Occupancy and Vehicle Limit: A maximum of 10 people are allowed to be in the house at any time. No more than 1 vehicle per 5 guests is allowed at any time in the garage or driveway. There is no street parking allowed.
No Parties/No Events/No Large Gatherings: Absolutely no house parties, no events and no large gatherings. If a house party attempts to occupy the property, the group and Tenant will be evicted, and all monies will be forfeited. No loud music will be tolerated, and all music should be turned off at 10 pm.
Minimum Age Requirement: The primary renter must be at least 25 years of age. An adult must be always present in the house when the property is occupied. Tenant acknowledges that hazards exist for children.
Slippery and Icy Conditions Exist: The driveway will be plowed, and the entry will be shoveled after it snows, but there still exists slippery and icy conditions, including but not limited to roof snow and icicles.
No Open Flames: Tenant agrees to always have a responsible adult present while a fire is burning in the fireplace. No lit candles are allowed.
No Equipment in the House: Please keep all skis, snowboard, poles, bikes and equipment in the garage.
Governing Laws: Guest agrees to abide by the laws, rules and regulations of the governing jurisdictions.
***Covid-19 Policy***: At Luxury Park City Rentals, we want to make sure your stay with us is safe and healthy, so we have implemented the following protocols:
1. Guest Friendly Cancellation Policy: We have made our cancellation policy more guest friendly to allow you more time to make changes and still receive refunds. You can cancel 60 days or more from arrival and receive a 100% refund or if you cancel between 31 and 60 days you will receive 50% refund of the 50% reservation deposit, so you will forfeit only 25% of the reservation if you cancel 31 days or more from arrival.
2. Enhanced Cleaning: Our cleaning crew has been trained and is providing enhanced cleaning and disinfecting of all high touch areas for all homes prior to and after each stay.

7. New Linens and Bedding: We have upgraded our bedding and linens to a 5-star hotel hospitality line utilizing two sets of sheets, towels, bathmats, and special top sheets that are all professionally laundered and replaced between all guests.
Travel Insurance: We strongly encourage all guests to research and purchase third-party travel insurance, especially to include cancel for any reason travel insurance, that covers whatever concerns you may have or that you would like to be covered in case you have to change or cancel your trip, at a time when the cancellation policy you have accepted would only provide partial or no refunds.

The house is gorgeous but I want to call out a few things if you are going with a group of 8 or more. The pull-out couch is in a hallway and when it is open, blocks the ability for the people in one of the bedrooms to leave their bedroom and go upstairs. The main living area is very tight and the couch only seats 5 people comfortably. If you are seated at the table the chairs will hit the couch unless you pull the table out sideways. The barstools also impede the walkway so we removed them completely from the bar. This is a well-equipped home and perfect for smaller parties. IMO 6-8 people would fit comfortably. We loved playing pool and watching movies in the theatre.

This home is clean and gorgeous -- well stocked with all the kitchen items you need for a feast (which we did as we traveled from CA to Utah to all meet in Park City for Thanksgiving. Everything is tastefully decorated with original art and beds, linens etc were very comfortable too. The location of the property is super convenient to walk into town which was also awesome. Bo the host was communicative and very accommodating.
A couple things we didn't anticipate which weren't a problem, but just a heads up to other guests to note:
We were unable to safely to pull our Suburban into the garage fully without fear of scratching the SUV or possibly the homes garage door so we parked on the driveway instead. Also, for our seniors on the trip, the many levels and stairs both inside the home and outside to walk into town were challenging, but manageable.
We highly recommend this home and are thankful to have had such a wonderful Thanksgiving all together at such a special place. :)

Fantastic home in a wonderful location. The artwork was a compliment to the home. Although definitely a five star home in terms of amenities and comfort, the different levels to the home and the resulting stairs may be a detriment to some. Our family enjoyed the property immensely.

Great family ski vacation house.
The house is well appointed, clean, and very comfortable. It’s in a quiet part of PArk City, just a few minutes walk to Main St filled with stores and eateries. The house sleeps 10 and the DR table is actually designed for ten unlike other places. A big hit for kids and adults was the pool table and movie room. Five stars!

Had a group of 8 friends stay here and had an amazing time! Location is great for nightlife, restaurants, and shopping. Lift is about 5 blocks away but it’s all downhill and you can ski in to within about 2 blocks of the property. Beautiful home!

This house is beautiful and with PLENTY of space. Multi floor which was great with a large family. Kids had a great getaway on the lower floors with pool table room and theater. Master bedroom on the top floor was huge and totally private. Very convenient location so close to town and lift. Parking spaces for 3 cars including the garage. I recommend this to anyone who has a big group. Can’t wait to come back!!

Amazing place!
The house is beautiful, large and comfortable. Our family of 9, ages 16 and up loved the house. The kitchen had a warming drawer, all the equipment we could ever need(we prepared most meals there) and I loved the large dining table to share meals and see everyone's faces! The beds were comfortable, the bathrooms beautiful and well supplied. We loved playing on the pool table and watching movies when we had down time between activities. There were many fun family games to choose from also. Everything in the home is luxury and the highest quality. Not shown in the photos is a desk area upstairs by the master which we used for computers and working. No complaints whatsoever, but it is helpful to note that the driveway is very steep and this home has 4 levels, hence many stairs. Also, directly across the back fence is a lovely restaurant with a large deck seating area with reserved parties some nights (no noise concerns though). We would absolutely recommend this home, zero regrets!

We loved our stay in Park City at 160 Park. The house is perfectly located just off of Main St with access without the noise or crowds. Amazing master bedroom, well stocked and perfect kitchen, and the pool table was a big hit with our family - media room too. If I could make one change I wish there was a TV on the main floor - we definitely missed that during the Olympics. Highly recommend this house with the attentive management team lead by Bo.

We all traveled from California to get away from Covid lock downs and to enjoy Park City and get some good skiing in. This house was absolutely perfect! Great location, clean, beautifully appointed and Bo was a phenomenal host, responding to every question quickly. You can cook in the beautiful kitchen or walk a short distance to Main Street and pick your favorite restaurant. We had an amazing time and we will be back! Thank You Bo!!!

With the property management. Bo was ON TOP of it e.g. the coffee maker wasn’t working .... Bo had a new one there in an hour, on a weekend! The house was wonderful, the location was excellent. Everything was as billed, but Bo kept the train on the track all weekend!
