Our annual girls trip took us to Zion this year. We loved the location of this property, as it was just a short walk to the gates of Zion National Park. The property was very clean, had everything we needed, and allowed our group of 6 to spend more quality time hiking and out of the car, due to the close proximity to the park and local shops. Our group highly recommends this property!

My two 20-something sons and I stayed at this Springdale property for four nights during our recent trip to Zion National Park. What a great pick it turned out to be! I’d say the number one advantage is how incredibly close to the park entrance we were. We could walk out our door and be inside the park in mere minutes. Not having to deal with the Springdale shuttle and/or parking saved us time and made our trip all the more enjoyable. We found the apartment to be spacious, clean, with comfy beds - and it was pretty well appointed (tho I would have appreciated more washcloths to allow for a fresh one every day). Our host, Jack, reached out to us mere minutes after our arrival and responded quickly to any questions we had. Being above the Subway was no issue – no noise, and although the Subway smell was evident in the hallway we did not smell anything in the unit. We even picked up a quick lunch there one day to bring back to the apartment. Parking worked out fine – we provided Jack w our license plate number so that if someone was in our spot we could use another parking spot in the lot without issue. Super pleasant stay – would definitely come back if vacationing here again!

Located literally across the street from the entrance to Zion National Park, this was a perfect fit for a father-son outing or for up to 3-4 people. Right across the street you will find e-bike rental, a restaurant with excellent pub-style food, a store for groceries and supplies, coffee shop and more. The Thai fusion restaurant next door is quite good and other options are walking distance or a short ride on the Springdale shuttle. The apartment also comes with a dedicated parking space. The apartment itself is compact with one bedroom and bath, but well supplied. The Zion shuttle stop is also right across the street. Location location location!

There is a very strong odor from the Subway restaurant below. When I shared this concern with the owner and told him we would need to find other accommodations, he agreed to refund half of our payment for the second night if we were able to leave by 11am. At 10:30am, an irate man showed up at the door, insisting we leave immediately. We had to pull wet laundry out of the dryer and throw it in our suitcase. The property is very convenient and well- maintained on the inside, but does have an odor so is not a good choice for people sensitive to smells. Unless, of course, you love Subway sandwiches.

Pros: Best possible VRBO location for Zion - can easily walk to the park. No noise or smell issues from the Subway below and solid selection of furnished items in the kitchen.
Cons: Received an email with a link to our security code prior to arrival, except the link didn’t actually have a code. No cell service on that side of Springdale and no response from owner. Eventually the manager of Subway was able to contact owner to get us access.
This was the first VRBO we’ve stayed at that did not have a guest book with basic information for things like Wifi, etc. Eventually we met the caretaker who was able to provide us with Wifi.
The other issue a guest book could’ve helped with is the hot water in the bathroom. It alternated between freezing cold and scalding hot. It seems like it’s a tankless setup that can only intermittently keep up. In general you wait for about two minutes for the water to heat up, followed by 90s to 3 min of hot water (depending on how hot you make it), followed by a return to ice cold water for another two minutes until the hot water heats up again. We found this out the hard way after our first day of hiking when helping the younger two shower. I’ll spare the details, but ultimately we ended up having to take Navy-style showers where we’d lather with the water off, then turn it on briefly to rinse.
Summary: If you’re willing to put up with things, this isa great location. There are probably other nearby alternatives without the compromises.

We have loved this stay. It has been said and repeated, location is unbeatable as the traffic to enter the park can be really heavy, even in the so-called low season. But on top of that, the appartment is comfy, spatious, well maintained and kitchen decently equipped. The host has been super responsive when we had little issue with an appliance, which got fixed almost immediately. The only caveat I would have is we can hear a lot of the appt#3 from the room, so I guess it depends of your neighbours at the time of stay. Definitely recommend this stay!

The location is as advertised. I don't think we could have gotten any closer to the entrance without actually staying in the park. The parking was not great, and our reserved spot was not always reserved. But we did not get towed, so I can't complain too much. The place was clean and comfortable with nice touches, such as a Keurig and pods available for use. I wish it had a full length mirror, but that's about all it lacked. Otherwise it was fabulous and I would totally stay there again.

This is a perfect place for doing Zion hikes/exploring because you are within 1/4 mile of entrance to park, the Zion Peddler fo bike rentals, grocery store, NP Visitor Center and nice eating area.
This means you can catch the shuttle - do a hike and come back for a lunch break then go out and do another hike!
This also means you don't have to use your car. One car is free to park with your place and you can get an extra spot for a nightly fee if needed. Carrying your junk up to the place was super close by and we felt our cars were safe there.
If you are out for the day and ready to just sit on the couch, there is a Subway, Pizza place and icecream shop below you.
Minor issues were water did not stay hot long for the showers and the smell of Subway/Pizza did fill the hallway but not our apartment.
A very nice plus is a free washer and dryer to use. The kitchen is large and well stocked. Dishwasher, oven, stove were all great. Storage was everywhere. We treated our son, his wife and 2 grandkids to this trip. We all slept in the bedroom with a closed door. A bunk bed (queen size) and a king in one room made this easy. There is a pull out bed but we did not use it so I can't vouch for it being comfy.
Can't wait to bring my other grown children.

