About this house rental
Although built in 1872, we fully restored our Victorian from 1977-79 so it offers turn of the century charm with modern conveniences. The first floor is handicapped accessible for non-motorized wheel chairs with a queen bedroom and ada bathroom ensuite. Located within blocks of Hwy 24 and within minutes for I-25 it is an easy drive to over 25 local attractions, including Garden of the Gods, USAFA, Cheyenne Mtn. Zoo, Cave of the Winds, etc. Manitou is a wonderful place for a vacation, awarded 3rd friendliest US city by Expedia, with many special events during the year which you can preview at the Chamber of Commerce website. For the people in your family who want to be able to walk to the shops, restaurants, galleries and events in Manitou, then this is the ideal home. The Victorian is 3,200 sq ft and located at 109 Pawnee Avenue in Manitou Springs, CO 80829.

We met in CO for a cousins retreat. We had a group of 17 ranging from 5 years old to 68. There was something for everyone & plenty of room. The dining area was perfect for us all to be able to eat together. The back patio was great for morning coffees & evening chats. The location is an easy walk to downtown. This property was just as advertised, host communication was quick & we would definitely stay again.

We had 6 adults and 2 kids, age 2 and 4. We loved being close to downtown Manitou, and we loved having spaces where people could congregate - parlor, dining room and family room. Mostly we loved the patio area with the lovely water feature, and we enjoyed several visits from deer during our week-long stay. The weather was pleasant, and there were plenty of fans, so it wasn't a problem not having air conditioning. The only disappointment was the playground area in back. One of the reasons I booked this place was because of the backyard playground for the kids. But some of the equipment was broken and unusable (seesaw), and the other equipment was pretty weathered and surrounded by tall weeds. There were also some broken chairs, etc. in the very back area. So we took the kids to the park instead.

It was perfect for our 3 families with teens stay. The location was perfect as all staying could walk wherever they wanted in Manitou and even access hiking trails. The house is full of charm and history. Don't expect modern luxuries, the house is over 100 years old and so it is quirky. Odd showers, layout, old furniture etc. and the A/C did not cool. We were there in some of the hottest days in CO so it was HOT during the day but cooled sufficiently at night to sleep and there were floor and ceilig fans in every room. Wild and domestic animals all around the back yard kept us company. Great grilling setup out back. Beds were comfortable. So great to have a table all 12 of us could eat around and still plenty of room for everyone to have a "getaway" space.

This house is perfectly located in Manitou Springs and everything in town is within easy walking distance. The house itself worked great for the 13 of us (10 adults and 3 children). The house, though somewhat quirky in its layout, is well equipped and has space for escaping the crowd as well as spaces where everyone can gather.

Wow! This house was stocked and had plenty of space for our party of 14. The owner was very attentive and responsive to all of our needs. We did have some issues with cleanliness upon arrival due to a problem with the cleaning crew and the owner quickly addressed our concerns.

From start to finish, this stay was perfect! The property has so much space and character; it was hard to leave. Joanne is always one step ahead in making sure the property is ready for her visitors! The property is perfectly located in walking distance of all of Manitou’s amazing shops and eateries. Absolutely loved every second of it.

This house is an excellent combination of quirky old house and an updated interior that makes it really fun. The location is just 1.5 blocks from the main shopping area but is still quiet enough to enjoy a cup of coffee in the spacious patio area. We were a group of 9 people ranging from 6 years old to 75 years old. Plenty of room for all of us. The house was super clean and the beds were good. Lots of towels and just about every kitchen tool or appliance you could need. The hosts were exceptionally available and friendly.
Few things you should be aware of. The attic is an excellent space for kids but access is up a really steep staircase. Not good for young kids.
There is one bedroom that does not seem to have a door and has a window that is open to the downstairs dining area so you better put a night owl in that room. Also, bring (or buy) your own soap for showers.
We have rented VRBOs all over the world and I can honestly say this house is one of the most fun. We thoroughly enjoyed this house had would definitely recommend it for any size group

Perfect property for our annual family reunion. The kitchen was supplied with everything we needed to prepare our meals. The large, sunny dining room was good for eating and just sitting together talking. The backyard had plenty of seating for all and our 2 young boys loved running and playing in the large area. The location was convenient to the Garden of the Gods, Pikes Peak, Cheyenne Mountain Zoo and strolling in downtown Manitou Springs. We all give the property a big thumbs up.

