The Vineyard Perch is a tastefully decorated home that is both large and cozy. Strategically placed on a stunning perch overlooking the vineyards of the Alexander Valley and the hillsides of Sonoma, the home is reminiscent of a country estate and comes complete with all the amenities to make your vacation getaway special. With the seasonal creek that runs through the property and feeds into the Russian River, the 8-acre parcel and its surrounding area couldn't be more perfect. 90 miles north of San Francisco and just 10 miles from Healdsburg's square, the Perch is located in the best part of Sonoma County in a little town called Geyserville. Surrounded by beautiful, serene mountain views, you are able to enjoy an escape that includes all manner of nature, including bald eagles / hawks / osprey circling overhead, horses in neighboring pastures, and foxes and wild turkeys traversing the property.
There are 2 master suites and 3 other large bedrooms. The kitchen is a chef's dream and may have the best views on the property. The sunken family room is large, cozy and strategically located next to the kitchen for easy entertaining. The living room / dining room area is a beautiful open space that highlights the panoramic views overlooking the Alexander valley and the pool area. And, the entire house is set up for indoor - outdoor living with french doors leading from the dining room, living room, pool and main level master bedroom right out to the back patio and pool area.
And, there is plenty of space to get away.
If you ever decide to leave the comfort of the Perch, there is something for everyone to do.
- For the wine aficionado there are an unbelievable number of great wineries within 10-12 miles that touch on all aspects: great boutique wineries (Robert Young, Hawkes, Bella, Jordan), fun wineries (Meeker, Francis Ford Coppola, Unti), Zin'o'philes (Rafanelli, Ridge, Pasalaqua, Bella), Cab fans (Silver Oak, Hanna, Lancaster), Pinot (Ferrari Carano, Dutcher Crossing, Michel Schlumber), and Chardonnay (Stonestreet, Ferrari Carano, Quivera).
- For the foodies, there are all types in the spectrum from the casual to the fine dining: Dry Creek Kitchen, John Ash on the formal side, to some of our local favorites including Catelli's and Diavola in town (Geyserville), and Rustic on campus at Francis Ford Coppola.
- For the active / outdoor members of your group, we are adjacent to miles of hiking, biking, and all types of boating at Lake Sonoma.

The Perch had everything we needed for a fun weekend getaway. The pool and spa were great. The house easily accommodated a large group, the outdoor dining table was perfect for everyone to gather at. Comfortable beds for all. Thanks for a great time.

The Perch was a fantastic place to stay! I think it is actually better than the photos. We had 8 girlfriends and there was more than enough room for us to gather and cook and chat and relax by the beautiful pool and view. Kitchen (and house) had everything you could ever need and beds were super comfy. Lisa was amazing at communication and went above and beyond. One of our group sprained an ankle and she had a neighbor bring over crutches, a walker and an ice pack! Also loved the location with a quick drive to Healdsburg. Definitely hope to return!

This house was perfect for our party of 10. It’s huge and the outdoor space is stunning with great views of the valley. The pictures really don’t do it justice. It was extremely spacious and the kitchen was the best stocked kitchen I’ve rented over the years. Geyserville is super close, with a couple great restaurants and bars. Loved everything about our stay.

We were a group of 9 who came to Sonoma for wine passport weekend. The location was lovely, views spectacular and frankly, the photos don’t do the place justice. We all enjoy cooking and the kitchen was amazing. We cooked 3 lovely dinners there. There was even a puzzle ongoing! The only negative was circumstantial, in that the transformer at the bottom of the road blew out and we had weird electrical problems. Communication with Lisa was prompt and she dealt with problem quickly. The jacuzzi never did work for us, which was a bummer, but the only one. I’d definitely stay at the perch again and cannot recommend it highly enough.

This place was awesome! Tons of space for 10 of us, great pool and hot tub, pool table and lounge space for when it rained, incredible views from above wine country and felt totally secluded while only being a few minutes from restaurants, and vineyards.

This is our second stay at The Perch and it is just as amazing and unforgettable as the first. The house was in perfect order, the view was breathtaking and Lisa was an incredible host. We will be back next year.

The property was fantastic. We have never stayed at a property so well equipped. We cooked in several times and found any utensil we needed. The view and ambiance were super. We would definitely recommend this great property.

