Situated in the favoured North East coast of Corfu Koutsounada House is an elegant and contemporary property built in the Corfiot style. Nestling amongst olive trees in tranquil grounds extending to one acre it is tastefully furnished and very well equipped for both indoor and outdoor living. There is a large 6m x 12m pool, a BBQ and outdoor dining space plus other outdoor seating spaces. Just 300 metres behind the stunning white crescent of Avlaki beach this charming house will appeal to families looking for seclusion with activities for the more energetic on the doorstep. The beach is delightfully unspoilt and has two excellent tavernas (with free wireless internet access), windsurfing, dinghy sailing and boat hire; horse-riding is also available nearby. The picturesque village of Agios Stefanos is a short drive away, as is the harbour town of Kassiopi with its shops, bars and vibrant nightlife. Local supermarkets are a 5 minute drive (20 minute walk) and will deliver free of charge.

A wonderful stay at this beautiful house to celebrate my wife's milestone birthday. A week wasn't long enough!
As a family of 8, we found the house to be spacious, comfortable and well equipped. We made good use of the amazing pool and loungers.
The location is perfect for a peaceful stay. 5 minutes walk to the lovely Avlaki beach for a morning swim.
The bonus was having a great Taverna, Cavo Barbaro at the end of the lane. They looked after us very well.
We hired a car and found it essential for supermarket runs and to explore this lovely corner of Corfu.

A wonderful week in Corfu staying at Koutsounada House. The villa was very spacious for 8 of us and the location behind Avlaki beach was perfect. The outside area feels a little overgrown around the house, so we chose not to dine outside due to the number of wasps.
We spent one day by the pool which is fantastic and has plenty of very comfortable sun loungers.
The house itself is very well equipped and everything works well, although the hot water is limited.
Brilliant restaurants within walking distance such as Cavo Barbaro which is beautiful in the evening.
Hope to return next year!

This is our third two week stay at this fantastic villa and we have loved it more each time. The location is perfect with fabulous beaches and restaurants close by, including Kassiopi, which has many great places to eat and is only 10 minutes away by car. If you want to chill, this is fine too as the villa has everything you could possibly need. It is quiet with many cool places to sit outside and read, as we like to do, a well equipped kitchen, a barbecue, table tennis and air conditioning throughout. We thoroughly recommend this villa, we will be back and if we could give it a 6 out of 5 we would 😎

Our third visit to this wonderful villa on Avlaki bay. Everything was as good as previous visits which will ensure we come back many more times. Our grownup family for the first week and friends for the second is a winning combination. We visited our usual restaurants (Cavo barbera, Thomas’s, Nikolas, Kochili, and our brand new favourite, Kima in Kassiopi).

My wife and I stayed in the villa with our two girls (3 & 5) and family friends (2 further adults + 2 kids under 4). We found the villa to be comfortable, spacious, spotlessly clean and well equipped (especially the kitchen Vs other rentals we have experienced). The villa is quietly situated back from a nice beach, with two decent tavernas in walking distance. For shops, Kassiopi town and further restaurants, a car is certainly required but the drive is easy (5-10 mins). We discovered numerous lovely beaches in the area (some with parking and some requiring a hike to reach). The villa’s pool looked great but was too chilly to use in mid October (even though the outside temp was a lovely 25C). The sea meanwhile was delightful. The northeast is rustic, quiet and unspoilt by tourism and this villa made a great base for 2 families with young kids. Also really appreciated easy communication with the villa manager and 2 visits from the cleaner midweek to clean / change beds / change towels. Many thanks.

We stayed at Koutsounada House 10 years ago and everything was just as we remembered-only better. The addition of the ping pong table went down especially well with the young people!
Communication from the owner and housekeeper was excellent, as before. Plenty of space for the 7 of us, and never a problem finding a quiet shady spot to read.
In summary, Koutsounada is clean, spacious, comfortable and in an ideal spot -walking distance to the beach but nice and quiet back at the house!

