Welcome to the luxurious “Yellowtail” Villa, where luxury meets the Gulf of Mexico! The only problem with this vacation rental is you won't want to leave because we have it all for you! From our private 35 ft. high roof top deck with its’ AMAZING views of the Gulf, private relaxation tiki bar with a private 6 person hot tub, rooftop deck w/ fire pit, private boat slip, luxury bedding, linens, and even your very own private elevator, our “Yellowtail” Villa has it all for your next family vacation!

Located at mile marker 53.5, Bougainvillea Villas, is a Gulf side private, gated community of just 14 free standing, single family homes in Marathon. Our Villa is not a duplex or condo and there are NO shared walls. When you stay in a area you've never been to before, it is vitally important to have a good understanding of the positioning of the homes and really know the layout of the homes and their proximity to the water. At Bougainvillea Villas, the units run in a straight line perpendicular to the Gulf of Mexico and are shaped like a "T". There are only three Villas out of the 14 that have the very best views of the Gulf.....they are the Villas at the top of the "T", numbers 12,13, & 14. These are the PREMIER units to stay in! Our homes are numbered 1 thru 14... so the higher your villa number, the closer you are to the water...the lower your Villa number, the farther away you are from the water. Our villa is the very desirable #12 and is horizontal to the Gulf of Mexico. That means you have great views of the open ocean from the entire length of our Villa in multiple directions. We are VERY close to the water and pool so you can watch the kids swim from our rooftop patio!
The YellowTail Villa is centrally located in Marathon and close to all the local amenities… beaches, restaurants, bars, and grocery stores. We are also across the street from the famous Capt. Hooks Marina/Dive Center and the Florida Keys Aquarium!!! You can walk to both from the YellowTail as well as the Marathon Visitors Center to find out about all the fun things to do in Marathon. No long car rides here are necessary for your Keys adventure!

It’s the ideal place to enjoy your morning coffee, sunbathe, do yoga by the Gulf or just watch the boats float by. Stargazing at night from the roof top deck is sublime! We even have a delightful brand new fire-pit for nighttime cocktails and S'mores! Yes we even supply you with a starter kit of the Hershey's chocolate bars, graham crackers, marshmallows, and the skewers too! And just added in October 2018, a commercial roof top viewer to see far far out in the Gulf of Mexico to spot the dolphins and manatees!
After a long day of fishing, escape the heat of the day on one of our two covered and shaded patios which all have water views. Underneath our Villa you'll find more open water views at your exclusive Corona Relaxation Tiki Bar surrounded by potted palms. Enjoy a cool cocktail with surrounded by cool party lights, fish netting, and island atmosphere that awaits your arrival. We even have Captain Morgan for you to take a selfie with!
Grill your catch on our BBQ or take a dip in our 6 person private hot tub to soothe your aches and pains while watching TV on a 40” flat screen! Just a few feet away, you can stroll over to the heated community pool to take a dip morning, noon, or night next to the Gulf of Mexico! You can even watch your kids swim in the pool from our rooftop deck! Yes the pool is THAT close!
Fishing is the best in Marathon and from our dock! Centrally located on Vaca-Cut, (an inlet between Keys) this location is a fisherman’s dream! You’ll have your very own private boat slip that is exclusive to Villa # 12 for up to a 25’ ft. boat. You'll have quick access with your boat to the Gulf and Atlantic giving you the maximum amount of fishing and boating time. No long and winding boat rides here at no wake speed. Just leave the dock and it's full throttle out to the fishing grounds. There is also a bait freezer at our Villa, and a fish cleaning station with fresh water all available right at the dock. We also offer free trailer on site parking for your boat trailer. We even have excellent local fishing Captains who know that waters better then anybody.... you can hire them to take you out on your boat....they bring all the gear, poles, and tackle, and you catch the fish!
Don’t have a boat…no worries, enjoy amazing fishing for a variety of species right from the dock with our complimentary fishing poles located in our exclusive "Fisherman’s closet"! Sharks, Grouper, snapper, snook, tarpon and many more species all cruise through the currents of Vaca-Cut creating an ideal fishing environment, especially at night!
We also provide complimentary beach towels for the whole family, two beach chairs, a variety of sand toys, life jackets, a boogie board, dive masks, and noodles for the pool...all complimentary for your stay!
Inside the YellowTail Villa a fully stocked gourmet kitchen awaits you with granite countertops and stainless steel appliances that opens to a living room and dining area with a 60” flat screen TV. We also provide a Cuisinart K-Cup coffee machine for fast coffee anytime of day.
All three of our private bedrooms have brand new Casper Memory foam mattresses installed Sept. 2021 and feature flat screen TV’s, luxury bedding, linens, and pillows.
A new queen sleeper sofa is in the family room to accommodate additional guests if needed. You’ll also enjoy free wifi and a land line phone to keep you in touch to the outside world if you choose.

