Warner’s Camp is a recently renovated, 1800's guesthouse. The house is located in the Adirondacks High Peaks area, directly adjacent to a freshwater river and swimming hole. Our cabin is perched so close to the river that you can hear and see it from nearly every room.
The house is only 10 minutes away from Whiteface Ski Resort, 25 minutes from Lake Placid, and 5 minutes from Keene.

Sleeping Arrangements
Warner’s Camp has three traditional bedrooms, plus a sunroom off the kitchen that doubles as a fourth bedroom, and a curtained off sleeping alcove near the living room that can be used as a private sleeping space. The master bedroom upstairs (Loft Bedroom) has a king bed. The second master bedroom (Green Bedroom) downstairs has a queen. The third bedroom (Map Bedroom) sleeps three with one double bed and one twin trundle. The fourth bedroom (Sunroom) and sleeping alcove (Alcove) each have a twin sleeper that can unfold into a queen bed. If coming with a large group, you are welcome to use the large sofa in the living room as an extra sleeping spot. The various sleeping arrangements offer a variety of options for your group, large or small. Please let us know in advance the amount of people coming, so that we can ensure enough linens are provided.
Living Quarters
The living room sits in the oldest part of the home, featuring original exposed beams from the 1800’s and a wood burning stove. Firewood is provided, and your first fire is on us. This room is incredibly cozy in the winter, yet stays cool in the summer. The living room Roku TV is equipped with Netflix, Hulu, and other streaming services. In addition, we’ve stocked the cabin with technology classics: record player and rotary phone. Enjoy our record collection! The living room also has a writing desk, so you can plug in and get to work, or disconnect and write that novel.
The kitchen and dining room, which were added to the home in the 70’s, feature incredible river views via oversized windows. Watching the flowing river never gets old. We’ve updated the mid century kitchen with local black granite, marble accents, and brand new, retro style appliances (including a dishwasher and double ovens). The kitchen is fully stocked with whatever you might need to make a meal (waffle iron included). Make sure you try the local maple syrup.
Both bathrooms in the home are chock-full of character. The downstairs bath includes an antique clawfoot tub and shower. For your convenience, we have added a washer/dryer. The upstairs bath, recently installed, features a rustic galvanized bucket shower and classic tile finishes. Toiletries and linens are provided.
Outdoor Living
There is a screened in porch located off the the living room that juts out over the river. This is our favorite room in the home. Warner’s Camp also has two large front porches (great for watching the cyclers if a race is going on). The porch near the patio has a propane grill.
The riverview patio and beer garden is also very special place. Our gravel patio sits on top on a small cliff that looks over the Ausable River. We’ve lined the patio with large boulders. Enjoy the oversized picnic table and the fire pit surrounded Adirondack chairs. The fire pit is a great year round activity! We love crashing here with a beer in our snow gear after some early spring skiing.
Another great year round activity: our exterior barrel sauna! Fire up the stove and hop in for a steam after hiking, skiing, or swimming.
Our lot spans over 2 acres with 200 feet of water frontage. Walk down the paths towards the river and you’ll find a hammock suspended over the water, multiple sitting boulders, and finally, our (nearly) private swimming hole. Great for swimming, tubing, and fishing. The house comes equipped with four large inner tubes which you can use in our swimming hole, or take with you to another spot. Connect them to the large boulder in the center of the swimming hole and have yourself a lazy river party! Also a great solo activity.

>> To make our unique river property more accessible, we have made the decision to accept large groups in our home. We can sleep up to 12, but this puts one person on the sofa. If the sofa is not a suitable option for your group of 12, please consider a different property. Thank you!
>> Please ensure that all members of your group are made aware of our house rules. We expect you to return the property to us in the same condition in which you received it, aside from the bedding and towels, which we will turn over. You'll find our full checkout procedures printed in our guest guide.
>> Our cleaners work hard to ensure the property is perfect for each group. Please respect their time by checking out promptly at 10am.
>> Please be mindful that this is a period home, rich in character. The staircase leading to the upper level (consisting of king bedroom and bathroom) is original and has a rather steep and narrow incline.
>> We are located in a somewhat remote area. The house is on Route 9N, a scenic state highway, and backs up to the Ausable River and miles of protected state parklands. You can see a couple neighboring homes from the front porch, while the river area out back feels very secluded. We love our location as we can quickly pop into town, but still have privacy.
>> Due to our location, cell service is spotty. Enable WiFi calling on your phone to make and receive calls.
>> Our well water tastes and smells a bit like sulfur. It's completely safe and potable. We drink it while we are there, but you might consider bringing bottled water.
>> Expect to encounter wildlife. We regularly see trout, ducks, and otters in the river. Chipmunks are always scurrying around the property. If you’re lucky, you might see a deer. There will be bugs! A cost of being so close to the river. Consider packing bug spray, and please keep all screens to the house closed (even in the winter).
>> In the summer months, we now provide AC in every room except for the sunroom, which has multiple windows facing the river that can be opened to cool at night. Portable fans are also provided.
>> It can get very cold here in the winter! Our house will keep you cozy. We have an electric heating system, in addition to the wood burning stove — a very way to heat up the house! Use it if you’d like to, the house will stay warm either way.

We had a great time here. The house was just as shown in the pictures, very clean as well. It’s a beautiful area. We had a fun relaxing time hanging out and playing down by the water.

