About this villa rental
Our villa is furnished in a casual tropical island theme with hardwood floors throughout. It is ideally located, just steps away from the pool. Our Hawaiian style townhouse is an end unit with windows on all four sides, 17-ft high living room ceilings and no one above or below you. Having a bedroom and a bath on each level provides additional privacy. We furnish free high speed WiFi and 3 flat screen TVs. The 55" HDTV in the living room is WiFi enabled. In our well-equipped kitchen you can grill fresh fish from the local market and even enjoy farm fresh fruits and vegetables from the nearby Kona Farmers' Market. Brew a cup of 100% Kona coffee and enjoy the variety of world-class restaurants on the Kohala Coast.

To celebrate my daughters graduation from high school we took a trip to the big island. This was our first time staying in Waikoloa Beach Resort. We loved the location of the condo, all the beach stuff (although some of the umbrellas were broken), overall cleanliness was good, good amenities, closeness to pool was nice, and the AC was spectacular! Condo does show wear, but that didn't bother us. Overall, it was a very comfortable condo and the set up was perfect for our group. We would book this condo again in the future.

Beautifull property but it needs to be fixed

This condo in the Colony Villas was convenient to everything in Waikoloa...Queen's & King's Shopping, the beach, both pools, the fitness center, and lots more. My wife and I have never offered a subjective review before since there are so many opinions, but this condo is in serious need of a complete facelift. There are too many items that need the attention of what a normal homeowner would do to his or her personal property on a regular basis everyday. The floor tiles in several rooms were cracked, the laundry room door is broken, the veneer in the upstairs bathroom cabinets is cracked, the ceiling in the MBR has peeling drywall, the light fixture in the downstairs BR is unsafe with an exposed electrical connection, the dishwasher and the range are very old and need to be replaced, and the pillows on the MBR bed look and feel to be inherited free from the Salvation Army. Personal preference and comment only, but the LR furniture is mis-sized for the room and makes it very difficult to comfortably watch TV at night. Unit was basically clean, but ceiling fans in all rooms had not been cleaned in some time and there was dust caked on the fan blades. Good basic condo with a great location but needs serious work. We stayed for a month and were ready to get back home!

Perfect spot for our family of five to stay. Grandparents plus our 5mo. The pack and play was easy to set up and there was a high chair if needed. Lots of beach toys, umbrellas, boogie boards. Very close to the family pool as well. Would stay again!

This place was wonderful for our family vacation in Hawaii. Plenty of space for myself, husband and 3 kids. Kitchen was well stocked with cooking appliances and dishes. We were so grateful to find a closet full of boogie boards, beach chairs, umbrellas and snorkel gear. Just steps away from the pool and close to shopping and beaches. The area is beautiful and quiet in the evenings. We really enjoyed our stay and would book again in a second for future trips to the area.

We couldn’t possibly have found a better place to stay! The property was immaculately clean, beautifully decorated and sooo comfortable, we had everything we could possibly need, boogie boards, beach umbrellas, beach chairs, etc. It was wonderful to wake up in the mornings to have coffee in the lanai surrounded by a beautiful garden. Everything was so peaceful and quiet. The owners have gone above and beyond to keep their property beautiful. It was conveniently close to everything we needed, the area is beautiful safe and QUIET. The pool facilities were so clean and organized. My husband and I will definitely come back and rent this property. Truth is we were so happy and comfortable that it was hard to go out everyday!

Favorite neighborhood in WBR. Colony never disappoints, as former residents it was fantastic to be back home for a few days. The pools and hot tub are always excellent. Staff are always phenomenal.

We enjoyed our stay at Jim's house, the location is beautiful and very quiet. Communication with Jim was superb, Jim always responded quickly. The house had literally everything we needed. The kitchen had plenty of dishes, cutlery, several sizes of pots and pans, even some plastic boxes so you could pack some lunch or store leftovers. There were enough towels, linens etc. Even a full set of beach equipment like umbrellas, chairs, cooler, mats, beach towels and so much more was there for us to use. Just move in and enjoy your time!

The grounds & amenities at Waikoloa Colony Villas are lovely and well maintained. The condo itself is worn and would benefit from some updating - especially with regard to the kitchen appliances but it met most of our basic needs and didn’t interfere with our ability to enjoy our vacation.

This is a lovely family friendly home away from home. This was spacious and comfortable for myself (age 62), my daughter(44) and 2 grandchildren(10 &14). It has a well equipped kitchen and laundry. I was impressed with the supplies for beach activities including beach chairs coolers and snorkeling gear. It is a 2 minute walk to a family pool. It is a short drive to shopping, restaurants and numerous beautiful beaches.

