Dear guests, my apartment is formed by 3 bedrooms, 2 bathrooms, spacious livingroom, fully furnished kitchen, entrance;
it's on the third floor of a noble palace in the historic centre of Florence, next to all the major artworks and museums, and even groceries, restaurants, shops etc..are close by.
This apartment can comfortably accommodate 6 people, which can become 9 thanks to the possibility of an additional bed in one of the bedrooms and a very comfortable double sofa-bed in the living room;
also it's on two levels and in each one there's a full bathrooms (2 in total), connected by the wood stair: this solution guarantees great privacy for the guests.
It has been restructured taking care to safeguard the ancient details that characterize this historic building.
It's equipped with all comforts: AC in every room, fast internet wi-fi, fully furnished kitchen with fridge/freezer, oven stove, microwave, kettle, toaster, blender, American coffee machine, Italian coffee machine, dish washer, all the dishes, etc..., washing machine, dryer, tv.
It's located in Pepi street, a really central position, for which car is no needed and you can go by walk every where: all the major artworks and museums, in fact, are close by, and even groceries and supermarkets are near by;

Great location, service, and communication with Massimo! We thoroughly enjoyed our short stay in Firenze. Massimo is excellent in providing the best accommodations. Although we arrived early, Massimo was very kind and allowed us to drop off our luggage so that we could go out and explore. The accommodation itself was very comfortable and included all the amenities that we needed for a comfortable stay. The location is ideal…close to all the popular sights of Firenze. Check-in and check-out was very easy because Massimo provided clear and concise instructions. Communication began prior to our arrival which was extremely helpful. We spent three nights in this wonderful apartment. Plenty of room for two families totaling 8 persons. Clean and comfortable bedding. Quiet neighborhood-Walkable to main sites with grocery store nearby. Property manager was flexible and accommodating. Recommend for others and would stay here again.

A girl trip to Europe brought us to Florence for a few days. We mostly shopped and had amazing food. We walked everywhere- even to and from the train station! So enjoyed this home which is on a clean, well established street. Quiet building and lovely apartment. Great communication and we felt welcomed!

My family and i stayed in this wonderful place while on our European vacation. The apartment was clean and beautiful. The beds are comfortable, and the a/c units worked beautifully! It is walking distance to everything. With restaurants and Grocery stores nearby. Whenever we come back to Florence, we will stay here!

Comfy central location
We thoroughly enjoyed our stay at Grande Pepi.
Massimo greeted us upon arrival. He was very gracious and helpful. We were 3 couples and each had our own bedroom with a comfy king bed and plenty of privacy. Bathrooms were great with a good supply of fresh linens. The unit has a well equipped kitchen and spacious dining table. There is a great grocery store just around the corner where you can get anything you might need to cook for yourself, which we did on 2 evenings. We especially loved the washer and dryer since we had been traveling for over a week when we arrived. The apartment is located on a quiet street and you can walk to everything, except maybe the train station, which we taxied to.There are also great restaurants nearby. One we all would recommend is La Giostra. There are 5 flights of stairs to get up to the apartment so that could be a concern to some. It was my favorite place we stayed during our 3 week trip thru Italy. It was like a home away from home.

Great Apartment
My wife and I, our two grown kids, and their significant others spent 3 nights in Florence in Massimo's Grande Pepi apartment. It was our first time in Italy. The apartment is in a great location, and is just as the pictures make it look. We used the kitchen really only for snack type things and making coffee. Florence is a wonderful city, and it is all entirely walkable from the apartment. The apartment is also tucked away down a very quiet street, so there was literally no street noise to contend with. I would rent this apartment again if we are ever able to return to Florence.
While you are there I recommend you check out the Scuola del Cuoio for your leather purchases.

