About this farm stay rental
New Yatt Farm is a beautifully renovated Grade II listed farmhouse set in 8 acres of garden and paddocks. It is the perfect place from which to explore the rolling Cotswold countryside whilst still being close to the market towns of Witney, Woodstock and the City of Oxford. The farm has plenty of space with 7 bedrooms, 5 bathrooms, 3 reception rooms and a superb Johnny Grey designed kitchen. It is the ideal setting, for a special holiday or important occasion, to enjoy time with friends and family.

New Yatt is a small village situated 2 miles from the bustling market town of Witney. Woodstock and Blenheim Palace are 7 miles away and the 'city of dreaming spires' Oxford 12 miles.
Accommodation
The farm can comfortably sleep 16 guests in the 7 well equipped bedrooms. The property is arranged over 3 floors with most rooms having superb views over the surrounding countryside. Prices quoted are for up to 16 guests. If you have extra guests please enquire.

New Yatt Farm is surrounded by it own land. There are lawned areas on 3 sides suitable for all sorts of games. We have croquet, badminton, Jenga and a table tennis table which is situated in one of the outbuildings.

Or have lunch at the Cherwell Boathouse before taking a leisurely punt down the river taking in the University sights.Perhaps later taking a walking tour of Oxford visiting Christ Church and its Great Hall, inspiration for Hogwarts Hall of Harry Potter fame.

Day 2 Cotswold Wildlife Park. 260 different species of animals to see and set in over 260 acres of parkland. Our kids favourite bit is the trip on the narrow gauge railway.
Day 3 Antiques hunt in Stow on the Wold and Moreton in Marsh. Perhaps 2 of the best known Cotswolds towns.
Day 4 Woodstock and a visit to Blenheim Palace. Lunch at the Kings Arms one of the Top Ten Pubs in the Good Pub Guide 2014
Day 5 Crocodiles of the World followed by a visit to Cogges Manor Farm and possibly a paddle in the pool at the Leys if there is time left.
Day 6 Bourton on the Water another beautiful Cotswold town with the added attraction of Birdland and maybe a visit to the motor musuem
Day7 If its fine a trip to Chipping Norton , a swim in the open air pool and a visit to Fairy Tale farm.
We could go on... a trip to Burford and its beautiful shops, Bicester Outlet store to grab a bargain, Chipping Camden for more antiques , golf ( 5 courses within 10 miles) sailing at Farmoor, shooting, horse riding... the list is endless.
For the foodies
There are plenty of great places to eat and drink in the area.
The Good Pub Guide 2014 lists The Royal Oak in Ramsden (2m) and also mentions The Angel, The Fleece and The Horseshoes , all in Witney (2.5m). We can recommend them all.
If you like your ale then Camra encourages you to visit The Eagle Tavern and The New Inn in Witney. The local beers including Hobgoblin and Black Wych are brewed at the Wychwood Brewary (2m)- pre book your tour and don't plan to drive afterwards.
For the ultimate eating experience a bit further a field (21m) but worth the trip is Le Manoir Aux Quat' Saisons- book well in advance and unless your surname is Abramovich go for lunch.

What a super house! It is quirky, large, super comfortable and with excellent facilities. It manages to bridge the divide between a holiday house and a home, so we were able to spend the week pretending it was ours!

This property far exceeded my expectations and those of our friends. The pictures don’t do it justice! Every tg I got was spotless and we were treated to lovely White Company toiletries and towels,wonderful beds and linens and superb bathrooms. The welcome hamper is wonderfully posh and had some lovely local produce and was very welcome.
The house is surrounded by beautiful countryside and it was lovely to sit outside with the fire pit and the hot tub ( very nice indeed)
Communication with Alan was really good and he was very accommodating nothing was too much trouble. If you are wanting to celebrate a special birthday or anniversary or just have a glorious weeks holiday then look no further

Fabulous, really welcoming and a perfect house for 10 adults, 5 children and 3 dogs! Lots of room and excellent facilities, it would be perfect any time of year but art Christmas it was really cosy. We will be back!

