What an amazing property, plenty of room for all 6 of us. Prime location, great kitchen, amazing patio and no more than a 5 minute walk to town. Owners were communicative about check-in, check out and were great with recommendations!! Can't recommend enough.

We had a few small families stay in the property all together and it has a really great layout. There basically a whole apartment downstairs. The stairs are intense as the other guests stated, but as long as you anticipate that, it’s not a big deal- even for the little ones. The location is perfect for kids, as there is a playground one block away and broadway is about 3 blocks. Amazing location. My only constructive criticism would be that all the beds and doors are insanely squeaky/loud and disruptive. Also there is an immense amount of perfume plug ins around the house, as well as all the linens being washed with very strong detergent, making the whole house and beds have an insanely strong scent that is overwhelming. Some guests had to immediately change and re-wash their sheets due to issues sleeping and allergies…
Overall, we had a lovely stay and would consider coming back.

The home was very clean. The location was fantastic. We could walk into town and there was a park a few blocks away for my grandchildren. They didn’t want to leave. Our host was prompt with any questions we had. My family had their privacy but could join in the large living room and kitchen. The house was large and accommodated us with feeling crowded. Definitely a great house with a large family.

Wonderful stay. The house is in great shape and is very large with multiple living spaces. It sleeps the number advertised. It came well stocked with necessary supplies. Fenced in back yard, grill, and driveway were nice as well. The hosts were wonderful and made sure we had a great check-in and check-out process. We've been staying in Saratoga for years and this is probably our favorite property.

Thank you for a wonderful stay at 99 Division St. as our party of 9 gathered for our son’s college graduation! The house has historic charm and elegance combined with stylish modern features. There was plenty of room for us inside and out, the house was well-stocked with kitchen amenities, and the lovely home is located just a 5-minute walk from all downtown Saratoga Springs has to offer! We have already recommended this spot to friends with upcoming larger gatherings—and we hope to return one day!

The photos do not do this place justice. This house is spacious, clean, and has everything you can possibly need. It is walking distance to the main strip and housed a group of seven women with ease! We had such a good time utilizing the space for a bachelorette weekend. Nick and Lynn were also very accommodating with check-in/out, making our weekend perfect. We would absolutely stay here again!

We were looking for someplace to relax, enjoy a fun town, easy walking, no long drives to interesting destinations…..we found it. It is a perfect spot for shopping, exploring and eating in downtown Saratoga. A very short drive to great walks through the national park.
The house is well suited for our group of 8, as spaces accommodate that number very comfortably. The kitchen is fairly well appointed, which was fun since we ate more than half our meals in and like to cook together. A blender or food processor would be a good addition to the space. The host Nick was very responsive to a couple of questions; extremely accommodating. My only concern would be for very young or aged staying here. The stairs are steep(lovely and expected with the age and character of the house) but going down to the basement rooms, not much to hold onto; a bit tricky. Otherwise, the area and accommodations are great and we would definitely do this again. Thank you to our hosts.

We came in for our daughters wedding and this house was so perfect. Walking distance to all the hot spots in town and to the wedding festivities. The house is really great. Old Victorian charm but modern amenities. The hosts were great too - checking in and out very easy and they offered lots of great recs. Definitely want to stay again.

We had a wonderful long weekend reunion ( 7 75 year old former college friends belatedly celebrating our 50th reunion!) The location of this house, in a delightful, quiet neighborhood, is perfect for a short walk to the charming downtown and all it has to offer! As 6 of us stayed the night there, we each had our own comfortable queen sized beds. The kitchen served us well, with a great island to have our morning coffee and tea around; just off the kitchen, a wonderful long dining room table was there for evening snacks and meals; and a comfortable and spacious sectional couch to retire to for conversation and movie watching. Even a very rainy Saturday could not dampen our enjoyment as the house was so comfortable. The stairs are a challenge as others have said- but overall, a wonderful stay! Thank you Nick and Lynn!

