It's all about location! This three bedroom vacation home is located in the Pleasure Beach neighborhood with direct access to the Long Island Sound. The Reed House features its own private dock with three kayaks available for full use. Featuring a 10'x44' elevated deck overlooking Jordan Cove with fabulous sunsets.
The Reed House features an open floor plan with two baths, gas fireplace, central air, washer/dryer and dishwasher. This vacation home can accommodate up to 8 people.
The beach access from the immediate property is open to the public, providing a vast area of shallow water that is perfect for families with young children.
The deck provides a peaceful setting for your morning coffee while watching the native birds start their day. After a long day at the beach, the evening sunsets make for the perfect ending to a perfect day.

We booked this house for early September, the weather was still very warm with cool mornings and nights. Three of the four morning we stayed a bald eagle landed right outside during low tide. Very close to Niantic with great food, shops, parks, and beaches. the parks in Conn are great for little or adults, there is a rich history with many monuments throughout. The house was very accommodating, anything you would bring to the beach is supplied for you. Garon the house manager was also very helpful in suggestion of dinning and making sure everything was great. Would suggest this house to anyone!

Very nice and comfortable stay. Easy walk to Pleasant Beach and boat launch. The kids had a blast getting blue crabs right off the back of the property. We all loved sitting on the back deck having our morning cup of coffee.

I have rented numerous homes along the coast of CT. This was one of the best. The house has a great floor plan and there is ample parking rarely found at beach properties (Garage space and room for up to 5 more normal size cars if you block in the garage). The rear deck is huge. The kitchen is large and well configured There is a dock to launch the kyaks. Although there is not directly beach front, you just walk to the left of the property and you are out on a small beach that no one else really uses and is awesome or walk 5 minutes to the big beach. The property manager is very responsive and the reservation process is easy. I highly recommend it.

We loved the home and location. It was the perfect place to hunker down for the weekend. The gas fireplace made our stay warm and cozy. The views of the water and wildlife were relaxing as we had our mother/daughter time together.

Our stay was great, I booked this last minute as our previous booking fell through 1 day before our stay. We got lucky! This house was better than where we originally planned on staying. The rooms were comfortable, clean, and everything needed. The views are beautiful! We were so thrilled with this visit and would love to come back

We normally stay in Niantic for spur of the moment weekend getaways, but decided to go for a waterfront property this time. The house was immaculate, plenty of room, and steps away from a small beach. Sunsets were beautiful, and the whole stay was exactly what we needed to recharge. Garon was friendly, available, and attentive. We would definitely stay here again.

The home is very beautiful, comfortable, spacious, and very clean! The family cooks really loved the spacious kitchen. They were very impressed with the knife set. :) I loved the awesome view from the kitchen sink.
The views of Jordan Cove were breathtaking. So cool to watch the tide roll in and out. The locals frequent the small beach along the sandbar. Seems to be a favorite. We saw several people fishing, kayaking, clamming, just hanging out. The water is shallow, so several people brought their dogs out to play along the sand bar. It was fun to watch. As we sat, cozy, on the deck, with all the comforts of home.

The home was everything and more in what everyone was expecting! All the rooms are spacious & decorated beautifully; and it was very warm and welcoming! It felt like being in a home away from home! There was plenty of room for the 6 family members who were there to attend the Graduation week at the Coast Guard Academy; which was only 6.8 miles away. The view was beautiful and so peaceful! The owner Garon was very nice, easy to reach if needed, and with quick responses. The only downside found, was no coffee or coffee filters, which could be a tad inconvenient for people arriving on flights late at night. Our family says thank you very much for everything, and we highly recommend this home to anyone who needs a lovely home away from home to stay in while in Waterford CT. Great property, lovely neighborhood, walking distance to Pleasure beach you can’t ask for more. From the swans to the New England Cottontail we had a great time without leaving the porch.

Overall we had a great family vacation. The house was set up perfectly and had a majority of the stuff we needed. The tv room downstairs was great for older kids that needed some space. Only minor complaint was the 2nd bedroom bed was a little uncomfortable.
The beach access was just the next lot. It was great during low tide. The kids enjoyed exploring. Only issues were people bringing their dogs without a leash and there were posts in the water. Pleasure beach access was a 3 minute walk but that was to the private section. The public section was smaller and there was no parking.

We had a great stay in Waterford in December 2021. The house was well appointed, clean, and comfortable. Garon was very accommodating and easily resolved a very minor issue during our stay. Overall an excellent property and a good value for a quick getaway.

We celebrated Thanksgiving at the Reed House and couldn't have asked for a nicer place to do so. The house offers all the amenities you could possibly need and then some. The views was spectacular.

Peaceful escape
We very much enjoyed our stay at this lovely home Oct 3-10! It had everything we needed and then some. The area was quiet and peaceful. My favorite pastime was watching the herons and egrets! The sunsets were beautiful! Great communication with the owner, Garon!

Perfect Vacation
One Reed Avenue was perfect for all of our family! The waters of the Sound only steps away, warm and inviting. Watching the shore birds each morning from our deck and walking on the sandbar provided multigenerational memories. The house was exactly as described, clean, welcoming and hassle free. We hope to return and make more memories.

Jordan Cove Retreat
Absolutely love the location of this rental property. This quite cove is filled with birds and allows for a very gentle experience with nature. We kayaked and enjoyed the acres of sand during low tide. Being steps away from a very small beach means not having to deal with parking and crowds. The house is very clean and bright. The only “negatives” are not knowing about the in-law apartment with a tenant and uncomfortable beds. Apart from those, we can’t say enough nice things about the house, the location, and the hosts. Oh—bring binoculars—the birds are fabulous!

Beautiful peaceful part of CT
The house is spotless and you will have everything you could possibly need.
We were able to dig up clams right from the beach (to the left of the dock about half way up the beach mid tide was the easiest time to find them). Tried fishing but did not have any luck. Its really shallow there, hard to imagine much fish.
We did not swim at the house - the bottom is mucky, water greenish and shallow. We drove to the public section of pleasure beach (nice sandy clean), dropped people with stuff, brought the car back to the house and walked. Its about a 5-7 mins walk.
Sunsets are beautiful (lots of sand flies so be sure to bring bug spray). You have the entire beach to yourself with a handful of visitors. If you love to park your chair in the sand and relax, you will love it here!

Great place for a family
We had an excellent stay. The property is directly next to a small public beach that was perfect for exploring at low tide. The house was very clean and had everything we needed. It was a short drive to area attractions but peaceful at the house. Would recommend without hesitation!

Jordan Cove Vacation Rental
We enjoyed our stay very much. The house is very well located, just steps from the water. It was very comfortable, and we especially enjoyed the deck while watching the sunset over the cove. When the tide was low, we could walk quite a distance in the shallow water. When the tide was high, we enjoyed use of the 3 kayaks at the house. Overall, it was a very peaceful stay.

Perfect for a quick get away!
It was so relaxing coming in and being able to turn on the fireplace to warm up after walking the beach. It was nice that there was a small room downstairs for my teenager to escape and hide. Kitchen was well equipped to cook plenty of different meals. The deck was lovely to sit and relax as the kids played in the yard. The owner was so pleasant to communicate with and responded quickly. Would recommend this property to anyone of all ages.

We loved staying at Garon’s home! The location was great and the house was immaculate when we arrived. Our kids loved kayaking right in the backyard and only a short walk to the beach.
