Beautiful location with great view of the lake. Fast to get to Geneva and the wineries.
However, several maintenance issues that are not described in the listing:
1) Structure/sloping floor. The half of the house with the main kitchen is severely sloped and not level. Almost a 2 degree slope in the dining room area--enough that a coke can will roll "downhill" across the dining room without pushing it. If you have anyone with balance issues, beware as it can be very disorienting.
2) Deck outside the kitchen is sagging. The 2x6 joists are sitting on 2x6 beams. The beams are visibly bowed.
3) Septic smell in the rear of the house. When on the deck or in the backyard we noticed a distinct, yet subtle septic smell. Did not make for a very inviting time outdoors even though the scenery is beautiful across the lake. Looks like the septic take is right underneath the rear outdoor stair case and may be causing the odor
4) Main kitchen dishwasher is not working properly and filled with dirty dishes from the previous tenant. The owners sent someone over to get it to start it but we could only get it to start again one other time during our 3 day stay.
5) Pool table only has one pool cue with a felt tip
6) Foosball table was not functioning and looked repaired with duct tape
7) Stairs on the front concrete stair case are sloping and the hand rail is shaky. Again if you have anyone with balance or mobility issues you need to be very careful on this stair case.

The views of the house off the lake were beautiful but the patio both upper deck and lower decks were dirty full of cobwebs , junk everywhere in the lower deck and the seating area was filthy. It was obvious they were not cleaned . The dishwasher didn’t work and smelled like mold. I was so embarrassed bringing my family to this house. I’ve stayed in a VRBO before and have never experienced such disgusting things

We had an amazing time. The house was in a great location with plenty of wineries, breweries and places to visit including downtown Geneva. Uppn arrival, the house was clean with great ammenities including the hot tub. The views were an amazing way to enjoy our wine. The property can be a little difficult to navigate entry between going over the railroad tracks to get to the property and the many steps to the front door but did not really cause a problem for us.

We stayed here for a 50th birthday girls trip. We all enjoyed the hot tub and fire pit. The kitchen area was large enough to accommodate all of us, which was great for meals. The location is close to several wineries as well. The listing does state that there are a lot of stairs, but our only comment there would be that the lighting could be a little better both at the front and back of the house. Maybe a motion light? Our host was quick to respond to my questions prior to arriving too. Overall we loved this house and would definitely come back!

We had a great stay at the lake house. My sister and her husband along with my grown sons and their partners gathered there to celebrate the memory of our parents who had grown up on Seneca. The house had everything we needed for a fun stay. We fished, we swam, we cooked fun meals together, sat around the fire pit, enjoyed the hottub and watched movies and baseball. What more do you need? There was lots of room, the kitchen was well outfitted for cooking, and the house had everything we needed (like TP, hand soap, towels and so on). We even found worms in the grass that the small-mouth bass were hungry for! Yes it is a lake house and shows the wear and tear that comes with that, but there was nothing to keep us from having a great stay!!

House needs basic maintenance. Steps were steep (as described) but railings outside were not secure. Layout was strange and seemed to be 2 separate homes with plenty of individual space but not a great common area for everyone to gather comfortably. Outside space had limited shaded spots (one small deck on the lid- level but no umbrellas or areas to sit in shade.

The view of Seneca Lake was lovely.
The house has a large amount of stairs.
Three flights going from the parking down to the house and three flights from the house to the lake. There is only one bedroom on the main floor. This house may be fine for young groups. It does not work well for anyone older or really young children. When you come from the livingroom the stair to the playroom/game room is a sharp left straight down the stairs and not safe for young children. It would probably work well for young groups since it has two kitchens and offers separate spaces.
The home does need some work on the outside railings and on the deck. A simple fix of the broken locks on both gates on the deck and the hand rails coming into the house. It has potential to be a nice spot but needs some care to make it worth the rental price.
I think with some repairs and thought to safety features it could be a nice spot with a beautiful view.

The house is in a great location but need some updates. The futons in the basement are completely unsuitable for sleeping; one had metal pieces sticking up and the other collapsed when someone sat on it. The queen sleeper sofa in the loft is very old and the mattress sagged so much in the middle that our teens had to take it out and put it on the floor. I would confirm that these problems have been addressed before renting. There was also a sewer smell intermittently near the front of the deck.

