Soaring ceilings and walls of windows make this spacious unit feel even larger. Located on the third and top floor of The Cliffs, you will be treated to breathtaking views of the lush Princeville tropical landscape and long ocean views. From the living room lanai, you can enjoy dining alfresco and even catch a glimpse of passing ships. The separate lanai opening off of the master bedroom faces the mountains. Wake up every morning to the changing shades of green as the sun, clouds, and sometimes warm rain move over them.

This property was perfect home base for our Kauai vacation. The condo was clean and beautiful and had everything we needed for cooking , adventuring, and beach days. The grounds are gorgeous and the location is close to everything we love on the north shore. Valerie, the owner, was friendly and easy to communicate with. We can’t wait to plan another trip.

We loved this stay! There was everything needed for the beach, comfortable furniture, and plenty in the kitchen.
The check in was a bit frustrating as the property employees gave us a key scanner when they door was a lock. However, this is no fault of owner, but a future aware for other renters.
The location was beautiful.

This whole stay needs edited: the check-in instructions are wrong. The listing hasn’t been updated since 2020. The listing shows everything from the most positive angle. There’s random stuff in every closet. The outdoor equipment is broken. The shower hardware is covered in soap scum and- hanging on. The “washer/dryer” has restrictions. The parking is not free. The furniture is ripped up/has duct tape on it. The “mats” outside are cut carpet remnants. Beds have sagging in the middle. The lights/fan are done on extension cords, which can’t be up to code, and there’s not enough power to use both on high. All of this would probably be just annoying except the owner gives you wrong details (wifi, parking, check in), and NEVER responds to anything. There’s a folder of random copies of instructions, but a lot of that is wrong too.
We’ve stayed in a lot of vrbos and this has probably been my least favorite. No part of it is designed for you to rest, or have an easy vacation- curtains block no light, ceiling fans on the extension don’t go high enough, etc.
Stuff the owners can’t help, but worth knowing: most beaches have little parking access. You need to walk about a mile from the place to get to Hidden Beach/Queen’s Bath. There’s almost no restaurants walking distance. The pool is small. The other tenants use it to swim laps, so it’s not great to play in. The tennis courts haven’t been properly maintained, so there’s lots of dead lines/puddles/spots.

My family of four stayed in this unit for 7 days in November of 2023. The unit was clean, well stocked and ready for us when we arrived.
The unit is on the third floor and looks out onto the landscaping so it's actually fairly private. You can barely see the ocean from the back lanai. Unit has boogie boards, coolers and beach chairs ready to go which was wonderful.
With the two queen beds upstairs, both of my kids had their own (shared) space to relax. The master downstairs has a comfortable bed (relative, I guess). Walking down to the end of the property, you can sit in the Adirondack chairs and look over the ocean (beautiful!). Pool is actually really great. The front desk allowed us to store our suitcases when we checked out since our flight was the redeye that night. They also provided pool keys for us to enjoy the pool on our last day after we checked out of the unit.
The only hiccup was that the registation office issued us digital card keys that this unit does not have for access and the unit requires a physical key that doesn't have a keypad lockbox next to the door. So we had to head back to the office to get the physical key before getting in and we had to keep track of the sole key during our stay (recommend to owner: either upgrading the lock to the digital system or getting a keypad key holder mounted near the door).
I would definitely stay here again. Great location and property! If you haven't been to Kauai before, it's absolutely amazing.

We really enjoyed our stay at the Cliffs. The property is excellent with a very nice pool, as well as sport court. We like staying up in Princeville as it has amenities nearby, and one of our favourite beaches, Hanalei Bay. The unit was very spacious and pretty clean. We had our two-year-old that slept in the pack and play in the master bedroom and our other two boys slept upstairs in the loft. We had sent a few messages leading up to our trip, clarifying how to check in that went unanswered, but we finally heard back and figured everything out. Once we had a personal cell phone number of Valerie, communication was much easier. We checked in quite late and had to get a key from the front desk. It was very handy to have children’s equipment, as well as beach equipment, however, as other people mentioned, a lot of it needs to be replaced. We sorted through a lot of snorkel gear to find some that worked. A few of the boogie boards were cracked and the umbrella didn’t work. But it was very handy to have a high chair, beach chairs, and sand toys. My kids liked walking along the grounds behind the unit to look for fallen avocados in the morning. Overall I would recommend this unit, and we would stay here again.

