyway. Bring ear plugs if this will be an issue. The property is not air conditioned, but Randy assured me it was much cooler than on the coast, and we did spend all nights with the windows open snuggled under comforters. Words cannot express the specialness of the astounding view gazing down at the Kona coast during the day and at the sparkling lights at night. The amenities-hot tub, infinity pool, gourmet kitchen, health club as well as the thoughtful special touches- beach chairs, beach umbrellas, cooler, snorkling gear- all made our vacation stress-free and luxurious. To put the price into perspective- my family spent as much per night squashed into our lovely oceanview Waikiki hotel room. Here we could really spread our wings. We loved having Randy and Atsumi right next door. They were so helpful- one night we asked Randy about driving times to Hilo, and an hour later printed instructions were placed under our door. You do need a car to stay here (I've found this with most house rentals), but please do treat yourself. One practical note- since you'll probably be cooking- Safeway is extremely expensive- if you can, buy ketchup/ BBQ sauce etc at Walmart or Target first- its about a third of the price. A vacation at the KonaView Estates is an investment in happiness. Aloha.

We spent 15 beautifull nights at the Kona View Estate. The view is amazing, completely clear and straight above Kona. The owners are very discrete and almost invisible but always there in case of any needs. For our taste, it is the best place to stay, not too hot, not too cold, not in the crowd/loud of the city but 15' away, in the real hawaii ambiance. Just perfect.
It was our 3rd trip there in in 3rd different villa but we gonna choose this one if we come-back.

In mid-March (2011) my wife and I stayed five nights in Vista Suite, and what a unique and luxurious lodging it is. Two bedrooms were more than we needed, so it seemed palatial. Everything is new and spotless, and the furnishings are smart and comfortable. The view over the coffee fields and out to the ocean is breathtaking. My wife raved about the well-equipped kitchen, and we both loved the hot tub, pool, and the new fitness facility—a particularly neat perk. (Did I mention Randy’s memorable Kona Kappuccinos?) What else could anyone wish for?
Randy and Atsumi are the perfect hosts--unobtrusive but attentive when needed. Their enthusiasm for Hawaii is contagious, and they’re full of great ideas for activities, sight-seeing, restaurants, etc. They gave us directions to one of the most beautiful beaches we’ve ever seen—Makalawena (actually a series of coves/beaches). Maybe because it’s remote and involves a bit of a hike to reach, it was virtually deserted. True Paradise!
When we return to this special property, we’ll bring another couple with us to share the fun--and the space.

My five night stay in “Paradise” was so blissful that it put me in an altered state of being. I arrived in a fairly shattered state from work in New York, where I live, but almost within minutes this place started to work its magic.
Let me say that I am a much-travelled woman, recently in Japan at the Peninsula Hotel, Hong Kong at the Mandarin Hotel and in the UK at the palatial Ashdown Park Hotel in East Sussex; so a picky, spoilt traveler.
Nevertheless I could not fault my stay in Paradise at Kona View Estate. Let me describe a typical day for there and you can draw your own conclusions. First, awaken in a huge bedroom facing the spectacular view and the great expanse of the biggest ocean in the world; the Pacific. I enjoy an enormous impeccably clean bathroom and dressing room.
So, leap up and head to the exercise studio, which is located on the bottom floor of the house; accessible from the garden. Leap about until I feel I have made enough effort, then proceed back to my palatial suite’s kitchen. It is state of the art with everything one could want from crockery, cutlery and gleaming appliances to granite topped cabinet tops. Breakfast is fresh 100% Kona Coffee (grown on the estate and available from the delightful estate owners Randy Phillips and his wife Atsumi Hara), as well as fresh orange juice and cereal.
So, an expedition first up. Arming myself with a thermos of cool iced water, I set off to the coast for snorkeling, a touch of surfing, an inspection of fishing outings for another day a visit to the sea horse aquarium where the marine biologist owners are growing sea horses for the sale to pet trade, thereby preserving those wild one in the sea from further depletion
Back to Paradise for a quick dip and change and to admire the pink and orange blaze of the sun lowering itself into the horizon and sending rays into the clouds above, like a Turner painting.
Off then for dinner at a local restaurant at the quaint village just down the road from Paradise. I take the Special, which is excellent; Ono fish with salad and homemade Greek olive bread, washed down by a glass of very smooth white wine. The restaurant is on a verandah, edged in white wood lattice like something out of Barbados or Florida Keys, and is simply my scene.
Back home in a moment of so to Paradise and I linger on the verandah, looking for one last glimpse of the wine dark sea below me, and so to bed.

