Secluded yet close to town, located on a dirt road tucked behind the Pantherkill stream, this spacious sunlit home has mountain views from every window and is ringed by forest and streams.
With an open floor plan living area and country kitchen/dining area, the house lends itself beautifully to relaxing and entertaining, with a large deck perfect for sunning, dining al fresco or stargazing. The three charmingly decorated bedrooms (including a huge master bedroom with vaulted ceiling, L-shaped couch, and large library table) dramatic wooden beams, two large and comfortable TV areas, and a crackling fire in the woodstove create a wonderfully warm feeling for hosting friends or family. The house is also great for working from home, with three distinct work/study areas, multiple outlets and lightning-fast internet.
Located less than 5 minutes from the shops and restaurants of the village of Phoenicia, and 15 minutes to Woodstock and major ski areas, the house is walking distance from fishing streams, biking, hiking trails and kayaking/tubing on the famous Esopus Creek. I chose Sandy's charming place for a girls getaway to celebrate by daughter's milestone b'day. Not only was the very well appointed home cozier yet more spacious than the 4 of us expected, Sandy went out of her way to make our stay and my daughter's b'day special. Sandy was very responsive to all my questions. I would stay again in a heartbeat!

My family and I have vacationed in the Catskills for over 20 years and have a lot of experience with vacation houses. This one was one of the loveliest we have ever stayed in! The house was spacious for a family of 4. The kitchen was well-stocked and user-friendly and had a delightful dining nook. The deck was very large and accommodating with a table and many chairs/lounge chairs. The master bedroom was amazing in its size and overall appeal. The beds were comfortable. The house was located within a 5-minute drive of downtown Phoenicia, yet felt very secluded and private. We loved the bunnies that greeted us most of the time when we pulled up to the driveway! We had a great stay and hope to come back again soon.

We visited from England via Brooklyn and our son, daughter in law and 1yo grandson came up to stay for the Memorial weekend. Was just perfect. Plenty of space for everyone. We loved the massive master bedroom with super sized bed and sofas. Very quiet and peaceful. Locals very friendly😃. Host very helpful.

We loved our stay at Sandy’s house. Location is wonderful, very peaceful and quiet yet close to activities and town. House was spacious, well equipped, and very comfortable. Sandy was a pleasure to work with. Looking forward to coming back!

What a perfect spot for my family and their two dogs to meet and celebrate my husbands 70th birthday! The open floor plan was great for the 5 of us to congregate but not feel cramped! The outside deck provided another spot to hang out and our dogs could be free to roam. Plenty to do in this area. The Phoenicia diner is not to be missed! I also want to mention how beautiful the inside architecture of the house is!!! Nancy

We stayed here for a week to celebrate our daughter’s birthday. The place was relaxing with a lovely deck with plenty of comfortable seating. We had fun watching the bunnies and wild turkeys visit the yard daily.

We were looking for a quiet place in the beautiful Catskill Mountains where we could rest and be renewed after a busy and stressful year, and we got all of that and more. Surrounded by inspiring mountains, calmed by a gurgling stream outside, and relaxing in a lovely home with so many thoughtful features, we thoroughly enjoyed our time. We highly recommend it!

We did some nearby hiking which was great.
At this home, we were able to cook dinner and breakfast because everything in the kitchen and grill area was well stocked. We ate lunch on the road. Very clean and safe.
Overall we had a relaxing weekend away. That is what we were hoping for. Thank you!

We had a great time. Wonderful location and house was awesome. What a beautiful valley!! Loved the wildlife (turkeys, deer and daily visit from hawk). Would definitely recommend the house and area.

We ended our summer in Sandy's fabulous house in the Woodland Valley of Phoenicia. After an entire month, we were still sad to leave. Each time we drove to a nearby sight (waterfalls, Woodstock), the mist in the valley just took our breath away. The comfort and design elements are very well thought through and each place to sit, relax, work and play felt wonderfully uplifting. Each morning, we looked forward to the view from the balcony where you can hear the river running just beyond the property line. The master bedroom was perhaps the largest room I will ever sleep in with beautiful sight lines in every direction. Biking into Phoenicia for ice cream and stopping to put our feed in the river on the way, are memories I'll carry with me all winter. Thanks for sharing your beautiful home with us!

A really beautiful cabin, the timber construction was stunning. Our family of five plus dog spent the Thanksgiving holiday here and really enjoyed our stay. The cabin has a wonderful feel to it, very warm and inviting. The owners were great to deal with. The open floor plan and well outfitted kitchen was ideal for preparing a Thanksgiving meal and relaxing afterward. We vacation in the Catskills a lot, and this is one of our all time favorites. Well done by the owners!

This is a great house in a location that is both close enough to Phoenicia and far enough out to feel remote. Beautiful views from each room with a great kitchen. The wood burning stove kept it cozy and the wifi was fast and reliable.Sandy stayed in touch and made sure everything ran smoothly.I'd heartily recommend the house.

My partner and I adored this house and property in the Woodland Valley. Warm and well taken care of, this house feels like someone's home, not a rental property and is perfectly secluded on a dirt road where you don't really see any neighbors beyond the beautiful pines and creek that surround the house. Sandy is thoughtful, responsive and truly cares about her tenants experience. We miss it and can't wait to come back!