Our group had another excellent stay at Nick and Lynn's fabulous house within walking distance of downtown. There was plenty of room for all of us and the quiet neighborhood location was perfect. Impressive kitchen on the main level and a complete 2-bedroom apartment downstairs. We enjoyed the porch in the afternoon and the new, large, off-street parking area is super convenient.

The house was great. Each room was quiet and clean. The kitchen was well stocked (although we never found a cutting board) and worked well. The house has been painted grey (as opposed to the picture) and there were a bunch of bees in the backyard. Otherwise it was great. Beware the stairs if you have anyone elderly. The location is amazing. Hosts are great. Recommend.

This property is gorgeous, cute, convenient, but horrid for senior citizens and those that have limited vision. The staircase is very steep and the stairs rather narrow. There are no hand rails in the bathroom -- particularly the shower room which has a shiny "marble" floor that is slick as ice when wet. I think these hazards should be listed in the property description.

My daughter got married at Saratoga National and I wanted a house close to town so my girlfriends and I could walk to restaurants and shops. The house is ideal for that. It was immaculate and was a perfect size. The staircase upstairs is really windy but we got used to it. We didn’t go downstairs as there were no handrails. Parking

Our daughter got married at the Canfield Casino this past weekend and we were so happy to stay close to the downtown area. The home is a well-kept, charming, spacious retreat. We especially enjoyed having a backyard patio since the weather was so beautiful. The kitchen and dining area accommodated our family perfectly and the house overall is so well-equipped to make the perfect stay. The owner was very helpful and responsive. We will certainly be back!

Great location a quarter mile or so to numerous restaurants, bars, coffee shops, interesting shops and a nice park. Quiet neighborhood. Decent beds. Clean house. Spacious rooms. Good communication with host. Beautiful high ceilings on first floor, so a lot of stairs to second floor. We had a group of seven people, all in 60s and 70s.

The location of the house was perfect for walking to restaurants and shops. The house had everything we needed - the backyard was a great place to hang out! The stairs to the downstairs bedrooms and bathroom are a little difficult to manage, but luckily we didn't have any people with mobility issues. Thanks so much, Nick and Lynn, for a wonderful stay!

The location is great -wonderful to walk to center of town, parks etc. Home is comfortable for large family of adult children. Kitchen very well stocked and nice to have extra kitchenette on lower level. As others mentioned, stairs are a little steep & could be challenging to younger or older guests. Overall fantastic & Nick could not be nicer.

First of all Nick was super helpful as I had an initial glitch with VRBO and booked two of his houses for the same weekend. He quickly helped me sort out my reservation for the weekend. The house is in great walking distance from Broadway. The communal space was perfect for our large group and the bed rooms were all very clean and comfortable. We would absolutely stay here again.

We chose Saratoga for our Thanksgiving family gathering this year. The house was perfectly located within walking distance from town. The living area and large kitchen provided ample room for us to cook our meals and have room to spread out. As some of the reviews indicated, stairs were an issue, especially with two small children. From the listing, I was under the impression that 2 bedrooms were on the main floor, but then realized after reading some reviews that this was not the case. A diagram of the layout on the listing would be helpful. We ending up managing OK, but brought safety gates with us. Some furniture, rugs and window treatments were worn but hopefully these upgrades will be made in the near future.

The location is perfect to down town walk. Parked our four cars I front of the house when we arrived and did not need to move them till we departed. The owner’s were very responsive and worked with us to customize our arrival and departure to meet our needs!! The place had plenty of space the 6 of us to sleep, hang out and get ready to venture out!

Everything worked perfectly for our out-of-town family arriving in Saratoga for our son's wedding.
One suggestion: the layout is not clear from the description or photos. I'm not sure why I thought there was a bedroom on the ground floor, which is retrospect is obviously not true... One of my guests has a bad knee- she was unable to access any of the bedrooms due to the steep stairs, and I had to make other arrangements for her accommodation. Perhaps she could have come in the back door downstairs, but it, too, proved a little tricky. She is not disabled, just a little unsteady and occasionally uses a cane.
Overall though, the house is terrific, and you did a great job setting it up for us. Thank you! -Catharine
