**This neighborhood is very quiet and tucked away off the highway. All neighbors have been in their houses for a very long time. For this reason, we do not allow parties or gatherings. The maximum number of guests is all that is allowed at any given time and any person sleeping must be accounted for in your booking. Quiet hours begin at 9pm. After this time all noise must be contained within the house. **
SMOKING OF ANY KIND IS STRICTLY PROHIBBITED INSIDE!!! We have locations outside and away from the entries where smoking is allowed. An automatic $150 extra cleaning fee will apply if there is any evidence of smoking inside. This includes, but not limited to ashes, butts, smell, or obvious attempts to cover up smoking.
LOCAL INSECT DISCLOSURE:
We feel very silly to have to include this in our listing, but this is one of those cases where a single incident causes a warning issued to all:
Insects, arachnids, and bugs are common in the Midwest. Some you may see include flies, mosquitos, bees or wasps, spiders, ticks, ants, and a plethora of other common creepy crawlies. Sometimes these creatures get inside through no fault of ours or yours. Please keep in mind that we do quarterly treatments on all our properties, and should one of these bugs venture inside we do not take responsibility.
Local Weather Disclosure:
We are located in Kansas City, the heart of the Midwest. Weather can be unpredictable. Storms of all kinds have been known to pop up at any time. We are not responsible for power outages, downed tree branches, or the condition of the streets during winter. (We will always shovel and salt our driveway and walkway).
Getting Around:
Located near the Kansas City bus line.
Ride share is readily available in this area.
The Kansas City Street Car is free and located in downtown KC. It runs from City Market in the north, to Union Station in the south.
Walking distance to many key locations (ex: convenience store, gas station, Dollar Store, laundromat, grocery store, fast food)
Other Things to Note:
All of the labeled art pieces are originals, made by local KC artists. We allow this venue for them to showcase and sell their lovely work
Interaction with Guests:
Hosts live in the immediate area. Very responsive and able to help with any issues or extra needs.

Me, my wife and our fur babies were looking for a place to stay for a quick weekend trip to KC and the Arlington House checked every box. The fully fenced-in back yard was huge and our pups loved running around.

We stayed for the weekend for a concert. Check in was smooth. The house was clean. Host was very nice. Can't ask for much more than that! Definitely recommend!

Home was as described. Hot water did not work. Made taking a shower a bad experience.

This house is an older home in an old neighborhood. But it was quiet and close to just about everything you need.
The game room was great for our son! Kept him busy when we were at the house.
There were a few things that weren’t ideal but it was fine in the end. There are 3 bedrooms, however one of the bedrooms is attached to the other, so you can’t leave the room without going thru the other. This was only really an issue at night when someone needed to use the restroom.
The door to the bathroom isn’t set right and sticks causing a really loud noise when opening or closing the door. The shower head is lower than newer showers. I’m 5’8 and managed okay however my oldest is well over 6 foot and couldn’t take a shower to wash his hair.
The 2nd bathroom is actually in the basement and is sort of this stall situation. The door to that was also really stuck and had to be pulled hard to get it to open.
We were in town to visit family and catch a game. It worked well for what we needed.

We attended an event at Chiefs stadium. It was definitely walkable from the house (about 30min) though minimal sidewalks; there was a bit of a path to follow though. It was nice to not deal with parking at the stadium! Our family of 5 easily fit in the comfortable home.
4.6
We stayed here because of its proximity to Kauffman Park.
The house is nice and there are amenities nearby.
The game room is fun for all ages!

We had a great time but the property did need some updates, toaster did not work which was not a big deal, needs better skillets, there were ants in the property which sometimes can't be helped, the place was cute and worked for what we needed.

House was easy to find. We were a little confused by the door code in the subject line and a different number in the overall description for check-in and amenities. We enjoyed the games available and the complementary coffee. It may be a good idea to leave a few more coffee pods. We felt the floors and bathroom needed a deep cleaning. Especially behind the door and in the corners of the bathroom. I love the ladder wall, vacation guide idea. We own a VRBO rental cabin in the Black Hills and I plan to install something similar in our cabin, after seeing yours. Overall, we would rent this property again in the future.

Foosball was a huge hit with our group!

Great place for sporting events

We loved our stay, very accommodating and comfortable for our family and our furbabies. Game room was a big hit for the kiddos & hubby. Loved that they left us some little snacks & coffee! Overall I would def recommend this place if you’re coming to independence or Kansas City, everything was in short driving distance for us! The hose was very responsive and helpful!

We were nervous to arrive late to KC on Halloween but delighted to arrive at the cute little house in a foreign area. Had the wrong code, and the very kind host text immediately to let us in. Once inside, it was cozy and inviting. The game room was super fun and there were snacks, water and coffee. There was only one mirror for three girls, but we found one detached in the basement, so I'm assuming it was a temporary situation . Food was less than 5 minutes away. Couch was amazing! Would recommend for a family or fun weekend with friends.

Great location for a ballgame at the stadium

Great little house near Kauffmann and Arrowhead. Comfortable layout, couches and beds, good hot water, cold A/C, very clean and cozy. Easy in, easy out. Neighborhood was not my favorite, I would not feel comfortable walking alone after dark on the nearby main thoroughfare but also, it was very quiet at the house / yard.

We brought our teenagers for a back to school vacation and shopping trip and they LOVED the game room!
We had enough room for everyone to spread out after FULL days of activities.
We were PERFECTLY positioned for Worlds of Fun and Kaufman stadium which were our two main events.
The house was clean and well organized, I especially appreciated the Kurig and coffee option!
10/10 recommend and would be thrilled to stay in any of their properties!

We were unable to stay since they double booked the property. They did offer to host us the following day, but not very feasible with 6 kids and a luggage carrier on top. Didn’t make much sense to unload the entire vehicle just to load it up the next day and keep the luggage on the roof while we were out and about.

I had booked for Chiefs playoff game with date TBD. The host was super fast and helpful communicating as things played out. The house is exactly as pictured, and check-in was a breeze. If you want super close to stadiums and have 2+ couples or large family. This will likely save you money and give you more space than hotel in the area.

Second time staying at one of the host’s properties. LOCATION is our number one reason for choosing this place. If you are going to the stadium, this is the place to stay. Literally 5 minutes away and if you take the back route there is much less traffic. Just like last time, contact with host was quick and efficient. Home was perfect for our family of teenage boys. They liked the game room and the bedrooms were perfect for them. The second bathroom downstairs was perfect for our stay, it was private and allowed others to use upstairs for the showering purposes, which was great for a large group. The front bedroom bed is not great. Should consider replacing the mattress. Other than that everything was great. We will be back ( hopefully, next season!)

The house was great! We had a group of 8 people and it accommodated perfectly. It was far enough outside of the city where it wasn’t too busy but still close enough to not have to be in the car forever to get to places. Would highly recommend staying here!