Just a quick review for those of you considering a stay at the Perch. Book it now! We had a group of 4 couples and the house was everything you could want for a long-weekend getaway in wine country. Spacious accommodations, unbelievable outdoor setup and views, cleanliness, etc. We would gladly stay here again, no questions asked. Lisa was very responsive to any question and helped us out with suggestions on a variety of topics. an easy 5-stars across the board, one of the top VRBOs ever for me............

Celebrating our girlfriend's 70the birthday at this gorgeous estate was beyond our wildest dreams----the five comfortable bedrooms and newly remodeled four bathrooms gave us more than ample space. The kitchen, formal living room and dining room along with the very large family room was well utilized and much appreciated. The home has books and magazines galore. Extra fun activities ----jigsaw puzzles and adult coloring books --to complete while you look out on the spectacular views from every window in the house.
The outside seating area and 10-12 seat dining table was a perfect fit for our outdoor catered birthday dinner.
The hot tub was a great way to relax after a day out at the surrounding magnificent wineries.
Lisa was extremely helpful replying within hours to any and all of my questions. She was happy to greet us upon our arrival and give us a brief walk through so we knew how navigate the house and operate all the hot tub and in home stereo system.
We hope to be able to come again!!
All in all ---a magically memorable friends/family gathering..

We couldn’t have asked for a nicer stay for my family of nine. The home was lovely and so spacious! 5 bedrooms and 4 bathrooms was perfect. Most of the bathrooms were updated as well. Beautiful fixtures and great towels. The kitchen was huge and there was a comfy sectional for the whole family to gather. The pool table was a great addition. The backyard was amazing. Huge deck and the view was spectacular. Unfortunately, the pool and jacuzzi weren’t working but we were really too busy to notice! Checking in was easy. Close to everything that this part of wine country has to offer. Only recommendation I would make would be an updated coffeemaker. The local coffee shop was super but three miles away!

Great property overlooking the Alexander Valley!! House was well maintained and fully stocked with the essentials - even the extra blankets for the cool evenings on " The Perch". Although the Jacuzzi and Pool were out of order - Lisa communicated this to us before we got there and was gracious enough to leave us with some bottles of wine upon arrival!! A Paradise in the Wine Country!

This was the perfect Napa experience for us and we enjoyed every minute. Lisa met us upon our arrival and gave us a tour of this gorgeous house and grounds. We were then able to experience beautiful wildlife, sunsets and views from the patio. The pool/patio and outside grilling area looked like they were out of a movie and we were able to rent a limo in order to experience our favorite wineries safely in Napa as well as enjoying wineries close to the VRBO. This house was clean, tastefully decorated and set up perfectly for 7 ladies to enjoy. Lisa was so gracious in her accommodations and recommendations and helped in any way she could. We thank you for a wonderful experience and are already looking forward to our next visit - thank you!!

The Perch is a beautiful property highlighted by its backyard view and pool. We spent all of our time looking out at sunset and enjoying the barbeque and outdoor dining. The weather could not have been more perfect. Enjoyed many wineries in the immediate area and loved the little town of Geyserville. All ten people would LOVE to return. Many thanks to Lisa!

The Perch, as this property is known, is a gorgeous house and grounds in the hills above Geyserville overlooking the California wine county. The setting is reminiscent of the hills of Tuscany in Northern Italy. The house is very spacious, full of light and beautifully decorated. The grounds include a beautiful pool and hot tub, and a well kept vegetable garden. All of this is overseen by property manager, Lisa Strain, who is gracious, respectful and highly competent. We had a wonderful, restful time and look forward to returning .

I hate to give it such great marks because I'd like it to be a hidden gem (and so, easier to get back to)! The property was even better than pictured, with many fantastic features. It's very private and somewhat off the beaten path, but still only 10-20 minutes away from quality wineries and restaurants, with easy access via Highway 101 to Healdsburg, Santa Rosa and Sonoma. The spacious house allowed our group of 8 adults plenty of space to spread out or congregate as we wanted. The pool area is a fabulous place to hang out, swim, have drinks and watch the sunset. I rent a lot on VRBO and this is one of my all-time favorites - a perfect place for a Wine Country vacation.