We have just returned from our 2nd 2 week holiday in this exceptional villa and like the first visit, we discussed options to return whilst we were still there as we all loved it so much. We have already made an enquiry and plan to book this property for July 2023.
The property is exceptional in every respect and it is only a five minute walk from Avlaki breach and an excellent taverna. It is also ideally placed to explore the wonderful north east coast of Corfu, including the many restaurants in Kassiopi, only a short drive away.
If you decide relaxation is for you, then there is an excellent pool at the villa, a lovely open plan living area, every cooking implement you could possibly need etc. The property is also spotlessly clean.
In summary, book this villa, but please wait until we have secured our spot!

A very relaxing place to have a holiday. Very close to one of the nicest beaches, and the best taverna at the end the lane. The house is just lovely, great location, private, well designed, very comfortable with lots of shady garden areas and a fantastic pool. We had a veryrelaxing and enjoyable week and will definitely be back. Thank you for letting us stay.

Excellent Villa in a Quiet Location
Excellent accommodation if you want a top quality villa in a quiet location. The 2 restaurants / tavernas next to the beach and 5 minutes stroll away are both excellent. If you have a car then this a great base from which to visit Northern Corfu but it is also fine to just kick back with friends.

Party of eight , we all loved the pool, table tennis and house games. The house has ac which is essential in summer. The barbecue and outdoor dining area are great. The location is perfect with a short walk to Avlaki beach being a huge bonus. Taxi to kassiopi or Agni around €10 . We hired a boat for two days right from the beach which we highly recommend All in all a fab stay, thank you x

Another glorious holiday
We returned to this wonderful villa after a gap of 4 years. It was like coming home to an old friend. All every bit as good as my last review (see review posted June 2018) I forgot how lovely the pool was and the proximity of the sea and the fabulous Cavo Barbaro (taverna at the end of the drive)
We had friends and family staying and the days slipped by seamlessly. Even the excitement of a biblical storm and a 6 hour power cut did not diminish our enjoyment.
Also highly recommend Kochili taverna in Stefano- which we visited several times.

wonderful holiday
This is such a brilliant place to be based for exploring this amazing island. The house has every home comfort, we even had a log fire to keep warm in the evening. The pool and garden are a delight. The property is cared for so well and attention is geared to making the guests stay perfect. We wanted for nothing. Its in a beautiful location, coming down each morning from the house to the view out over the bay is breathtaking. We particularly recommend checking out the walks that are written about in a booklet in the house, stunning scenery off the beaten track. Thanks for a lovely holiday.

Perfect family stay
This is a beautiful house and suited us - 6 adults - perfectly, though would work well for up to eight. We loved the pool and various spaces to sit outside, to eat, read or sunbathe, and made good use of the table-tennis and bbq. Perfectly situated for peace and calm, but an easy stroll to the beach for swimming, boat hire and excellent taverna.

Fabulous villa in fantastic location
We are a family of five (21, 19, 14 and the parents!) who stayed in Koutsounada for two weeks from 7 August 2021 to 21 August 2021.
The villa is fabulous, having the benefit of being quiet but close to a wonderful beach and two tavernas. The property also benefits from easy access to Kassiopi, the spectacular scenery and all the other attractions of North West Corfu. If you want to hire a boat, as we did, you can do this within five minutes walk from your front door.
The property is exceptionally clean and has everything you could possibly want for a family holiday. The outside space is fantastic with multiple shady areas, a nice garden, a lovely big pool and table tennis for the energetic.
Inside the downstairs area benefits from a high roof and open plan layout with many doors, which is ideal for a hot summer in Greece. There are four good sized bedrooms, all with en-suite bathrooms or their own bathroom and air conditioning for the warmer nights. The whole place is tastefully decorated and furnished to an exceptionally high standard with a large fridge freezer and plenty of cups, glasses etc. along with a great barbecue and anything you could possibly need for a night eating in.
The owners could not have been more helpful with the booking process and were particularly understanding with the COVID situation, giving us on the ground information before we arrived. The local management team were really helpful and made us very welcome and the cleaners also did a superb job.
We decided to book again before the end of our second week and it therefore goes without saying that we would have no hesitation in recommending this property, it is superb and 5/5 in every respect!

