This luxury duplex property is uniquely located, offering guests the best views of Newport Harbor and just steps to the ocean. Just outside your door, enjoy the bay front beach and the view as the boats go by.
Professionally managed and maintained by BeachView Realty our local property manager. The home is located on the first floor, it’s nicely decorated with two-bedrooms and two-baths. The living room has a large fireplace with dining room, a brand new kitchen with stainless steel appliance and granite counters. Plus all the essentials you would expect in a vacation rental and a great front patio to enjoy the views. There is also high speed internet and cable.
Our unique location is directly across from a sandy bay beach with views of the beautiful Newport Bay, Lido Island, and the boats of Newport Harbor. It’s also an ideal spot for launching kayaks and paddle boards.
The property is walking distance to the many attractions of the Newport Peninsula. Walk to the Fun Zone and the ferry to Balboa Island, or the many restaurants, piers or rent some bikes and take a ride along the bike path to your favorite location.
The home is nicely decorated and well kept and very clean. This is not your typical beach rental! We use the property as a second home. The bedrooms are beautifully decorated with all new bedding, pillows and comforters. The master bedroom has a King and en-suite bathroom with tub. The 2nd bedroom has 2 twin beds. Both bedrooms are spacious with comfortable beds. The front patio is ideal for sitting outside and enjoying the views, having a drink, BBQing and or just relaxing.
Have fun in Newport harbor on the water, as there are boat and kayak rentals nearby. You can also fish, kayak or paddle board from the beach in front of the house.

Great place to stay. Basically very quiet area which is nice.
Owner maintains property. Only one problem which was that the screens were broken or didn't fit window. Made my own adjustment so that I could open windows. It's nice to have fresh breeze coming in.

love this home and come back year after year. It’s clean, bright and comfortable. All the basics and none of the pretentiousness that some OC homes have. You will be relaxed and at home. Long walks at night and a quiet beach just across the street. Quiet area of newport, mostly away from crowds and “party” zones in the summer. Highly recommended!

This was the 4th year we've stayed at the house. The location is fabulous! Love the little beach across the street. You can park your car and never move it....just walk every where!
There are 3 things that would make the stay perfect, better toilet paper and paper towels and a few boxes of Kleenex! I know it sounds silly but it would be nice.
The fireworks display was the best!!! Can't wait to come again!

My family and I had a great time during our stay and the property location was fantastic! It's steps from a quiet harbor beach and 2 blocks from the ocean. The listing states there's a kayak, which was one reason that drew us to this property, but there wasn't one. We rented kayaks a few blocks away.
The property was a little dated, but adorable. We had trouble unlocking the door when we arrived, but the management company was responsive. Unfortunately, the previous guests left dirty dishes in the dishwasher, which created an unpleasant odor throughout the property. It was also obvious the sheets in the master bedroom hadn't been changed. I contacted the management company and they apologized, stating that isn't the standard they expect from the cleaning company and they would speak with them about it. I ended up washing the sheets myself and we dealt with the smell by keeping the door open.
Despite theses issues, we enjoyed our stay and absolutely loved the location.

This is a great rental if they didn’t lie about the property being a whole house. This is a share floor space. Both floors are rentals and have thin walls. This is not great for those wanting to get shut eye. The maintenance needs updating as the door gets jammed and that adds up to being annoying. This just wasn’t above par as there are some more places better in the area. Will not be coming again.

My husband and I loved our stay at this property with our two school-aged children. The location cannot be beat. I could send my kids to play in the bay beach in front of the house and see them from the window. You’re not going to be able to use the garage to park but we never had trouble finding street parking. We enjoyed using the beach cruisers, even though they were a bit aged. We had a wonderful vacation. If I had one criticism of the apartment it would be the thin walls (we had some college-aged spring breakers staying adjacent to us) and thin, scratchy towels and blankets. If you run cold at night, I advise bringing extra blankets. Other than that, we had no complaints!

Great location!
When I had issues getting inside, (late night arrival after flying cross country), I called expecting no one and was helped by the kindest man who explained that rain was playing havoc with the door and he coached me in. That was such a gift!

Clean, good location. For people who like to walk, easy walk to Balboa, the ocean, Newport pier. Convenient to John Wayne alrport. Took a ferry from Balboa to Catalina Island. There is a garage but too small to be useable.

