Cute hotel in a convenient location. Friendly staff. (We were only there for a quick overnight.) They offered free breakfast on site but we wanted to go to a special cafe around the corner so only grabbed a quick juice and yogurt on our way out. The bed was very comfortable!

Rooms were large and comfortable. Breakfast was great. Top shelf baked goods and yogurt. Smoked salmon and cucumbers. Fresh juices. Really good. Nice staff. Great location. Easy to walk for meals.
Pillows were a little to firm. One softer one firmer would be great.

Staff badly trained. They try their best, but definitely way below average for that price tag.
-They don't inform us as we check-in that we need to ASK for the room to be cleaned.. So we ended up the next day of our stay with room undone/bathrooms undone .. And for them, it was clearly our mistake. Crazy
- The person who checked-us in, do not even put the bed sheets on our toddlers bed. She simply threw the sheets at us "do it yourself"
- We forgot a pant in a room. We called few hours later, they claimed haven't seen any pant. They shut down the discussion by saying they will call us back. They never called back. And we tried 4 times.
These are just details to illustrate an unfortunate experience. I write unfortunate because the rooms look nice. However, you pay hotel rooms for a service, which is bad there, not only for cosmetics.

I didn't use the breakfast option. I went to my daughter's as soon as I could.
The stopper on my sink failed to work properly --- it got stuck on closed. Nobody's fault. One suggestion I would make that's more serious is the type of light bulbs and lighting in the room (The Jane) I used. The bedside lights were useless for reading books at bedtime. The wall sconces were WAY too glaring (please, no LED lights! at least not the kind that are glaring white, especially in an old building). The ceiling lights were placed in a way that didn't help reading in bed. So the lighting concept was wrong for the room.

What a beautiful hotel!!!! location was perfect, felt completely safe, room was adorable (we were in belle epoque), staff was amazing, great linens and furniture. I just can’t say enough good things. First time Philly visitors but we will be back!

The parking is deceiving. You have to park two blocks away from the hotel.
There is a parking lot directly across from the hotel- however it’s not affiliated with the hotel and they didn’t offer over night parking.
Once I finally checked in the room ..it had absolutely No air conditioning, No refrigerator. They moved me to another room again no air-conditioning.. Couldn’t have a peaceful night sleep as there were trucks constantly going up and down the road all night. with a window open people taking all night long as well. Their continental breakfast was a joke bagels no butter and cold coffee. All in all a very unpleasant stay for the price.. will not recommend.

We were unable to stay because when we showed up to the property we were told they had no rooms available. Despite them still having 5 openings on Booking.com for that evening. They did however have 1 room, but it did not have running hot water so it could not be rented out… Also, while standing at the front desk another guest came up to complain that there TV was broken, and there was a very loud party going on below their room. The person at the front desk who did not seem to have any hospitality background then stated “That’s because your room is above a bar”… Needless to say we will never book here again, and do not recommend it.

We stayed in the Belle Opaque room, which was an upgrade from the room I booked. It was very nicely decorated. The bed was very comfortable and the linens and towels were luxurious. It had a separate large living room with a fireplace that felt like being in an old city home. The rooms were very clean. The location was perfect for the Rittenhouse part of the city -- close to the park, stores, and restaurants, yet on a quiet side street. The staff was helpful, when asked about a place to keep dinner leftovers cold, they quickly brought in a portable fridge, and got wine glasses on our request. I chose this hotel, because the larger, chain ones I typically stay at were fully booked, and I'm glad we did.
These are not dislikes, but just suggestions for improvement. The living room only had very bright recessed ceiling lights, which took away from the ambiance. A suggestion would be to put in a floor lamp or a dimmer switch on the ceiling lights. The room was warm and I couldn't really seem to get it cooler -- I probably just didn't spend enough time trying to figure out the controls for each room. For the price of the room at a high end boutique, it would be nice to have real glassware, rather than paper cups. Water pressure in the shower wasn't great.

The maitre d at the Franklin was rude and obnoxious He actually insulted partner and physically man handled me. I am a 60 year old man Not roudy. My crime was to open the door from the street as no one was there to do it. He pulled me out of the bar and when my partner laughed nervously he tild her that she was too loud. It was infuriating.

Charming old building, staff and manager tries their best. Some tasteful design choices all around, good ammenities, and locations is really central. There were several issues, and the staff tried their best to remedy, even offering a partial refund.
The building looks on parking lot, either in the back or the front. The first room we got was just above the downstairs cocktail bar. The cocktail bar is great, so no wonder cheerful patrons leave the place the whole night, preventing you from sleeping. Requested another room, which smelled like cigarettes and was also incredibly noisy thanks to an old ventillation system. There is complimentary breakfast, and the pastries and bread are good, but everything else runs out after the first 5 people. Overall I would expect much more in this price range, a good night sleep at the very last.

Location was great, the room was lovely and 90% of the staff were very friendly and helpful. Free bottles of water were a lovely bonus. The decor and ambiance of the hotel was really pleasant.
Breakfast was a little limited. Just bagels and pastries and some fruit. Could have done with some more toppings for the bagels or some extra bits and pieces. Also the water pressure in the shower was pretty paltry. And the sofa in the room wasn't particularly uncomfortable.

our room was right above the bar which is open to public. people were talking loudly until 1:00am on a Wednesday night.
