No hot water
We had no hot water during our 2 day stay. Anita knew this for a few days before we arrived given the previous guest review, yet we felt she did not take this with due diligence. A plumber supposedly came the second afternoon (we saw no sign of this, just Anita's word after we had checked out) but couldn't fix it. All we were given as compensation was a $100 refund.
On the positive side, we were allowed to check in early and the house was comfortable apart from the lack of hot water. The weather was warm, but the swamp cooler did help.

Good for a family trip to Yosemite
This property was perfect for our family visit to Yosemite. There were some hiccups with the house but Anita was very communicative and we were able to resolve things quickly. The town of Groveland was really cute but be warned that this property is set a 5-10 minute drive past the entrance to the community so read the driving instructions carefully!
Property had everything we needed including strong AC, a well-equipped kitchen, and fun game room. It was a bit outdated but met our needs and there were even nice touches due to COVID like single use toiletries in all of the bathrooms.

Great stay
We enjoyed our time in Groveland and the host was helpful in helping us enjoy the lake here in this community. I would come back again.

No hot water
The house was as listed and if you plan to utilize the lake close by this would be good for you. However we booked it because it showed it was close to Yosemite, which it’s actually over an hour. This is of course nothing to do with the property but if you plan to go to the park know it’s not close.
When we got to house after a long hot day of hiking we walked inside of the house and it was SO HOT!!! All of us started sweating. I messaged the homeowner and she said she was t going to leave the air on and it wasn’t hot when her husband left a few hours before! This is IMPOSSIBLE it was at least 100 degrees in there. Then we when to go take a shower no hot water…. It was freezing so this didn’t make everyone happy. I messaged and got no response. The next evening still no hot water! It was freezing. I was then told I was rude because I had an issue with the house being so hot. I understand not leaving the air on all the time but when your husband was there at 3pm according to her and you knew we were coming why wouldn’t you turn it on?! We would have left Saturday but because it was a holiday weekend we couldn’t find anything until Monday night.
I would definitely ask for them to please turn on air before you arrive and to make sure there is hot water.

First Yosemite Trip
We had a great time staying at the house. We did have some fall outs like our window blinds breaking and having to use our blanket as a window covering for the entire stay. The swamp cooler along with the portable AC unit did work for the heat. The owners were great with responding to our needs.

Relax
Booking was a breeze! Anita was exceptionally responsive with my tons of questions, she accommodated my early check in request and permitted my choice of TV channel (Disney+)
Anyways don’t do what we did and just type the address in your maps, read the instructions Anita provides, lol. Pine Mountain Lake is huge and the grounds are gorgeous, we came in June (102 degrees) so it was scorching. Upon entering our home address, it’s easy to miss because the house drops from the street. Entering the driveway felt like a roller coaster, it’s steep so be careful. We drove our F150 so backing out we burned a little rubber the first time after that my husband was a natural. Anyways, we arrived around 2pm and nobody had been there prior meaning no AC had been left on to cool the place down. We walked into a heat box, we immediately turned on the cooling unit and we eventually felt some relief. Such an awesome house, the kids found stairs to the game room and disappeared. I was happy with the space and so grateful for the gorgeous views. Anita provided a binder packed with visitor information which I found super helpful. I have zero complaints we all enjoyed ourselves in house and especially around the area. My only gripe is the pool table, natural wear and tear causes the pool table to tilt, where balls eventually travel to one side. Certain shots were impossible to shoot because of placement in the room. But we totally made it work and played ourselves out with the loads of entertainment provided. Once again my family had a blast!

Great house, but no Air conditioning
House was wonderful, BUT do not stay here if your expecting A/C during hot summer days , we don’t live to far from Groveland so we know it gets really hot during the summers! The listing thru the VRBO app states A/C and no where does it say “Swamp Cooler” although the owner when asked about this did provide a screenshot from I don’t know where, myself and other people we stayed with also checked & it was not in the listing. Either way the house was nice, with a swamp cooler maybe consider more than 2 fans or ceiling fans if you have 3 bedrooms and a downstairs den! There was lots of games, movies, and plenty of activities provided. Other than being miserable from the heat it was a nice place.