A great accommodation in a great location!!
We has wonderful 4 days in Florence. We were three couples all in our 60s. The apt was very nice..clean, comfortable, fully equipped and well located. Massive went out of his way to make sure we were well settled in and comfortable.
The three bedrooms were good sized sigh very comfortable beds (we had 2 people over 6 ft and they were comfortable in these beds). 2 Bathrooms were very clean and functional. Kitchen, while small was actually well equipped --coffee pot, simple supplies (olive oil, vinegar, salt, pepper etc). Air conditioning in every room was perfect for the Season.
Location was great. We could be anywhere in 10-15 min on foot and only 2 min to Santa Croce where there were great places to eat ( trattorias and osterias). There was a fabulous grocery store,
(Conad) within easy walking distance.
One disclosure--it's a 5 flight climb to the apt. It was a good workout and really not a big deal for us but for some this could be a consideration.
We will definitely stay at this apt again in the future.

Wonderful Apartment
We had the pleasure of spending time at the Grande Pepi Apartment. The location is fantastic. It is less than a 5 minute walk to Santa Croce and less than 10 minutes to the Duomo and Accademia.
The apartment was spotless. The beds were very good. Thank goodness for the air conditioning since it was hot when were were visiting. We did use the washer and dryer which were really nice. Very nice kitchen with lots of utensils if you need them. The is a grocery store less than 5 minutes walk away. Wifi worked great
The apartment is on a very quiet street. It is one the top floor so if you have problems with stairs this may not be right for you.
Massimo was very receptive and quickly answered all of our questions. He helped with setting up a cab for us to the train station and there are guide books in the apartment if needed.
We would absolutely stay again if we were in Florence

Great accomodations at bargain price
The location is very central - on a quiet street less than 10 minutes' walking time to the Duomo and just up the street from the Santa Croce church. It is about equidistant from the Santa Maria Novella (main) and Campo di Marte train stations, though with rolling luggage Campo di Marte is an easier walk as the sidewalks are smoother.
Our group of 11 took both the Grande Pepi and Piccolo Pepi apartments. The apartments are entered from the staircase through the same door, but they have separate secure doors from the foyer joining them. Each apartment has one bedroom on the main floor and one or more additional bedrooms upstairs, along with bathrooms on each floor. The bedrooms were all large enough that the bed does not dominate the room, allowing enough room to unpack our luggage. The beds were very comfortable, including the foldout couch (memory foam mattress and pillows). The bathrooms were clean and spacious enough for our group, with the hot water coming quickly. The kitchens were well-equipped, though we did not use them to their full extent.
Other facilities were excellent - the wi-fi was fast and had a strong signal throughout. The washers and dryers (separate machines in Grande Pepi, and one machine doing both functions in Piccolo Pepi) were easy to use, with the instructions (in English) along with detergent next to the machine. We all did at least one load of laundry during our stay. We had no need for the air conditioning, but if it works as well as everything else in the apartment, it would be very, very good.
Most importantly, the owner, Massimo, was an excellent host. From the time of booking until our departure, he was very helpful in making our stay a pleasant one. He arranged to meet us (on our schedule, not his) at the apartment to let us in, showed us around the place, and stocked the place with numerous conveniences - up-to-date tour books; lists of groceries/restaurants, etc. in the area; and electrical adapter plugs (for plugging U.S. plugs into European outlets) among those. He even arranged taxi pickup service for us on our departure day.
Others have written about the stairs up to the apartment. Yes, there are stairs, but each step is only about 10cm (4 inches) high, so it is not like ascending the Duomo's dome. The stairs are also wide, so there is plenty of room to rest luggage during the ascent or descent if you need a rest.
These apartments were the best deals on our trip.

Great Location
Our family (6 person) trip to Florence was wonderful. The booking process was easy. We were greeted at the apartment by Massimo and he was very nice as he showed us the details of the apartment. The apartment was very clean and within a 5 min walk to the "Florence sightseeing" bus stop. He recommended a few places for dining and we had 2 of them. The meals were great! First and foremost, I would stay here again but just so you have the details, there are a few flights of stairs to climb up to get to the apart. It's not that big of a deal since you only have to take luggage up once and down once. Just be prepared. Also, I think the mattresses could have been a little better. I realize that if you are only staying a night or two they are ok but since we walked around the city for 2 days (approx 8 miles per day according to the fitbit) a great night sleep was necessary. I ended up folding additional bedding (left in the closets) for more padding under the sheets of my bed (downstairs big bed) on the second night. Thank you Massimo for being such a wonderful host! This rental property is a good price for what you get. Although we did not use it, there is a second apartment right next door (semi attached) so you could travel well with a big family. (I did not see into that apartment) but Massimo showed us the door and they are right next to each other with a main door that blocks the master staircase up to the apartments. If you were to keep that master door closed and the front doors to each apartment open, it would seem like on giant apartment with plenty of living space. Thank you again Massimo and Staff!

