About this bed and breakfast
The perfect couples retreat! Location, Location, Location! Park your car and grab your walking shoes to explore one of the true hidden gems and last bastions of the Old South. You will be staying on the prettiest historic waterfront street in Edenton , surrounded by charming shops, restaurants, art galleries and historical sites. Step out your front door and toss a fishing pole in the Bay, take a stroll over the charming wooden bridge towards Hayes Plantation, launch your own kayak or rent one from the town just down the street then after enjoy a picnic on the lush historic Green in front of our magnificent courthouse.
It's all just steps from your door. Perhaps you just want to relax or explore the rich history that Edenton is famous for. Whatever you choose to do, Burch House is the ideal historic waterfront location.
You are very welcome to also enjoy the view from the front porch of the main house as sailboats glide across the Albemarle Sound and perhaps take a stroll in the park just across the street. In a place where porch sitting is an art, indeed often in the evenings as the Sun gently sets over the water you can see how special this incredible and rare place is. Being protected and shielded from the modern world in many ways, the essence of small town living and being one of the true historical destinations where the very ideals of America were born before the Revolution and set into motion by Penelope Barker herself, still hangs in the sweet Southern air along with the Magnolia blossoms and Jasmine. My friends, you absolutely will feel what it really must have felt like hundreds of years ago when this house was built while sitting in our rocking chairs looking out upon the day and into the fire fly lit up evenings and can easily imagine a time that is truly now, Gone with the Wind. ( yes we borrowed that from Margret Mitchell)
In addition to the main house front porch views, also prepare to be dazzled by the blooms planted on the property as you sit on your private courtyard patio. Relax to the cascading drops from the water fountain just outside your door. In the morning you may want to sip coffee to the sounds of the many birds that call our lovely yard home.
Evening brings gas lanterns to light your way through the courtyard leading to your completely remodeled and comfortable home away from home. Inside you will snuggle by the fireplace and enjoy the water view from your king bed suite peering down the driveway. The kitchenette provides a small fridge, sink, dishes and coffee bar. There is no stove for cooking full meals, however we do provide a microwave for warming up the leftovers from some of our terrific restaurants in town or a nice bowl of soup. Laundry facilities are located at The Wash House Laundromat here in town for longer stays.
The Carriage House gets its name from when the Carriage and horses of the homeowners would be housed before cars. So we want you to know that the bathroom is quaint and has all modern amenities. However, the plumbing is quite old like everything else in the historic district, though luckily not what was here in 1775. We ask you be patient with the toilet flushing which is a bit slower than more modern homes and flush it twice if needed. Indeed we are not as quick as the Holiday Inn but nothing is that was built over two centuries ago is. I am sure you will have not issues with it. Just a heads up.
Interior designer, David Stevenson has created an incredibly homey yet stylish environment by brilliantly combining new and antique furnishings and decor, all with a nod to our coastal location.
You will find the downstairs living room to be a happy and fun place to unwind with a cheerful aqua sofa, antique secretary, crystal chandelier and overstuffed swivel rockers. Not to mention the custom made fireplace, window treatments, and the garden view, soft hues exude tranquility and restfulness in the upstairs king bed suite.
Lush monogrammed robes, fine linens and even candles are provided for your comfort and relaxation. Extras such as flowers, chilled Champagne and favorite treats can be provided upon request. We also have a spa day here in town, coupled with easy drive day trips to the beaches of the Outer Banks, great golf, the historic narrated trolley tours, small boat tours to be enjoyed nearby the house. If your visit also has a special purpose as well, we love to host small occasion garden parties, vow renewals, weddings and surprise engagements can be arranged by our accredited event and wedding planner. For those who love to get out on the water, kayaks for rent and boat tours can be enjoyed so to best explore the area by water just a couple of blocks down Water St. by the lighthouse.
Burch House By The Bay is not just a vacation rental, it's an experience and one we trust will be a wonderful memory for years to come. Come join us and I guarantee you will leave with new friends made and Edenton earning a very special place in your heart as it has in all of ours.

We biked around the historic district and sat on the front porch of the main house with our host Judy and her friends one evening. Great location across from Queen Anne Park and an easy bike ride to downtown. Clean, comfortable space for quiet getaway.

I really don’t know how our recent stay at the Burch Carriage House in Edenton could have been any better. Hunter and Judy have done all the things needed to create a space for a truly memorable stay. Layer on top of that the fact that the town of Edenton itself is an enchanted community that has embraced their significant history in a very real and accessible way. Lots to digest for any American history buffs out there. Hunter and Judy’s hospitality during our week long stay was a perfect example of southern charm and we appreciated all of the little things that they did to make our stay more enjoyable. Simply a 10 out of 10 experience.

This place was wonderful. It was very clean. It had an amazing location and my husband and I walked everywhere-cute shops, coffee house, bakery, and restaurants. Excellent communication and southern hospitality! A true little gem and the perfect place for a little romantic getaway!

This property was perfect. The carriage house was immaculate and had everything that we needed for our weekend stay. Hunter was extremely responsive, and even pulled out the bikes and kayaks for us to use in between downpours. Having access to the expansive front porch overlooking the water at the main house was fantastic for watching the storms roll in. I don't think I've stayed somewhere that has a checkout policy of "just pack up and go, we're here to accommodate you!" Awesome. Just a short walk/bike ride to town and historical sites. Kayak/canoe launch and fishing directly across the street. We will be back!

