Great easy access to beach being only 10 to 15 yards from back porch. Awesome main bedroom /honeymoon type suite. Pet friendly, multiple tables to handle larger family. Newly updated beach side decking was very nice and barefoot friendly.
Fripp Island club amenities to be available are an extra fee per person, which we did not add.
No wash down / shower on beach side deck.
Some appliances are out dated (micro, dishwasher, washing machine and dryer).
High use items are also in need of updating and repairs. Like beach side main door handle comes off and both entryway steps are showing age.

Our family group loved the house - it's size, location and peacefulness. Although we're all in agreement that the porch and patio ceilings need to be painted "haint blue" to chase away the boo hags and dune bugs, we didn't have anything detering us from tons of fun! Kudos to our house manager for coming to our rescue when our golf cart broke down! See you next year "Yellow House"!

This was our second stay at The Yellow House, and it was a wonderful location for our grandchildren's first visit to the ocean. The layout worked well for children and parents, and the beachfront location is perfect for everyone, including the dogs. We really appreciate being able to bring our pups along on vacation.
All in all it was a great week for everyone! If you have kids in your group be sure to check out the programs offered by the Nature Center too. Fripp is a great place to spend time without the congestion and "touristy" feel of some of the other islands.

This house is so relaxing. Views are breath taking. The beach is steps from the door. House is well equipped with anything you may need. The host is very responsive and helpful. This is our home away from home every year. I highly recommend this property!

Our week-long stay at the oceanfront home was nothing short of spectacular. From the moment we arrived, we were captivated by the breathtaking views that stretched across the horizon, offering a perfect panoramic view of the vast ocean. The location itself was a haven of tranquility, with the soothing sound of waves providing a constant melody to our vacation.
The interior of the home has an open layout with large doors/windows that seamlessly blends the indoor and outdoor living. The master bedroom, with its ocean-facing doors/windows, became our private sanctuary. You have never had a more wonderful first cup of coffee. As the view and the sound of the ocean coupled with the majestic sunrises set each day up to be nothing short of amazing.
One of the highlights of this home is the direct access to the beach. After our morning coffee, we took leisurely strolls along the shore, with our golden retriever bounding ahead with unrestrained joy. The property's pet-friendly policy made it an ideal destination for our furry friend, and the expansive stretch of sandy beach provided endless opportunities to him to run, play and explore. Like us, our Golden retriever had the time of his life.
The oceanfront home provided the perfect backdrop for a memorable vacation, leaving us with cherished memories and a longing to return to this idyllic retreat in the future. THANKS RIAN!
p.s. we are so hopeful that this house is available next year, as we are coming back.

The house was so roomy, comfortable, clean, and the pictures don't do it justice. The deck ramp to the stairs to the beach was brand new in early February 2024 with Trex planking. Lots of chairs to accomodate a large group easily. Communication was excellent. Upstairs master suite is incredible. A very quiet, peaceful, restful place with lots of nature (lost of deer) visiting every day. We even saw a dolphin swimming in front of the house.

The home has great views of the ocean with direct access to a beautiful beach that is just steps away in front of the home.
The house was clean and well stocked for a weekly stay, in our case there were 7 adults.
Looking forward to our next stay.

As others have noted, the location on Tarpon midway on the island is stunning — walking in and seeing the sand and waves with tons of natural light earned a delighted gasp by everyone in the group. The master bedroom is unbelievably large with its own deck, and the owner ordered golf carts that were already in the driveway for us when we arrived. He was very responsive throughout the process. We seemed to be a magnet for maintenance issues, which is why 4 instead of 5 stars, with hot water in the master shower not working and a downstairs toilet they did not want to work, and a room that apparently was overlooked in cleaning, but these things happen and Matt (the manager) responded immediately. No doubt they will be addressed for future. The highlight of our trip was seeing baby turtle hatchlings come out of the nest and make the trek to the ocean — right next to our back walkway!!