We rented this house for five weeks in July/August 2020, and loved it so much, we were sorry to leave.This house itself is wonderful - stylish and beautiful, yet also warm, welcoming and very comfortable. I was surprised by the size of the bedrooms, which are larger than they appear in the photos. The biggest is the Master Bedroom, which is stunning, with lofty ceilings and a sitting area that functions as a private living room. The second bedroom also has an airy feel, and even the smallest bedroom is a generous size with a nice window that does not appear in the photo. Throughout the house, large windows frame really beautiful views. Each one is like a picture! The whole place is full of light, but feels cosy because of the warm, honey-colored woodwork. It was breezy and glorious in summer, and would probably be equally appealing in winter, with a warm cabin-like vibe. All textiles - pillowcases, throws, upholstery, rugs - blend together, in a thoughtful, stylish way. The deck is big, with lots of inviting, well-cared for furniture, and gets just the right amount of light and shade. So comfy and beautiful! Rock-solid WIFI allows for remote work.The location is fantastic in several ways. The house is in a sunny position, with a view of trees and mountain tops on all sides, to be admired from the deck while listening to the brook below. There are houses nearby, but one does not see them, and many are lovingly restored vintage log cabins that are quaint and picturesque (the caretaker lives in one of them). The Woodland Valley makes for wonderful exploring, with three major trail heads, waterholes and dipping pools galore, and fantastic wildlife. This particular valley is a very special, magical place. One can walk to downtown Phoenicia, which is attractive, with interesting shops, and good dining possibilities.Finally, the house makes an ideal base to explore the Catskill Park. Around Phoenicia, several valleys radiate north/south, and east/west. The drive and hike from West Kill up Hunter Mountain via Spruceton Road is not to be missed. The drive from Magaretville to Bovina Center, and Andes (a loop) is drop dead gorgeous. Another drive from Phoenicia via Chichester to Tannersville and beyond is also beautiful. Countless hikes are clearly posted along the way. A Google Map search of Catskill Trail Heads reveals a wealth of opportunities to hike, swim, and explore. In short, the makings of a perfect summer!

This was a great vacation. The home was so welcoming and lovely with a spacious living area and kitchen, an enormous master bedroom, a wonderful porch overlooking nature, a stream a short walk away, private, clean and well-appointed with everything you need and close to Phonecia. All the items were quality from the stainless steel pots and pans to the brand of hand soap. Sandy the owner was very nice to communicate with. There was never a delay in reply. She thought of every detail. Everyone has their coronavirus stressors, this was an excellent break from it, there is nothing like nature to absorb your worries.

We had a wonderful vacation here this summer. The house is charmingly decorated, well stocked and well set up. It felt like a comfortable and welcoming home rather than a generic vacation rental and the property around it is just beautiful. Sandy was responsive to all our needs and a pleasure to rent from. Highly recommend!

We stayed here over New Year and found it the perfect winter getaway. The cabin itself is well designed, warm, spacious and yet still cosy. The kitchen is very well equipped. The beds were comfortable and everything was clean and tidy on arrival. Sandy was a very helpful host and very lovely to work with. The house has lovely touches of character which make it feel like a home from home rather than a 'vanilla' rental. It was very snowy whilst we were here and the kids loved sledging down the hill - though do note with snow you would want 4WD for access.
Do try the Phoenicia Diner just down the road - definitely the best diner we've been to in the USA!
One small point - on the Homeaway system the house shows as being actually in the town of Phoenicia - in fact it's a couple of miles away.

We had a wonderful time at the house, it was beautiful inside and out. We were given detailed and helpful information that came in very handy during our stay. Everything was handled with so much professionalism and quickly from beginning to end. We absolutely loved it and would stay here again!

My family has had the pleasure of staying in this house during each of the last two ski seasons, and we have had wonderful experiences. The house itself is very charming. In an area where some houses can be a bit "rustic," this house is quite beautiful with all of the wood beams. The kitchen has every single item of need. The beds are comfortable, and there is ample room to spread out. The location is terrific. So close to the town of Phoenicia with several good dining options (including our favorite - The Phoenicia Diner). It is also very close to Belleayre, Hunter and Windham, so all are accessible. It is also a short drive to Woodstock. On top of it all, the owner Sandy is truly a gem. She is extremely responsive to all questions and requests and really is such a pleasure. I recommend her and her house to anyone seeking a great getaway in the beautiful Catskills.

We spent 3 nights after Christmas in this cozy mountain get-away and it was truly relaxing! Everything we needed was at our fingertips including the warm wood burning stove. Minutes away from Hunter mountain so we enjoyed snow tubing with our little ones and their grandparents. Great hikes in the woods-beautiful property! Everything was comfortable and welcoming! Can't wait to return! Thank you Sandy!

My girlfriend and I came up for a long weekend. We couldn't have asked for a better experience. The photos honestly do not do the house enough justice. The view from the balcony is fantastic and the house is so cozy. Sandy was very friendly and accommodating and had a full list of great recommendations for nearby restaurants. Peekamoose was our favorite!