Had all the amenities you need to have a good time.
The host and the home was fantastic. Unfortunately, we encountered an emergency and were unable to stay the entire time.
But, we will definitely be booking with this host again in the near future.

Nice house
After a long hike at Yosemite, we arrived tired and hungry to our rental and was surprised by dog messes. I quickly texted the owner and she was great with communicating her concerns and solutions. The previous renter came back after an evacuation to gather her things and allowed her dogs to trampled mud and defecated all over the carpets. It was horrifying but you have to make lemonade out of lemons. We spent 2-3 hrs cleaning it up and Anita refunded us most of our cleaning fee.
Aside from that, everything was great! There are ample floating toys and the kitchen was well stocked for us to utilize.
We had an amazing time and would definitely consider coming back to the same house when we get the chance to.

Perfect stay!!
The owners were amazing!! Communication was easy and always quick to respond to any questions. They were flexible and great. The lake was such a quick drive it was a perfect location for our group who had 5 adults and 9 kids with various sleeping schedules. The lake temp was perfect and relaxing and a beautiful view. The house itself was big enough to accommodate everyone!! The downstairs where we had all 9 kids was so perfect. Everyone had their spot, they had their own tv to watch a show and games that kept the kids entertained while the adults were able to be upstairs. The deck view was amazing. We arrived and immediately saw deer on the property which was a good sign to start the trip. It was close to Yosemite and we had a fun day doing the jr ranger station and swimming in the creek there. The driveway as other people have stated is surprisingly steep BUT we were able to figure it out. Backing into the driveway and then it was kind of fun. If there is one thing I would say negative is this isn’t a location to take pets. We thought about bringing my dog (my baby) but glad we didn’t. Not really a place that I felt would be secure for my dog and dogs are not allowed at the lake location and even Yosemite had some restrictions on dogs. They allow a pet at this property but I would say since a pet would not be familiar with location a care would be highly recommended. Overall such a good trip. Perfect house. Had everything we wanted. Thanks for helping us have an amazing adventure and memories.

The game room was a big hit for our teens/young adults. It was a perfect hang out for them, & kept them entertained. We also enjoyed eating outside on the balcony. This house worked out perfect for our group. Thank you so much for allowing us to stay.

Great find - perfect little lake
This house was ideal for our family of 2 young boys a Grandmother and a dog. The driveway is definitely not for the faint of heart, but the house is spacious, well stocked and very comfortable. Anita was very responsive and helpful with all our little questions and we had a great stay at Pine Mountain Lake. We would definitely stay in this house again. The proximity to the nearest beach, dog park, and Yosemite was a huge plus.

Magical Place
House was very clean, sufficient room to comfortably sleep and feed 7. In a large gated community with many amenities. Located about 30 minutes from the entrance to Yosemite National Park. Good choice for all, except anyone with difficulty navigating steps.

Wonderful stay near Yosemite
We had a wonderful time at this house. Plenty of room for our nine family members, and Anita was very responsive to any questions we had. We spent most days in Yosemite (it's about a half hour drive to the entrance) and our evenings relaxing at the house.

Our family enjoyed our trip to Groveland and Yosemite
This was our first ever trip to Yosemite. We wanted to stay as close to Yosemite entrance as possible, and Groveland was just right. We were a family of 8, 2 adults and 6 teenagers. The house accommodated all of us. The downstairs was perfect, with the pool table and air hockey, the teens really enjoyed that. There were many board games to play, which we took advantage of. The house itself was not as clean as it should have been. I did contact the owner about it, and she responded immediately.
Some things were not up to par, but all in all, the house and location suited our needs. The driveway is very steep, abut intimidating, but we worked it out.
Pine mountain lake was perfect, we had a lot of fun. Kayaking, boat rental, bocce ball, volleyball, all available at the beach.
Thanks for sharing your home with us, Anita.

Great, kid friendly home!
This place was great! Had everything we needed for a nice long weekend. There is a huge game room to keep the kiddos occupied with games and movies. Beautiful view and close to everything. Woke up to 3 feet of snow and that was a nice surprise. The only tricky part was the driveway. It’s pretty steep and got icy. But as soon as the sun came out, and melted the ice, we were good to go. Other than that we had an excellent time and would love to come back in nicer weather to take advantage of the lake and maybe hike in nearby Yosemite.