We held a rehearsal dinner for our sons bridal party. Given all the activities, 10 am checkout was a bit rushed as the owner wanted the beds stripped and towels washed. Also the beds did not have a bottom sheet.
Overall the location was great and met our needs. Fans were also great to circulate air.

We're local and wanted to have a BBQ for our son's first birthday. We picked this property for its beautiful backyard. It was perfect for a small gathering of about 20 friends and family. The added bonus was a perfect staycation and a place for a few out of town guest to stay and enjoy Manitou Springs. Such a beautiful historical home with all the perfect spaces for hanging out, cooking a nice meal, and relaxing with friends.

Location is amazing and hosts are responsive and helpful. We had a good stay, however...
We were disappointed to find that, although the listing is advertised as ada compliant, it is not. There are no grab bars in the bathroom, the bed is too high, lots of stairs, etc.
In addition, the 3rd floor attic/kids rooms were HOT and difficult to sleep in. Host did provide a ton of fans but we had to put kids to sleep very late due to heat. The attic & many bedrooms have no blinds, so kids are up bright & early. Also, we couldn't open all windows on 3rd floor because windows are low with no screen- a straight 3 story drop if a kid fell through.
Finally, I realize we were at altitude, but we had trouble cooking in the kitchen. After ~30 min of waiting for water to boil, we used the burner on the grill outside. Then we stopped trying to cook.

We had a large group - my husband and I, his four adult kids/their significant others and two grandkids, his mother and my teenage daughter for our trip to Manitou Springs. This vacation home was PERFECT for our needs; the kitchen had everything we needed for our meals, the selection of board games, toys for younger kids, and even the outdoor spaces had a lot of options (we had pogo stick jump-offs one night!). Walkability to downtown was ideal. Our host was very responsive - we were going to grill dinner one night and realized there were no propane tanks...a quick reach out to Joanne and she had refilled ones dropped off within an hour! Overall, we really enjoyed our stay and would go back!

Wonderful hosts. The home was large enough to comfortably hold our large extended family - plenty of bathrooms, indoor and outdoor eating space, etc. We enjoyed the close proximity to downtown Manitou Springs, which made it very easy to do quick excursions.

This is a perfect place for large groups. Plenty of space for all. Very close (walking distance) to restaurants, coffee shops, ice cream and the arcade. And there’s a free shuttle that takes you throughout the city. Close to many attractions including Garden of the Gods and the Incline. Back yard was perfect for lounging and meals. Lots of seating!

3-Generation Family Thanksgiving Weekend
This is an annual tradition for our family. We rent a home so we can all stay together for the long weekend of food and fun. This home has the BEST area for sharing meals we have encountered yet. The sunroom is spacious and has a huge dining table that comfortably seats 12.
We had some trouble getting in as the code for the lockbox had been updated, but this info was not updated in the check-in email and the owner did not respond to calls or emails. The correct code was texted and we did get in.
The kids loved the 3rd-floor sleeping spaces. We did end up purchasing a baby gate for the top of those very steep stairs and put a suitcase at the other end where the stair opening was not protected.
TONS of outdoor space and activities were available and we all enjoyed the yard and games.
Overall a wonderful place, great location, and we look forward to holding our Thanksgiving gathering here again!

