Welcome to 'Coral Bay Outlook' – a beautiful hillside villa overlooking Coral Bay harbor with views of the British Virgin Islands. Coral Bay Outlook provides a relaxing Caribbean retreat that is perfect for exploring all that St. John has to offer. The National Park's premiere beaches and hiking trails are just a short drive away while the restaurants and small shops in the Village of Coral Bay are within walking distance. Nearby restaurants include Skinny Legs, Oasis, Miss Lucy's, Aqua Bistro, and Indigo Grill. Many of these restaurants feature live music on selected nights. Even with so much to do on St. John, what many guests remember most is relaxing on the Outlook's deck with family, friends and their favorite tropical beverage while watching the sun retreat behind Bordeaux Mountain.
The villa's main level features a large great room with kitchen, dining and living areas, a comfortable deck, and two large bedroom suites - each with their own bathroom and delightful indoor-outdoor shower. The great room also includes a TV, DVD player, good WiFi service and powered speakers for connecting to your smart phone, tablet or laptop.
The lower garden level of the villa provides a charming one-bedroom living space with queen bedroom, bath, kitchen, seating area and private deck with expansive views of Coral Bay.

The property was like the photos. Beds were very comfortable. Colabash market was best for fresh meat, fish, produce and best prices on alcohol and beer. There is a washer and dryer, but you cannot use them. There is 1 coin laundry in Cruz Bay.

We thoroughly enjoyed our stay at Coral Bay Outlook. Our family fit perfectly and the house had everything we needed. If we could suggest one thing it would be fans for both bedrooms. The view is to die for. Plenty of outdoor seating to enjoy it morning and night. Annie is the kind of host everyone hopes for. Great communication, detailed instructions and helpful suggestions.

Annie and Andy have an amazing place, truly a marvel. The breeze from the decks gives great relief from the hot days. Sunrise over the bay is breath taking! So many amenities like a dishwasher, beautiful showers, beach chairs, and snorkel gear! Annie and Andy had so much material to ensure you had the best possible experiences during your stay. Their guestbook library was a huge perk and made finding the best spots so much easier! And they themselves gave us so much info via email. We look forward to visiting again!

We had a great stay at Coral Bay Outlook. Easy to access this house right in Coral Bay with great views. Quiet with wonderful breezes. The house had everything we needed, including nice beach chairs, good beach towels, cooler, very well-equipped kitchen. The only thing we didn't realize, (which was not a big deal) was that we didn't have access to laundry at the house, so just pack and plan accordingly. A great spot in Coral Bay!

I really wanted to love this property. We stayed at two other St John properties on our extended visit and gave both 5 star ratings. We came in to this last place on a definite high. Unfortunately we encountered one problem after another.
The property manager is unresponsive or takes hours to get around to it. When he responded at all he was snarky and rude. When we arrived and I saw the washer and dryer are padlocked and asked for the code, his response was to demand to know why we "wanted to do laundry already". The owner then told me when I emailed her that they had been broken for over six weeks. When I asked what I was supposed to do for our family of FIVE for almost a week, I was told I could go halfway down the island to a laundromat. I got them to at least bring more towels so we didn't have the same wet salty beach towels for six days, but no apology or offer of help was ever initiated. I guess we were just going to have to deal with it as far as they were concerned.
I reported that the fitted sheet on my bed had bloodstains on it. I didn't get a response, but when we came home later in the day the sheet had been changed. When stripping the bed to leave I saw the mattress topper underneath the sheet also had bloodstain, which had just been left and covered with the sheet above.
I notified the owner that one of the sliding doors had a broken lock and we could not secure the house when we left or slept. NO response and not ever repaired.
When I went to unpack the first day I found used masks, tissues, and bandaids left in dresser drawers.
Broken window blinds in the master bedroom. Teflon cookware so scratched and damaged it was unusable.
There is no air conditioning, which can get warm but we can deal with it with proper fans. Several of the fans are coated in dust, hair and grime and I tried to clean them but they are so old and rusted it is impossible. Again, no response or acknowledgement when I informed the owner what we were encountering.
I have owned a beachfront property for almost 20 years. I know what it takes to maintain a property and I would feel terrible for my guests. Though there are bound to be some issues that take a bit longer on an island, it is not an excuse for the problems we had. The other places on St John where we stayed were clean, well-stocked, and the management was wonderful. If they are able to maintain their properties, it shouldn't be that hard for these folks to as well.

