About this house rental
*Please read all listing information before making your reservation. Close to Bellayre and Hunter Ski Mts., just 13-14 miles. You can walk everywhere in Phoenicia! You are in the beautiful Catskills and lovely 1890 Bear cottage is just steps away from the Main St. bus stop, wonderful restaurants, shops, hiking trails, and tubing on the beautiful Esopus creek.
The space
The cottage is thoroughly cleaned and disinfected after every visit. Your health and ours is what matters most.

Built in 1890, Bear cottage has beautiful hardwood floors, light filled rooms with lovely furnishings and art. Bear Cottage has an easy flow from room to room. Our living room is comfortably furnished with an easy to use/mess free gas fireplace. (There is a wood burning outdoor fireplace in the backyard for marshmallow roasting. Guests may purchase firewood at the corner store for the outdoor fireplace. (Host does not provide firewood. And please never leave the fire unattended. ) Please note-Our entire front yard and the farthest parts of the backyard are intentionally plant dense and pollinator friendly. If you are into manicured gardens, this is not the cottage for you.
The living room flows from the entry hall and into the dining/library/music room, which is perfect for entertaining, listening to music, playing games and being together. We have a charming country kitchen and it is fully equipped to meet your culinary needs.
There are two downstairs/1st floor bedrooms, each with a queen sized bed. There are two more upstairs (attic) bedrooms, one has a full/double bed and the other has a queen sized bed and a twin. If you need less space you may rent just the first floor, which is listed simply as "bear cottage".
Well mannered pets are allowed with an additional charge $25/dog. 2 dog limit.
The dog fee will be added to your fee as an alteration. Dog owners are required to poop scoop after their dogs and properly dispose waste. Bring your own poop bags.
The cottage has Internet, TV (Netflix ready if you have an acct.), DVD player, CD player, music, books, and movies for guest entertainment. There is no cable at the cottage, but you won't miss it.
We have a large backyard with a picnic table, front and back porches with rocking chairs, and are close to many outdoor activities such as fly fishing or tubing on the Esopus, skiing at Bellayre or Hunter, or hiking. The festival of voice, an annual concert event, is just two blocks from Bear Cottage.
Bear cottage is located in the beautiful hamlet of Phoenicia. Phoenicia is approximately 2 hours 20 minutes from NYC and 15 minutes from Woodstock and Bellayre Ski Resort. Hunter Mountain Ski Resort is about 20 mins. away. Phoenicia is small, but incredibly charming and there are wonderful shops and restaurants. The bus stop for NYC, nearby towns, and ski resorts is less than one block from Bear Cottage.
Conveniently located just off of Main St. and just two blocks from the famous Graham & Co.
Come to hike, fish, ski, canoe, tube, and connect with nature. You can take your dog for a ramble, explore nearby hamlets, or have a spa treatment. Phoenicia is the perfect spot to escape city stress. Once you are here, there is plenty to do within walking distance. (You can also just relax and do nothing!) Please note** Phoenicia is in the countryside and things are a bit different here. We have a volunteer fire dept that is activated by a siren, which goes off every day at noon and as needed for emergencies. We have wildlife and insects. We have poor cell phone service in some areas. We have three creeks within three blocks of Bear cottage as well as a lot of rain, so expect some moisture.
Important note- the person who rented the cottage must be the guest checking in. We want to know who our guests are. (NO SUBLETS ALLOWED.)
Maximum of eight guests (not counting those under 2 years). No on street parking is permitted and drive way will accommodate four cars parked end to end in the driveway.
NO SMOKING IS ALLOWED IN THE COTTAGE OR ON PORCHES. (If you smoke in the yard, please do so far from the cottage, pick your cigarette butts, and throw them in the outside garbage can. Thank you.)
PLEASE BE RESPECTFUL OF NEIGHBORS AND NOISE LEVELS. No outside noise after 10pm, please.

I hope that you have a lovely drive to Phoenicia and a wonderful visit. Please let me know if you have any questions or need anything at anytime. The cottage is closed between visits so it may be a bit stuffy/musty when you first arrive. Leaving the kitchen door open and just using the screen door usually does the trick. I have a dehumidifier running on each floor and an air purifier in the entry. Being so close to three bodies of water and in a place that receives a lot of rainfall makes everything green and lush,

the smell of mold and mildew was over bearing from the time we entered the house (owner called them granny smell). windows could not be opened from the inside due to the fact that there were storm windows installed from the outside. There was black mold on the ceiling in the upstairs bedroom and on the butcher block cutting board in the kitchen. (owner said that those spots where chemically treated) who treats food products with chemicals and does not let anybody know. extension cords where run from the kitchen thru the back door to provide power to rear exterior lighting. This is an National electrical code violation. The property was entirely overgrown and not maintained. Floors were not swept and there was food still in the fridge. We arrived on a Thursday with an expected to stay till the following Monday. We left that Friday afternoon due to the fact guest started getting ill. When we let the owner know see only offered a refund of $230. a far cry from the $1,225.00 we paid. The pictures are no accurate and the house is not maintained. I would not recommend the 1890 bear cottage to anyone!!!