Relaxing
The property was clean, a great space for our party and a great location for the sightseeing we did. The house needs some attention to detail. Examples: Lightbulbs in lamps and lighting need to be replaced, all batteries in clocks were dead but our cell phones served that purpose. We were there during winter but discussed how the dock, fire pit and outdoor space would be great during the summer/early fall.

Huge house in beautiful, lakeside location.
Great property, convenient to wineries and Geneva. A little tricky getting in the driveway on first arrival, but once you are used to it, not an issue. Huge house with lots of room and two kitchens. Misunderstanding with property owner was quickly resolved through prompt communication and timely responses. We had a great weekend!

Good option but could be better
This was a family gathering for Thanksgiving as all of our children have moved to NY State and our son was newly employed in the FLX so only the day off.
The CONS dampened what could have been a great experience.
-We called ahead as we have a daughter in a wheelchair and the listing indicates stairs. We were told there were 7 stairs. We could handle 7 stairs so I made the reservation only to find out the week of our arrival that in reality there were 21 stairs. We were severely limited in getting out into the community by having to carry her up and down 21 stairs.
-The hot tub was something we were looking forward to. The hot tub was not hot when we arrived. We texted our contact with no response. We reset the breaker and the water started to warm. Again, during the night the breaker tripped so the water cooled. The second time we reset the breaker it held but by then we had been unable to use the hot tub for 2 out of the 4 days we were there. We did receive a call back but the information was not helpful.
-The unit had not been well cleaned. The examples: kitchen had debris and the coffee maker had a moldy basket of grounds. The upstairs bedroom had medication on the floor.
-The listing says an ice maker. There is an ice maker in one fridge but our whole stay only made 5 ice cubes and was not in operation when we arrived. It required we hunt down the bin and set the maker to on. We ended up having to go into Geneva for ice.
-The communication was deplorable. I am not sure Evolve exists. Very minimal contact or information, poor website. VERY delayed response. I understand the owner is out of the country but email knows no time zone.
-The entertainment in the basement is in very poor shape.
PROS
-large space with good bathrooms (one full bathroom is in the kitchen) and comfy beds.
-Plenty of space to have privacy/quiet time.

Our friends stayed here with us for our wedding. It was INCREDIBLE. We’ve decided we want to come back and stay here once a year for a trip with our friends!!

Seneca Lake Lakeside Rental
Location perfect, but house description needs updated. Bedding provided was incorrect online. There was no pull out couch in living room. The basement bedroom was unlivable due to humidity and poor air flow and the futons were broke down so kids couldn’t sleep on them. Other serious problems concern safety issues. Upstairs deck railing in very poor shape in spots. Bottom rail not connected to deck in some places and I believe there are structural issues that should be addressed and inspected. Slanted floors and stress cracks in tile and granite in kitchen. I would not stay here again.

Excellent Family Friendly Retreat
This is a great property for a family friendly retreat. The house was spotless when we arrived. Both kitchens were well stocked with plenty of dishes, glasses, mugs, kitchen utensils and grilling utensils. The house manager was incredibly helpful and personable. The views were extraordinary as were the sunrises. We can't wait to return. It is a wonderful place for all ages.

A great place for our anniversary. The house was beautiful and we really enjoyed the outdoor fire pit and pool table. We never found the ball for the other game table? It would have been good to know of all the steps in order to enter the house but all in all, it was fantastic.

Great location and lake access, plenty of space
The Finger Lakes and Lake Seneca are absolutely gorgeous and we had a fun family vacation. The location of this house relative to Geneva and on the lake itself were great. The dock and game room were great and provided lots of entertainment for the kids. The house is starting to show some wear and age and needs a little TLC. Despite the warnings about the septic system we didn't encounter any issues and didn't find the restrictions inhibiting. Not sure I would stay here again though until updates were made to the house.

Lavish ??
This is a nice house in a great lakefront location that needs some upgrades before I would tag it as lavish. We all loved the lake and great dock but were less than satisfied with the dirty hot tub and gas grill. The interior was clean and large enough for our family but had some issues as well. NO air conditioning in the 4th bedroom, problems with the dishwasher, no garbage disposal, a strange septic system that limits showers and laundry time and 2 defective smoke detectors that woke us up in the middle of the night. There was nothing serious enough to spoil our vacation and with a little TLC this could be a lavish home.

