About this cottage rental
This " Carriage House" is a tiny jewel box, space efficient as a boat and comfortable as a modern home. Located in the gated community of Epping Forest, it is minutes away from convenient shopping and a short drive from downtown historic Annapolis. The waterfront community clubhouse, beach and tennis courts are open to guests of property owners.
Newly constructed with "Tiny House" principles in mind, the "Carriage House" is a wonder of compact design, drenched with light from many strategically placed windows and sky lights. A complete kitchen includes microwave, toaster oven, hot water kettle and hot plate as well as pots, pans, plates and glassware. The bath includes all modern fixtures with large shower, make up mirror and hairdryer. A heat pump keeps the space comfortable at any temperature. Cable TV and internet provide all your entertainment and communication needs. A very comfortable pull out couch with individual reading lights is located in the living room. An inflated double is located in the loft where a multi cubicle cabinet provides space for storage. A hanging closet next to the ladder in the living room and hooks and storage
bins near the front door add to the storage options.
A small deck provides the perfect location for morning coffee and a peaceful view of Saltworks Creek and the Severn River while enjoying the privacy created by surrounding woods. Guests are encouraged to explore the grounds and adjacent neighborhood park. A small row boat may be made available upon request. The Carriage House is the perfect spot for a weekend get away, tranquil retreat or central location from which to explore the urban delights of Baltimore and Washington DC, each within an hour drive.

We stayed here for a couple of nights while on a baseball park goal. House was neat, comfy and all that we needed. We didnt use the loft bedroom, due to a knee injury, but the sofa sleeper was fine.

Clean quiet private tiny house stay in Annapolis. Loft and pullout sofa, small kitchen and bath, high end amenities (soaps, shampoo, coffee). Beautiful view of Severn River. Loft is easy access if you are fit.

We really enjoyed our short stay here. It was peaceful, quiet, and cozy. Everything we needed on a rainy weekend! We opted to sleep on the pull-out couch rather than brave the ladder in the middle of the night (and the air mattress in the loft is quite loud), but it was comfy nonetheless. Beautiful tiny home in a beautiful garden by the water.

Taking a quick break from the race, this was a perfect get-a-way. I loved everything from the quaint cottage to the beautiful views out over the water from the porch. The garden was amazing all the way down to the dock. The neighborhood is tucked away nicely and the restaurants and shopping are not far after leaving the community. This was beautiful and I would go again.

My husband and I stayed in this sweet cottage as our Christmas present to each other. The tiny house was beautifully decorated and super clean. It was just perfect for us! The neighborhood is lovely and not a far drive to downtown Annapolis. We would definitely stay here again, maybe when it is warmer and we can enjoy the waterfront views even more!

This was a last minute trip we were lucky to find this place available. The house is so cute. Loved the property and location. If you enjoy sunrises and walks by the water you’ll will love this place. We loved that it’s off from the mainstream of hotels and downtown. Very quiet and peaceful. The host is there if you need them but I doubt you will. The little house has everything you should need. Love it so much when we come back to this area we will look it up again.

The owner thought of everything! The cottage was cute and had lovely views and grounds.
Be prepared to wind down hills toward the river to find this cottage. Also, unless you are the athletic type, be prepared to use the pullout sofa on the first floor. As seen in the picture, the only way to access the upstairs room is by a steep ladder. Overall was a fun adventure with my friend.

Beautiful property. The waterview is phenomenal--spectacular sunrise! Neighborhood was lovely, friendly, and festive (Lots of Halloween fun while we were there). Great location close to lots of attractions. Owners on site and readily available, but unobtrusive. LOVED IT!!!

Property was so clean and just the perfect size for my spouse and I. The view was spectacular and there was a nice park next door that we took advantage of. The owners were super accommodating and just made us feel so comfortable to be on their property. I would definitely stay again.

We enjoyed our 2 night stay at this perfectly thought out tiny home. It was the perfect place for us to stay while our son attended Candidate Weekend at USNA which was only about 15-20 mins away. We had everything we needed in this little place. Wish we could’ve spent more time there during the day to enjoy the property/river. We hope to be back someday. Our only downfall was the air mattress up in the loft really doesn’t work out well for 2 people, because as the night goes on the mattress must lose a little air so you both are falling towards the middle of bed in a gully. However I do believe if it were just 1 person in the bed it might be fine. The pull out couch bed downstairs was actually surprisingly pretty comfortable which is where we switched to for night 2 (I actually ended up in that bed 1/2 way through night 1 because my back was hurting laying in gully). The loft is super cute though and would be perfect if it were a regular mattress. Wouldn’t keep us from coming back though. Loved this tiny house on this beautiful property! Will recommend to friends & family.

A truly magical two night stay in what I call the “jewel box”. An adventurous couple with a beautiful home who have provided this tiny house surrounded by gardens and river for other travelers to enjoy a spectacular view at sunrise. I shall never forget this trip!

First, this location felt like a grand palace. It is located right next to the waterfront. The check-in processor was super easy. Mrs. and Mr. Welch were the most gracious hosts. They made sure we were taken care of, yet they didn't hover. We will definitely look to see if this property is available if/when we are in Annapolis again.

We were in town for a wedding that was in Sherwood Forest. This property is located right on the water next to the owner’s home in Epping Forest. Mike and Marguerite (owners) were very responsive of our needs. It was a nice and peaceful place to unwind after all of our activities.
USE UBER NOT LYFT. We could not get a ride on Lyft, however had no issues with Uber.
Thank you M&M for being gracious hosts! Would stay here again if ever in the area!

The pictures on the listing matched the condo perfect but the dining room table. The one in the condo was bigger and nicer. The decor was so nice and the beds were very comfortable. We didn't cook, but looked like there was plenty of pots and pans. There was also ton of towels and wash clothes. We even found some beach chairs and other beach stuff to use.The property was cleaned and the pool was great. Was only steps from the beach. We talked to several of the neighbors and all of them were so friendly.The only thing I would recommended is have directions on how to use the thermostat. I was able to figure it out but someone might have little hard time if they never used one like that before. The only thing we had a issue with was the t.v. in the master bedroom. It would work for few minutes then freeze and come back for few more minutes and out again. We didn't message the manager, because it honestly wasn't a big deal for us. Overall we absolutely loved this condo. My husband and I come down every year and we usally stay over in the old city, but this time I brought my parents and wanted a condo for more room. We already been talking about booking this one again.