We trailered our boat down and docked in the slip. We could look out from the porch and see our boat- which is what we really wanted to be able to do! Matt was a fantastic host from the day we made the reservation until after checkout! He offered tips on great spots all over Marathon. Location is just north of Vaca cut so you have access to gulf or ocean. Highly recommend. Can’t wait to come back!

July is HOT! Had a fabulous time in the pool, on a boat or in the AC. Wonderful vacation spot and could not have asked for a better host. Matt was wonderful and gave us so many great recommendations.

Matt was a spectacular host with excellent communication before and during the trip. He even checked in afterwards to make sure we made it home safely! Our family loved the Yellowtail Villa! It was spacious and clean. The kitchen had everything we needed to cook. With three bedrooms we had plenty of room to spread out and have our own space. We tried several local restaurants including Sparky’s, Sunset Grille, Burdines, and Florida Steak and Lobster House which were all fantastic. The highlight of each day was going to the dock at night to see what sea creatures we could see. We saw things we have only seen in aquariums including an octopus, a horseshoe crab, angel fish, parrot fish, and eels. Our boys caught more fish off the dock than they did on the chartered trip we took. We had an amazing time and look forward to visiting again!

Everything was terrific, easy check in, was in communication with Matt a few times during the week and the place was very clean and exactly like the pictures. Good location that was close to everything in Marathon. Would definitely return if we were in Marathon again. We really liked how the place was organized and was the perfect set up for our family.

Matt was the consummate host. Communication was perfect, and he was very helpful before and through our stay. We loved the Yellow Tail condo. The location in Marathon is very good. We liked that it had three separate bedrooms a good distance apart (each on a different floor) with their own bathroom. The rooftop and porch provided space to sit outside. My sons loved fishing off of the dock that is shared by the condos, and I loved cooling off in the pool. Our favorite restaurants were Sparky's Landing, Porky's Bayside BBQ, and Castaways. Each of these places is located on the water with a view. The pizza at Sparky's is very good and we did takeout from here one night. We also loved Conch Custard (very close by) for ice cream. Thanks, Matt, for your hospitality and for sharing your place!

Great location, great communication, and amazing views. Our family spent eight days enjoying our fourth Marathon vacation. This is not a negative - guest should plan for mosquitos around the hot tub, grill, and boat slip at night. This is all of southern Florida and NOT on the host. Great place to put our 24' center console and couldn't have asked for a better spot to enjoy all things Marathon.

This house was perfect for our family vacation. We swam right off the doc and was able to see countless tropical fish, a manatee, dolphins, a stingray, and so much more. It was like swimming in a fishbowl! The house is very unique and has a comfortable feel we would definitely stay again. Only problem we had was master bathroom toilet did not flush well at all and really couldn't be used much.

This rental was fabulous. The sunrises and sunsets on the roof top are spectacular! It is in a great location. Two restaurants within walking distance. The pool is a little on the smaller side but we enjoyed it everyday we were there. There is nothing bad about this place. I almost hate to give a great review because then the secret of this gem of a place is out there. Definitely want to come back here again. Thanks Matt, you are a great host!

What an amazing place. Everything was so clean! We arrived later than planned and the owner left lights on for us in the parking area. Had an elevator to assist with all our stuff. The two balconies are perfect for having dinner and drinks on. If that’s not enough, the rooftop access is the deal closer! Loved everything about the place. Perfect location, almost dead center of the keys, so you’re the same distance from Key West as Key Largo. We’ll definitely be back!

Yellowtail Villa was a wonderful home for our vacation. The owner was extremely kind and responded promptly to any questions I posed. The house had everything we needed to make our stay in the Keys very enjoyable. The private community was quiet and we felt very comfortable the entirety of our stay. This home is perfect for a family or group of friends.

