Location is fantastic. Lovely comfortable cottage.
Stairs very steep which is part of the character of the cottage but might not suit everyone.

Excellent location. TV services very good. Kitchen well-equipped (although no oven gloves).
After being told that the other two rooms were for the guests staying after us, we felt a little unwelcome. We were asked to confirm several times who was staying and we confirmed that there would be 2 adults and an infant. The literature stated we should provide our own baby equipment, which we were happy to do. However, there was no room to put a travel cot anywhere and we had been told the other beds were for the guests staying after us. So effectively, there was nowhere for my daughter to sleep. The literature says that infants carry an additional guest fee so we don’t feel this property provided value for money.

TV didn’t work. TV in the bedrooms/DVD didn’t work either.

This was ideal as we stayed here for a local festival. It has 3 bedrooms which were perfect for us as 3 friends travelling together. The location was perfect too. It was perfect for our needs.

Pretty little cottage.

Lucy the owner was very helpful on the day of arrival.
Only stayed for the one night…. Was meant to be a nice little break for me and my 2 daughters. One of the bedrooms has a boiler in it. Worst nights sleep ever-boiler constantly clicking and firing up.
Tv in that same bedroom not working properly, only a radio station to listen too. DVD player did not work either. So I could not turn this on to drown out the boiler noise.
The bathroom was not clean and we was greeted with a dirty wet cloth left in the sink.
I am sorry to moan and if you are not aware of these things, you’ll never know but it was a dreadful night sleep I could not wait for daylight so we could leave. To me not worth £290 per night. Things need addressing in that cottage to make it a pleasant stay.

Good location for accessing the local offerings. Obviously busy road but once you get used to the vehicle noises it’s ok.
Unfortunately we arrived for our check-in time in good faith but the accommodation wasn’t ready, as the housekeeper hadn’t been since the previous guests. The host did get it sorted promptly, but as the check in time was already on the later side this was inconvenient and didn’t get the stay off to a good start.

Although on the main road, the quiet. The closeness to the shops. The pleasant personal correspondence on booking.
The very limited space in the third bedroom. Lighting not really suitable for reading. [Very minor points really].

Location excellent
The Property was not clean. When we arrived the bathroom bin had not been emptied so contained the previous occupants razors. The kettle was completely full of chalk / limescale and the filter by the pourer was missing so it couldn’t be used. Other areas were full of dust eg blinds in lounge and lampshade in bedroom 2 (which was only light for room). Some things were broken eg lampshade in main bedroom, toilet seat and decorations in bathroom.

An adorable little cottage at one end of the high street, a great location for all Southwold has to offer and with a convenient free car park no more than a two minute walk away. The cottage is small, which is part of its charm, but has everything in it you could need with excellent use of space. Really nicely decorated with seaside references. Delicious fish and chips from over the road when you can't be bothered to cook or go out. Access was easy via a keysafe and there were a few essentials, bread, tea, coffee, sugar, and milk left in the cottage for new arrivals.
There was nothing that would make me not want to stay there again.

There is a bus stop outside the property so at times noisy however you are in the high street so you would expect noise.

The cottage is really small and sweet and the location is convenient for the High Street shops and cafes.
The hosts weren't very hospitable, The list of 'rules' was very long and didn't feel very welcoming. We were asked to strip the beds, etc which seemed a bit mean given the price of the accommodation. Very small details, like a lack of loo roll, added to the sense of a lack of real care. And we were charged £40 for a two hour early check-in which also seemed like a lot of money on top of quite an expensive stay.

Scary stairs but I'm probably being a wimp. I have a bad history with steep old stairs.