Anyone who rents these accommodations should be aware that there is only privacy if the other accommodation is not rented and the owners are not home. If you rent the main house, you share your vacation with the owners (and visiting workers) and you will see them from inside your space and when you use the space outside your door (outdoor dining, grill, pool). Using the pool is challenging as the owner insists on keeping it covered at all times and constantly comes out to check the water temperature. There is not even visual separation (screen, vegetation, etc) between you and the owners. The master bedroom looks directly into the new Kope Cottage. The newly added exercise space is also a commercial work space for the owner and her visiting clients. The house is furnished with the minimum of what you will need and the pots/pans/dishes are a mis-match of items seeming as if they came from a garage sale. Even the master bath offers no privacy with no door between the toilet and the bedroom. The second bedroom is furnished with twin beds similar to mats or massage tables. The second bathroom is also the laundry room and is located at the entrance - really only room for one person and one has to pass thru the house to access it. The house would not be suitable for two couples but better for parents with 2 children. Definitely not more than 4 people. The owners are very nice but very intrusive. This upper elevation on the island where this house is located does not enjoy the same weather pattern as the coastal areas (when beaches are sunny, weather at the house can be cooler, cloudy and rainy). The fabulous view includes the owners space, the Kope Cottage, a few acres of coffee plants, the neighboring houses below and the ocean. The value of the accommodation does not match the price. We stressed our desire for privacy in our email exchanges and feel the owners had plenty of opportunity to draw a clearer picture of the reality that there is no privacy. We would not go back to this property. Out of our 20 VRBO rental experiences, this was our first disappointment.

We couldn't believe our luck that this Presidential Suite was available - at such a reasonable - rate during the Lavaman Triathlon. Considering we were with the family, we wanted to be a bit away from the busy host hotel. The home was roomy, open, airy, with two large bedrooms/bathrooms, even washer and dryer. A fully equipped kitchen with everything imaginable available. Upon request, the owners will do the shopping so you can relax when you arrive. I mean, really, who does that? The amenities are terrific, pool, jacuzi, exercise studio, but the most important aspect of this property? Without a doubt, the view! If you are looking for a place for your family with older kids, and wonderful, health conscious neighbors, this is the place to be. The professionalism and communication were outstanding. I would recommend this home to anybody wanting to have privacy and still be close to Kona.

This place is amazing, the view is absolutely incredible. Randy and Atsumi were great. I don’t even know where to start? Atsumi would bring fresh oranges and grapefruit when ever we requested. The limes grown on the property were great in the Corona’s on the deck. The coffee grown on the estate was perfect and I was able to learn a little about how the process was done. I had many questions about the island and Randy was very helpful giving us maps and directions. The house is better than the pictures, very spacious and clean with all of the up scale amenities. I had a family with two teenage girls and they loved the pool and of course all of the sun on the deck. Hapuna beach was a great boogie boarding beach that looks like a post card. We will defiantly come back to this wonderful place. Randy and Atsumi made us feel like family…

This place is gorgeous! The pictures don't do it justice. My husband, brother, sister-in-law, and I spent 3 nights on the Kona coast at the Kona View Estate. Randy was so easy to work with and quick to respond to emails. I'm not a coffee drinker but everyone else in my group was and they said the coffee was outstanding. We bought a few bags as keepsakes and gifts when we left. It was nice having Randy and Atsumi on the property in case we had any questions but they were sure to give us our privacy. We were given a tour of the newly fixed up addition to their home which would be perfect for a couple wanting a romantic get-away. I loved the avocado trees, limes, and coffee trees. Waking up each morning was sooo relaxing looking out over the pool. The infinity pool provided endless entertainment for our group. We wished there was a hot tub, but it sounds like one is in the works. Having laundry onsite was a huge perk as well. Going home with a suitcase full of clean clothes made getting back into the swing of "real life" a little easier. Definitely go to Capital Cook's Monument during your Kona Visit!!! We probably saw 100+ dolphins swimming around us as we kayaked to the monument.
My only regret was not spending more time on the Kona side of the island. We wanted to see the entire island so we spent two nights on the Hilo side and were very disappointed. The paved hikes and lack of flowing lava made us retreat to our Hilo vacation rental wishing we were back on the Kona side.