We are a family of 5, with three teen girls. We had an amazing week sunning ourselves by the dock and on the spacious roof deck. The house was quiet and comfortable with ample space for gatherings on the kitchen level and bedrooms on different levels to keep the kids from fighting over bathrooms etc.
the carport space with hot tub was a hit and put to use most days, as were the supplies from the fisherman’s closet, which allowed for casting from the dock. The selection of poles was extensive enough to allow an adult and an 11 year old to have appropriately sized rods.
The gas grill was in beautiful condition with a full complement of grill utensils.
Similarly the kitchen was very well appointed with clear labels for where to find and store supplies.
Steve’s crab claws were a highlight.
There were essentially no negative issues other than a broken sliding door handle and missing umbrella, which were replaced early in the week in a remarkably professional and timely manner.
Would highly recommend and will likely try to return next year!

We LOVED our time at Yellowtail Villa...it was the perfect base to explore the FL Keys and Matt was an exceptional host! We had plenty of space for our family of 6, comfortable beds and everything we could have needed. The recommendations provided by Matt were all great! We rented a boat and loved having one to explore...Matt made arrangements for us to use the neighbors dock space since they didn't have one this particular week. The current in/out of the dockage due to the proximity of Vaca Cut can be dicey getting in and out, but experienced boaters will be just fine! Our family truly enjoyed our stay and are thankful for all of the extra help that Matt provided prior to and during our stay to make it seamless for us!

We enjoyed our stay at the Yellowtail Villa. The villa is well laid out with 3 bedrooms and 3 full bathrooms. There were six of us, so it was really nice that each bedroom had its own bathroom. While at the villa, we especially enjoyed the pool, the tiki bar and fishing off the dock. We also went to Key West a couple of times, as it's just over an hour away. Sombrero beach is only a few minutes away and a must. Matt, the host, was super responsive and very helpful with recommendations and local connections.

We had the best week at Yellow Tail. The villa is spacious, more so than I expected. The balconies were so nice to hang out in the evenings, especially the rooftop. Great place to watch fireworks. My kids caught all kinds of different fish from the dock. Pool area was nice. Met several different nice families. We rented a boat and hopper from key to key. Excellent vacation and Matt kept in touch with us to make sure our stay was going well. Definitely will be going back.

Matt's villa was exactly as described and pictures were accurate. The beds were all extremely comfortable. Well stocked kitchen, lots of linens, towels, extra pillows etc. The elevator made life so convenient with older guests and lots of groceries! Matt was always a text or call away. We were a big group from 18 years old to 80 and everyone enjoyed something. Fishing and sunrises right out back on the dock was a huge hit. The pool was never overcrowded. Lots of restaurants and stores in close proximity. The most amazing sunsets. 33rd street boat dock was so amazing to watch the sunsets from. This trip was a final wish for me to see a sunrise and a sunset on the same day. Bittersweet final vacation but I know my family, my wife and my children will return to this villa in the near future to celebrate my life. We made memories in a beautiful setting that I pray lasts them a lifetime. You will not be disappointed when you rent the YellowTail villa in Marathon. An easy 45 minutr drive to Key West. So many ammenities come with this house...hot tub, tiki bar, rooftop deck and hammock chairs!

My wife and I spent 3 weeks at Yellow Tail. Matt the host is easy to work with and very communicative. Great location with spectacular views. Well furnished with everything you will need. We liked it so much we have booked 3 weeks next year.

Just wanted to say how wonderful our stay was this past week. The property is 5-star and the view of the gulf that greeted us over our balcony cup of coffee each morning created the perfect backdrop to start each amazing day. Bookend that with the evening s'more, relaxing conversation and laughter over an adult beverage at the rooftop firetable under a canopy of stars and, well, now you know! This is our second stay in the Keys and both times we chose Marathon as our home base. This location makes it SO easy for day trips as well as short jaunts to any number of Keys in either direction. Just steps away from the pool, along with our own private hot tub and tiki bar -- so many amenities even if we chose to just stay put for the day. Sombrero Beach is lovely too, and just a few minutes down the road. All the necessities (chairs, umbrella, mats, cooler) for a great beach-day were also provided for us. The beds were super comfy, showers nice and hot. Plenty of room and privacy for the ourselves and the 2 couples we traveled with. Matt was awesome, always available and provided many helpful tips. Above and beyond! We highly recommend this home and look forward to returning!!

My wife and I thoroughly enjoyed our stay. This is the first time we've stayed in Marathon as we typically spend a couple of weeks in Key West but we broke up our two weeks and enjoyed both places.
While not the hustle and bustle of Key West we enjoyed the atmosphere of the area and the views from the roof top were the best!
If you're planning on time in Marathon, this is where you want to be!

