Very well located, quiet and secluded but just a couple of blocks away from the main thoroughfare. Simply furnished but comfortable. Would have been really good but...
(also make sure to read the check in instructions properly to check which flat you have - I spent a while trying to use the given code for the entrance at the top of the stairs when I was actually in the ground floor flat (slightly strange considering it is called "Top Flat" but...)
The heating pipes would make VERY loud noises at frequent intervals (I'm guessing maybe trapped air?). I looked at some of the reviews and saw this was a problem that has been ongoing for months but that the solution is to turn the heating up full - then it is quiet but boiling.
The fact that this has been ongoing for month and hasn't been sorted is unacceptable. This should not be let out again until it is sorted.
(also the wifi was very temperamental)

A lovely little haven in a perfect location, clean, comfy and warm. Close to the centre and shops. It has everything you need for a lovely break, can't wait to return.

Location for local sightseeing was excellent
I thought the heating system could be sorted better as I was like a furnace at times and turning the radiators off just caused a noise that was unbearable

The proximity to the town centre was a bonus, but take a torch if you intend going in and out at night.
Having been once, some of the other places I've stayed are revealed to be palatial compared to this.
Advert said parking available. The parking was a council car park priced at £9 for 24 hours. I was there for two nights so this increased the cost of my stay by £18.
The heating pump, when the radiator was turned down, made so much noise, it sounded as if there were a helicopter in the apartment. The choice was either cook in the high temperature, or stay awake due to the rattling of the plumbing. The dishwasher from the upstairs apartment also makes a phenomenal noise, which seemed to run for hours, over which the occupant of the lower flat has no control. The bathroom has a distinct sharp mould/urine aroma. In terms of expense in preparing the space for visitors, the owners would have struggled to go any lower on the budget. This was basic to a level which took me back to 1970's boarding houses. The carpeting was stained and grubby.
No milk, no ironing board, no microwave. Kitchen equipment was a random selection which looked as if it had been salvaged at a car boot sale.
The information about the WIFI sign in was ambiguous, I rang the owner and thought him quite abrupt on the phone. On the Monday, I visited his coffee shop as a customer, and found him to be equally abrupt in person.

Great place - access to everything in Lincoln

Central location great for visiting the cathedral and the town centre, restaurants and bars just around the corner. 10 minute walk from the train station. Close to the waterfront also given very clear instructions on how to find the properties location. No host available on arrival but this wasn't a problem as all the information was sent via a text i.e code to the outside door and key box code to the apartment.
In need of bug net on the window to the bathroom as this opens out into the conservatory, problems with insects in the apartment. The apartment is in need of some updating a little jaded round the edges.

Location is excellent, parking close by. Really quiet as well. Close to shops and cafes. Ample space inside.
Early mornings a bit chilly, heating was off. Windows are drafty and old, the bathroom one has a cracked hole. The others cannot be opened for ventilation.

The location was perfect. Just down a side street off the main high street, 10 min walk from anything worth seeing in Lincoln and 10 min walk the other way to the train station.
We booked the day before for the whole weekend, but it was no issue. We were immediately emailed all the info we could possibly need and inside the flat there was a huge book filled with useful contacts, things to see and do, useful amenities around Lincoln, brochures and take away menus. As well as an answer for pretty much any question you could possibly have about the flat.
It’s hidden in plain sight so it took a sec for us to find, despite the detailed directions on the email, but when we got through the front gate, the flat presentation was beautiful. Hidden away and surrounded by flower gardens.
The flat is small but cosy. A kitchenette in the living room with hob, microwave, fridge freezer. The essentials for morning brews and basic seasonings in the cupboard was all the we needed.
It was very clean and the furniture was cute and rustic, which fit the aesthetic of the old wood ceiling beams etc. Bed was comfy, bedding was ample and very comfy. Decent shower pressure in the en suite bathroom too.

Couldn’t hear town at all at night.
Bathroom light didn’t work, the hair dryer sparked and the “smart TV” wouldn’t connect to the internet and none of it’s apps worked. However none of these thing affected our stay and it didn’t loose anything by not using them anyway.
The large double really was large, but it was actually two singles pushed together. I understand this opens up the possibility of making it a twin room, I just hadn’t expected it and it took a small score off the comfort since I was there with my husband.
There were also two large curled hairs under the duvet in the bed. The bedding and bedroom looked spotless, so I assumed (hoped) these were just from the owner/cleaner who changed the bedding!

Everything about Top Flat is spot on. The location is perfect for the things we like to do when we visit Lincoln.
It's cosy, clean, and has everything you need for a home away from home.
We come to Lincoln regularly to visit my son at university and this trip was our second stay at Top Flat. Availability permitting, we will be using it for all future visits too.

It's a quiet little self contained property with both an upstairs flat which is excellent and a downstairs flat that is equally as good. Both flats are clean and well maintained, with the possibility of preparing some food for a simple meal. There is some off-street parking close by at a cost of around £12 for a 24 hour period, as well as some on-street parking locally controlled 8am to 6pm Mon - Sat.
It's difficult to know which of the flats you are booking via booking website.

The location was excellent for getting around Lincoln, very close to all the sites. It was clean, quiet and included everything you would need. Good value for money for a short stay and we would happily go back there.

Wi-fi was very slow. The hob worked very slowly and the wood toilet seats has cracks in it.

The bed was very comfortable, the rooms were clean and the shower hot and powerful. The location was perfect for the city centre and near my friends who live further away from town up West Parade. Tesco is just around the corner.
Unfortunately there was a smell of stale smoke especially in the bedroom. The toilet door needs oil - very squeaky!

Cleanliness. The location of the property meant we didn’t get the noise of the road and it was a very short walk into the city.
Only thing was the stairs leading up to it but that can’t be helped :)

Shower wasn't great but OK,needs new ciliicon round bottom. Continueus drone from boiler in flat below. Ran out of toilet paper. But overall good.

Liked the location and the easy directions.
The small amount of towels, the double bed was made from 2 single beds. The glasses was dusty and a few stains on the carpet. I also didn't like how old dated the furniture and aesthetic was.

This was just what I wanted - a compact flat in a central location so I could come to Lincoln, have a few drinks with friends and then have somewhere to stay as I'd not be able to drive home until the next day.
Nothing really. It did what it said on the tin. I did initially assume that "Top Flat" was the one upstairs and could not open the key box, but the instructions were clear that it was the downstairs one so my mistake.