This property was everything advertised and more. Beautiful views of Coral Bay, comfortable and roomy house, surrounded by flowers and trees. Enjoyed watching the birds from up here and also watched an iguana munch leaves at the top of one of the trees. Truly was walking distance to the market and restaurants/bars - with the chance to get your workout in on the walk back up the hill.

We had a great time staying at Coral Bay Outlook. The property had plenty of space for 6 adults and was well maintained. The property manager and Annie were very responsive. Although the property is up a few switchbacks, we managed fairly easily with a 7-passenger SUV. The beach chairs and coolers were perfect for full days at the beach and the property was a great home base for exploring the island. We hope to come back again soon!

We enjoyed our state at Coral Bay Outlook and you can't be the views. The home was perfect for our size of five adults. The home was well equipped with everything we needed, included beach towels and chairs, and we really liked the outside showers. It was nice to be able to walk down the hill to some of the restaurants and shops and there is also a grocery store there that is pretty well stocked with anything you need, just be prepared to pay higher prices. We stocked up on St. Thomas at Cost U Less before coming over to St. John, which saved quite a bit of money. We really enjoyed Aqua Bistro and went there a couple of times. The location was great for being able to drive to multiple beaches, with most being less than 20 minutes away. The owner, Annie, was very communicative and offered great insight of places to eat and things to do. One thing to note, which is the case for most homes on the island, is that the water is on a cistern system, and they had not received much rain, so we had to be very conservative with our water consumption. This was not a problem for us as we all own camper trailers and understand the importance of conserving water.

We loved the area. Having a large car made it difficult to get in and out of the driveway. That in addition to having a car that had transmission trouble on the first 2 days created a situation where we got stuck. We were not aware until we got there that we could park in area just before the switch back.... That maybe good to know before the trip. However someone else was there so would not have made a difference. The floor in the upstairs apartment appeared dirty not a big deal to me but I kept wanting to mop it. Could not find a mop. Throwing our TP in the garbage was a surprise but very duable ... We have only satyed at the Echo lodge our previous trips so this was an easy transition and we enjoyed it.

Our family of five couldn't have been happier with this home, its location and everything about our stay there while in St. John. This was our second time staying in Coral Bay; we just love that side of the island - more remote=more peaceful, less populated, amazing views. The house was perfect - love the view overlooking Coral Bay, the outdoor showers, the setup of the house, the new tv's, all the amenities we needed, and after staying higher up the mountain during our last visit, we found the driveway and the drive up/down easy and not stressful at all, which made going back to shower before going out to dinner an easy thing to do this year.

Although the views from the balcony are stunning, the property had some serious challenges and we abandoned it after just one night of our week reservation.
(1) Coral Bay is subject to frequent power outages, and the electricity went out twice on our first night there. Some properties in the area have a back up generator but this is not one of them. Note, you can not run water or flush the toilet when the electricity is out. The house only had one small working flashlight so we recommend you bring your own.
(2) The water is limited and you need to be very economical when using showers, toilets or sink. The owner requests that NO toilet paper is flushed down the toilet.
(3) This property does not have air conditioning and St. John is tropical and therefore gets very hot and humid even at night and in the winter.
(4) You have to be very careful about letting bugs in the house, particularly since you need all the windows and screen doors open. One of the screen doors does not close all the way therefore causing flies, mosquitos and lizards inside the house. Also, despite the property being relatively clean, we found cockroaches in the dishwasher.
(5) Note, the showers are outdoors. See above about bugs.
(6) The house is located up a very steep, narrow and winding road. Coming and going at night is very challenging and frightening since it's a two way road that barely fits one car.
(7) The mattresses seem old, are uncomfortable and are covered in thick plastic.
Although the area is gorgeous, this property is not for everyone, and you should be prepared.