Super cosy and welcoming
We where there for our daughters graduation and we felt so relaxed in this house.
Even if you are many, you can have your own space in the house.
The beds where really good to sleep in.
We used the fire pit outside and it was so nice in the dark to just talk and grill marshmallows.
It was very clean and tidy.
Plenty of pots and pans.
And all kitchen appliances.
Super big refrigerator that can handle food for everyone.
The kids were also enjoying the stay with movies, ping pong and billiard.
Area is good for an relaxing or exercise walk, run.
Good pressure in the showers.
Purified water tank for use in kitchen.

We chose New Yatt Farm to celebrate my 70th birthday with 9 adults and 7 grandchildren. The venue was outstanding in so many ways. There was lots of space, fantastic facilities with something for everyone. The rooms were all well equipped and comfortable and we all thoroughly enjoyed our stay - thank you!

We stayed at New Yatt Farm over NYE and had a wonderful time catching up with friends. We were a group of 6 couples and 8 young kids and the house was perfect for us.
Alan and Catherine are great hosts, providing us with really helpful tips and information prior to us arriving, and we were then greeted by freshly baked goodies on arrival - such a lovely touch!
The house is spacious with a great kitchen/dining area with sofa and TV, perfect for socialising, while the kids were very happy in the other living area playing (also equipped with another TV for them). The kitchen is well stocked for large group catering, with two dishwashers and a huge fridge which was ideal.
They have renovated the house really nicely, beds were comfy, and the house has a nice homely feel to it. The gardens were great for the kids to run around in, and we enjoyed the country walks in the area too. Location is good for Blenheim Palace and the Cotswolds Wildlife Park which are two great family days out that we experienced.
All in all I would highly recommend it, and hope that we have the opportunity to stay there again in the future!

Beautiful house perfect for a family gathering
We used the house for a family gathering in winter. It was spotlessly clean, very well equipped (non of that having to wash a mug everytime you want a drink). The layout was great for us to separate into different rooms, teenagers on the pool table, card game in the kitchen lounge, music in the lounge etc. Bedrooms were fantastic. We didn't use the outside (freezing rain for our weekend), but plenty of logs for the real fires and underfloor heating which we all appreciated. A fantastic weekend was had by all.

Fantastic holiday home
Great few day at New Yatt farm... 4 families ( 14 of us) ... brilliant house with everything you can think of... the kids and teens enjoyed the facilities including Pool table, table tennis and table football... the kitchen is immaculate and we all enjoyed having lovely’s breakfasts and dinners there ... luxury 4 double bed rooms... we lovers the white company toiliteris .... Alllan and Caroline were very helpful... they kindly sent us a lovely chocolate cake ... we all fell in love with the house immediately as we walked in

This large property is spacious, well furnished with comfortable furniture and excellent white goods
We had a great time. There was room for us to gather round the table for meals, and plenty of smaller areas to read, chat, play games. The pool, table football and table tennis were a great hit. Looking out of the windows at the back of the house we often saw deer and owls.
The older children loved playing in the field and gardens. The younger ones enjoyed the Wendy house and enclosed gardens.
We also had walks from the property and were soon identified as coming from New Yatt when we all appeared at the pub one afternoon.

We rented for Thanksgiving week. Huge chef's kitchen was built for entertaining. Plenty of room to serve 12 seated or more Dirting room w massive W/B fireplace. Bedrooms v comfortable. Enough baths. Housed 8 v comfortably w room for more. Owner was v attentive, responsive and accommodating. Great walks on dedicated footpaths thru farms and villages. Convenient to Witney. Royal Oak Ramsden pub 2 mi away was spectacular. One of best country pubs in UK. All grocers delivered (M&S, Waitrose, Sainsbury's). V easy to shop on-line with one-day delivery. Relaxing and charming. 13 mi from Oxford, but takes 45 mins w/o traffic. More during morning rush. Bring Wellies or sturdy shoes that don't mind mud. All-in a great venue for family gathering or couples weekend. Less suitable for small children. More to do for grown ups and teens. We would love to go back.

MORE THAN WE EXPECTED
We arrived at New Yatt Farm with high expectations going by the reviews and the website, when we arrived we were amazed, what a wonderful venue, ideal for our requirements for a family gathering to celebrate our Diamond wedding anniversary.
The farm has been fitted out with the finest furnishings and the kitchen with every possible requirement you are likely to need, also an excellent pool table together with other items to keep oneself occupied. Overall a wonderful place in a idyllic position for peace and quiet.

