BEACH ACCESS is THREE/FOUR houses away.
Sit on the sofa, dine at the table and see the ocean. Cook in the fully stocked kitchen while viewing the sparkling ocean. Lounge on the outdoor daybed, eat at the outdoor table and chairs or picnic table. Sunbathe in the loungers, rock in the rocking chairs or relax with a book in the adirondack chairs on the upper deck and admire the sparkling salt water with each activity. Watch the sun rise over the ocean from deck off of the master bedroom.

We will evaluate the circumstances in an emergency situation as our guests safety is of upmost importance.
CANCELLATION POLICY-
If there is a beach closure due to local or state government-hurricane/pandemic, etc.-We offer a complete refund or 100 percent credit for another date suitable for your return. Accentuating circumstances will be reviewed as needed per guest. We will work with our guests on an individual basis should this occur.
RETURN GUESTS: If you are part of the High Seas family and return again within a year of two, please let me know when you book. You will receive a gift certificate to a local restaurant. Thanks!!

This is my third time renting, and it is a dream! Views from the well-equipped kitchen take in the ocean sunrise, and its upper deck is perfect for sunbathing and relaxing. The upper master bedroom is the best room in the house, but the other four bedrooms easily accommodate both adults and children. The house is an easy walk to restaurants, coffee and ice cream shops, grocery store, state park, and the marshlands. I would highly recommend renting, as the listing is highly accurate, and the owner makes check-in a breeze.

We enjoyed our stay at High Seas. It is an immaculate home. The house is clean, well stocked, decorated lovely, has great sunrise ocean views from the balconies. I loved that the outdoor furniture cushions smelled so fresh washed! You can hear the waves early morning and late night from the balconies. If it's busy season there is a lot of road noise during day. We only had that one day. Same with beach. It wasn't too crowded except the Sunday before Labor Day. Otherwise each morning we'd get a large area of beach to ourselves. I even flew a kite that I found in the owners storage closet. They also have nice bikes a lot of my family used. Toys for kiddos, a nice beach cart, beach chairs, cooler, etc... Everything functioned well.
The kitchen was very functional with everything you need. Even a Keurig with supplied coffee! We just added decaf for night.
Some of the doors are a little hard to open. Like the door to balcony off bedroom. But we figured it out.
Walk to the beach access was three houses down. Very short walk.
We enjoyed watching the ghost crabs along the shore at night. I took a reading light with. We didn't light up beach too much. Just in case there were baby turtles hatching. We have never seen any in our 3 visits.
This is a small community. Most businesses are very friendly. We had a hard time getting seating at Coots but probably because of Holiday wknd. Getting Ice Cream at 3 Gulls was a highlight of every visit. So many flavors.

We absolutely loved our stay at the High Seas! The beds were very comfortable and the house had everything that you could possibly need. This was our first family vacation with our two new additions ( two grandsons) and it was so relaxing. The house is right across the street from the beach so it was easy to walk back and forth to eat lunch, use the restroom or go lay a tired baby down for his nap. The owner was always super helpful and replied back immediately to any message that I sent. I would highly recommend this house to anyone. We had 6 adults and 2 babies and the house still had room for more. We will be returning to the High Seas again.

We’ve been vacationing at Edisto Beach for 16 years with our grandkids. They’re are now 19, 18, 18, and 15. We’ve never stayed at the same house twice because we can’t find the perfect fit. But High Seas might change that. The location is great. The house was very very clean, was ready on time, is nicely decorated and very well equipped. Most importantly, communication with the owner was great. We had one small problem and she had it taken care of within 12 hours. Excellent property. Excellent service.

This is a beautiful house with all kinds of amenities located directly across the Main Street from the beach. Beach access is merely minutes away, which allows you to come inside for lunch real quick rather than having to pack coolers and lug everything to the beach. Would definitely recommend!

We had the best week staying in this gorgeous home over Easter with our family ! So many gorgeous views, walks on the beach, lots of shells to be collected and fun at Botany Bay!
We enjoyed the bikes she has for guest use and none of us could possibly have a single complaint ! Will definitely stay here again. The kitchen is stocked with any appliance you can think of and all kinds of pots, pans, dishes, etc…. Thank you for your wonderful hospitality!!!!
Oh and I was so impressed with the guest gift bag she left for us with a nice Edisto t-shirt , BBQ sauce and a delicious bottle of seasoning… and the bag itself is such a nice bag! Thank you!

