Mill Creek Estate is an exceptional Vineyard Estate located in the heart of the Sonoma Wine Country near the quaint town of Healdsburg and less than 6 minutes from the historic, upscale, and charming Downtown Plaza. The property consists of a main house and adjacent studio suite situated within an oak covered 15 acre setting. The gated property is nestled in the Sonoma foothills just west of town with views that are truly magnificent. From every direction one will see either intense natural beauty or miles of breathtaking gorgeous scenery. If extreme privacy is what you enjoy this is the place for your wine country vacation experience.
From Mill Creek Road, you will turn up a country lane which winds through an Oak covered forest across the gated 15 acre site to your doorstep. Reminiscent of homes built in early California, this 4 bedroom Estate has lots of exterior and interior stonework providing the perfect marriage of old world country charm and a casual, elegant California lifestyle. The living structures are tucked sensitively into the landscape under a canopy of trees which includes mature 500-year-old oaks. Designed for gracious country living, inside you will find walls of luxurious venetian plaster, vaulted and cathedral ceilings, wood and limestone flooring and abundant windows throughout the house. The views from inside the house are as breathtaking as the views from outside.

MILL CREEK ESTATE TERMS AND CONDITIONS
Extra Cleaning
The rental contract includes a fee for normal cleaning at the end of the rental term. If the condition of the premises requires extra cleaning beyond the norm or the tenant requests extra cleaning services, the tenant shall be responsible for the cost of such cleaning.
Reasonable Use
Tenant agrees to only use the premises as a private vacation residence for himself and the other individuals included in Tenant’s party. Tenant will not hold an event, wedding or other gathering that exceeds the maximum occupancy displayed on the contract without consent from the Owner. Tenant acknowledges that a party or extraordinary gathering on the premise will cause an additional site fee charge and may be grounds for immediate removal from the property. Tenant agrees that he and the members of his party shall conduct themselves in a manner that will not disturb their neighbors' peaceful enjoyment of their properties, and that any consequences of their failure to do so shall be Tenant’s sole responsibility. Tenant further agrees that he will not allow the Premises to be used for any improper or illegal purposes. Outdoor amplified music is prohibited by local ordinance at vacation rental properties and also mandates strict outdoor quiet hours between 10:00 pm and 9:00 am.
Pets and Smoking
Tenant agrees not to bring or allow pets on or in the premises during the rental term without the consent of the Owner. Tenant agrees that he shall neither smoke nor allow smoking in the premises during the rental term. Tenant will be responsible for a fee of $1,500 for violations plus the cost of any cleaning or damages.
Liability for Damages
Tenant is responsible for all damages to the property caused by Tenant, the members of his party, or their guests. Tenant is responsible for ensuring that the property is left upon departure in the same condition and repair as upon arrival.
Right to Repair
Tenant shall provide prompt, detailed telephonic notice to the Landlord of any damage or disrepair to or affecting the property. If such damage or disrepair is not the result of the action or inaction of Tenant, and if such damage or disrepair interferes with the use of the premises, the Owner shall have 36 hours to replace or repair the same without a reduction in Tenant’s rent.
Access to Property
Upon notice to Tenant, the Owner or his agents may enter the property for necessary maintenance, repairs, or other reasonable purposes.
Assignment or Sublease
Tenant may not assign this agreement or sublease any portion of the property without prior written consent of the Owner. No such approved assignment or sublease shall in any way relieve Tenant of obligations and responsibilities under this agreement.
Arbitration of Claims
This agreement shall be interpreted in accordance with the laws of the State of California. Each party waives his right to trial by jury in any matter and action under this Agreement, including, without limitation, in any summary proceeding based on termination, holdover or other default in which repossession of the premises is sought. In the case of any dispute between the parties (other than any summmary proceeding based on termination, holdover or other default in which repossession of the Premises is sought), the parties agree that such dispute shall be exclusively and finally resolved in arbitration, without recourse to any court, by a single arbitrator qualified to resolve disputes of this nature by the American Arbitration Association (the “AAA”), such arbitrator to be selected from among the list of available AAA arbitrators according to the AAA arbitrator selection procedures. The arbitration shall take place in the County of Sonoma, California. Any party to this Agreement may initiate the arbitration by providing a written notice to all other parties to the Agreement, which notice bears a current date, states the name of the initiating party, and briefly states the matter to be arbitrated. The arbitrator may allocate costs, fees and other expenses of the arbitration equally among the parties to the dispute, except in the instance that the arbitrator determines that a party has initiated an arbitration without a reasonable basis for doing so, the arbitrator shall assess against that party the costs of the other parties relating to the arbitration, including reasonable attorneys’ fees.
Limitation of Liability and Indemnification
The liability of the Owner or his agents shall be limited to damages arising solely from the Owner’s gross negligence or willful misconduct, and then only up to the amount of any rentals and deposits paid. In no event shall the Owner or his agents be liable for any special, consequential, incidental or punitive damages. Tenant agrees to indemnify and hold harmless the Owner of the property from and against any liability for personal injury of property damage sustained by any person (including Tenant’s guests) at the property during the rental term as a result of any cause, unless such damage was caused solely by the gross negligence or willful misconduct of the Owner.
Swimming Pool

