1) Perfect apartment for family reunions, anniversaries, birthdays, meetings. The apartment and linen are completely cleaned and thoroughly sanitized, in compliance with the specific health protocols provided, before each rental. Access to the apartment is also constantly sanitized by authorized operators.
2) It is located in one of the best, most fascinating and requested areas of the historic centre of Venice, close to everything but far from the crowds. The area is very quiet and there are no problems getting around even at night. The building, known for its architectural qualities, is very silent. Five habitable balconies available. Breath-taking views of the Giudecca canal, enjoyable from seven windows and also from the waterfront balcony.
3) The vaporetto stop - water bus - is located 25 (twenty-five) meters from the entrance. Direct connection with Piazza San Marco - 5 minutes - Lido with its beaches, car parking and station. Also, very convenient for arriving by taxi directly from the airport, port, station or car park. Connections from nearby vaporetto stops - water bus - also with cruise port, parking space at Tronchetto, airport.
4) At 20 (twenty) meters from the entrance of the building, there is a supermarket open from Monday to Saturday, from 8.30 to 20.00; there are other markets and grocery stores nearby. Another supermarket is open nearby 7 days a week, from 8.30 to 22.00 (shopping cart available in the apartment).
5) It is possible to reach the entrance of the apartment from the vaporetto stop without passing a single step! Elevator on the floor available (uncommon service in the apartments in the historic centre of Venice and carrying suitcases up and down the stairs is very often an annoying necessity in Venice). Accessible for people with walking difficulties.
6) There are very few apartments in the historic centre of Venice that have such fantastic views, furniture and that offer all the services, comfort and convenience of this real estate unit, as well as the reliability of the owner, highlighted in the numerous online reviews posted over many years. 7) In the historic centre of Venice there are over 300 bridges. The apartment is located in one of the most beautiful areas of Venice and, more unique than rare, ramps are installed in all the surrounding bridges which allow easy overcoming without the need to take any steps. Indispensable to allow bridges to be easily crossed for all those who have difficulty walking or who have to use means equipped with wheels (or even simply for trolleys). It is therefore possible to reach the Accademia and all the Zattere, from the living room of the apartment without taking any steps, where there are several other vaporetto stops to reach any other location, such as the airport or the port, at a very short distance ( about 150 meters). In all other areas of Venice, you have to forcibly cross bridges that don't have ramps. So, think carefully before booking this aspect, which has a great impact during your stay on the movements to and from the chosen apartment.
8) Provided with concierge service (one of the very few apartments in the entire historic centre of Venice). The concierge constantly provides for the sanitation of all entrances, lifts, common areas. Very convenient in case of collection of parcels, of possible deliveries of lost luggage, of help for any need.

The owner is an Airbnb super host, born and lived always in Venice, and provides a lot of information to guests about the city and the apartment, both before and during check-in. We had a great time staying at Giorgio’s beautiful Venice apartment. It is a wonderful place, melding old world charm and modern amenities. We really appreciated the well-appointed kitchen when we didn’t eat out at the excellent Dorsoduro restaurants. The elevator was also a nice amenity! There is a grocery store next door, but Giorgio also provided some provisions to start us off, including a bottle of Prosecco from his family winery. The view across the Giudecca canal was breathtaking. We like staying in this area of Venice as it is quiet and less congested than other areas. It was easy to get to any spot in Venice by using the vaporetto, which has stops very close to the apartment. Plus, it is delightful to just walk the narrow streets and alleyways. Giorgio met us at the apartment and showed us how everything works. He was very attentive, making sure we didn’t have any issues during our stay. We highly recommend this apartment and we look forward to returning!

The "Luxury Zattere Water Front" apartment is even better than described. It is the largest one-bedroom apartment that we have ever rented. It was a his father's home and has high quality artwork and antiques. Giorgio places emphasis on clear communication before, during, and after the rental. A 3-ring notebook with complete instructions for the wi-fi, TV, and all appliances is thoughtfully provided. The third floor (US 4th floor, with elevator) provides an un-obstructed view over the Giudecca Canal, and the Spirito Santo vaparetto stop is at the front door. The Salute vap stop, the Zattere vap stop, and the Accademia Bridge are in easy walking distance. Giorgio met us again for checkout, refunded our security deposit, and literally put us on the correct vaparetto for the train station. We enjoyed our stay, and appreciated the calm, secure location away from the Piazza San Marco madness.