Came for a bday weekend with 3 friends. Fell in love with the whimsy and the bohemian vibe of the house. Walked to town, ate amazing meals, sat in a river, drank morning coffee in the backyard. Truly an incredible weekend. We will be back.

A perfect getaway!
My two grown children, husband and I spent a lovely week here and, found the property to be very clean, well-stocked with activities (books, music, games, TVs in every room) as well as cooking utensils, which we very much appreciated. We had a lot of rain during the week so perhaps spent more time in the house than we otherwise would have. The space allowed us to be together when we wanted to, without feeling cramped, and apart when we wanted some more privacy. Being able to walk to Main Street was wonderful as we didn’t automatically need the car for everything. Lindsey was a wonderful host, who checked in a few times to make sure that we were content! We want to return!

Perfect location
The owner and the property were wonderful! It is just a few steps from a fantastic restaurant (Brio's - well priced, great beer, food and service) and a market and some cute shops. We would love to return when the gardens are in full bloom. :)

A happy cozy place!
Loved everything about our experience. Literally steps from convenience mart, nice wine store anda block from the local grocery. The cottage Is just a happy cozy spot! Attic was well worth it... bed in the larger bedroom is the best in the house.

Staying at Bear Cottage
We were in the area for a family wedding and this home was perfect for that - it was more than roomy enough for my 2 siblings, myself and our spouses. The house is actually larger than I anticipated from the pics. We especially enjoyed the rockers and hanging out on the front porch.
The location, right off Main Street, is perfect to walk around and browse the local stores and spend time at the restaurants there.
Lindsey was very attentive and always got back to me in a timely manner. I would definitely recommend this place for a trip to the Catskills. Phoenicia is a lovely town.

Great stay in a beautiful town!
We had a great time at this cute historic home, which is right in downtown Phoenicia. It is within walking distance to some cute restaurants and great pizza and pancakes and also really close to beautiful outdoor areas and hiking trails. The outdoor fireplace in the backyard, makes for lovely evenings with friends or family. One thing to note, is that one of the 4 bedrooms has to be walked through to get to or from the upstairs bedrooms. There was another exterior door that looked like it could be used but we could not figure out how to get it open (but perhaps that was our mistake). If you are able to open the additional door, you wouldn't have to walk through someones bedroom, but you would have to go outside to get to the kitchen/living room etc from upstairs. Other than that, it was great!

Charming but
The house is very quaint and cozy. Unfortunately it was not clean. There was a large hair ball on the wall of the shower, the drain cover had debris left on it, and the mirror was dirty but was not as easily seen since the light bulb above it was not working. Underneath dressers and beds have not been cleaned in a long time. Dropped a pill that rolled under the dresser. Decided not to retrieve it. The bathroom floor upstairs has not been cleaned with water in a very long time. The grout looks brown but is actually tan. With a cleaning fee the house should be clean. You must go through one of the downstairs bedrooms to go to the upstairs bedrooms. Worth mentioning. There isn’t an ice maker. No big deal but the listing needs updated. Lovely porch with great rockers. Rockers were covered in caked on dirt. House has a lot of charm and character but needs some housecleaning.

Wonderful stay in a perfect location
We had such a wonderful stay at Bear Cottage! The location and proximity to downtown can’t be beat. The house has a perfect front porch and charming and clean living space complete with large and comfortable kitchen for cooking and visiting with family. The bedrooms were perfect and two bathrooms ideal, we really loved our stay and wish it could have been longer. The host is a perfect addition and was quick to answer a couple question that we asked. Looking forward to another stay in this wonderful home!

Right in the town of Phoenicia. Exactly what we were looking for.
We had such a great time at Bear Cottage! It was the perfect place to stay for our ski weekend at bellayre. The house is so cozy and warm. We cooked a meal and ordered out 2 nights. Lindsey was a terrific hostess and was very responsive to all my emails and questions! Everyone is already talking about nexy year!

Our host, Lindsey was very responsive and answered any questions I had regarding the property immediately. We were in the area for a wedding and Bear Cottage was the perfect place to stay. Centrally located and very easy to get to local attractions, restaurants and venues.