TENANT ACKNOWLEDGES THAT THE SWIMMING POOL AND SPA AT THE PROPERTY MAY BE UNCOVERED AND/OR UNPROTECTED BY FENCES AND THEREFORE MAY CONSTITUTE AN INHERENTLYDANGEROUS CONDITION FOR WHICH TENANT ACCEPTS FULL
RESPONSIBILITY DURING THE TERM AND, WITHOUT LIMITING THE FOREGOING, TENANT WILL DEFEND OWNER AGAINST ANY CLAIMS RELATED TO THESE CONDITIONS.
Rural Property
Property is in a remote location. As such, what would be considered normal response time for public services in an urban area may not be available in this location, i.e., police, fire and emergency services. Also, naturally dwelling animals, reptiles and fauna are different then might be encountered in an urban setting and some might be considered "pests" by some individuals, i.e., poison oak, raccoons, skunks, rattlesnakes, coyotes, mountain lion, etc. some of which may be exposed to Lyme’s disease, yellow jackets, etc. Agricultural workers may enter the grounds at any time without prior notification.
Miscellaneous
(a) All individual provisions, paragraphs, sentences, clauses, sections and words in this Agreement shall be severable, and if any such provision, section, paragraph, sentence, clause or word is determined by any court, administrative body, or tribunal, having proper jurisdiction, to be in any way unenforceable, or to be in any way in conflict with any law of any applicable jurisdiction, such determination shall have no effect whatsoever on any of the remaining paragraphs, provisions, clauses, sections, sentences, or words of this Agreement; (b) it is understood and agreed that time is of the essence for all purposes, and with respect to the performance of all obligations, under this Agreement; (c) this Agreement may be executed in two (2) or more counterpart copies, all of which counterparts shall have the same force and effect as if all parties hereto had executed a single copy of this Agreement; (d) this Agreement is the entire agreement between the parties with respect to the subject matter hereof, and no modification or addition to it shall be binding unless signed by the parties hereto; (e) the covenants, conditions and agreements contained herein are binding upon and shall inure to the benefit of the parties hereto and their respective heirs, executors, administrators, personal representatives, successors and assigns; (f) if there is more than one (1) Tenant under this Agreement, the Tenants shall be jointly and severally liable and each shall be deemed to confer upon each Tenant full authority to act on behalf of all Tenants under this Agreement;

Truly the nicest vacation stay we’ve had. Spacious, equipped, beautiful. Could not have dreamt of a better place to spend our wedding week with family and friends. Also, the views are incredible. The pictures online are nice but doesn’t really do it justice!!