Great stay right near beach and lovely view of harbor boats. Easy parking in December, clean and dog friendly. On checkin went to wrong one, as door around side, but worked out fine. Only cons are downstairs unit has thin walls so you can hear people walking above you. Also, for the price, they could upgrade some items. Dishes are old, cups cracked. Bedding, washer/dryer, bikes nd furniture outdated. A small investment could make this better. Generally, great stay!

Our family of 4 stayed in early October.
If you've never stayed in this area before you should be prepared that the homes are extremely close together and many of the ally's and walkways are shared. Also, it is not unusual for the homes to not have air conditioning, so know before you go that this is the norm in this area.
The location is truly perfect. The beautiful bay is just steps away and can be seen from your living space (when cars aren't parked in front of the house). The bay is great for launching paddle boards and kayaks or just lazy lounging by the water (you can also swim here but the entry is a little mucky).
Behind the house and a block over is the ocean with a great paved "boardwalk" for walking and biking. You are also within walking distance to the funzone with shops, restaurants and a ferry that takes you over to Balboa Island. Don't miss the Island!
You can also head toward 32nd St. for more restaurants and shops. This area of the Peninsula is very walkable with lots to do without ever getting into the car.
The unit itself is very clean and the kitchen is nicely upgraded with newer appliances. The bedrooms are large with very comfortable beds and plenty of closet and dresser space.
The two full bathrooms are VERY tiny. But the plumbing is great with excellent water pressure and plenty of hot water.
If I had to complain about anything I would say the house needs an inside door mat for wet and sand plus a few more bath towels.

So to my Vrbo friends… This property is an excellent location. You can get around to all the areas that you would like to by foot or by Uber.
Newport Beach pier and restaurants, Balboa pier, fun zone and restaurants.
You have a great view of the Bay with a Beach, steps from your doorstep and bonus… A couple blocks to the ocean.
The house is nicely kept, however, a few things to keep in mind. The beach view management company that helps the property owner, only gives each person staying, no matter the length of your stay, one bath towel, one washcloth, and one hand towel, and a beach towel.
As I contacted the supervisor at the beach view management company, she advised You are expected to wash your towels and reuse them, which is OK, but they do not provide laundry detergent.
At the price you pay you would think that that a few more towels would be included and laundry detergent, as well as extra toilet paper.
So friends, pack, extra towels, laundry detergent, and toilet paper!

We have stayed in this property each summer for several years. The beach in front of the property is perfect for young children, with a beautiful view of the bay and also a quick walk over to the ocean and waves for teens.

Except for garage being advertised as holding small compact car,everything else was good..for future,garage could hold a small car,but you would have to move everything out of garage first,then once u pulled in you could not open door far enough to get out of car..very misleading as garage space..

Great beach house, nothing fancy but comfortable. They could have better bathroom towel and toilet paper. It would be nice to have Kleenex too. The kitchen is fully stocked with all needed items.

Staying close to the bay side of Newport for a slower pace beach for the little kids with the option of going to the big beach as well. Close to the fun zone and Newport pier. Quite neighborhood with great views of the harbor. Loved it!

We loved staying here and are already looking to book it again for a mom's trip. Yes, the carpets need to be cleaned and the bathrooms are a little small (as is most of the houses in this location), it's a VRBO. Overall it was everything we needed to have a great vacation for 3-adults and 1-teen. People stayed above of, and you can hear them walking around, but two different parties came and both were super respectful and it didn't bother us a bit. Such an amazing view from the patio. We took extra supplies like toilet paper, paper towels, etc, and didn't need them, there was enough. I highly recommend it!

Arrived late and couldn’t get the door to open. You can imagine the better half’s frustration after traveling. Called manager in duty and was informed about the “Dutch door” lock. He was most helpful and kind. I recommend notifying guests in advance.