Very clean, spacious, and responsive property manager/owner
The place it self was beautiful. I enjoyed waking up to see deer outside our windows. The house was very spacious and the beds were extremely comfortable! I was amazed by how clean the house was. The only down side to this place was one small thing, the parking. Its difficult to park downwards to the carport since it’s steep. Other than that we enjoyed the stay and the area. I would definitely come again.

Beautiful Home - Perfect Location!
My husband and I love to hike and stayed at this gorgeous home for a long hiking weekend. The house was very clean and had a number of extra little details that made our stay enjoyable and comfortable. There was a basket of treats on the table upon our arrival, the owners kindly supplied a good amount of information about the area, the kitchen and bathrooms were well supplied, and the beds were very comfortable. We loved sitting on the second floor deck and watching the sun set with a glass of wine at the end of the day.
If you are travelling with your family, it has plenty of space. If you are not going into Yosemite, or want to relax and enjoy the immediate area, there are board games and an air hockey / pool table on the first floor, and the house is very near a nice lake. (We almost skipped a day of hiking to play, but we'll have to do that next time). The home was very comfortable and it is an easy, short drive from Yosemite (about 45 minutes or so to the entrance and 1:15 to 1:30 to the valley depending upon traffic); it is conveniently located. It is away from the huge crowds, but close to gas stations, stores and restaurants. Perfect. There are deer all over the area, which is awesome and adds to the charm, but be careful when you are driving (the area has a lot of curvy, hilly roads, which is to be expected). Given our experience with the cabin and the owners, I would very highly recommend it if you are planning a vacation in the Yosemite area. We will definitely be back.

perfect location near many amenities
The Cabin was cozy, clean and perfect for our 3 night stay. Communication with Anita was great! Beds were comfortable and the kitchen had everything we needed. They provided games, books, pool table and more to keep the kids busy and the open layout was perfect for making dinner together and talking with friends. This cabin was close to market and restaurant. The little market in town was lovely, with good options including fresh fruit and veggies, with great pricing too. That was a pleasant surprise! Little shops in town were great. We enjoyed the property and had an awesome visit!

Very Nice House
The house is great. It was probably the cleanest rental we have had in the 8 years we have been coming to Pine Mountain Lake. The house is well stocked and set up as advertised. Very nice game room with couches and tv. The only negatives are the deck is narrow although it does wrap aground 2 sides of the house. There is also a second patio off of the game room. We couldn't however get one table for the 8 of us to eat outside. The other is the driveway into the carport is very steep and there is nowhere else to park. All in all, a very good house.

Great house with lots of kid friendly amenities!
Upon entering the house, we were welcomed with a basket of goodies! What a nice and thoughtful touch! Anita was great, very responsive, and even allowed us to check in early.
The rooms are setup really well and the bunkbeds are great for the kids. There’s plenty of sleeping room for a large group and tons of games and toys to bring to the lake. The lake is beautiful and well maintained. It was easy to travel to Yosemite for a day and generally easy to access the lake. On holidays and weekends at the lake there is a preference for parking given to locals, but there is some street parking. The driveway is very steep so it can be a little nerve wracking getting in and out of the carport.
We had a great time in Groveland at the Tip Top Lakehouse!

Nice house at a convenient location
Owners of this house was very responsive to our requests and problems got solved quickly. The house itself was under constant care and in a very good condition. There were small amenities around the house, which we didn't usually see in vacation rental properties. They showed the owners wanted to make the guests stay as comfortable as possible, instead of pinching pennies like so other owners. The location is very good when you visit Yosemite national park, short of staying inside the park. Overall, we felt just like home and had a wonderful stay.

Great for family getaway
I stayed at this lakehouse during the Memorial Day weekend and my experience was fantastic! This property is close to Big Oak Flat Entrance and there are restaurants, a grocery store, and a cafe just a mile away. If you have time for a round of golf, there is a very nice golf course within the community as well. The property is very clean, organized, and well prepped for your family fun time. Overall great communication with the owner, Anita. The instructions for the use of the rental property, and expectation for you as a renter is very clearly spelled out and easy to follow. I highly recommend this place!
