***$30 per linen or towel ADDITIONAL CHARGES for UNREMOVABLE STAINS: Over the past 6 months, we had to throw away lot of bed sheets, linens and towels because of unremovable blood stains, ink stains, color & grease stains from the hair, food stains etc. If stains didn't go away after washing, there will be extra $30 charge for each linen or towel(flat sheet, fitted sheet, duvet cover, pillow cover, hand towel, bah towel etc..) I will send the pictures of stained bedding to you and to the Airbnb as well.
FOOD/DRINKS: Please do not take food or drinks to the media room or into the bedrooms. $50 will be charged if there are any food/drink stains on the couch.
We understand normal use and welcome you to use all of the facilities and have a good time. Appreciate your understanding and co-operation. Last thing we want to do is charge you more.

Spills on couches - Use damp paper towel or kitchen towel and clean excessive food or liquids immediately. Please use the carpet stain remover provided in the washer/dryer closet.

3. DO NOT disconnect, move or remove any equipment from the media room.
4. DO NOT break/damage furniture, appliances, electronics or any other items in the house.
5. DO NOT use liquid dish washing soap. Only use the dish washing tablet provided. Liquid soap will result in water flooding and damage to the floor.
6. Excessive trash or recyclables
Additional charge of $50 for excessive garbage/recyclabes.

House stays relatively cool under the canopy of trees. Living room has air conditioning. There is no central air conditioning in the house. There is a whole house fan(switch is in the hallway to master bedroom) that will cool down the house fast. All the bed rooms have small fans. Please feel free to open the windows but make sure they are closed when leaving.

1. Do not put recyclables(bottles and cans) in the trash.
2. Trash disposal is expensive in the hills. If there is excessive trash, additional trash bags can be purchased at the main gate.
======= TRASH & RECYCLABLES ========
Trash is expensive to dispose in the mountains. One large trash bag(fits 3 regular trash bags) is included in the rental, which is enough for most of guests. We are reasonable and careful - we only had to charge one guest in the last year for excessive trash.
EXCESSIVE GARBAGE & RECYCLABLES: Over 2 large trash bags provided and over 2 large recyclable bags provided are considered EXTRA garbage and recyclables. And please make sure to dispose EXTRA garbage and recyclables.
If you have more than 2 bags of each(garbage and recyclables), extra trash bags can be purchased from the main gate at $7.89 per bag. Call Main gate at 209-962-8615 to purchase extra trash bags and ask them where to dispose the garbage. If you leave excessive garbage/recyclables, I will send you the pictures and you will be charged $50 additional charges. Please NOTE that disposing trash in mountain areas is VERY EXPENSIVE.
RECYCLE: Please separate cans and bottles from trash. Please do not dump these in trash.

When you leave, please ensure the following simple things are done:
Trash is expensive to dispose in the mountains. If you have EXTRA garbage and recyclables, please make sure to dispose them in order to avoid additional charges. Call Main Gate at 209-962-8615 for information on where/how to dispose.
NOTE: Anything over 2 bags of trash and 2 bags of recyclables is considered EXTRA garbage.
1. Load the towels in the washer, add detergent pod provided and turn it on.
2. Place used beach towels in the laundry room.
3.. Put dirty dishes in the dishwasher and turn it on. ONLY use DISHWASHER TABLET provided.
DO NOT leave any dirty dishes in the sink. If the dishwasher is full, please make sure you wash them with liquid soap and leave them on the drying rack.
4.Trash all leftover food items.
Put all trash in trash bags and keep trash bags near fridge.
5. Clean the grill if you have used it.
6. Place used beach towels in the laundry room.
Leave all beddings including bed sheets, blankets and pillows as is. Housekeeping will take care of those.
7.. Switch off all the lights, fans,TVs.
Lock all windows and doors.

Caution to those booking this home
We stayed at this home recently and were very disappointed. Upon walking into the home there was an extremely pungent smell of mildew or wet clothing. Upon further examination of the home we seemed to think it was coming from the bathroom in the kids bunk room, possibly the shower. It permeated the entire house and made it very difficult to live in the home all week. I didn't feel comfortable having my kids sleep in the room with the attached smelly bathroom. We closed the door to the bathroom the entire week and didn't use it at all to try to block the smell a bit. We contacted the owners and they had their cleaning lady come out and smell the house. She was a smoker and agreed with me that the bathroom smelled like "wet clothing left in the washer."
In addition, please be aware that there is only one air conditioning unit (in a window) in the living room area. All of the bedrooms are on the opposite side of the house, so getting any cool air to bedrooms is impossible. We arrived on a day that is was 108 degrees in Groveland. The inside of the house was extremely hot, even at midnight the temperatures were still about 90 degrees in the house making it very difficult to sleep. We contacted the owners about this and they told us about their house fan which would have been good to know about upon arrival. Sadly, because it was so hot outside even in the evenings, there was no way to get relief from outside air. As the week progressed, and the temperatures came down we were able to get some fresh morning air into the house to help with the smell from the bathroom.
Between the smell of the house and the heat we were uncomfortable. The first evening we asked to be refunded our money and let out of our contract. The owners were willing to do so, but unfortunately all other properties in PML were already booked. We were there for an extended family trip so we needed to have a place in PML.
In addition, things inside the house need work. For example, there is no window covering on one of the windows in the master bedroom. This allows more sun (and heat) to be let into the house and makes for a bright morning when you are waking up. Some of the towel racks are falling off of the wall and need to be screwed in. I tried two different can openers to open a can. One didn't work at all and one barely worked after some time using it. I have photos of these issues, but it doesn't seem like there is a place to post them here.

This was a fun little place to stay while we were visiting Yosemite. The kids thought the bridge and location were fun. It is generally as represented online, somewhat dated but comfortable and homey. I would stay here again.