A vaporetto stop is very close by, there’s a nice old fashioned Venetian interior, and the location is very good but not too touristical. Will return.

Luxury Apartment with View of the Lagoon
I endorse all the previous reviews for Giorgio’s apartment. The location is stunning. Away from the main throng of tourists, but very easy to get to other parts of Venice. If you don’t want to walk, go to Santa Maria della Salute and get the number 1 vaporetto along the Grand Canal or go to Zattere, one stop along the Dorsoduro, to get the number 2 vaporetto over to La Giudecca/St Giorgio. The view from the reception room and main bedroom are unforgettable and the south facing terrace a real bonus. We were there for a week in January and the sun shone every day, although the wind was bitterly cold. But wrap up well and you can appreciate Venice in all its glory but without the mass of tourists. We especially enjoyed visiting the Giorgio Cini Foundation, where we were the only guests for an excellent guided tour. The foundation is housed in an old Benedictine monastery adjacent to St Giorgio Maggiore, with cloisters by Palladio. The current (as of January 2017) main web site for travel/museum/churches in Venice is the Venice Unica. It is not very user friendly, but persevere, and you will find all the information you need re transport, museum and churches. A vaporetto pass is certainly worth getting. For shopping there is a Conad supermarket along the end of the Zattere at San Basilio, and plenty of small shops and restaurants within easy reach, as well as The Rialto markets of course. Our favourite restaurant this visit was La Zecca in San Polo. Giorgio is an excellent host who responded very promptly to all communcation. Mille grazie. Alla prossima!

Rest and Indulgence in Venice
Other reviewers have said it all: location, location, location plus amazing apartment which made our 6 day stay feel so comfortable and relaxed. Views are stupendous especially when you are caught off guard looking out window to see luxury cruise liners pass wishing what felt like yards from our windows. You are away from the throngs of tourists yet close enough to enjoy a 15 min walk to where all the action is: guggenheim museum, great, surprise shopping off winding paths and very good, uncrowded restaurants. The apartment itself is spacious. We were only two visitors but did not feel lost in the space. Much larger groups could move around with ease for sure. It was so helpful to have the washer and dryer and not have to hunt for a self service laundria. I have no doubt we will return and stay here, without hesitation. Giorgio was as helpful as you wanted him to be. He takes great pride in his property, and it shows. The Zatterre apt helped make Venice our favorite stay in Italy.

Great Week in Venice
We thoroughly enjoyed our recent 8 night stay in Giorgio's waterfront apartment. This was our 6th year spending a week in Venice in September or October. We stayed in hotels for the first two years, then two different apartments over the next three years. This experience was the best by far. Always something interesting on the water. The cruise ships passing by were a highlight.
The water bus stops were very convenient. Either Zattere, Spirito Santo or Salute, depending on which way you were heading.
Giorgio was very pleasant and helpful. Highly recommended.

Beautiful Luxury Apartment in Beautiful Venice
We stayed in the Luxury Zattere Water Front apartment in Dorsduro (Venice) for one week in mid-August. The apartment is very, very spacious and beautifully furnished with gorgeous furniture and artworks. The floor-to-ceiling doors in the Master bedroom open to a lovely balcony where we sat and enjoyed the morning and evening drinking Limoncello and watching the Vaporettos, Alaguana, pleasure boats and cruise ships cruise the Canale della Giudecca. The view of Giudeccca was spectacualar with the apartment being right across from Redentore church. We really enjoyed hearing the bells ringing from Redentore and watching the monks go on their errands. There are large windows that open in the living room as well for watching the ships. Travel to anywhere in Venice was very easy since the Vaporetto boat stop Spirtu Santo is right outside the apartment. We could catch the boat and go anywhere in Venice - even the Conrad grocery store on Dorsduro. Also from St. Marks Zattere (right next to Doges palace) the Spirtu Santo stop is the first stop so less than 5 minute crossing of Grand Canal. The Salute stop is also very convenient and again a fist stop from St. Mark's on the Grand Canal. The apartment kitchen has everything you need including American coffee maker. The TV has US/English channels CNN, Fox, BBC etc. The apartment has air conditioners in each room that work very well. It has a new washer and dryer and two large bathrooms. One of the bathrooms has a huge walk in shower. One room table is stacked with Venice, Italy tour books. The apartment is easily accessed by an elevator. and located on Dorsduro which is a quiet apartment area with a large promenade the length of Dorsduro. It allows you to visit Venice with the crowds and then return to a quiet waterfront community with very nice restaurants suspended off the promenade. The listing description was very accurate regarding the location, layout, amenities and went well beyond what we imagined from the description. The property was very clean and well maintained to the point of a light bulb in the bathroom being immediately replaced. Giorgio was exceptional in his customer service and very, very friendly and accommodating. We enjoyed talking to him and seeing him at the market and consider him a very good friend. We would certainly recommend Zattere apartment to our friends, relatives and will definitely stay there again on our next trip to Venice. Ciao Giorgio and Thank You

