The balcony was amazing, and the bed was comfortable
The couch and chairs weren't comfortable. The couch was the main issue as it sank a foot when you sat in it. Otherwise well done

Coffee runs out. The guest was looking for coffee, but the kitchen was not considerate to refilling the run-out coffee.

It's an excellent location since it's very central to everything you want to do in the area. I used to live in the area before moving away so I chose this hotel. It's 15-30 minutes away from everything. The other thing I really like about this place was the staff. Now, folks in NC are generally nice and warm, so that's not a surprise (I moved to Maryland, where people are not as friendly). Finally, I liked that the location is in RTP, which tends to be very little traffic during holidays and weekends. The breakfast was okay...nothing to write home about but good amount of options.
The room didn't look or feel clean. Maybe they have rooms that are nicer, but we got a dirty room. You can tell by the carpet, which looked like something you'll find at a cheap highway motel. The chairs/couch had dirty armrests from overuse. The fridge wasn't dirty but didn't feel clean either. Finally, we were okay with the two queen beds but hated the pullout bed. I didn't even bother since it was just unbelievably bad...and slept on the couch without pulling out the bed. That way wife and kids could sleep on the beds. Homewood Suites...please throw away that useless piece of trash of a pullout bed.

We decided to give the room a letter grade of A- . We liked everything. It was the perfect room for us and a great location for what we planned to do.
I can't say I didn't like anything. The house keepings can pay closer attention to details but no worries... I can be picky