A Grand Time at the Grand Pepi
From the moment I booked with Massimo we could not have been happier. He walked me through the booking - was prompt and very friendly. The apartment was beautiful. We had 7 adults sleep there comfortably. It was located in the heart of Florence's historic district. We never had to take a taxi - everything was so close! We would most definitely go back. Perfect accomodation for a family
Our family of 5 stayed with Mario in January 2016, the apartment is charming, modern, clean, very well equipped, very convenient for family stay. Location is great, rather quiet, with grocery shop around the corner, all sights you wish to see in Florence are walking distanced.
Mario is a very welcoming and open host, easy to deal with, flexible with timing with reasonable notice. He made our stay as comfortable and seamless as possible and we would love to stay with him again next time in Florence.

Beautiful accommodation, gracious host
We had the unfortunate experience of having our accommodation in Florence cancelled less than a week before our departure for Italy. We looked online again and connected with Massimo. Several emails and phone calls later we had a beautiful apartment booked, the Grande Pepi. It is indeed aptly named and we were thrilled to find it. Massimo is a wonderful and most accommodating host. The apartment is very clean, spacious, and centrally located. It is well equipped and even has a clothes dryer. We are all seniors and the stairs were a non issue. In fact, because of the daily exercise, we felt justified in indulging in the delicious gelato! We loved Florence. It is a beautiful city and very pedestrian friendly. We clutched our maps and ventured forth taking in the leather and food markets and even enjoyed an hour at the Florence Fish Kiss. What an amazing way to get a pedicure! Check it out! We will definitely be back and will stay in Massimo's apartment again. Grazie Massimo!

Loads of character, perfect position.
Our family of two adults and 4 children stayed in Grande Pepi mid September. The apartment oozes character and is in a perfect position to explore Florence on foot. Everything is close by including a grocery store, bakery and other shopping. Easy walking distance to attractions. The sandwich press makes it easy to bring back paninis and toast them at your convenience. Free WIFI is great. There are air conditioners in just about every room, which makes the apartment very comfortable. Only complaint is that the main bed was too hard for us. Just be aware that if you go to an attraction further afield (we went to Museo Stibbert), it is very difficult to catch a taxi back, so be prepared for a long walk. It is very easy to find a taxi at the train station to the apartment.

Excellent apartment in great location
We stayed in Massimo's larger apartment, the booking process, pre arrival information and checking in process were all well organised and professional. Apartment is ideally located for seeing the highlights of Florence, for restaurents and shops. The apartment is comfortable but if fully occupied ie. 6 people, crockery might not be sufficient. Massimo was extremely helpful, for example booking taxis for us on the day of departure. I would fully recommend the apartment and Massimo and his colleagues.

Wonderful apartment in Florence
We stayed at Massimo's larger apartment during the summer (took awhile to write this review). We had two families of 4 (total of 8 people). It was perfect. Very spacious. We loved that the building had so much character. Florence is a very walkable city. We were able to walk to everywhere we wanted to go. And there was a supermarket a couple of blocks away which was very convenient. Massimo was incredibly helpful - he helped us call a taxi, made recommendations for places to eat, helped us with the internet connection, and was generally available. The only thing I would note is that it is a 500 year old building. With the beauty of the apartment comes little things - like no elevator and the need to open the second floor bathroom window after use and close it before going to bed to make sure there isn't trapped moisture. But we thought it was worth it to be able to stay in such a beautiful and spacious apartment with the attentive care of Massimo. Would definitely recommend it.

