This 3 Bedroom, 2 Bath Balboa Island front cottage is conveniently located in walking distance to the charming shops and cafe’s on Marine Ave., as well as the historic Balboa Island Ferry that takes both cars and pedestrians on a 5 minute ride to Balboa Peninsula and the Pacific Ocean beaches. There, the kids can play at the Fun Zone arcade, ride the Ferris wheel, you all can charter a boat to Catalina Island, go deep sea fishing, para-sailing, jet skiing, stroll the boardwalk, rent bikes, surf, or just treat yourself to a Ruby's shake at the end of the pier. The recreation opportunities are endless!
The front of this rustic cottage features an cozy outdoor patio complete with a gas BBQ and patio furniture where you can prepare your favorite outdoor meals, have a glass of wine, and meet other friendly vacationers to the island as they stroll on by. The inside of this cottage has purposely been maintained in it’s original Balboa Island vintage style featuring a high-vaulted ceiling in the living room outlined with traditional wood planks, there is wood flooring throughout the cottage, a wood-burning fireplace, and two cozy sofas.
The kitchen has all the conveniences of home including a refrigerator, freezer, oven, stove, microwave, double stainless steel sink, and fully stocked with all the cookware and place settings you will need. All that’s left for you to purchase is your groceries at the local market on the island or Pavilions grocery store nearby. Adjacent to the kitchen and living room, is a separate dining area with a rectangular wooden table that seats six people very comfortably. The master bedroom is very spacious with it’s own master bath (en-suite) / shower, plenty of closet space, and a flat-screen TV.
There is WiFi internet service throughout the cottage that extends to the outside patio. The first guest bedroom features a queen-sized bed, also has plenty of closet space, and a flat-screen TV. The home was super cute and perfect for our stay. It was spotlessly clean and the offer to have groceries pre-delivered was fantastic! Only complaint is the check in process and "house rules" are not located within VRBO. They will send you an email under a name I did not recognize with instructions on how to log in to their portal. It took me at least 2 hours to figure out how to enter the home. If the email just would have mentioned VRBO in the title, it would have been so much easier.

Staying on Balboa Island is a treat. The house I stayed in wasn’t. It’s extremely old(1927)& hasn’t been kept up. It needs a coat of paint, windows washed, new carpeting & some TLC. Mold was growing in one the bedroom closets.

Another reason I wouldn’t rent this house again... is there’s an attachment
that is rented out. It’s upstairs & the people that live there are quite noisy with music thumping over the master bedroom. My son- in- law at 10:30pm had to tell them to shut it down. Also arguing into the night isn’t conducive to a restful night. The walls are thin so every sound is heard.

Musty
From the moment we opened the door we were overwhelmed by the stench of musty/moldy, just plain old. While the pictures were 100% accurate, a little tired looking, I though I could do the old school cozy cabin feel. The reviews were not bad and NOBODY mentioned the odor. Well, if smells bother you, this is not the cottage for you. Hopefully I will save some folks from the experience we had.
I cannot say enough great things about the property management company. Peter was kind, understanding, responsive, and helpful. He came up with a solution to save our vacation. In the end, with a little inconvenience, our vacation was made better by this property management team. Thank you!

Written communication was great leading up to our stay, but when we ran into access problems no one returned our calls. We left messages on the "emergency" line and never received a return call. Our entire stay of 5 days!!! We will not rent with this group again.

mostly as advertised but facility was a bit "tired." Oven failed to work, 3rd bedroom was just a "day bed" not single bed as the ads suggested (a bit small for a full size adult.). Lighting was poor, low watts, resulting in dark areas. Baths were fine but 2nd bath was only accessible thru one of bedrooms. Patio facing east was a plus. Also a plus side, the garage was ample in size.

While this property met our needs and was very clean (something very important during a pandemic), it was basic. The bed in the smaller bedroom is short and our daughter had a tough time sleeping on it. It would be good for a small child, but it was a little small for our 17 year old. The television channels were pretty much standard cable, not even ESPN...which killed my football loving husband during bowl season. The kitchen was functional, but I had a hard time finding things. The whole place was dark. Even though the pilot light on the heater was out when we arrived, the property manager coordinated someone to fix it one day and then inspect it the next. The property manager handled the issue professionally and communicated the work times clearly.