Outstanding Venitian family home
It was a privelege to stay at Giorgios luxury apartment. It is the perfect place to stay, close to all the attractions but away from the tourist noise.
The views from the lounge and main bedroom are unforgettable and many a happy hour was enjoyed just watching the Venetian world go by from the balcony.
The rooms are impecable with furnishings and paintings of the finest quality and interest.
Giorgio is the most charming and accomodating host and we will certainly be back as there is certainly no need to look elsewhere or use a Hotel when visiting Venice

Beautiful apartment and amazing view!
The apartment was in a very nice central location. The view was exceptional. The apartment was beautiful and exactly what you would expect as a older Venice apartment. Georigio, the owner was very nice. He came by and introduced himself and showed us the apartment and amenities and answered any questions that we had.
I would definitely recommend this apartment. It was very beautiful.

Amazing apartment and fantastic location
Booked for our honeymoon mini break away. Very authentic, traditional style apartment with wuite possibly the most breathtaking views We've ever woken up to! Host was very accommodating and very helpful. Water bus stop just outside and also a lovely stroll away to tourist areas - great excuse to get lost in some of the gorgeous alleyways on route too. Would definitely recommend this apartment and host and have already passed details on to two friends. Thank you Giorgio.

Wonderful Property in a Beautiful City
My wife and I decided, on short notice, to take a quick vacation to Venice. Neither of had ever visited this lovely city and were looking for a quiet, comfortable and romantic location in Venice. I stumbled on this property and shot a short email to Giorgio (the owner). He replied immediately and we book the apartment. We were apprehensive about using VRBO over seas, but it turned out to be a wonderful find. The apartment is beautiful and very comfortable. It is located at the Spirto Santo vaparetto stop which makes it convient for sight seeing and transportation to the airport.. Giorgio met us at the vaparetto stop and gave us a tour of the property. He was gracious with his time and whenever we had a question about the city we felt comfortable calling or texting him. He is a gentleman and very easy to work with. The apartment is located in the Accademia part of Venice. Very quiet at night with some very good restaurants and cafes right outside the door. The city of Venice, San Marco square and other sites are a nice walk or a short water bus ride. We walked most everywhere and enjoyed the experience...I do believe that is the best way to experience Venice, walk everywhere. You can't get lost (maybe turned around a bit) since it is a small island.
I highly recommend this property. The apartment and Venice exceeded our expectations. We cant wait to go back.

Sound-Proof Jewel Box
We have stayed in some beautiful places, by far this apartment stands out. If King Louis XIV had an apartment in Venice, this would be it! Everything you see in the photos is just as it appears. Not only is the apartment located most conveniently to a water taxi stop it offers gorgeous views of the water and the Duomo
The owner Giorgio is just as lovely as every review, reads. He cares very much about the apartment and even asked for our feedback regarding the housekeepers handiwork and if we could think of anything the apartment was lacking. We couldn't and the apartment was spotlessly clean.
I most enjoyed sitting on the balcony at sunrise watching the boat traffic on the waterway. The air conditioner works great, which is of supreme importance in Venice, gets hot. The apartment was so comfortable that we did something we absolutely never do when visiting a location as exciting as Venice, broke our unwritten rule, spent an entire vacation day inside curled up with a book.
I would recommend this apartment to my pickiest of friends as I often say, imagine going to Venice and staying in Martha Stewarts Italian hideaway, that's how grand, detail oriented and accommodating to guests this apartment is.

Just like living in the palace
Once getting in, it has already amazed you by the whole surroundings of interiors, especially the rooms with books and decoration! We enjoy watching the water bus taxi, ship and big cruise coming and leaving from our water front balcony. Watching sunrise and sunset and people passing the passage are such fantastic memory that we won't forget in our life. The complimentary drinks, wine bottle, Prosecco and butter are well placed in the kitchen. If you come with kids, you have 100 channels with all languages to choose from TV. We will definitely stay here again once we come back to Venice.