We had a great visit in Edenton, and loved the beautiful location of the rental. Hunter was very responsive to any needs and a great communicator. Edenton is a beautiful, quiet little town. Recommend that anyone visiting on the weekend bring breakfast for Sunday- everything walkable is closed! But the rental unit has a great kitchenette with refrigerator, toaster, microwave, and utensils.

My hubby and I were in Edenton for a little getaway for a few days before venturing to another part of Carolina to explore. This was an absolutely beautiful little carriage house. Very very comfortable, quiet and perfect little retreat!! So beautifully decorated and equipped with just about anything one would need. Hunter was so very hospitable and welcoming! Would definitely return to this sweet little gem in a heartbeat!! :). Thoroughly enjoyed the lovely little town of Edenton!! Great place to relax and take a nice slower pace! Thank you so much for a wonderful stay!!

Loved the house, the beautiful grounds and the home of the owners. House was spotless and decorated beautifully with custom furniture and antiques. Within walking distance of a park and downtown. Edenton was a gorgeous little town with beautiful old homes.
The only problems we had was the commode didn’t flush well and the emails had said we had a checkout of two. We wouldn’t have stayed that late but would’ve prob stayed until 12 or 1 if we hadn’t had someone come ask us when we were leaving and that checkout was ten. I immediately reviewed two emails and saw again that they both said two but we left n ten min. I think it would’ve been nice for the owners to come out and say they were sorry about that or to email later but we heard nothing. Having said all this I would still urge someone to visit Edenton and to stay where we did but to check with owners.

Could not ask for a more fabulous VRBO. Clean, well appointed, thoughtful details, gracious host and all in a wonderful location!

We thoroughly enjoy d our stay at the cottage. We loved that it was within walking distance of restaurants and downtown. Being so close to the water was fabulous. Hosts were very gracious and welcoming. The only thing I didn’t realize was that the “kitchen” was limited - didn’t realize we wouldn’t have the ability to cook, but with everything so close, it wasn’t an issue. Also, no way to do laundry, but our stay was fairly short that turned out okay too. Had we stayed longer, that may have been an issue, so just something to be aware of - it was probably stated in the property description and I missed it. Overall, a great little get-away!

The Carriage House is in a wonderful location; quiet, beautiful and easy walking distance to Broad Street. The rooms were lovely! Every amenity was available, plus the ambience was very comfortable, with a touch of luxury. The property manager and staff were readily accessible, but allowed my daughter and me to enjoy the garden area as if it were our own. I'd readily return for another stay.

Edenton is truly one of the most beautiful and friendly small towns I have ever visited and the accommodations at The Carriage House match that beauty and warmth. The Carriage House is beautifully appointed, fully stocked with amenities and the bed is super comfortable. Hunter is a most gracious host and he knows no end to accommodating his guest’s stay. Shout out to Hunter’s mom Judy, it was wonderful meeting you ❤️.

We just completed our stay in the Carriage House with the most wonderful Judy Burch and her son Hunter. The place itself was beautiful with everything you could possibly need near at hand. The view from the Front Porch was also delightful. I would highly recommend to anyone visiting Edenton, NC. The town itself is so historic and beautiful and the people so friendly I think everyone should visit! When you're visiting you can't go wrong with a stay in the carriage house!!!

We have been to Edenton several times since discovering it in 2021, having stayed at The Carriage House every time. The porch views of the Albemarle Sound are breathtaking! You will enjoy shopping on Main Street ( 5 min walk), the friendly folks and close restaurants. If you are a history buff there is much to see and learn about in this charming town.

Listing just as described. Beautiful cottage with all that is needed for a weekend stay. Historic sites within walking distance and tasty restaurants to end the day. Nightcaps on the front porch with a glass of wine to enjoy the view was our favorite part. Would not hesitate to book again.

You can take the girl out of Edenton, but you can never take Edenton out of the girl. I found myself needing to return to my childhood hometown due to a family situation. It had been more than 20 years since my last visit, and I was delighted to find this particular carriage house property on Water Street, as I know the area well. My communications with the owner/property manager were always prompt and professional. I found the cottage to be more than I could have even hoped for, and traveling alone, I immediately felt right at home and very comfortable. The family dog was an unexpected bonus and his puppy kisses were much appreciated. I will undoubtedly find myself going back to Edenton more frequently in the coming years and this will be my single “go to” property. I would encourage anyone who is visiting the area to book Burch House By The Bay and surround themselves with the true feel of a beautiful, colonial town known as “The Prettiest Small Town in the South.”

The carriage house was just as it appeared online. Judy, our host, greeted us when we arrived. She was a delight and part of the reason we will return. The property was beautiful and the weekend very relaxing, which is just what we wanted!

As described in listing! Great location, pretty waterfront setting, walkable to all historic areas. For us, Not the warmest weather while visiting (really just passing through) so did not take advantage the outdoor amenities. Interior is gorgeous with beautiful furnishings and many thoughtful touches. Entry at ground level to a nice sitting room. Upstairs is found the bedroom, bathroom & kitchenette, all very tasteful and homey.
Streaming worked well on the only TV which is upstairs. Pros: walkable, comfortable furniture, lovely setting, nice coffee machine, & great linens. Cons: Not really cons but worth mentioning: the primary living quarters are on the 2nd floor reached by stairs only. The driveway is narrow and turn around is tight, but manageable, quite common in these historic properties.

Absolutely wonderful stay and would definitely stay again if we are down that way!
