About this house rental
A cosy pet friendly family house that straddles the river Lym, set in the historic centre of Lyme Regis. 3 minutes level walk to the beach and shops. Comfy seating for 12 in the large main lounge, with exposed 200 + year old Blue Lias stonework and wood beams. The large dinning room has 2 expanding tables for up to 14 people and additional lounge seating, an open log fireplace (wood supplied) with a unique glass floor panel to view the river below, which can be lit at night. West facing 'sunset' garden with patio and covered outside kitchen/wood fired pizza oven/BBQ and dining facilities. Perfect for evening cocktails/glass of wine, with cooking herbs growing in the garden. Rear access to the Town Mill, micro brewery/bar, river walk and short cut to the shops. Parking for 4 cars in our long but narrow yard. Well behaved pets welcome.
We have alcohol hand sanitisers and cleaning products available for guests to use.
To ensure our weekends are available to as many people as possible, we prefer weekend stays to be Fridays to Mondays. Mid week stays should start or end on a Monday or Friday, with a 3 night minimum stay. Week long stays should start on a Friday or Monday. Requests for a Saturday or Sunday arrival/departure will need to be negotiated with us, which will include an additional cleaning fee.
All 5 bedrooms are on the first floor. Room 1 has a king size bed with an en-suite shower room. Room 2 has an en-suite bathroom with a super-king bed that can be separated into 2 singles. 3 non en-suite bedrooms have sinks and all rooms have cupboards with hangers. There is a communal shower room and a separate communal toilet and sink. We have a travel cot with bedding, a high chair and potty. On the ground floor, we have a large lounge, dinning room/lounge and kitchen. Our front room is a second lounge and can be used as a quiet space, children activities or an extra bedroom with its comfortable sofa bed for 2 people if required. The main lounge has a side door to the yard with a convenient basic outside toilet 2 steps from the lounge, via a covered porch. The house has various levels, is not suitable for wheelchairs but has grab rails on stairs and level changes. We have smoke and CO detectors, foam fire extinguishers and emergency lighting on all stairs and exit doors.
We have Sky TV & Netflix, a DVD player (with some DVDs for children and adults) and WiFi. Reception for mobile phones is not always good inside the house due to thick walls and our location at the bottom of the valley. Use WiFi apps for good connections, or go outside for reception. We have a well equipped kitchen, a 2 level grill BBQ (replace fuel after use), wood fired oven suitable for pizzas, casserole, roasts, bread making and smoking fish etc. We supply wood and kindling and instructions for use. Garden table and chairs on the garden patio (move dinning chairs outside for extra 'al fresco' eating space). Herbs in the garden can be used for cooking. We have some books, children toys and books, board games and a piano. We have plenty of buckets and spades for the beach. Central heating in every room has thermostatic controls on each radiator. Our open log burning fireplace can be used - wood supplied.
Founded over 1,200 years ago, when monks from Sherborne set up a sea salt works by the mouth of the river Lym, Lyme Regis sits on the World Heritage Jurassic Coast. Known as ‘The Pearl of Dorset’, it is rich in history, the arts and leisure activities and has a growing reputation as a 'food' destination. There are a number of annual cultural and community festivals throughout the year. River House is in the heart of the 'cultural quarter' and oldest part of town, next to the restored Town Mill - its working water wheel produces flour and hydroelectric power and hosts a cluster of craft producers and regular art exhibitions. We are a few metres away from the Philpot Museum, Dinosaurland, Marine Theatre and several art galleries. Excellent restaurants, bakery, cafes, pubs, interesting independent shops, 2 small supermarket branches and 2 cash points are close by. The historic grade 1 listed Cobb harbour facilitates numerous sea activities and the sheltered seafront has the only gently shelving sandy beach for miles around – perfect for young children. The coast is famous for fossils and Lyme is next to Europe’s largest active landslide, constantly exposing new fossils. Do not go close to the cliffs when fossil hunting or sun bathing, as rock falls can occur at any time! A children's sport and play park with pirate ship climbing frames etc is 3 minutes level walk inland. Skate and BMX park is 5 minutes walk up Charmouth Road, at the back of the large long stay car park. Coombe Street is narrow and partly one-way. Consequently, it has little traffic, is generally quiet and pedestrians normally use the whole street.
Once you have settled in River House, everything in Lyme Regis is within walking distance. There are good road connections in and out of Lyme. Trains stop at Axminster, 6 miles by bus or taxi. Buses generally connect with trains. There are many trails and bridleways to explore the surrounding Areas of Outstanding Natural Beauty and World Heritage Jurassic Coast, either by foot, bicycle (some steep areas) or horse riding. Kayaks, sea taxis and local fishing boats all can be hired to give different experiences of the sea. Visiting sailing and powerboats can hire moorings and parking. Guided fossil and cultural/literary walking tours share expert knowledge. Airports are in Exeter, Bristol, Bournemouth and Southampton. Ferries sail from Weymouth, Poole, Southampton and Plymouth.