We booked Yellow Tail last minute. The owner was very responsive and informative during the booking process. The location was perfect for a relaxed family vacation. We preferred the laid back vibe in Marathon vs the busy/touristy Key West area. We relaxed, fished, and cooked in nearly every night. Veteran's Beach and Bahia Honda were our family's favorite close beaches.
All the bedrooms were large enough for our family of five (three teenagers). Having three full baths was very helpful. If you run out of any supplies, just contact the owner. We grilled and used the kitchen for family dinners. I would suggest Sparky's Landing for a dinner out. Food, service and location were great. Very close.
Fishing off the pier was so fun! We saw lobsters, parrot fish, snappers and, of course, yellow tail. Yellow Tail Villa was definitely a villa we will return to.

We had an awesome time.
The couch bed is not really a bed. Trying to dock anything bigger than a 28 foot boat is not recommended with the tide changes. Entry is way to small. This could have been a disaster for someone that did not have years of experience. Marathon KAREN lives next door and she's waiting for someone to bump her dock post (with camera)

It was nice to have the pool so close. This was our first time in the keys so we learned a lot for the next time, the biggest is , you really need a boat to get the full experience. So it’s nice to know that when we come back there is a dock for us to use.

We had a great experience staying here. Very clean and organized property. So much was provided that you usually don’t get when renting a property. It truly was a stocked kitchen. Anything you are needing most likely it’s there.
It was nice to have the pool so close. This was our first time in the keys so we learned a lot for the next time, the biggest is , you really need a boat to get the full experience. So it’s nice to know that when we come back there is a dock for us to use.

BEST VACATION EVER!!!!
This truly was the most relaxing and fun vacation! The Yellowtail sits beautifully at the edge of the water and has great views. There was plenty of room for everyone, and my little one loved the elevator! Lol Matt is fantastic and so easy to get ahold of! Every detail was amazing from check-in the check-out (didn’t want to leave :) I have recommended this place to everyone I know.!

Florida May vacation
Our vacation was spectacular! This property is amazing! I booked this property when I saw that it had an elevator. My husband and I used it all the time. It had pretty views from every balcony and the rooftop! We were 3 couples, had plenty of alone space and together space! Our host, Matt, was wonderful to work with! The property was great. We had 3 couples stay in this awesome villa. The size was perfect for our family. The rooftop was relaxing, great for unwinding. The tiki bar was perfect for hanging out and grilling. The hot tub is on point if you want to get crunk up. The dock area is another place to get away for some alone time or fishing. At the dock we saw several small sheephead, parot fish, blue stripe grunts and a 3’ nurse shark. We spent most of our time outside but the inside was decorated very nicely. And the kitchen was well stocked with everything you would need to cook and grill with. There were three tanks for the grill and all were full. We all enjoyed the house but the location was the best. We rented a boat and kept it at the dock that comes with the villa. So in the evening we idled out 600-700 yards to watch a great sunset. The 7 mile bridge (for fishing) was about 15-20 minutes boat ride away depending on wind and chop. The sandbar was 15 minutes away and sombrero reef was about 40 minutes away depending on speed, wind and chop. And they were all great. Sunset grill was about a 7 minute car ride away and marathon bagel co. was two minutes and a bait shop was literally walking distance away. The owner (Matt) was cool , he gave great tips for food and fun but the best tip was for fishing; if you catch something at the bridge reel fast before the shark gets your fish. If you plan on bringing your own boat the dock has whips to keep your boat off the dock and the dock has bumpers so your boat won’t get damaged if you tie it up to the dock. Check in and check out was easy an the elevator was so nice to have. Oh and the balcony in the master suit was another place we enjoyed. I would highly recommend this place !!!

Fabulous spot!
The villa was wonderful. We felt like we were at home only very relaxing!! Matt was a wonderful host. The complex was quiet and we loved relaxing at the pool. Marathon was a great area. Lots to do, great restaurants. We would highly recommend Yellowtail Villa and Matt!!!

Tropical Home Away from Home
The Yellowtail was a perfect vacation get away for my family. It had everything we needed to enjoy the keys and relax comfortably after our days of adventure. All the amenities were there, beautiful roof deck with great sunset views, stocked with things needed for beach days, comfortable furtniture, terrific kitchen. It was all that!

My family goes away every Christmas, and have been drawn back to the Florida keys for several years. This year the yellowtail villa was an excellent fit for us. The options are great including top floor deck, heated community pool, dock space that we used to put kayaks out of. Good central location in Marathon that let us bike many places too. Very clean inside, provides everything you need and well marked. The owner Matt was very helpful throughout our time there and is a great communicater. Highly recommend the yellowtail