Pepi Apartment Florence Italy - Great Apartment
We just returned from 4 days in Florence and stayed at Massimo's larger apartment. It had 2 full bedrooms upstairs and a full bath. We configured the two upstairs bedrooms with one BR having 2 twin beds, and the other with a king sized bed. I suppose you could make that 2nd BR into two twins as well. The main floor had a king bed, which could also be separated into two twins. The main floor has a full bath, washer and dryer, a large living room area that includes a large dining room table and a small kitchen. All rooms have their own air conditioning, while we didn't need it during our stay, we did use them in fan mode to get some air moving.
The apartment was very very clean and had everything you would need, including electric converters, a hair dryer and all the dishes, glasses, etc. you would need if you intended to do any cooking. There is also a microwave in the kitchen. We didn't cook, but there is a dishwasher as well. There were plenty of towels, toilet paper, etc.
The location is GREAT! Even though Florence is small and very much a walking city, the apartment is centrally located and an easy walk to everything. Close by are plenty of restaurants, bars, coffee shops, shopping etc. Be prepared for 4 flights of stairs!! It is on the top floor, but the stairs are well lit and very gradual. We had a 76 year old, who did it without any problem
When we arrived, Viviana, was there to greet us and gave a fantastic overview of the apartment, gave us a map and pointed out all the main attractions, where to shop (and more importantly, where NOT to shop), where to eat and some other local knowledge. She was great and helped get our stay of on the right foot.
We ate at two places that Viviana suggested:
Buco Mario: Very good food. Not cheap: 18 - 35 euro's but very good. We had the bass, some different pasta's, the spinach/Ricotta ravioli with truffles had rave reviews. Tiramisu was to die for!
Restorante La Spada: a nice restaurant and good value. The dishes are between 10 -20 euro. Good pasta, meat, no fish. Simple good dishes
Our final meal was at a not to miss spot: La Giostra. It is only two blocks from the apartment. The food is incredible and the atmosphere is great. It is a small restaurant and reservations are a must. Amazing pasta's, fish, meats. Very creative combination's. Don't miss it!

Big, quiet apartment in the center of Florence
We really enjoyed our stay in the apartment. It was great to have three true bedrooms and two bathrooms between the five of us (plus a baby). It was much bigger than we had imagined, and very clean. I couldn't believe how quiet it was! The climb to the top was definitely a haul, but it was expected. Massimo was an excellent host and even helped to arrange for our taxi when we left. If we come back to Florence, we would definitely stay there again.

Live the life of a Florentine in the heart of Florence
My family of 5 (myself, my wife and 3 kids), spent a wonderful week in Florence using the Grande Pepi as our home base. The apartment is well situated in the Santa Croce neighborhood. This neighborhood is close to all the major attractions but is not as congested as those situated closer to the river and the Ponte Vecchio. It is also situated near all the conveniences you would need for Florentine living (grocery stores etc). Despite the fact that this was our first visit to Italy, the kids went off on their own acting as if this was their own neighborhood bby day 2. The wireless was excellent. The ac was great. What a wonderful trip!

Wonderful stay in Florence!
We stayed in this apartment during the heat wave of July, 2015. The a/c was great! More importantly, the apartment was immaculate. Massimo is a perfectionist. Kitchen, wi-fi, washer/dryer, wonderful bed linens. And the location was wonderful. A short walk to the Duomo, Uffizi, Accademia (the David), Ponte Vecchio. You have to walk up a few flights of stairs to the apartment, but the steps are well-light and in good shape. Do not hesitate to stay here. We were 4 adults and had plenty of room. Loved it.

Great Time in Florence
We truly enjoyed our stay in Grande Pepi. The location was excellent for walking to popular destinations on either side of the Arno River. We had several plans that included train travel during our stay and we walked to the Florence station (approximately 1.5 miles). The apartment was clean, comfortable, and had everything that we needed to serve as a home base for our Italian vacation. Massimo was a wonderful host; he provided us with information on local restaurants, stores, and answered all of our questions. We would definitely recommend this property and stay here again.