Family wedding .... funeral
we got this beautiful spacious home for my son's wedding.... However, three weeks before the event he had an accident. The property manager was extremely accommodating and changed the days. She received our family and was super helpful and understanding. The property is spacious, well stucked, beautiful, accommodating. I wish the family was there for a happy time..... I feel blessed that we were there because we were able to say our goodbye in this welcoming home, thank you so much Joanne and John.

Awesome place to have a family reunion
We loved the whole experience. From renting to occupying. There was so much room for us to gather outside and so many things to do inside if you chose to do so. The kitchen and dining areas are amazing. Very well stocked kitchen and excellent seating for all 16 at the table. Beds had very good mattresses and pillows. Would we stay there again? Absolutely.
Our main concern was the air conditioning. It was 100 degrees and nearly a hundred all three days. Because of the altitude, we were able to open windows at night. No one complained about not being able to sleep. We did not miss central air. We were also impressed with the number of very nice bathrooms and the many decks around the house if you'd like to get away and have cozy chats.
Walking to the down town area was just a few blocks. 10 minutes from the Garden of the Gods and a bus shuttle to the Pikes Peak incline. The children loved the penny arcade downtown (so did the adults). You can't have a bad time here.
Thank you Joanne for making our family reunion the best! Because you house was so lovely and unique, we will be talking about this forever.

Totally Underwhelmed
Great location and this house has potential to be a premier property. However, the house and yard contained a lot of clutter. Amenities in the home and the outside area were either damaged, dirty and/or broken.
As far as cleanliness, it was unsatisfactory. The kitchen cabinets, countertops and appliances were grimy and sticky. The microwave was filthy and was missing the turntable that sits under the glass tray. Linens were old, stained and ill fitting. My family hoped they had been washed as they did not smell or look they had. For a $500 cleaning fee we expected a basic level of cleanliness. The owner was kind enough to let us check in early but we would’ve rather come into a clean home.
Now a word about electrical problems. Bathroom outlets in both second floor bathrooms did not work. Vanity lights above the sinks in both of these bathrooms also were not working, as well as the door locks. Lights did not work in the main floor bedroom.
This listing said that the house sleeps 16. Our party consisted of 13 adults and 2 children. After booking we were charged an additional $90. When I asked about it, the owner related that it is for every additional person over the amount of 12. This detail was Not mentioned in the listing. One should be aware of this as well as the photos listed on this property appear to not have been taken recently.
With most negative reviews posted, the owner responds with some type of excuse. When I related my complaints via text to the owner I received the same type of response.
If you are wanting a location close to town this property is perfect, however just be aware of what you are getting.

Family and friends vacation
Excellent location. All major activities are within 6 mile radius. Property close to downtown and restaurants. Property big enough to accommodate 15 people. Property owner was very accommodating and prompt help to make our stay comfortable. Last thing that imo I would say is that kitchen needs some upgrades.

Great location if you want something near the mountains in colorodo. Lots of rooms in the house if you are traveling with a big family. Only one tv in the house and living room area not the biggest, but all and all we all enjoyed the house.

Best Locatioin in Manitou Springs for Large gathering
The property has plenty of space for large groups. The backyard BBQ and seating were enjoyed by all. The house has a great dining room to sit a large family and plenty of rooms for the guests. The location can not get any better due to only being one block from Manitou Ave. and all of the amenities Manitou has to offer. If visiting in the hot summer days be prepared to air the house out due to the heat. The owner provides plenty of fans but it would have been nice if the property had evaporative coolers. It is so nice not having to drive anywhere if you don't want to. There were plenty of places to eat and drink. The younger kids enjoyed the arcade and parks. My family enjoyed the house and will return when large gatherings are planed for this area.

Girls Weekend
We had an absolute blast in Manitou Springs for a girls weekend. We easily fit 15 girls here and it was so nice to have such a big house to reconvene at throughout the weekend. The backyard is AMAZING and we spent most of our time hanging out on the back deck. My only complaints are that we couldn't find extra hand towels and there was only one roll of paper towels provided for a four day weekend and only two coffee filters. The house also wasn't completely clean as we had to wipe down some stuff. Joanne was fantastic to communicate with and I would highly recommend this house for families or a big group weekend!

