Exceptional location and everything you need.
A bit loud at night, as the room was right next to the road.

Lokalizacja, w centrum miasta. Wielkość pokoju w sam raz dla trzech osób.
Kuchnia i wejście do mieszkania.

Spacious room, nice building full of character and fabulous location
The room did not match the description. It stated a kitchenette and streaming services, which were both not true. There are no tvs in the building, and the "kitchenette" was a kettle, a few tea bags, no mugs or glasses, and no convenient plug socket to boil water anyway. Also, there was a sign in the room saying not to consume food or drink in the room!
Only 1 pillow too which was not enough

3.5
Struttura in pieno centro, accogliente e ben riscaldata. La camera di dimensioni adeguate pulita bagno ok.
Parcheggi non troppo vicini e tutti a pagamento.

The room was very comfortable and spacious: the instructions to access the guesthouse were vey clear (everything as indicated). The location of the Guesthouse is perfect in the middle of the city and the most important places to visit (and super convenient only few meters from the Bus Stop 3 where all tours and transfers pick you up !!

Posizione ottima e prezzo vantaggioso. Camera spaziosa e pulizia. Cucina con tutto il necessario al piano superiore.
Bagno piccolo e poco areato.

Location
The lighting inside the rooms, especially the bathrooms, was terrible. Our bathroom was almost dark. The light switch for my room was nowhere near the door; very difficult to navigate the room in the dark! There was only one electrical outlet in the room and it was located near the window - nowhere near the desk that was provided in the room. Only one threadbare towel was provided for showering.

Very noisy from outside

Everything, especially having a kitchen to cook in, Reykjavik is sooooo expensive 😫
Nothing

Location Location Location.. and the staff (who I never met) were amazing with accommodating our group and with information.
Our rooms were comfortable and had that 'guesthouse' feel

I liked the location
I didn't like the total lack of service and lack of attention to issued raised. I asked for a ground floor room as not good on stairs but was given a room in the top floor. Fortunately at that stage there was someone available to get it changed. I mentioned on first morning that shower door was broken but nothing done about it.

Location is good and the self checkin was described well
The reception was not occupied for the whole three days and there were no instructions or communication for checkout. We were supposed to pay during our stay which was obviously not possible since no one was there and after we left we got reported at booking.com for leaving without paying. The response to our complaint was that the owner was on holiday - really unprofessional because it should have been communicated before.
Also it was not possible to regulate the temperature of the water in the shower so you have to like really hot showers...

Clean and good location.
Rather run down and in need of TLC. Adequate but not luxurious.
3.5
Excellent location for exploring downtown Reykjavik, close to several bus stops for the tour companies, lots of restaurants and shops within walking distance.

The guesthouse is in a great location and was nice and spacious. It's a pretty bare essentials room but fine for what we needed it for.

Everything was perfect, it not my first time here
3.5
It was really nice the room and the building. All very similar to the pictures and description. The personal Darel was very nice and really friendly.
And it was quite empty, so it looks like to stay alone there, like rent a whole house

Location is great and it was clean
We couldn't lock or unlock our doors normally, only by pushing key in specific way. No one answered our calls or messages to help us with that until after we check out.
They wrote - "Pus the ke and then it lock" 🤦
Amazing level of professionalism and customer service.
Also, pillows are extremely bad.

Great location if you want to be downtown close to everything. We must have had a back room as the noise from clubs nearby didn't bother us at all.
There are no signs anywhere, so look for a yellow door near Hard Rock. We didn't see hosts at any time but that was ok. There is a kettle in room but no cups, glasses, tea/coffee, etc, so not sure why it's there. A glass for water would have been nice. Unfortunately, the room we stayed in didn't look like the advertised photos it was dated with no window, no hand towels, and no where to hang towel or store anything in bathroom. It would be good to have a lamp/light near the bed as there is only one light and the switch is on the other side of the room. The kitchen was not great, so we ate out.

The place itself is decent. My issue was water started dripping through my window/ceiling at 5am in the morning. This was A) unsanitary and B) kept me awake for hours. When I mentioned this to the owners afterwards they simply ignored me and refused any compensation.
3.5
It's well located, close to the city center and the bus stop n°3
We had a room on the first floor, giving on the road and a very bright external light while the curtains do not entirely cover the window. So it was very noisy and bright. The cost is quite expensive for the quality of the room.
3.5
The location of the Guesthouse is super central, right in front of the bus stop 3 and plenty of bars and restaurants around the corner (be aware that because of the central location is not super convenient to reach for private drivers). My room was facing the back so during the night it was rather quiet, probably the rooms facing the main road are not so much. The self checking in system worked rather well for me, the instructions sent by Floki were very clear and easy to follow!
The facility is bit old and cold use some renovation.

Bathroom were out of order and only one was working at third floor

Nothing
I reserved a room with a bathroom, upon arrival I found the names assigned to the rooms to be "last minute " and looked at each room and didn't find what I reserved, so I didn't stay because I didn't know if I would be taking someone else's room. I tried messaging the staff and got no response even the next day. This is a good location but very tired building and facilities. I wouldn't rate it above a hostel.

The location is superb, it could not be more central. Everywhere was very clean and in good maintenance condition. My room was decorated in a homely way too. At the right price this is a great property.
The description suggested the property is staffed during some of the day, which it wasn't. During an emergency where there was a small kitchen fire, the owners couldn't be reached by the contact number.