Avlaki is a beautiful verdant bay and Cavo Barbero was a charming taverna.Natushka was very easy to communicate with and we also thank her for posting back my daughter’s bikini which was left behind.Patricia responded very quickly and was very flexible with us given Co-vid travel restrictions to Greece at the time. She even bought the house an espresso machine to fix my caffeine cravings. Thank you.Some points to consider:I would not describe the villa as a luxury villa - The house is in need of a lick of paint and some general maintenance; rusty dishwasher, timer broken on oven and various chips here and there etc.No black out blinds in the master bedroom, only shutters. All windows have mosquito nets which is great.WiFi is slow unfortunately.The house is clean but not ‘professionally’ cleaned; we arrived to find an Ant’s nest in the kitchen and a few giant grass hoppers in two of the bedrooms. Plenty of clean bedding and towels provided.To quote Downton Abbey’s Dowager Countess, ‘The problem with nature is there’s so much of it.’ We were fastidious with door and window closing but still found lizards, centipedes, grass hoppers and tree frogs in the house. I’m all for releasing my inner Gerald Durrell but found the 20-30 wasps around the swimming pool all day not conducive to relaxing. Eating outside was stressful and a couple of times we had to abandon eating outside as the wasps’ resolve was greater than ours. Please note the road to Avlaki Bay is a rocky and unlit road, fine for adults but do bear in mind if travelling with very young children or elderly relatives.We enjoyed our time as a family at Koutsounada and clearly it suits the needs of the owners, however at this price point it would benefit from an improved level of general maintenance and upkeep to meet the expectations of paying guests too.

Lovely villa, perfect location
Perfect location - secluded spot just 3 minutes walk from the beach and very welcoming tavernas. Yianni and Natushka were friendly, hospitable and very responsive. Our two boys loved the pool, the table tennis table and the PS2. And the fact they didn't have to share a room. Loved it, seriously considering re-booking and bringing a granny next time!

Great location for relaxing get away
We had a great time in this villa.
It is a lovely, stylish house with an excellent pool and large garden.
Overall, a very relaxing place to be and in a good location to access local attractions/beaches.
The facilities and equipment in the villa are very good.
Being close to the beach is food for children. The gardens are flat, so safe for young kids with no big drops / steps (unlike many nearby villas) but people with young kids should note the pool is not fenced/gated (this is not commonly done in Corfu).
We had helpful visits from Yannis, the housekeeper's husband.

Koutsounada Villa is outstanding
The villa has everything one needs for a wonderful relaxing holiday. The interior is so specious and luxurious with good sized living area, and lovely bedrooms with fresh linen and modern bathrooms . The grounds and pool are secluded and well kept. The housekeeper and her husband are always on call and very helpful. It suited all ages from 16 yrs to 75+.... we all had our separate areas for sitting out. Wonderful holiday for us all.... we will be returning !

Beautiful Koutsounada House
We had an amazing time at Koutsounada House, everything from booking to arrival was smooth. The photos do not do it justice, it's larger and more beautiful. I could not fault a thing, the pool area is so secluded, surrounded by olive trees, all the bedrooms, facilities, outside space are just perfect for a large family. The local Taverna is within a five minute walk, and it's very good, great food and hospitality. The beach is quiet , with an inviting crystal blue sea . We hired local boats from Avlaki Boats and had a great time exploring the coast . Beautiful home in the most beautiful corner of Corfu
Koutsounada House is absolutely lovely. The tasteful and restrained decor is elegant, casual and comfortable. The house is very well equipped and oriented toward a beautiful swimming pool set between old olive trees. While it is not right on the ocean, the beautiful cove and tavernas are only a 3 minute walk. We very much enjoyed the quiet retreat after a day of sight seeing. We would definitely return and recommend it to friends.

A relaxing retreat close to the sea
My family and I went to Koutsounada in September. We had been attracted to the house by the photographs that showed a well-maintained house, lush gardens, and a beautiful pool. The reality more than lived up to our expectations. The beds were very comfortable, the towels were a good size, the kitchen was well equipped (super for those who, unlike me, want to cook) and there were lots of homely touches (the ping pong table went down very well with the younger members of our party). What clinched the house for me was its closeness to the sea. I walked down to the beach two or three times a day to swim, and loved hearing the sea at night. We had a wonderful holiday, would happily return, and would recommend the house to others.