Relaxing Summer Vacation
Our family and friends really enjoyed our stay at Harmony Beach. The house was roomy, clean and close to the wineries, marina and town. The beds were very comfortable and the a/c units kept the house comfortable throughout our stay. The dining room floor was uneven, but it certainly didn’t stop our fun. We would definitely stay there again!

Great House for Large Family Vacation
We chose a lake vacation this year and it was difficult to find a house to handle 12 people. We loved this house, it was as pictured, very large, and a perfect location on the west side of lake. Extra long dock for boating as we rented a boat from nearby Roy’s Marina - also a great experience. Large basement rec room ideal for teens with pool and foosball tables. Would rent it again.

Beautiful property only negative was the hot tub was very dirty emailed the owners and got no response. So didn’t use the hot tub and that was a big reason we rented the property.

Overall this was a good rental. The floors are bizarrely warped in the kitchen- walking up hill and down hill. The hot tub was unusable, dirty and green.

Great house for family trip!
Our large family had a wedding at Belhurst and this house was very convenient and accommodating for our group. The owners were responsive and helpful. The location and hot tub were both favorites.
Only draw back - the septic system. If you’ll need to do laundry or dishes more than once a day, or take multiple showers at once - this house isn’t for you. But if that’s ok, it’s a beautiful location and has lots of space.
We also had several toddlers with us and it was easy to use gates to make a great space for the kids. They loved being able to go out on the deck to see the water :)

Perfect for our getaway
Just loved this property! I've stayed at many different homes and this one was just so welcoming! Cupcakes and flowers on the table when we arrived was such a sweet touch. We stayed for 3 nights. Yes, there are a lot of stairs so that may be an issue for some. The upstairs bedroom definitely needs a new mattress. But the kitchen was so we'll stocked with absolutely everything you could possibly need! Plenty of room for people to hang out. And the amazing sunrises over the lake are not to be missed! Would definitely stay here again...and we plan to!

Front entrance
The front entrance is a lot of stairs. The septic is not able to handle the number of people that are allowed to stay. Showers are limited to one at a time. No more than one load of laundry per day. Not disclosed until you arrive. The house is beautiful and the area is amazing. The owner should address the septic issue. And disclose the house is built into a steep hill. Couches need updating. Third bedroom has no air and the 3rd bathroom is not located near there. Its off the kitchen.

Family Vacation
Amazing lakefront location- beautiful view on a quiet and peaceful lake. Great dock to relax on....rented boat and paddle board just down the street. Tons of wineries and breweries all around. Wegmans and Wal Mart close by. Enjoyed the fire pit as well. So much room for everyone to have their own space if needed. Loved the 2nd kitchen and living room area. Would have liked a table umbrella on the upstairs deck for some shade. The multiple pull out couches were great for kids. The bottom level bedroom did not have a/c so that was tough because it was in the 80’s all week. One of the up stairs bedrooms (by the washer and dryer) had an extremely uncomfortable mattress...... definitely needs to be replaced. The stairs were a little difficult for my mom; didn’t realize how many there were getting into house and down to water.... however, all in all it was a BEAUTIFUL HOUSE with a perfect location.

Great Getaway Rental
Rented the house for 14 people over this past Memorial Day weekend. This was great for all of us in terms of sleep accommodations, activities available (full dock for relaxing, spikeball, pool table and foosball table), and the kitchen space was perfect with two fridges and full appliances.

Fantastic Space for the Whole Family
We had 15 people (11 adults and 4 children) and found this property to be just what we needed and the owner was okay with one extra member. Thanks to Brian from evolve vacation rental. He had been very responsive to emails and communication over phone. Christine, our Guests Contact was very friendly and made sure we were comfortable with the stay. It was very spacious so we never felt like we were on top of each other. The living/dining area had enough comfortable seating where all of us could gather in one space. I would highly recommend this place if you have a large group or multiple families going on the trip together. Plus the price made it extremely affordable. Would love to rent this place again.