Property is very well maintained up to date and in a great location with awesome views. Short walk to the beach and plenty of space to stretch out and relax whether you want to relax in the shade underneath or in the sun out on the deck. Had a great stay and will definitely look at staying here in the future.

We have been staying at this home for many years during our grandson's fall break. We just love everything about the home. A bedroom for each of us along with a bathroom for each. So comfortable and inviting. It has everything we could possibly need. Just across the street from beach access and we sprint across every morning for the sunrise. And the owner is always quick to respond to our needs.

This is our second stay at High Seas. I cannot recommend this property enough. The location of the house and ocean views will capture your attention first. The main floor is nice and open with windows across ocean-side making it bright and cheerful. The furniture is so comfortable and you won't sleep better anywhere else! The description says there are 4 bedrooms, but the extra smaller room is perfect for a 5th. (I guess they can't say that, but I can!) We rode bikes EVERY day - those are provided too! We grilled a couple of nights and took advantage of all the kitchen had to offer. Despite our very best efforts, we did not complete the flip-flop jigsaw puzzle in the den, but we sure tried! If you happen to find this property available, you'd better snatch it up! :)

We LOVED High Seas! It was the perfect house for the 8 of us to share (4 adults, 4 kids). The views of the ocean from the porches were beautiful and we spent lots of time on them reading and enjoying the breeze and sound of the ocean. The house was well stocked with everything we could have wanted/needed. The second refrigerator definitely came in handy. We used the grill several times which made cooking at home easy. The walk to the beach was super doable even for the kids! This was our first time on Edisto, but we will definitely be back and would definitely stay in this home again.

We recently stayed at the High Seas for a family vacation. This was one of the nicest properties that we have stayed at. Everything was clean and in good condition. The whole process of the stay was wonderful, from the ease of checking in to the communication of the owners. I couldn’t say enough good things about this property/owners. We ran into a couple issues, but they were promptly resolved while we stayed there. We have already booked our stay for next year!

High seas was perfect for our getaway. Beautiful views of the ocean and sunrise. Spacious, with plenty of room for our group of eight friends. Very well stocked kitchen. We appreciated having a second refrigerator as well as the provided bicycles. It was also nice to have linens provided with an abundance of extra towels and pillows!

It was good to get back to Edisto. The whole family, kids and grandkids all had a wonderful time. The house fit us perfectly. Plenty of room for kids 4 to 9 to play and short walk to beach. Kitchen very well furnished. Would definitely consider staying here again and recommend to others.

We just returned from our first visit to HIGH SEAS and I have re-booked for 2023!! As empty nesters, we lured our grown kids for a free-to-them vacation ;) .
COMFORT is at the top of our vacation rental list. We all slept comfortably. The description states there are four bedrooms, but the media room made a perfect fifth. We enjoyed the open main floor and the flow of the PORCH areas. Lots of counter space and a well-stocked kitchen made for fun meal preps. The oversized kitchen table hosted Spicy Uno games and an Asian Dumpling making lesson led by my daughter :). The den area flowed from the kitchen making roomy togetherness even more possible. Wall-to-wall windows made for magnificent VIEWS!
Y’all. The BICYCLES! An unexpected extra were 6 adult bicycles that we rode nearly every day. Edisto has great bike paths and bike racks at nearly every access and retail spot. Such a simple thing, but who has time and space to ride bikes in regular life?!
Lastly, LOCATION. With beach access just a few houses down, we came and went easily. And sometimes we enjoyed ocean (and people and bird and bicycler) views from rockers on the BREEZY balconies!

The house is in a great location and has everything you need. The kitchen is fully stocked and it’s a very short walk to the beach. Not far from the grocery store and shops either. Lisa was very responsive and tried to help with any questions we had. We will definitely look into booking another stay at High Seas!

Beautiful beach house
We stayed for a week with our three grown children and my parents. There was plenty of room for all of us, and the bathroom set up made it easy for everyone to have access and privacy. The view from the porches was almost as good as beachfront, but at a more reasonable cost. Access to the beach was close and easy. This house had everything you could need, including tons of beach gear and bikes. The owner was quick to respond and easy to work with. I would highly recommend this house for a family vacation

We thoroughly enjoyed our stay in Edisto. Lisa’s home is beautiful and the kitchen is fully equipped with everything one could need or want. The beds were so very comfortable! We all agreed they were the best away from home beds we’d ever experienced. The views of the ocean and the moon rise were lovely. It was great to walk across the street and be at the beach! We can’t say enough - it was a wonderful time!