Great location right across from Zion national park entrance. Is above a subway and the parking was a little confusing at first, as well as a bit more difficult to carry your belongings up into the apartment through 3 doors and uphill. Hot water and shower was not always steady and sometimes got a cold shower. love the location and easy access to Zion. Plenty of room and quite comfortable. Lots of space and very clean. Would definitely stay here again.

We loved this property for our visit to Zion NP. The location is FANTASTIC. Being able to walk across the street to the park entrance is unbeatable. The living room/kitchen/dining area is a great size. And having in room laundry was fantastic after long days of hiking. We also were able to walk/ride the shuttle into Springdale for dining options.
Our only complaints are that the queen sized bunk beds were pretty wobbly, and we had to hand tighten some of the screws on the upper bunk railings. The keypad entry was easy, but it only controls the lock on the door handles, no deadbolt. We felt very safe though, but just something for others to know.

Horrible experience. Super dusty. It’s on top of a pizza place and smells like a pizza oven. There was hair all over the bathroom walls and dust so thick on the ac vent, fridge, fan and other surfaces it could be shoveled off
I told the owner this just to let them know and the next morning he had someone at our door demanding we leave. On Memorial Day weekend none the less. Simply for telling him his place was dirty.

We were a party of 4 adults in Unit 2. Location is a great base for visiting Zion National Park. Short walk to the Park Entrance and shuttle bus. The unit comfortably sleeps 4 in three beds all in one bedroom. As mentioned in some other reviews, the shower hot water is a little wonky, but it was not a dealbreaker. A couple minor hiccups (parking on day 1 and keyless entry failure mid-stay) were quickly resolved.

Could not ask for a better location! Having a place to stay and a parking spot directly across the street from Zion was ideal.
Overall, excellent accommodations. We did find a few crumbs in the living area and the bathroom was a little cramped, but this was all easily overlooked given the location and amount of useful appliances (Keurig, washer/dryer/water dispensing fridge).
Was pleasantly surprised but the fact that staying above a restaurant did not create much noise issue or complications.
I would recommend that the host provide more explicit instructions on accessing the apartment - we fumbled around with the touch pad to unlock for several minutes before we understood how to turn it on.

The location of the property can’t be beat. We avoided all the traffic and parking hassles and walked into the park each day. There are plenty of eating places within walking distance so we didn’t even move our car. The apartment was nice and comfortable. It’s above a restaurant so you smell food all the time. Not a big deal for us.

Definitely a unique location above a Subway, but apartment had nice touches that made it comfortable. Only negative would be walls are a little thin and dryer squeaks. Would stay here again.

Location was good in terms of access to the park (cannot find a better location). The house was really clean, and the kitchen is really good - well equipped (didn't see lot of reviews or comments about the kitchen - but it is really good).
The bed is comfortable including bunk beds and 4-5 people can easily stay here for a 3-4 day weekend.
Now, in terms of improvement/concerns : There is always a Subway/food smell in the hallway or also close to the front door of the house. Thankfully not that much in the bed rooms - but that is something to look out for.
I understand from the host - they have tankless water heater. This one is a tough one - hot water is spotty. You can get around it by cranking up the hot water all the way, wait for a 3 mins for the water to get hot, and then dial it down. Unfortunately it still gets cold after 4-5 mins of using hot water and then you got to wait another 3 mins for it to get back hot. :)
Overall, we still loved the stay !! (barring the minor inconveniences that we faced). The host was very helpful and will guide you thru the duration of the stay.

This location was so close to the entrance to Zion National Park that our family was able to beat the crowds into the park early in the morning, come back to the apartment in the afternoon to rest, then go back into the park in the late afternoon/evening for some more hiking when many people were leaving for the day. The apartment had plenty of room for our family of six. We had a great trip! The only downside was that someone was parked in our apartment's spot when we arrived, which was stressful. We were eventually able to get a hold of the manager to figure it out, though.

Location is absolutely great. Space is large and clean and has good internet. Hot water was very limited and, at times, non existent. We missed this in other reviews but it appears to be a consistent (but not universal?) issue - but this really was a significant issue for us (would not rebook).
The layout is odd (but was clear in pics, so no surprise there) and the entry is quite off putting (kind of a back alley and storage area, presumably for the Subway below the apartments). Parking also is odd (our spot was taken for the first part of our stay making us nervous about tickets but it worked out).
If you are OK with cold showers or great location is a bigger priority, this could be a good choice.
