Located in Rehoboth Beach DE, Rosewood Beach House is about an 8 to 10-minute drive to Rehoboth Beach with no need to get on Route 1 to reach the ocean - just take the underpass and then Church Street. The house is located in a quiet neighborhood in Bay Vista steps from a peaceful canal. Less than 5 minutes to Fresh Market, Blue Coast and Jungle Jim's, restaurants and outlet shopping! Two Rehoboth Beach parking passes provided to guests for use during stay.
The beach house has 5 well-appointed bedrooms and sleeps 12 with 3.5 baths with bedding and bath towels/washcloths provided. There is a living room, an indoor beach relaxation room, a large kitchen and bar island, a yoga deck, a screened deck and a backyard with a grill and fire table. The kitchen is fully stocked will all you need to prepare meals and includes a coffee maker, toaster and microwave. There are 3 TVs and Alexa for your enjoyment. Onsite parking for 4 cars.

I stayed in this beach house with 8 other people for a total of 9, and it was a good amount of space for the 9 of us. The property was clean and we appreciated that there were enough bath towels and even beach towels available for use.
Kim communicated consistently with me via online VRBO messages and we did not have any problems with checking in or following her instructions. Kim also provided us with 2 parking passes for Rehobeth beach, which worked well for our party size since all 9 of us were able to fit in 2 cars when we drove to the beach. We had 4 cars in total so all 4 of us were able to fit on the driveway, but it may be difficult for parties that bring more than 4 cars.
The only thing was that the basement bathroom was kind of strange because the toilet and sink were in one location, and then just the shower itself was oddly in the middle of the basement. My friends who lived in the basement also said that it was a bit too cold at night.
Overall, this was one of the better VRBOs that I stayed at and I appreciate the extra touches of beach towels and 2 guest parking passes. I also liked that the bathrooms were stocked with soap and toilet paper so the only amenities people needed to bring were shampoo/conditioner.

Beautiful house with grill and lovely screened in porch. The only drawback to the house is that you have to drive to the beach, which is in the listing. We were very comfortable and enjoyed cooking together in the kitchen and lounging in the communal areas!

Kim is a great host. Her house was beautifully decorated, very cozy and charming, perfect stay for our wedding week for our daughter's wedding. There was so much room to get ready, hair, make-up. The neighborhood is very quite and I think the neighbors prefer it to stay that way so no wild parties, parking or late nights, which was perfect for us. The house is spacious but at the same time intimate. Thank you Kim, we really enjoyed our stay!!

Beautiful spacious house for our Girls' reunion weekend
We stayed here for the Rehoboth Half marathon weekend. It was a 25 year college reunion for the 6 of us girls. The house was amazing and perfect for our stay. The owner Kim was very communicative and informative about the property. VERY easy check in on the morning of as was the check out on Sunday. Kim's house is beautifully decorated and it is sparkling clean just as the description implies. Being in this house really topped our weekend off. It was an easy ride to the center of town where the marathon's start and finish was. Thank you Kim for allowing us to stay in your amazing home. We had the best time. And if there are any runners out there consider the half or full marathon in Rehoboth next year. One of the best races out there...and the post party was a blast!!!

We have been coming to Rehoboth for years now, and have stayed in some really great places for the money, and some places that have over-promised and under-delivered....my standards will certainly be different than others.
If I could, I would rate the property itself at 3.5 stars. Kim, the owner was absolutely fantastic....5 stars for her responsiveness, the ease of check-in, etc. Also 5 stars for the quiet location, and ease of getting to the beach. As for the property itself, it certainly had some charm, however there were a few things that gave us pause:
1. The building interior could do with a refresh at the end of this season - the wear-and-tear of renters showed in the furniture as well as some of the fixtures. Some of the surfaces (fuzzy pillows, blankets, etc.) were not practical for a rental as there is no way to sufficiently clean them.
2. The mattresses in the upstairs bedrooms (with the exception of the master) were not supportive. My mother had to go out and purchase a mattress topper to try and alleviate her difficult time sleeping.
3. The basement shower was functional, however the layout was awkward with the shower out in the open of the basement.
4. The master bedroom lacked any dressers and nightstands. The walk-in closet was huge, however we would have appreciated bedroom furniture.
5. The house is advertised as a 6-bedroom house, with 2 bedrooms in the basement, 2 average size bedrooms on the upper level, and one giant master-suite containing an additional space within it, which was converted to a bedroom (2 twin daybeds) and separated with a curtain. Our two small children (5 and 2) slept in that room all week and the lack of a physical door and wall separating the rooms was very problematic for us. In all reality, this is a 5 bedroom house including a gigantic master suite. If you can get by with having the kids share a bed in one of the other rooms, go that route. We did not have the luxury of being able to do that and we slept terribly all week.
The value for how much it cost just wasn't there for us this year. Bookings were pretty full due to demand, and prices increased across the board. This place was almost $1,500 more than what we usually pay for a similarly-sized home. For the money we expected a bit more.
We still enjoyed our vacation, and were glad to have a big house to stay in, which Kim graciously provided for us. Thank you for the week that you shared your home with us.

Nice house, bad neighbors
The house was excellent, we had a group of 10 adults and we had space for everyone. The only issues I really had was that by tht policy of the owner we were not allowed to smoke on the property so when someone had to smoke, they had to take it out to the street to do so. This caused a the next door neighbors to be upset and the call one of the guest a racial slur.

Perfect weekend getaway
This was the perfect place to spend a few days away outside our normal pandemic routines. The house was beautiful and clean and big, so it felt like a true vacation. Close enough to Rehoboth Beach to easily access but not so close that you felt surrounded by people. Highly recommend and would stay again!

Top notch home in Rehoboth - perfect for a weekend or more
We had a fantastic time at Kim's place in Rehoboth. The house is in perfect shape and it is extremely well maintained. We loved the kitchen and the open seating area - lots of evening gathering there. So many great options for enjoying the outdoors too - including the screened in back patio, the deck, and the front porch with rockers. The beds were comfortable and spacious - and the master bedroom was truly a suite unto its own. Instructions were clear and straightforward for check in/out and things like A/C and wifi. We had great owner-renter communication throughout - very fast and friendly The location is more of a drive than a walk to the beach, but its a quick drive and the parking passes included with the house make it easy. Would absolutely come back - only wish we could have stayed longer this time!

Lovely home - great location
We enjoyed our stay here immensely! The owner was extremely responsive to a minor concern of ours and it was fixed within 30 minutes. The housekeeper stopped by and left us more towels! The location is great - 2.5 miles to the beach and in a quiet neighborhood just a quick walk to the bay. I would highly recommend this home and we will be staying here again!

Impressed! More amazing than it looks! everything is new and upgraded, warm and cozy. Very clean. Kim was great at communicating and made it very easy! Beautiful Beach Cottage!
We rented this house for a group of 8 adults and we were very pleased with the rental. The house clearly has been redone and was exactly as described in the ad. Kitchen has everything you need, linens and towels were available, and laundry machines are accessible. The outdoor space was great! We were able to grill and sit on the screened in porch even in bad weather. All of the beds were super comfortable and felt new which was nice.
Parking passes for Rehoboth were included with the house which is also convenient if you want to go to the beach. It’s about 1 mile walk, so driving is likely easier.
Kim was very responsive and easy to work with. Would highly recommend this property for your vacation!