A cute cottage, a good use of space by the owners, and had pretty much everything you would need for the stay. Liked the addition of books and dvd's. And whilst I don't have kids, I thought it was nice they had buckets and spades for guests.
The bed was really uncomfortable, we both returned home after two nights really tired. The blinds don't keep out any light at all. This coupled with the noise from the cafe next door meant we were woken early. Plus trying to leave the property and lock up with people crowding around you whilst they queue for their sourdough was not great. People in the queue were genuinely smirking at this situation.
This would be easy to avoid by using the back door, but the door furniture has not been put on properly so you can't use the key from the outside.
The TV in the bedroom didn't work, if it wasn't there it wouldn't have bothered us, but if it is there then we'd expect it to work.
There wasn't enough toilet roll in the house to cover our stay. Feels like a basic requirement.
When we arrived I got in touch with the owner to ask about parking, her response was I have already sent this, I can send it again - making me feel like a nuisance.
The communication in advance of our stay was jumbled, not being clear if I was arriving on the Friday or Saturday or leaving on the Sunday or Monday. Repeated messages were shared about other people staying after us, so basically don't touch the other rooms and we're already thinking about the next booking - it didn't feel very welcoming.

Very cute little cottage on high street, completely central and surrounded by good venues for food. The house was very clean and well maintained, and the owner communicated very timely.
The house is a bit smaller than I thought (but probably I didn't read the description as carefully as I should have!). The stairs were quite difficult to go up and down for a person in my group due to the size.

The location is excellent and a large, free parking area nearby was great. Very clean, quaint place with character. Great for a short stay.
The double bed in the front bedroom has no center support and sags in the middle, which made it very uncomfortable with two people rolling towards the center all night. Also, only one very small roll of toilet paper was left, intentionally. It’s a trivial thing, but for the cost of the stay, we found it kind of ridiculous.

Location
Property had not been pre-heated before our arrival. Assume it had not been occupied for several weeks so the building fabric itself had not had any heat for several weeks so sucked any heat being generated straight into the masonry walls & concrete floor.
Even with the heating on full blast we had to layer up and keep our shoes on whilst watching tv in the front room.
similarly we had to sleep in our clothes to keep ourselves warm.
I’m sure it’s fine in the summer months but needs to be pre-heated before visitors during winter.

Cosy cottage in great location, close to free York Road parking behind the cottage, and straight out onto the High Street shops and cafés and sea front. Lovely stay in Southwold, good hospitality.

because of the cold weather and the heating being off before we got there meant that the place was very cold and didn’t warm up for the night that we stayed. would have been perfect if the heating had been on low for a little while before we arrived to take the chill off.

Excellent location in Southwold high street, with lots of bakeries and cafes nearby.
Good local walks.
Exceptional fresh fish from the harbour, with seafood and cockles, whelks, prawns, smoked salmon, etc.
The bathroom was slightly cramped.
Plenty of parking nearby, but it would have been great to have a dedicated parking place

Fantastic location in, just on the edge of the high street. Everything you might need for cooking a meal. Welcome pack of biscuits...
Very steep stairs so wouldn't recommend of elder visitors, children or anyone with mobility problems. Would have felt safer with an additional lock on the front door. Furniture a little tired. Lots of dusty nooks.

noisy bus stop outside, could do with a clean up, had dirty wine glasses and dirty dish washing brush had old food in it, front Venetian blind very dirty heavy dust.

The cottage was misrepresented in its description - master suite was just one medium size bedroom

No parking close by - had to park on the Common Free car parking
Noisy Road. No sea views as a fair walk to see the sea. Misleading wording in descriptions - thought it would be special but it wasn't.
*Check-in We weren't provided with the code for the key box until 4.45. Tried the number we had on the original booking for 30 minutes in the rain- then phoned the owner
* The cottage didn't live up to the descriptions.
* Photos clearly taken some years ago
* Don't know how the title Seaside can be used as it's not by the sea.
* Lots of rules & regulations - early check- extra 30 (uk pounds). Our son was going to join us ( extra 80 uk pounds) He didn't in the end. Good thing as being 6'3" space is tight. Very steep stairs ( explained on the Web site) No gate at top. One small shared shower - with one toilet roll ( no spare!)
* Front & rear of property unkempt ( appreciate rear is shared space) but could have been swept.
* Poor value - paid 440 uk pounds for 2 nights.
* Overall disappointed

Fabulous location. We'll thought out cottage which provides all needed for comfortable stay.
No fault of owners but the main bedroom was noisy early in the mornings. Would be expected from being on the main street in prime location.