A lovely apartment in an excellent location
We stayed in Giorgio’s lovely apartment earlier this year and would highly recommend it. My family of 2 adults and two teenage children had plenty of room. The apartment is spacious, elegant, comfortable, very clean and in a wonderful location. My husband and I stayed in the master bedroom which is a beautiful space, lined with books and artworks and with a lovely balcony from which one could watch all the comings and goings of the Giudecca canal. Despite all the fascinating bustle of Venice laid out before you, the apartment is remarkably quite and is a welcome refuge after a hard day’s sightseeing. The single bedroom is a little quirky in that it is off the kitchen and the shower room is accessed directly from it. However my 15 year old daughter liked the 'ship’s cabin' feel of this room and by far preferred to sleep here than share the White Bedroom with her brother!
The apartment’s location is perfect. With the vaporetto stop directly in front of the building it is easy to access all of the main attractions and it is an easy walk to some very nice bars and restaurants.
Giorgio was the perfect host; attentive but not intrusive. He was able to offer numerous suggestions of restaurants and places to visit and he was very helpful regarding transferring from the airport to his apartment.
We hope to return to Venice in the not too distant future and wouldn’t hesitate to book Giorgio’s apartment again.

Beautiful Apartment
My family of four stayed in this apartment for 3 nights in June. It was a gorgeous apartment set in a very nice location -- the views from the windows were magnificent. Soon after we arrived, we opened all the curtains wide so that we'd always have that amazing view from the living and master bedrooms. The location, we came to realize, is wonderful...you're in a quieter area but still in the middle of things. There's never that throng of tourists milling about around the apartment, but in a few minutes, you're at the Guggenheim or Academia. Also, the vaporetto stop is right outside the door and we used that many times.
Giorgio is a great host and was there to greet us and give us all the information we needed. There were no issues at all with the apartment -- everything was in good working order. The apartment is very spacious and the kitchen and bathrooms are well appointed. The washer AND dryer are a huge plus, since every other apartment we've stayed in in Italy had only a washer. I think the only negative I could say is to point out that there is only one shower in the apartment (downstairs -- if you rent the additional rooms upstairs, you'll get more) so for four people, that took some wrangling. It is a classic apartment in an old building (but then, this is Venice) so if new, modern decor is your thing, then this may not be for you.
Overall, a really beautiful apartment which added to the authenticity of this beautiful city. We felt so lucky to come home to such a historic building and felt so much more a part of the city while staying there. I would highly recommend to others.

Doing Venice the right way
Not only am I a vrbo renter, I am also a vrbo owner of two homes in Northern Michigan. Giorgio's apartment is everything you could hope for in a rental unit. The location is fantastic the view is even better. Giorgio was there to greet us upon our arrival and send us off at the end of our trip. You will not go wrong with this apartment. We rented three apartments in Italy, this was the only one with a lift.

Fabulous apartment in Venice!
My husband and I stayed in Giorgio's apartment for a month. It was absolutely perfect. The location was ideal with a vaporetto stop just outside our door. The views were incredible. Giorgio was a very gracious host. We will not hesitate to return to this apartment on our next trip to Venice and we will surely recommend it to our family and friends.

Close to the Action, Away from The Tourists!
Giorgio's apartment in the Dorsoduro neighborhood was absolutely spectacular, perfect for my wife and I during our 10 year anniversary. The apartment offers great views, is close to several restaurants and is a short, very beautiful walk to the top tourist spots. The bed was very comfortable. Love the artwork. Giorgio was super nice. He met us on our arrival and helped make sure we got off on time. All around, a wonderful experience.