Mixed Review
Location is great. Right down the street from the middle of town and all of the events and activities you'd want to see. Manager was very responsive to our needs. Accuracy of online viewing was an issue: backyard water fountain wasn't working, backyard full of weeds, dirty pots and junk in backyard. Accessible bathroom downstairs in a bedroom but hallway was too small to get the wheelchair into the bedroom. Some sheets and bedding smelled musty. No air conditioning so house, especially upstairs bedrooms were uncomfortable on 80-90 degree days, though they did have fans in every room.

Very helpful owner, home was nice & clean, and worked perfect to have whole family together! Truly a great set-up if you want a large group to be able to spend time together in a convenient way. My only warning is that you should realize one of the bedrooms on the 2nd floor is just a twin bed, and the 7th bedroom on the 3rd floor is actually 2 “rooms” that are in the attic, which have a severely sloped ceiling and must be accessed through one of the bedrooms on the 2nd floor. We did get a kick out of this though, and stuck all the single female family members on the 3rd floor (would be a perfect area if you have several kids in your group). The walking distance is great for downtown Manitou Springs and we truly enjoyed the home.

Amazing house!
Joanne's house was fantastic! We had so much space and the location was perfect. Joanne was a lovely host and responded quickly with any requests. We would highly recommend this property for any large groups. With the number of bedrooms and bathrooms at the house you are sure to have plenty of private space. If we plan to visit Manitou again with a large group we will definitely plan to book this property again!

Tale of my stay, really 3 separate reviews.
To begin, I really feel like this has to be 3 separate reviews: one for the property itself, one for Homeaway/VRBO, and one for the homeowner.
First I'll address the house itself...it was the perfect place for my family to stay while in town for my wedding. It was exactly as described in the listing. The outdoor space was the perfect family gathering spot for everyone staying here and in other properties in town. There were plenty of tables and benches. The gas grill was used every day. The kitchen was well stocked with pots and pans. The bedrooms were plentiful and comfortable. The kids had a blast in the converted attic. The location is a very short walk to all the shops, restaurants, and bars on the main street through town.
Second I'll address the homeowner. My party was to check in on Monday July 9th. That morning I messaged the owner both through the app and on her cell to get the check-in details. No response, which is fine since official check in wasn't until 4pm. 4pm came and went with no response. Multiple texts, calls that went to voicemail, and Homeaway/VRBO attempts to contact the owner were met with no response. I received a text just after 5pm with the code to the lockbox but it contained the wrong key. I immediately responded to her but again, no response. She finally responded again after 10pm with no idea that we did not get access to the property. I met her the next morning and finally got access to the property and from there the week was good. She explained that she had a personal emergency and had no cell phone access, which I completely understand, but was also completely unacceptable to me and my party. She is running a business and should have a backup or something to handle business when she can't.
Next up, Homeaway/VRBO. They were awesome in taking care of us. They did everything they could to try to help resolve the situation with the owner but ultimately could not contact her either. Finally, they agreed to put up my party of 10 adults and 2 kids that were staying there in a hotel. 5 rooms for 2 nights just in case there was no contact from the owner, plus they would have rebooked us somewhere else after that if needed, but that was ultimately not needed. I'm sure it wasn't cheap but they took care of us. I would highly recommend anyone thinking about using this company to not think twice about it.

I feel this is a perfect big family or famly reunion home for a big get-a-way!
The home was very comfortable and was clean and ready for us when we got there. It accommodated my wife and I, my 4 grown daughters and their husbands, and my 8 little grandbabies. Grandma even stopped by and we had her for 2 nights. The kitchen worked well for cooking and the large table was perfect for eating and conversations. We loved Manitou and all the options for us in town. Several of us did the "Incline" and we loved the Cheyenne Mountain Zoo. It was a memorable experience.