Another amazing weekend at the beautiful New Yatt farm!!
I took the whole family to New Yatt for my 60th birthday having stayed previously with friends - we had such a wonderful time!! The house is stunning and perfect for large parties of all age groups- it can cater for small babies up to the very elderly in style!! Everyone had such a lovely time, made all the better by the care and attention the owners, Alan and Caroline, pay to the property and their guests. We shall certainly be looking to book again soon - thank you for making my very big birthday very special

Charming and characterful
We had a family weekend to celebrate Grandpa's 80th birthday - 17 of us (from 80 down to 15) plus a well behaved black lab. The house had everything we needed, including table tennis balls! The ground floor is brilliantly set up with areas for reading, playing pool, watching the big screen TV and just sitting plus a large patio with umbrellas and comfortable chairs. The kitchen is open plan with the dining area and had everything you could possibly need. Upstairs, all the bedrooms were well appointed and very comfortable. And the house is surrounded by beautiful countryside. We did have brilliant sunny weather with not a hint of April showers and we all felt that it could not have been better. We had wondered if all the descriptions on the website could be true - the answer is that they are!

Our weekend at the New Yatt farmhouse was perfect in every way. The house is stunning and everything was prepared for our stay down to the finest detail.
Alan and Caroline were extremely welcoming and very helpful in providing us tips about the house and local area in advance. I can't recommend this place highly enough. We're already looking ahead to the next time!

Very impressive such a fantastic house and grounds.
We had 22 people coming and going over the weekend ranging from a 21month old to a 79yr old and the house was perfect for us with different lounges for everyone's different needs.
The kitchen is a great space for us all to eat and catch up on the large sofa area even for the cooks to have us all around.
The middle lounge I set up the Wii for the young ones and the Pool table lounge area was enjoyed by some for a late night log fire.
The bedrooms were also great all with hairdryers and great views of the grounds. And lovely comfy beds.
Bathrooms were stocked with The White Company smellies meaning you don't need to bring your own.
There were enough towels for everyone and great having rubber shower and towel mats.
We saw Alan and his wife a couple of times and what a lovely couple happy to help wherever they can.
We went for a lovely round walk in the sunshine and even ended up having a penalty shootout in the garden. The little girls loved the play house out there and the big boys the football goals.
This is the best house we have stayed in for everything you have available in from a cake stand to tin foil or even a fresh Blenheim water machine.
Not one of us had a complaint and we would definitely be back I'm sure.

Also worked very well with a local catering company that organised a fabulous evening meal and a Saturday morning brunch. I don't think you will be disappointed.

Wonderful!
We have recently returned from a wonderful stay at New Yatt Farm. There was a family group of eleven of us staying for the week as a celebration for my 70th birthday.
We could not have found anywhere better! The house is truly beautiful; it is very spacious and extremely well furnished and equipped. It has spacious grounds surrounding it and we enjoyed being able to eat outside around the large table on the patio. We also enjoyed sitting around the fire pit in the evenings, glass of wine in hand.
The five grandchildren were kept very well occupied with all the pastimes on offer, particularly the table tennis and snooker. They loved it!
Also, there were pleasant walks directly from the property.
Alan and Caroline were extremely helpful both before and during our stay.
We would recommend New Yatt Farm without hesitation.

My Grandson described this as an 'off the grid' STUNNING holiday home!
This house is a rare mixture of Characterful and Convenient. The kitchen is out of this world and the lucky pair in the ground floor bedroom loved the wet room. The pit fire was an unusual but welcome facility and the croquet an unexpected hit with everyone (we were very lucky with the weather). We started a table football tournament but didn't finish it as there was so much else to do!
Though it seems to be in the middle of nowhere shops pubs and restaurants are easily reached. There are also several good walks and early mornings runs straight from the door. This was our first family holiday without a pool and we did wonder whether we miss it but we needn't have worried.
Every single one of the eleven people thoroughly enjoyed the holiday home and all it had to offer.
Witney is a lovely little town and the Plough at Finstock is very good at coping with large parties.