Great place
We rented the house for spring break and it was fantastic. Proximity to the beach and amenities were good. The house itself had plenty of space for our family. We could not have asked for a better place to stay.

Beautiful sunrises start your day while sitting on a huge deck with a cup of coffee. Walking out the door just steps from the beach is such a plus. The house itself is beautifully furnished and the gourmet kitchen has everything you need. The sleeping places are very comfortable and the master suite is absolutely beautiful. The host was very helpful and responsive.. Our vacation was wonderful and we will definitely return.

Fripptastic!
This was our first visit to Fripp, and we could not have been more delighted, not only with the location, but the whole experience. We came to escape winter in the midwest, and we were blessed with higher than normal temps, which added to our whole beach experience. The Yellow House is roomy and comfortable, located in a perfect location on the gorgeous Fripp beach, and we were so grateful that we could bring our pups with us. Any questions we had about the house were quickly answered by Matt or Rian, and Rian provided so many helpful tips about the island and the surrounding area. It was a wonderful two weeks on Fripp!

Perfectly unpopulated
January at Fripp works well for us. Long beach strolls with very few people. Limited distractions for our dog, as she had the entire beach to herself most of the time. The home was great, exactly as the pics described. A peaceful 4 days.

Best beach front house we’ve ever stayed in! T
The master and the bathroom was awesome!! The steps right onto the beach was the most impressive! The neighbors were so sweet! The house was great, plenty of room. The loung chairs on the porch were as nice to lay out on as the beach! The house is not beside a public access so no one was ever in front of the house unless walking by. Could not have asked for a better place nor location. Don’t forget all of the amenities that Fripp has to offer too!

Family Beach Week
Beautiful, on the beach setting, with large open space for gathering and plenty of bedroom space for sleeping. Large fridge kept all our food plus left-overs and the two bar fridges accommodated all the drinks. Issue with the washing machine was handled as quickly as possible and with great communication. We plan to return next year.

You know it was a wonderful vacation when the two year old asks “Can we stay?
This property is perfect for a family gathering. Four grandparents, two parents and two children under two thoroughly enjoyed the comfortable home, access to the beach, the “tractor” (golf cart), Fripp amenities and the layout of this home! Extremely clean, great location and responsive property management round out the impressive qualities. The old wooden deck was a safety hazard for stubbed toes and splinters so shoes are a requirement for being on the deck but the owner reports they are working on replacing soon!

The Sutton Family were excellent hosts. From the start of our reservation Rian was our contact. He was attentive to our questions and shared information on the property and the resort to make our first visit to Fripp Island just perfect. We had 3 generations ranging in ages from 3 to 70+ and the layout was excellent. The house is well appointed - they had everything we needed. There are 4 first floor bedrooms in paired jack and jill format...but the key here...each bedroom only shares the tub/shower...they have their own sink/toilet combo! We used the generous upstairs master suite with living room for the teen/young adults in our group - they could stay up late and wake up late...while downstairs the grandparents and toddlers could get up early and nap during the day. From the deck we could walk out each day to the beach with just a few items because the house was so close and accessible! We also enjoyed the pools, restaurants, tennis and volleyball courts. We took in sunrises with our coffee on the deck and sunsets were just a short walk down the street at the point. I highly suggest bringing your bikes and renting a golf cart to make the most of this lovely community! We are already discussing our next visit!

My family enjoyed our stay in “The Yellow House”. The owner was very nice and helpful. This is a very spacious house in a great location for all to enjoy from fishing to golfing. Beauford is a nice town to enjoy local history and a carriage ride.

Perfect location for family and relaxing
We just loved our trip to Fripp and to the Yellow beach house! Beach access was steps away, views were amazing, you can see the milkyway at night, and wildlife are all around. The house was clean, spacious, kitchen is well equipped for cooking, a great location for groups. The master bedroom suite was its own little slice of heaven and pampering! We will definitely put the Yellow House on our list for vacation spots again!