Excellent location and very well equipped for a large group. The garden and outdoor eating area are fantastic. Just a few minutes flat walk to the beach and close to restaurants, bars, shops.

This house is perfect in many ways- the location can't be beat, large enough to make all 6 of us happy, very comfortable beds, everything you could want in a kitchen, overall clean, excellent communication with owner, easy check in, off street parking, and tasty local eating areas nearby.

Lovely roomy house. Kitchen well equipped, spacious lounges. Alvin was a very helpful owner. It had everything you needed there for adults of little ones. Nice seating area out the back. ready enjoyed our stay. Lyme I know well as we all grew up there and it was a lovely family reunion. Highly recommended.

Ayvin was extremely helpful and reversed my car into the very narrow drive. The house is in a perfect spot. The almond croissants in the next door bakery are the best we have ever tasted. The weather was changeable but we all really enjoyed our stay.

Lovely relaxing weekend with 3 generations of the family. Ideal location for town & beach. Plenty of room for all 10 of us. Children loved making Pizzas. Everyone had a great time. Can thoroughly recommend.

I stay in a lot of holiday cottages and have never been in one where the hosts are as thorough as they are at River House in thinking of every possible need of their guests. Everything is explained thoroughly down to the last detail with such thoughtfulness for both their two legged AND four legged guests. The communication really is five star and so friendly. The property was spotless and incredibly well equipped. We grew used to the interesting driveway - it was manageable with practice - even with a large SUV!! Unfortunately we were blocked in one evening by a thoughtless street parker and couldn't get the bin out but other than that it was fine and we appreciated being able to park by the house. Everyone had a thoroughly enjoyable week and we wish to express our gratitude to the superb hosts. We wouldn't hesitate to book River House again.

Stayed over New Year and house was perfect size for 8 adults. Driveway a little tight for large SUV. location was fantastic for all shops, restaurants and amenities. We had a great New Year .

Absolutely wonderful property, the photos don't do it justice.
We had 12 stay for over Christmas (4 children, 8 adults, 3 generations) and we all loved it. The house is very large, we were all comfortable together in the lounge, the kitchen was well kitted out, and with a bit of careful positioning we were able to have the dining laid out so everyone fitted round the table but we still kept the river window.
The river window was larger than I expected and absolutely charming. We saw pigeons flying through and even spotted a few fish!
The beds were comfortable, the rooms a good size, the shower was perfectly adequate, and it was very helpful having sinks in the 3 non-ensuites.
The ensuite with the bath had a handheld shower hose that was fine for a quick shower, but to wash hair it was easier to jump in the main one.
The location was fantastic, 5 mins walk to the beach, and already amongst some of the shops. Tesco Express a handy 5 min walk. We loved fossil hunting on Fossil Beach, and getting splashed by waves down by the cob!
Ayvin was so helpful, friendly and informative. He responded instantly to any queries we had, a fantastic host! He even brought us a gift of delicious, homemade crab apple jam.
The house was dressed with a beautiful Xmas tree that's decorations were a delight to look at.
It was clean, homely and full of charm.
I highly recommend, and hope to return one day.

We stayed as a group of four 60+ friends. Ayvin was a great host who responded very quickly to the few questions we had. Lots of comprehensive information provided before our stay. Property was in an ideal location for accessing the beach. Lovely little courtyard of shops and restaurants accessible from the bottom of the garden. Lots of other shops and restaurants within an easy (hilly!) walk. It's an old property, very comfortable and homely. Plenty of kitchen equipment and basics like washing up liquid, dishwasher tablets, etc provided.

The property is great for larger groups, ideally situated and the kids enjoyed making pizzas from scratch and cooking in the outdoor pizza oven.
Ayvin as a host was great, very responsive and not at all intrusive even though he lived next door above the shop.
Will definitely book this property again.
The only recommendation would be to have a washer dryer as it was a little difficult drying clothes and towels with dodgy weather

We came back again as we had such a lovely time last year, and had a wonderful break. The location is perfect, everything you need is available and more. And Ayvin was such a gracious host. We hope to return again next year, it’s becoming a delicious habit!