Our group had a really nice visit in Kauai and enjoyed our accommodation at The Cliffs. The property was perfect for the 4 adults in our group.
The property itself is very nice and the condo is perfect for a group of 2-6 people. It is so well equipped. The best place I have stayed being well equipped for cooking. Lots and lots of pots/pans/plates/cutlery etc etc. Also enough herbs and spices to making cooking possible. We did a lot of our own cooking and the bbq areas for The Cliffs are also fantastic. We enjoyed this location as our base to explore the entire island and especially the beaches of Ke'e, Tunnels and Lumihai. They are all pretty close by.
A couple of things that could be better.
1) It is very easy to lock your keys in the unit. We did not, but it is for sure possible. Check for keys before closing the door. Also, the master bedroom locks easily if you are not careful.
2) The communication with the owner is so so. We had a problem with checkin due to flights changing. The person that booked the place (me), arrived later than others in the party. I told the owner about this and was told The Cliffs would be notified. They were not and it took some negotiating for the group to get in. It created needless stress as we had one person in our group that has Parkinsons.
The issues I mention are not huge and I would definitely recommend this place to those considering a trip to Kauai.

The property was clean and very comfortable. It was very well stocked with beach chairs, boogie boards, snorkel equipment and towels. The kitchen was well supplied with cooking items and also everyday spices. Veronica responded very quickly with a question about the Wifi. The area around the condo was clean and lush. Complimentary bikes were a big plus. We had a great time and would definitely consider renting from here again.

Our family of 4 had plenty of room here to use as our base for exploring our favoutite island. The amenities are great though we didn't make us of all of them and the location is great for accessing all the best spots on the North Shore. The apartment has all you need (though some of the snorkel gear is worn out and could use a refresh). The complex was quiet and allowed for a relaxing break.
Check-in was slightly difficult as the reception staff didn't realize that a physical key was needed and we had to return to reception to get it after discovering the error.

This location is awesome, particularly for North shore activities! The neighborhood is beautiful and the unit itself is quite nice. No AC, but that is pretty standard in Hawaii. The sunrise view from the balcony is amazing. The unit is very well supplied with beach and kitchen stuff.

Comfortable and nice spacious place. Cross breeze opening kitchen windows, and both sliding glass doors plus to able to keep open when the tropical rains occurred because of overhangs. Decks overlooked gorgeous jungles and island mountains. No AC. Ceiling fans and plug in fan noisy & loud. Little relief from the tropical heat.

I traveled with my husband and two children (10 and 7). We found the condo perfect for our needs. The property was in a great location and was beautiful. The condo was well equipped with all the beach gear you could need, boogie boards, chairs, snorkels, fins, and several coolers. We used the kitchen a lot, and had all the tools we needed to feel at home. It was great to have the loft and separate beds for the kids.
It took a night or two to acclimatize to the sounds of the roosters in the morning, as with no air conditioning, you had to keep the windows open to get airflow. But we didn’t feel uncomfortable with the steady breeze. Washer and dryer in unit was super convenient.
The only negatives were that the check in process took a little longer, as the front desk wasn’t aware we were checking in. And there was no communication with the property owner, I tried sending two messages to ask questions prior to and the day the of check in and never got a response.
Overall, it was a wonderful stay. We would definitely stay here again!

Our family stayed at this condo for 10 days of our 15 day Kauai adventure and here’s why we loved it.
- great resort with lots to do
- helpful, friendly front desk, and easy access to golf putters, pickle ball and other toys/equipment
- fun pool (although the big kids wished it was deeper. 4’ everywhere)
- lovely bbq/grill Center with 6 or 7 nice grills and picnic tables for outdoor eating.
- 2 lanai’s and lovely breeze through the unit
- 3 rd floor privacy - the back lanai looks over a lush jungle of greenery. The perfect spot for morning coffee.
- comfortable beds
- great location to explore North Kauai
- the owners have a closet full of beach accessories and things to help you out; beach chairs, mat, umbrella, snorkeling things and a few different coolers.
Things to think about:
- check out is early and flights often depart late. The Cliffs will rent units for the day if available.
- the roosters start crowing outside your windows around 4:30 am. We didn’t mind this but can see how it could be an annoyance to some.
- parking at this resort is an extra $10/day
- 3rd floor means many many stairs to pack your luggage up.
- the stairs going up to the loft are steep and a bit treacherous for toddlers. Our kids are older now but this would have scared me if I had toddlers.