We did a home rental for the first time. It was an interesting experience. I'm sorry, but I would not stay here again. The best things about this property is the management company and the location. We stayed during off season (end of Oct-Nov).
The property is a bit deceptive. The kitchen is updated. One of the bathrooms is updated. That's it. We found out only AFTER purchasing that there is in fact NO garage for tenant parking even though it states clearly "Parking: Garage". The space would fit a Miata tightly or a motorcycle. The property is pet friendly but only after purchase did they tell us to keep the pets off the furniture. I don't know if this is just normal and standard for rentals but my dog is allowed on everything at home, so this was hard for all of us. We spent the first hour there chasing flies and had a severe gnat problem for a few days (management helped out with this to minimize the problem). There is no appropriate air ventilation. There are no ceiling fans or bathroom vents. If you leave the windows open - despite the screen of which some have holes - gnats and flies make it inside. Furthermore, windows have been so painted over that it's difficult to open/close. The master bath is very small. I had to sit somewhat sideways on the toilet! You have to keep the window open when you bathe otherwise the steam from shower goes into the house. Finally the noise the hot water heater makes was SO awful. Albeit, it only happened when you showered. The noise from the faucets/pipes in master bath screeches through the entire house when you don't use the diverter "properly". This bathroom could really use a remodel. I would avoid renting this bottom unit and rent the upstairs unit instead. I'm guessing it's in better condition and you don't have to deal with neighbor noise/chatter. I wish I could have given a better review, but it is what it is...

We spent most of our time on the front patio looking at the sand, water, boats, people! So calming and gorgeous! Yes, cars park and block your view now and then, but for the most part, it was great. The home was nice and clean. No extra towels!! One per person! I'd bring extra! Also, make sure you enter the correct garage!!! There are two that are very easily accessible from the side doors! Was not a real fan of their check in policy - not receiving the code to the lock until they could see me standing at the door! But it all worked out! YES! We would stay there again!

The location is the best! It's great to be right across the street from the little beach. One negative is that your view gets block by the cars that park right in front of the house but the little patio in front is great, it's just nice to sit outside and enjoy the cool air. The kitchen is well stocked. The management co. brought us new floor fans because the ones that were there were very dirty and old. You may need to bring some towels, you get one towel per person for the entire week, that's one beach towel and one bath towel. You get access to the property right at 3 PM, very convenient with the combo door lock. You could tell that housekeeping had just left the house from the strong smell of cleaning products but the house seemed clean.
While there is a garage, unless you have a motorcycle, it's really just a storage area.
This was our 2nd time that we reserved the house. The location, size and front patio are the best! We enjoyed our time there.

FYI-Bedroom carpet needed to be cleaned. Lots of spots around the room. Barbeque: The hoods that cover where the cooking flames come up are almost completly rusted out and falling apart. There is really not much left to cover with foil.

Graduation trip
This was a special graduation trip for my granddaughter. The condo was perfect - the peninsula in front of us and the ocean to the back of us. The condo had all of the things we needed. It was lovely sitting on the patio for breakfast. There are local eating areas nearby. You can ferry across the peninsula to the Balboa. Fun shops and food. would strongly recommend this location.

Fabulous Place!
Perfect place for a young family. It had everything we needed, and the furniture was appropriate for young children (no glass tables or sharp edges). I wouldn’t recommend parking in the garage due to size and the fact that someone parked in front of it one night, but it was great for storing beach gear and having laundry on site. The cons- walls are thin and the water heater for a different unit needs servicing and is incredibly loud due to popping sounds when in use. Even with those issues, the layout and area were very quiet for our week stay. We will be back.

The place was comfortable enough but I would not stay again. And here’s why. I recommend better seating in front room. Chair is not comfortable at all. Lacks a more homey feel. Feels very utilitarian. Rug in front room is bad.
Only gave us 1 extra roll of tp.
Could have had better towels seem very old.
Get rid of desk in twin room so have more room.
Make master bed more pleasing. Table next to sofa too large and had no top. Not sure what it’s for.
It’s very close to being a more pleasant stay. Just take it up a notch.

Beautiful Vacation Spot on the Bay
Delightful. Peaceful. Well equipped. Easy walking distance to the beach and the Balboa Fun Zone and Balboa Island and the Balboa Peninsula and Ruby's Diner. Bed and pillows were extremely comfortable. Garage was small but that was expected and our rental car fit in the garage. Street parking was readily available. Would encourage owner to draft a manual for renters with some tips about the TV Apps available on each TV, how to light and extinguish the fireplace fire, how to adjust the bike seats, which days renters cannot park on the streets due to weekly street sweeping, and providing the codes to the bike and kayak/paddle board locks. Would also encourage owner to hang the paddle board and kayak from the garage wall and/or ceiling to make more room in the garage for parking. There was no one in the upstairs apartment until the last day of our stay so our apartment was very quiet except for some repairmen next door. When the upstairs was rented, we could hear people walking up the steps and opening and closing doors.