Still glowing from a wonderful stay in this beautiful home. The pool and outdoor spaces were the highlights for us. The well-appointed kitchen, built in outdoor grill, and large great room were highlights for our group. Plenty of space both inside and out for our 6 adults and 4 young kids. The location was stunning and private while also being just a short drive to wineries and the town of Healdsburg with so much to offer. The grounds were well cared for on every level and Donald, responded quickly to every request and was great to work with!

Wow! The home is majestic and very well kept and stocked. The property and views are quite beautiful. We had a great time visiting Healdsburg and the Sonoma county while we were here. It would be hard for us to find a better value than this property!

The house was well appointed for three couples. The Kaseeta was perfect for the fourth couple. We enjoyed the pool, spa, bocce court, views, we will return the next time we are in Sonoma county.

We had the best time at this place. 8 adults and one almost two year old and it fit our needs perfectly! The pool and property are just gorgeous! Our only issue was lots of mosquitoes….

For the second year in a row our large extended family (ages ranging from 15 to 77) spent a week at the end of June at this amazing property on a beautiful Sonoma County mountaintop. Quiet, private, set in the trees high on a hill away from it all. We swam, played bocce ball and croquet, took turns cooking delicious family dinners and enjoyed each other. The property is remarkable for the private spaces that let couples get off on their own, including the studio and the cool Airstream option. The family is unanimous - we'll be coming back again next year.

Our group of eleven women had a fantastic weekend at this home celebrating a bachelorette. We definitely needed the air mattresses to accommodate that number of adults, but we were all comfortable in the end. The ground are absolutely stunning and it was hard to tear ourselves away from the hot tub and relaxing patio to explore Healdsburg. Don was very responsive and it was helpful to have him nearby. We cooked in for most meals and the kitchen was well stocked. A few things to be aware of if you are visiting this home without a car: make sure you give any deliveries or ride pickups the gate code as cell service can be spotty and there is no gate buzzer. The trash bins are also down the road a ways so plan ahead to transport trash on checkout.

The outdoor space is really beautiful but the indoor had a lot to be desired. It clearly used to be a beautiful home but the upkeep is lacking. Don was quick to respond, was communicative, and was great to accommodate early check in. But we had so many issues that 3 of our party left early to stay at a hotel because there was nowhere to sleep. We were a group of 9 adults and 3 kids, and this place accommodates 7-8 comfortably and if you want to fit more in, bring your own stuff. They offer air mattresses but 3 of the 4 had holes in them and we couldn’t use them so people had to squeeze in and sleep on the couch. Don’t expect the use of the airstream in the photos, that’s not included. Also, no two people can shower at the same time because the moment someone turns on another faucet while you’re showering, the water goes ice cold.
They charge you a really expensive cleaning fee but have a long list of cleaning rules so we spent a good 2-3 hours making sure we tried to clean it but the pool, coffee machine, microwave were dirty when we arrived and we had to clean them. For the amount we paid a night you expect a really nice experience - not one where you have to buy toilet paper from your first night. I’m not trying to hate on their property because despite this it’s beautiful, but this could’ve been a great stay but it’s way overpriced and we didn’t feel we got our value for money.

I cannot recommend this property and its owners more. We had a wonderful weekend relaxing by the pool, feeling secluded from the world but yet still close to all the greatest wineries and downtown. Don is so response and helpful and we appreciated his assistance getting settled and leading up to the weekend. It is THE best place to stay in the area, hands down!

My husband and I stayed at Mill Creek Estate for the Christmas holiday with our three children, their spouses and our five very young grandchildren. The house is very spacious and the four bedrooms…each with its own bathroom…worked perfectly for our large group. The outdoor space is beautiful…even in the middle of winter. Because we vacationed in cooler weather…our favorite gathering spot was the large comfortable great room with built in bar and beautiful gas fireplace! In addition, the kitchen is well stocked and the beds are very comfortable. Also the owner, Don, was wonderful to deal with from the time I made our reservation until the time we checked out. It was a holiday we will never forget!