This is a great location for a family to come and visit Kauai. We spent most of our time in Hanalei, but also ventured to the other side a few days. The roosters made for early mornings, which was fine as we were coming from Canada and are early risers anyhow. Overall it was a great trip and we would stay here again.

Great location for many activities! Parking at the Cliffs is not free and you will be charged $10 per day. We had issues with some light fixtures and a dan not working. Other than those minor hiccups, the listing is pretty accurate.

Loved staying at the Cliffs in Princeville. This place is quiet and surrounded by lush landscape. The facilities were top notch (grills, pool, etc). If ur looking for a great location to stay on Northside of Island, this is the place. We will be staying here again next time we r in Kauai. Mahalo.

We’ve been to Princeville multiple times and this was another great property. The condo was exactly as described. It’s an independently owned unit so sometimes employees weren’t thrilled replacing pool towels. A little annoying but not a deal breaker. The location of the unit on the property was beautiful.

The condo itself was very clean and comfortable. Our family of six really enjoyed the space, and the snorkel gear for the beach. The onsite pool/hot tub was spectacular!

We had the best time staying here! The condo had everything we needed for the beach including coolers! The beds were super comfy and our boys (9 & 12) were stoked to have their own space up in the loft. It was never too hot or cold at night, and the two balconies were relaxing places for our family to hang out. We had no idea how close of a walk we were from INCREDIBLE views on the property! We enjoyed the pool, pickleball and basketball on our slow days and it was nice to snag pizza from a visiting food truck on the property after a long day on the beach. Also being so close to a grocery store was perfect for morning runs to snag fresh musubi for breakfast. We loved our stay so much and the Cliff’s staff was fantastic! We can’t wait to come back!

Perfect for our family!
Great location to explore the north side of the island. Plenty of space for our family. Place as described. Enjoyed the amenities of the property. Front desk was confused about the check in process & only gave us card keys which access the pool. We had to go back to get the keys. But other than that, a wonderful stay!

Princeville Condo
Nice condo with upgrades to kitchen and floors. Outdoor furniture was great. Well stocked kitchen. Master bed starting to trough a bit (We didn't use the upstairs at all). Pillows were lumpy. Bathrooms could use new paint. But overall a very nice place for the price. Location is good with view to a nice area of tropical vegetation but it's a haven for the chickens and the chicken problem on Kauai is real. If it's warm and you need to sleep with windows open, you will be awoken by screeching roosters between 3-4 AM and they will continue throughout the day. The locals shrug but until they start complaining to local and state gov. nothing will be done. This is not a native species. They are invasive and prolific, and with no predators and it's going to get worse fast.

Wonderful experience
We loved our stay! Valerie was always very responsive and helpful. This location was fantastic for families with young kids. A booster seat and pack and play crib was available. The gate at the top of the loft was much appreciated! We loved the on site playground as well as the different pool areas. We would definitely stay here again.

The Cliffs is a wonderful place to stay; the whole Princeville area is tbqh. That being said, this specific condo was not the best. The TV or remote was not functioning properly and we received no response from the property manager when we put in an inquiry. In fact, s/he was nowhere to be found during the entirety of our stay. As well, I asked if I could hear ocean sounds before booking this and was told yes. You in fact cannot. As well, there was literal dirt in the master bedroom, pee under the toilet seat, and both sliding doors were problematic; one is practically broken. I took pictures of it all. Honestly, if the Cliffs (the main rental facility) weren’t lovely, this would’ve been one of the worst stays I’ve had at a rental.

Fantastic condo
The condo and complex was perfect for my family (2 adults, 2 elementary age kids). There was loads of ocean gear (snorkels, flippers, pool noodles, coolers, boogie boards) and a well stocked kitchen. Loved the pool & hot tub. Neighbors were quiet and considerate.
Host was excellent, responding to an email within ten minutes when there was a mix-up about the key at check in. All got resolved and I really appreciated the host's quick response.

Great place to stay in the Princeville
We really like staying in the condo and spent a lot of our time on the TWO balconies. The condo is really big and, although we didn't use the second floor, I can see how it would be great for families or friend groups. Walking out to the cliffs with a bottle of wine to watch the sun set was one of the highlights of our trip. We also really liked the pools and hot tubs in the complex.