Had four days at this beautiful house with my wife and daughters, everything was just perfect, lovely house, close to all the restaurants, beach etc. The owner Ayvin was extremely helpful and really made us feel at home, I would definitely stay there again should I return to Lyme Regis.

Family of 12, including 4 children aged 4 to 9 stayed over Easter weekend pretty much filling the property. Everyone enjoyed River House. It’s an older, much added to house with a nice outdoor space and some lovely features. Not many houses have a glass floor over the river!
Centrally located close to the bottom of the high street accessed by the garden gate onto the Town Mill path. Turn right for the Lyme Regis brewery and left for the Broad Street car park and high street. There are a wide variety of restaurants in easy walking distance.
We parked 4 medium sized SUVs in the drive but it was a squeeze!
Ayvin was the perfect host, welcoming and informative and he had presented the house really well including a prepared fire and the pizza oven.
Would we stay here again - yes!

We really enjoyed our stay with our family and dog. This was an ideal location and close to all amenities. It’s very rare to find a large house at a reasonable price that is in the centre of a town. The parking was an added bonus too.

An ideal confortable and quirky cottage for a three generational family trip.
Very clean, duper comfortable beds and everything we needed.
Parking is a real bonus in the heart of Lyme Regis.
Being able to watch and listen to the river flowing under the floor was great. My granddaughters were very taken with seeing birds fly underneath the glass too.

This is the second time we have stayed at the property and once again we had a fabulous time. Ayvin set everything up in advance for us and the new pizza oven in the garden was great. Everything we needed was in the property and my daughter loved being able to practise on the piano. The communication from Ayvin regarding our stay was excellent and he even greeted us personally when we arrived. Thank you one again for a lovely holiday Ayvin.

We could not have wished for a better family Christmas - 6 adults and 3 young kids - we all had tons of space and it was so comfortable. Ayvin couldn’t have been more welcoming with the beautiful Christmas tree, the house stocked with everything we’d need, and offering such a beautiful home for our stay in the most amazing location.

Stayed here for a 4 night break in November, 10 off us with a dog and a toddler. The house was fantastic, both inside and out as well a great position. We had some sunshine and were right by the beach but the house was really well equipped for when it rained! Ayvin the host was really friendly and helpful.

We arrived to a very clean, comfortable property, perfect for our family get together. Having parking was an extra bonus. The property was very close to the sea and main shopping area. Lots of lovely independent businesses.

River House is clearly a much loved family home. It is clean, cosy and very well- equipped. The outside space really is wonderful with a great pizza oven that we made good use of. We look forward to visiting again as the house is perfectly located hor exploring Lyme.

A fabulous family property right in the middle of town but very quiet. Lovely out door space and easy access to everywhere. Lots of places to go in the evening and loads of choice on where to eat anytime.

We had a wonderful holiday, would defiantly stay here again. Parking on site is a huge benefit but a tight fit for all the family.

Has a driveway! And a pizza oven!
We hadn’t been to Lyme Regis before and loved the town. The issue with driving there is parking, pretty tough in Lyme Regis but not if you book this property! Long driveway and we had a big 9 person van. Took a little to maneuver in but we usually drive a big truck back home so that helped. If you had a “regular” car, no problem. Honestly, this is a big deal. The pizza oven was a blast, used it several times. The rooms/beds were super comfortable. The living room fit everyone so we could unwind together at the end of the day. Out the back fence is literally steps to an awesome micro brewery. Also across the way was a restaurant that was one of the best meals we’ve had in the whole trip. Quirky, yes, but we loved it. The host was super responsive and easy to reach. We highly recommend this property.

Great House, Great position, Perfect family holiday venue.
Ayvin was always available for information prior to the holiday as well as during. The garden was a great asset and we made use of the pizza oven most nights. Never eat indoors!

The little garden is perfect for eating communally when the weather is warm enough - fantastic pizza oven with detailed instructions an added bonus and BBq provided.
The ground floor is great in that it is spacious and has different seating areas to accommodate different sub-groups. The kitchen is well-stocked with utensils. The night lighting on the upstairs landing was appreciated as were the stair rails on both sides of the staircase and the outside loo right next to a side door is also a helpful addition to the other bathrooms.
The location was simply superb - incredibly central and by the river with free parking on the drive (albeit a bit of a tight squeeze!) for up to three cars; amazing when it is so scarce in the town itself!
The owner was extremely helpful and communicative, responding promptly to my enquiries and popping round in person to check everything was ok.
I would definitely recommend this to anyone looking for a larger property in this area.