We rented this home for us and our family and friends, as my daughter was getting married in nearby Windsor. A beautiful home in a serene location (us city folks couldn't believe how quiet it was), it was perfect for getting away from the wedding chaos. Check-in was super easy. Wonderful amenities. Kitchen is well-stocked, furniture is comfortable (sofa is an excellent napping location, btw), the backyard perfect for relaxing outdoors. Don, the owner, is very responsive and helpful. We will never forget our stay here.

Perfect for our group of 10. We spent most of our time outside - many choices for sitting areas, privacy, sun/shade, and outstanding views. Don responded quickly to our questions/needs - he lives nearby on the property, which was helpful. It's very quiet and feels like it's the only house out there. Fast ride to get to town. The only request would be for more umbrellas by the pool.

We stayed here recently for my bachelorette in beautiful Headlsburg! The property is absolutely stunning and the pictures don’t do it justice - even more beautiful in person. We enjoyed the home and it was able to fit all 10 of us comfortably. So close to downtown but still felt secluded enough. We would definitely return in the future!

Beautiful property with a lovely garden and views. The pool (& pool toys & games), spa & Bocce court were fun and in a great spot overlooking the mountains and landscapes.
Very short drive to Healdsburg (excellent restaurants and nice shops) and a lot of activities in the area (we managed a rodeo, horseback riding, hiking, wine tasting).
Very spacious property with all the right equipment and amenities really lovely & relaxing.

Great stay in Healdsburg
Had a wonderful, relaxing time at this property. Stunning views, beautiful outdoor area with lots of seating. And the pool! Perfect temp, spent A LOT of time there! The house is great; so nice for each bedroom to have its own bathroom. The kitchen is stocked with everything you could need and 2 dishwashers for large groups...great idea! The living spaces are comfy and roomy. Had an excellent time and would love to stay here again.

Beautiful Grounds and Great communication
Our group came to stay for my 50th birthday weekend. We absolutely loved the outdoor space at this property. The pool is great! We did have a little bit of trouble figuring out the heat for the hot tub but I think that seems to be the case with most vacation rentals.
The communication with our host Don was really great as well. He is prompt on returning any messages or concerns with the property.
The kitchen is very well stocked, my only wish would have been that there was a dish drying rack. Even with the 2 dish washers I still would have like a better way to air dry some dishes.
The beds were very comfortable.
My only small complaint would be the living room furniture. We all loved the room over all, it is a great place to hang out. However, I feel like the furniture that appears in the picture would have been more comfortable. There is a new couch from the one in the picture. It was ok but not really that comfortable. Also, we really could have used that extra small fridge that was on order for the living room.
Again, over all our group really loved this property and we would recommend renting it to future potential renters.

Spectacular location for a family gathering
This property is just as amazing as it appears online. A beautiful summer time setting for long days at the pool and bocce ball court with family dinners on the patio stretching on into the evening. No need to be going anywhere but into town for supplies. We'll be back!

We stayed for a girls weekend and had an absolute blast. We were lucky to get a 90 degree weather day so we were able to utilize the pool. Although a bit chilly it was perfect for a hot day! The hot tub at night was a great way to end the day. We enjoyed the calm morning outside sitting by the fire, sipping coffee and looking at the view. The house was in perfect condition and plenty of room! I asked many questions and the host responded immediately and offered to come help with any issues. I can`t wait to enjoy this house again one day and have already sent this gorgeous property to friends!

We stayed here for my daughter's wedding weekend. The house and property are fantastic! The kitchen is large with plenty of counter space and has everything you could possibly need, absolutely the most well-stocked kitchen I've ever seen in a rental! The house and yard were perfect for our large family to enjoy. Great communication with the host. I highly recommend this house!