Our group was two couples and one single, so we rented the whole house for five nights. We all loved the place. Great kitchen, with everything we needed for cooking breakfast and several suppers. The beds are very comfortable, and outdoor showers in the upper unit are glorious; one has a window overlooking the bay. Other details we appreciated: the view from the deck, the sense of privacy; spacious, attractive layout and decor; WiFi throughout the villa; a nice selection of guidebooks, novels, and games; coolers, beach towels, umbrellas and chairs; screens on the windows. We highly recommend this beautiful villa.
We spent our days snorkeling and swimming at the beaches: Leinster Bay (swam to Water Lemon Cay), Francis Bay, Trunk Bay, Cinnamon Bay, Salt Pond Bay (where we also hiked to Ram Head) and Maho Bay. All were beautiful beaches, within easy driving distance from the villa. We saw many sea turtles, rays, sharks, and fish. Dinners out were at Oasis (good), Aqua Bistro (mediocre) and Miss Lucy's (great food and live music). We recommend grocery shopping at the Dolphin Market in Cruz Bay rather than Coral Bay as the selection is much better there. We made several lunches ourselves, and in addition, bought sandwiches and pickles from Pickles in Paradise in Coral Bay, and excellent Reuben sandwiches and delicious home baked treats from North Shore Deli in Cruz Bay.

We chose Coral Bay on St John for proximity to water activities, hiking, and beaches and were not disappointed. The owner was helpful and on-island manager available and helpful as needed. The home is roomy, clean, serene, and well equipped. We chose to "eat-in" most of the time (bring as many grocery items from St Thomas as feasible) and had everything we needed in roomy kitchen to cook and pack lunches for daily adventures. (Good advice to rent car in St Thomas, load up, and ferry over to St John.) Great out door activities on St John and we enjoyed a different location each day. We had some evening rain and wind but had movies and couches for relaxing but mostly enjoyed the deck and views. "Night life" closes up around 9pm at the local restaurants but we had plenty to do - daily weather was great! Four wheel drive is for real - drive carefully and enjoy every corner of St John!

Coral Bay is definitely the best side of island to stay in. It is quieter and easy access to great beaches and some nice dining. The owners were quick from the start to contact you and give you everything you needed to know. The drive up the hill does at first take your breath away but you get used to it and it is paved. It is worth it when you arrive "home" as the view is amazing. The sunrise over the bay and surrounding islands in the morning is the best and with a cup of coffee...a real vacation. The place itself is very comfortable with loads of information on the island. We truly enjoyed our time there and definitely would recommend it to you if considering it. Miss Lucy's is one of our favorite for food...the breakfast on Sunday is sooo good and the bushwacker drink is a must. Best to go right at 9am or more after 12pm because of the popularity. Beautiful island and so worth going to see.

The villa was very clean and nicely decorated. The view from the balcony was fabulous. It was a great home base for our family. We hit different beaches each day and had a fabulous time. We stayed at the Coral Bay Outlook from March 31-April 7, 2012. It was our first trip to St.John and we thoroughly enjoyed it. We rented the entire villa with my husband and I and our 2 sons (ages 17 &20) staying upstairs and my 83 year old father hanging out downstairs. The photos and listing are extremely accurate representation of this villa and the views actually exceed the descriptions. We loved Coral Bay - as it is laid back and very accessible to both the North and South Shore Beaches and snorkeling sites. Both villas were sparkling clean, well stocked and thoughtfully provisioned with ample beach supplies such as chairs, umbrellas, towels and coolers. Booking was a breeze and the owners are quite friendly and helpful. I really recommend paying attention to their suggested weekly itinerary as their recommendations are really good. Like many before us, we loved sitting on the deck in the morning, watching boats, stars and the sky. We also enjoyed listening the music waft up from the bars below as it added to the vacation atmosphere. I highly recommend this property and expect that wee will return!

wonderful spot for a relaxing vacation with great amenities and spectacular views. we stayed 5 nights in March 2012 and were very impressed by the accommodations. Clean, well appointed and great location made this rental a vacation high spot. We cooked in and went to a lot of local restaurants and bars. If you are feeling energetic you can leave the car at home and walk down to the bars - the walk up is steep but not too far. Would highly recommend.

The home has everything you need for a relaxing week on St. John -- comfortable accommodations, access to beach chairs and a cooler, spectacular views and easy access to other amenities. Best house my friends and I have rented! It is perfectly located above Coral Bay, close enough to walk to the restaurants, yet far enough so that the music is not too loud. It has a fabulous view, very well appointed, has everything you would need for the house and the beach! The road up is certainly a challenge as is the parking, but you get used to it--4WD a necessity! I definitely would rent this lovely home again!