Our stay at the river cabin was magical! From the screened in porch, to the fire pit to the "lazy river", this place had it all! Perfect set up to share homemade family dinners, relax in the screen porch and just minutes away from great mountain hikes. Thank you!

We adored our week here! The cabin is so beautiful and full of historic charm. The place was very clean, comfy bedding, a fully stocked kitchen, and there are about a hundred different ways to enjoy nature right on the property. Couldn’t ask for more for a peaceful and relaxing vacation. Highly recommend, and even though this place is 700 miles from home for me, I know I will be back—this place is just too great to pass up!!

We had a great stay at the River house for our long weekend. The house is so unique being right beside the river. It was really nicely decorated and had everything we needed. We loved using the sauna after each day of skiing and boarding at Whiteface. The location is close to Whiteface and about 20 minutes to Lake Placid. Thanks for a great stay!

The house is the most beautiful place we’ve ever stayed at. We came to ski for my birthday with 10 friends - there was room for everyone comfortably, driveway was long enough for multiple cars. The sauna was INCREDIBLE - I’ll just say to bring smaller logs for it (we had some birch ones that worked nicely). The river was stunning and the sound was so soothing. You could see the Milky Way at night if it’s clear, the sky was littered with stars. Overall a wonderful place to stay for a communal vacation - 15 mins from Mt Van Hoevenberg, 20 mins from Lake Placid, 5 mins from a gas station. You really couldn’t ask for better.

My partner and I went away for a weekend of skiing for our anniversary and we stayed at Warner’s Camp during our last night. The house was incredible. We loved the decor, the river views, and the sauna was perfect. Very romantic for two people, I just wish we had stayed longer! The house so cozy, yet it has so many extra sleeping spots. We are already planning a return trip this summer with the girls.

We had a good stay overall. I think this house can comfortably house 6 adults and few children. The sauna was an absolute highlight of the stay. The owner was extremely nice and easy to communicate with. The covered porch over the beautiful creek was amazing. Just the sound of running water was so calming.

Great atmosphere and easy living! The property is a wonderful spot of nature even in the dead of winter. Kitchen and bathrooms are well equipped and the sauna is a must when staying here. The house was never cold and the wood stove is easy to operate. Having the extra bed space was good, but I would say that the property sleeps a comfortable 8 and a snug 12. Overall a wonderful experience in the wilderness of the Adirondacks!

We absolutely loved our magical stay at Warner's Camp! Being right on the river is such an absolute treat. There are so many things to love about this place from the swimming hole to the sauna to the porch overlooking the river. As soon as we got there we regretted only booking for three nights so we requested an extra night and we are so glad we did. We would have been happy spending our whole vacation at the camp but there is so much to see and do nearby -- hiking, cute restaurants, Lake Placid Olympic sites, farm markets, etc. Thanks for a great stay and we will definitely be back!

We enjoyed our time at Warner’s Camp immensely! The location, charm, cleanliness, and fun/relaxation quotient were highlights that make us want to come back again soon. We didn’t need anything from the host, but when we reached with a question or two before the trip we received instant and helpful responses. This is a very unique home that helped us make some beautiful memories!

The property itself is a perfect blend of a historic 19th century home and modern style and convenience with a mid century theme. There are lots of nice touches around the house — a record player with vinyls, a reading nook, cast iron pans, a wood-burning stove, etc.
The setting is what makes this place really special. Being just next to the Ausable river was a dream — the sound of the river can be heard through the windows and a cool evening breeze makes it very comfortable. The private wood-fired sauna was incredible.
The location was secluded, but close enough to shopping, towns, farm stores, etc.
I highly recommend staying here. My family and ai had a stay that we will remember for a very long time. We hope to come back and visit soon.

We loved this property! We brought our dogs up to go hiking for the weekend and couldn't have asked for a better space! The house is idyllic and has anything you may need. The host was very responsive and allowed us an early check in after our long commute! There was some broken glass down by the water on the banks of the river and near the hammock so we did need to be cautious with having our dogs near the water, but other than that the property was well maintained inside and out!

Fantastic Experience at Warner's Camp!
You can expect an amazing stay at Warner's Camp! This incredibly restored home is located right on the peaceful Ausable River. The view is unbeatable! The decor is very stylish, and you'll feel right at home from the moment you walk in. The bedrooms had very comfortable beds and pillows. Whiteface Mountain was an easy drive away for great skiing, and coming home to the sauna after was fantastic! We loved to take advantage of the record player and the wood stove in the evenings too, making the house even more cozy and inviting. Amy is super kind and responsive. The check-in/check-out process was very simple. This house is fantastic, you'll never want to leave!

Perfect getaway!!
We honestly knew that we were all in for a good time after seeing the wonderful pictures! We have always loved the area up there. To go back at a new location in a familiar area was key for us. The house was kept very clean. Lots of sleeping areas. The fire pit looking over the river couldn’t have been more perfect! Thank you for renting out a beautiful house in a beautiful setting.

The best place to stay in the Adirondacks!
My family has been traveling to the area for years and this was hands down the best rental property we have ever had the pleasure of visiting. The house is impeccably decorated: stylish mid-century minimalism with a rustic twist. What we found most exciting was the house's proximity to the river. Unlike still lakefront properties, which we have enjoyed multiple times, this property provides the opportunity to watch and hear the moving river from nearly every room. So unique! We will definitely be back. Would love to enjoy the river view in summer or fall. An ADK oasis!