Wedding Weekend
We stayed here for my daughter's wedding weekend. The house and property are fantastic! The kitchen is large with plenty of counter space and has everything you could possibly need, absolutely the most well-stocked kitchen I've ever seen in a rental! So much potential..
We were a group of seven retired adults who met up in Healdsburg for a work reunion. This house fit our needs perfectly - a place with four bedrooms each with their own bathroom. The location is a great - close to town and wineries up high on a hill with amazing views and lots of privacy. One word of caution: the driveway from the gate to the home is pretty steep and windy.
The outdoor living space is beautiful. We enjoyed playing bocce ball and sitting around the firepit at night. We did not get into the pool or hot tub mainly because they needed a really good cleaning. Please note also that the hot tub is just that - a tub with hot water, no jets or bubbles. The gas grill was not in great shape and while it worked, we had to manually light the burners and a couple of them kept going out. Also, the outdoor furniture shown in the pictures was not all there, and the cushions were very dirty and even has some mold on them.
Inside was definitely a disappointment. The furniture in the pictures is not what is currently in the living room. The kitchen had lots of 'stuff', but it was very unorganized and a lot of the food products in the cabinets had use by dates that expired years ago. The kitchen could definitely use a deep cleaning and someone to come in to organize things.
The bathrooms were poorly maintained with broken and/or corroded faucets and shower heads. Towels were provided, but they were beyond threadbare. There was shampoo in each bathroom, however no soap/bodywash was provided which is something we all have come to expect at a VRBO property. Mattresses in the bedrooms could stand to be replaced.
Something the owner cannot control but you should aware of none the less is that there is no cell service at the property. The WiFi worked though it was a little slow at times.
Our summary is that this could be a truly special property if the owner would invest a little time and money to deep clean inside and out, to upgrade linens and mattresses and to spruce it up a bit. Without that, we would not consider returning nor would we recommend it to others.

Just as advertised - 4 comfortable bedrooms, 4 bathrooms (3 ensuite). gorgeous grounds, views, lots of outdoor seating, firepit, bocce ball, grill, pool and spa (not heated but we were waned about that - still beautiful!). TV already set up so we could just watch our Netflix shows. Don was extremely responsive - very very helpful, and he made our stay so relaxing.
Short drive or long walk to town center.
We were a group of 7 friends, and everyone was very happy. Definitely hope to be able to return.

Relaxing Tuscan Villa
Fantastic! Just as advertised - 4 comfortable bedrooms, 4 bathrooms (3 ensuite). gorgeous grounds, views, lots of outdoor seating, firepit, bocce ball, grill, pool and spa (not heated but we were waned about that - still beautiful!). TV already set up so we could just watch our Netflix shows. Don was extremely responsive - very very helpful, and he made our stay so relaxing.

Lovely property with a fantastic view! We had a family gathering with 12 people, the kitchen was well stocked with a double oven and two dishwashers so we managed food prep and cleanup with ease. Two rooms in the main house are suites with bathrooms which the grandparents appreciated. The third room in the main house was comfortable and the bathroom was just down the hall.
The studio unit was cozy and the young adults (3 cousins) slept comfortable in that space using the two beds and a third blow up twin mattress.
The pool area and bocce ball court were excellent and we spent most of our time during the day outside. The BBQ was up to the task of cooking for a group and we enjoyed all of the sitting areas outdoors - the view is spectacular.
The only challenge with this house was getting supplies and baggage into and out of the house. The front door isn't accessible other than by a set of stone stairs from the parking area leading up to the house, which isn't overly difficult but if you have full coolers you will need a couple of strong people to ferry them to the house.
Overall, the house was just as it was described and we enjoyed our stay very much!

This property is beautiful and the house is huge and comfortably accommodates a large group. For the price, some of the finishes were disappointing (one-ply TP? Really?). It's up in the hills, secluded and private, stunning views, and an easy drive into town.