A Dream Come True
It was a bucket list thing, really. Two weeks in Venice the last of December including Christmas and New Year's. We needed accommodations and our internet search kept coming back to Giorgio's water front apartment in Dorsoduro on the Zaterre. It fit us perfectly -- my son, his fiancée, my wife and me. We were able to create a wonderful Christmas meal from the well supplied kitchen. The big windows and balcony allowed us to be constantly entertained by the boat activities on the Guidecca canal and the wonderful views they provide. Venice is magical - it's better than advertised - this time of year with cool weather (a coat feels good) and reduced crowds - we did Doge's palace with no line - acqua alta one morning - hardly a bother - it became more crowded after Christmas - don't bother bringing an umbrella - they don't fit down some alleys - we got rained on once. The apartment is in a great location - Accademia area with the bridge to St. Mark's square only a short walk. Billa, the grocery store, is a wonderful walk down the Zaterre.
We can wholeheartedly recommend Giorgio and his fantastic water front apartment. Many times better for us than 2 hotel rooms for about the same cost. The big corner couch was perfect for reading and napping - there's much to read - Giorgio provides more than you could possibly digest. We do recommend lots of reading about Venice. It has an amazing history - if you know a little going in - it enriches the experience exponentially. We look forward to returning some day to Giorgio's water front apartment - hopefully soon!

Zattere Water Front Apartment
I stayed 10 nights at Giorgio's Water Front Apartment with two friends, and enjoyed it immensely. It is spacious, luxurious and has spectacular views on the sunny Zattere over the Guidecca Canal.
When you step out onto the balcony Venice, the sunrise, the Redentore Church, and the waterfront life of Venice is before you.
There is one large bedroom, and a smaller one at the back. We also used a sofa bed in the living room for a few nights. The apartment has all the amenities one could need.
The location in Dorsoduro on the Zattere is unmatched with museums, easy access to San Marco, restaurants, special coffee shops, the Poggi shop, distinguished local artisan shops, Billa grocery store, traghetto, Salute Church, Accademia Bridge and beautiful walks. (The Guggenheim is minutes away)
Giorgio is a pleasure, and wants to make one's stay memorable. He arranged tickets for the opera La Traviata at the Fenice. which was a highlight in my five week Italian adventure.

A wonderful stay in beautiful Dorsuduro, far from the tourist crowds but convenient to everything. The apartment is beautifully kept, fully outfitted, and the view and water trafffic are by themselves a wonderful part of a Venice stay. Giorgio could not be a more thoughtful landlord, and all of his suggestions were excellent. I want to go back and rent the other part as well and have my whole family join me.

Firstly, Giorgio was very prompt & professional at answering any email queries I had. We very much enjoyed our stay at his apartment. He met us at the vaporetto stop and helped us with our bags to the apartment which is spotlessly clean and very well equipped for our family of seven. The beds are beautifully comfortable after a long days sightseeing. It has a wonderful view of the canal from the terrace and we were amazed by the cruise ships sailing by. The location is great, away from the hustle & bustle but very quick & easy to get to anywhere you want to in Venice. There are fantastic restaurants within an easy walk and we felt safe in the area. I would definitely return to Giorgio's apartment if we ever return to Venice and would thoroughly recommend it to anyone.

The apartment is comfortable, a perfect base for exploring, off the main tourist trail, but providing easy access to all the main sights. Views of the Giudecca from the main living room were beautiful. Aside from the main bedroom, the other two rooms are small and functional, but comfortable too. And Giorgio was a terrific host, invariably helpful and accommodating.

Sorry this took so long to write, but when we got back from Italy we had only a few weeks until Christmas. Our friend Dennis, whom you met, ended up coming back to the states to stay with us over the holidays. Now that everything is settled I can
finally write my thoughts. Thank you so much for providing such a wonderful place for all of us to stay in Venice. It was very nice of you to meet us at our vaporetto stop and walk us back to your place. Ahhh the Boardwalk that your place in on….I can’t tell you how many times we walked it to get pizza, coffee, and a few groceries. We walked in in the mornings at 6:30 am and at midnight and never worried about our safety. It is such an amazing city!
I was very intrigued by all of the space – living, storage, and outdoor balconies, etc. your apartment(s) provided. There were 5 of us, including 3 teenagers and we never felt cramped. The beds were first rate, big and comfortable! And with the group we had, 3 full bathrooms were truly fantastic! For anyone reading your site, not only are the pictures true to what is there, there is so much more. Although we didn’t need the lower apartment, seeing it was wonderful. If we ever come alone, that one will be for us. Although I believe when we come back we might actually have more ?
Another thing I wanted to say to anyone who is reading the reviews is the weather we had in late November was spectacular! We had sun every day, no crowds and very few pigeons in St. Marco’s square!
Since we have come back I have mentioned your place to others we know. I’m not sure when they will make it there but I have your information ready in case they do.
Thank you for providing such a wonderful place to stay, for helping us with great restaurant suggestions, arranging our cab to the airport and for providing a relaxing, comfortable home away from home.