This condo had all the amenities that you would need. Beach towels/umbrella/chairs/coolers/boogie boards. The location was A++. Too far of a walk for us to A Bay and shopping but who cares. 😊

We had a great time at the Wikaloa beach villa. Jim was easy to get hold of and his housekeeper and staff at the villa were very helpful to answer any questions. The house is well stocked with all essentials, and we also found great equipment for our toddler to play in the beach and build sand castles with! It is a nice property and we enjoyed the kids pool. Some of the good beaches are about 20-25 minutes away, but that was fine with us.

Wonderful stay
We had a great time at the Wikaloa beach villa. Jim was easy to get hold of and his housekeeper and staff at the villa were very helpful to answer any questions. Unit is in a great location, close to hotels & shops. Gated community is well taken care of, quiet, & safe. Jim was pleasant to deal with; although with a few quirks. Jim owns many units in this area - this is a business & is treated as such. With that, you would expect closer attention to detail.

- Community pools are not family friendly. Signs indicate no balls/inflatables/noodles/boogie boards, no jumping/diving, no splashing more than necessary, no music, no fun, no No NO! The pool areas are for the "quiet enjoyment" of the residents & guests. Emphasis on quiet & a threat to not only kick you out but to be arrested by the local police if you don't adhere to their policies. They have a pool, but you can't have too much fun. Attention families with kids.
A quirk to note - the first night we realized the living room tv remote was not working. Tried swapping out with other remotes with no success. Had to unplug the tv to turn it off. I got a message from Jim the following morning saying he is aware the tv remote is not working & would send someone to take a look. Not sure how he knew as we hadn't messaged him yet, but appreciate him trying to fix it. A few hours later while my wife was in the shower & I was in the bathroom, somebody comes into the condo & announces his presence. Didn't hear a doorbell or knock on the door, he just came in :( That didn't sit well with us as it was very unprofessional.
Overall a 3 star rental that can easily be a 4 or 5 with simple improvements and fixes. You get what you pay for.

Waikoloa Village is one of a handful of upscale resort area neighborhoods on the big island. Weather is perfect all year long. We typically stay at one of the hotels but enjoyed the extra space, flexibility to cook, and other perks of the villa. This villa was a great value and generally in good shape. We spoke to the owner about fixing some worn tiles, cabinets, window blinds and the like as well as some areas the cleaning service could improve. Otherwise a fantastic location and great value w reasonably good comfort and cleanliness.

The amenities (pools and hot tub) are also very nice and well kept. We did have a couple of major issues that we feel could have been avoided/handed differently.
On our second night at around 8pm, we lost power. We could see that this unit was the only one without power. After phoning the host, and enduing a very unpleasant conversation for about 45 minutes, they finally agreed to call the maintenance contact for the property. We were advised to not contact either of the on-island contacts that they left for us. They kept reiterating that this maintenance contact was not an employee of theirs and they could not do anything else for us if he refused to come out. Fine - but please phone him (they would not pass along his contact info to us). If anyone else should run into this problem, his contact information is listed at the main gate/office. They also asked us "how would you like it if you just got home from work and got a phone call to come back to the property?" . Understandably, this would be frustrating. While I was being told that "if he can't come, there's no other option" , my husband found the maintenance contact information and the he said he'd be there within the hour.
We did get the power back on at about 930pm. How could this have been handled differently? When we phoned and said the power was out, a simple "we'll phone the maintenance contact and get back to you."
The next day, at about 4:30pm, my mom was at the unit with my 10 month old who was napping. In walks a startled stranger holding the key to the unit and the lock box. She exclaimed that she and her husband had the unit booked for the weekend. My mom apologized and said that we had 7 more nights still. Luckily, for us, the lady was very polite. Also lucky for us, that someone was home and that she wasn't a thief. We never heard from the host as to why this happened.
Couple of other things - one of the beach chairs was broken so we replaced it as we had 4 adults. The only toilet paper in the unit was on the rolls in the bathroom so we made a detour for TP on day 2. The floors and the carpet in the living room were so dirty our feet (and our baby's knees) were black. We washed the floors and vacuumed but the rug should be replaced.

Condo had most basic necessities plentiful cleaning products…they should include a scrub sponge for kitchen pots and pans & sponges for bathrooms. I was there for 3 weeks and had to purchase these. Property manager had a little post pandemic trouble finding workers to come fix things, but they were minor since we were out of the condo more than we were in it.