We celebrated my husband's 70th birthday on Balboa. Sitting outside enjoying morning coffee, and wine at night was enjoyable. The cottage was in a perfect location to walk anywhere; stores, restaurants, beach. TV, basic cable and apps, did not work in all locations; i.e. living room. Feeling the breeze and having all the windows open was enjoyable. Just an FYI,the cottage is in the direct take-off flight path of John Wayne Airport. You do hear the jets constantly during the day.

We were looking for a family friendly, affordable cottage for a family get together and this fit the bill. It is cozy. It was clean and the tiny kitchen was well stocked. The garage and laundry facilities were a plus as was the keyless entry. We found street parking as well. The property management people were responsive. The only reason I give it a 4 star rating is that the lighting was very dim so it was difficult to read in the cottage which I love to do on vacation. Because it was Christmas week, I didn't think to call the property manager about this but she indicated that they would have provided better lighting if they had been informed...and that is customer service.

We love Balboa Island!! Such a unique area of Orange county to bring the family. Walking the bayfront and riding bikes on the Ferry to the Beach front is so relaxing. This house is perfect for a small family that enjoys the cottage feel. Prime location on the Island. Newport Beach Vacation Properties is so friendly and makes the check in process so easy with the guest portal and automated system. We want to come back every year!! PROS *Great Location *Quaint comfortable house *Good water pressure in showers CONS *Needs more Blankets, Towels, and Pillows *The lighting is goofy. Switches are in weird places, a lot of the lamps don't work or the bulbs are out. It always felt a little too dark. **BIGGEST PRO = Working with Vikki at Newport Beach Vacation Properties. This cottage was cute and comfortable. However there were some aspects that were not satisfactory. Some kitchen items were missing or broken, windows needed cleaning. Unable to use the barbecue as it needed a good cleaning. We felt that the place needed updating and newer furnishings. Zabrina was very helpful and gracious and took care of our requests promptly. Traffic on Park was constant and some times annoying. I would not request this location again.

Pros: -Staying on Balboa Island (instead of the craziness of the peninsula) was a good fit for our family. -Ruby Street itself is the only street on the island to have a beach (on the bay) with calm water, roped off from boat traffic, that is great for little ones . -Marine Street (main street with shops and restaurants) is a 10 minute walk. In those 3 respects, the home is in a great location. -When a key wasn't left at check-in that we needed to get into the garage to access our vehicle) AND a doorknob fell off in our hand, making a closet inaccessible, NBVP took care of those things by the next morning. Cons: -The house was STIFLING. There is a barometer inside the house which consistently showed the living room being at or just over 80 degrees. This was the COOLEST part of the home. We opened every window and door we could, ran fans, and it was still very uncomfortable. I would not stay here in the summer if you have a baby or elderly person in your group. -The master bedroom had a very strong smell of mildew that never entirely went away, despite opening up the house everyday. It was particularly strong in the closet. (I suspect there was water damage at some point.) -201 Ruby is at the corner of Ruby and Park Ave. Park Ave. is one of the busiest streets on the island. You will have constant loud traffic/noise going past the house, (motorcycles, bikes, etc.) -There is construction (a new home build) right across the street. The work started just after 7 every weekday and on Saturday. We are early risers, so the noise didn't wake us, but the constant hammering and sawing was incredibly annoying. *The house has an insect problem, specifically, with roaches. I saw 5 roaches outside (near the grill and back door.) The night before we left, I found 2 live roaches INSIDE the house. Contacted property management 2x - no response.*

The property was advertised on AirBNB. According to the sight there was only a pin marked to indicate location. Only after the booking process was an address provided and the location was different. The property is located on a corner lot with traffic noise a factor. Also, a large home was under construction across the street, adding to noise level. There was also an infestation of flies and cockroaches. A fix it form was submitted to property manager with no response. Of my many years of if renting on the island, this was my least enjoyable.