Reasonable property
Our overriding impression of the villa was that it is in quite a rural location and this means that you need to be relaxed about the number of bugs and creepy crawlies that populate Corfu (especially in late summer). This is particularly the case because the villa is located amongst a number of olive trees. We found that we could not really relax by the pool due to the number of wasps and hornets. No doubt worse because it was August. The pool itself is a nice size but it is not heated. Even in 35 degree weather the water remains pretty cold - worth noting if you have young kids. We noticed that there were a number of snake deterrents around the garden, which meant that the garden did not feel particularly inviting, other than the area immediately around the house. Inside we found lizards and large centipedes running up and down the walls from behind the skirting boards and architraves, which was a little disconcerting for the kids. The property is in reasonable condition - it is not a luxury villa but it is fairly well-appointed. Some things could do with an upgrade as they are looking a bit tatty. By way of example, the dishwasher trays were rusty and the plastic seals around some of the shower doors were mouldy. The villa was reasonably clean (and was cleaned twice during the week) although we felt that it could probably do with a deeper clean. We also had not appreciated that you cannot flush lavatory paper down the loo at the villa (it has to be put in a small plastic bin). The fact that the bins are not changed daily and there is no outside dustbin (as well as a general issue with rubbish collection on the island at the time we were there) is not ideal. However, both the owner and the lady who manages the property were helpful and nice to deal with.

Beautiful Villa in a great location
We loved the villa and the pool was beautiful. The villa is just a short walk to Avlaki beach and a great Taverna. The villa was extremely well equipped and very comfortable. The managers were very attentive and it was kept really clean for the entirety of our stay. The area is beautiful with lots of towns to explore either by car or even better by boat.

Superb villa in a perfect location.
We stayed as an extended family and enjoyed every minute of our weeks stay at Kousounada. The villa is very well equipped, maintained to a high standard and exceeded all our expectations. We all enjoyed the pool, especially the grandchildren who spent every available minute in it. If you want to escape the sun there is some lovely shaded seating area's where you can sit and relax. It is such a peaceful place, yet within a few minutes walk to the lovely Avlaki beach with crystal clear water. We loved Cavo Barbaro and were frequent and very happy customers. We loved it so much we intend to return.

Glorious June at Koutsounada
We have just spent 4 idyllic weeks at Avlaki beach in this wonderful property. The first week with our grown up family and the rest with a series of friends to celebrate a major birthday. The villa is perfect. Comfortable spacious rooms, well equipped kitchen, magnificent pool and beautiful secluded mature gardens. The ping pong table is an inspired accessory and I reckon our boys were on it 5 hours a day! The beach is 5 minutes away and a daily swim (coast to coast - across the bay and back) followed by a cappuccino and fresh orange juice at the taverna became the daily challenge. The days drifted by in a sunny (and slightly alcoholic) haze. Cavo Barbaro became our favourite eating spot including a weekly moussaka which they cooked for us to take back to the villa and welcome the arriving guests. We walked (and got lost) to San Stefano, we water taxied to Agni and Glyfa tavernas. Yannis supermarket was superb (their yoghurt and hummus was a firm favourite as was his own red and white wine, Garnelli - we drank nothing else). We hired boats from Stefano boats (and the lovely Leonora). Our favourite fish restaurant was Imerolia in Kassiopi. We even found time on a rare grey day to drive to Old Perithia - a preserved ancient village in the hills. We managed to watch the rugby and the football at Damianos in Stefano - a comfortable sports bar.
But the star of the show was Koutsounada House. I will long remember leisurely lunches and dinners under the pergola and BBQs with fresh meat ordered from Yannis. All efficiently looked after by Natushka and Yianni and the brilliant cleaners.
Thank you all for giving us such a memorable month.

Wonderful Villa in an ideal location
Had a wonderful time at Koutsounada. The villa is well equipped and in a good location with Avlaki beach and tavernas very close.. Good size pool and plenty of outside seating. Enjoyed a game or two of table tennis and made use of the bbq.. Would love to come back again.
